The space This is a renovated barn in a remote, country setting on a private dirt road while still being 15 minutes from town. It is a post and beam style house with a rustic aesthetic. Hiking trails are steps from the house with bubbling brooks all around. *There are two rentals on the property in case you were booking with two parties. Each house has its own private deck and surrounding gardens. Guests have said their favorite spot is on the wrap around porch overlooking rolling gardens, dining outdoors and watching the stars at night. The house is equipped with a full kitchen including a drip coffee maker, dishwasher and laundry in the unit. The Riverside Farmhouse is a 20 minute drive from Brattleboro with its charming shops and hip bars and restaurants. Whether its summer swimming/fishing/kayaking/tubing from our private West River "beach" -- or heading to the glorious music of Marlboro or Manchester or Yellow Barn; or winter skiing at Stratton or Mt. Snow, sledding in our back yard, or just cozying up with board games; or playing the upright piano; or glorious fall bicycling or leaf peeping--Riverside has it all!! The space Guests have exclusive use of the entire home, about 2,700 square feet, with 3 bedrooms and two full bathrooms. There is also a "playroom" with a "keurig station" (and lots of granola bars), HD/SMART TV with Firestick, and DVD player (with lots of DVDS), and lots of board games. Guests have exclusive use of the kitchen, living room, dining room, library, lovely screened porch with Adirondack rockers and entire back yard with Croquet or Cornhole or Badminton! The living areas are split into two sections as well, but both are flooded with light thanks to plentiful windows and French doors. The entire home is also filled with bespoke furniture, crafted by the homeowner, a furniture designer. Start the day on the fully-enclosed screened in porch, steaming cup of coffee in hand and end the day on the newly installed back deck with a relaxing outdoor shower. The kitchen features plenty of counter space and all the utensils you need to whip up anything from oatmeal to an omelet. Ski at one of the mountains nearby (Mt Snow, Bromley, Stratton, Magic Mountain) or take a stroll to see the pond and explore the area. Historic Wilmington VT is only 30 minutes away! The space There are 4 bedrooms and 3 full baths. We can accommodate up to 8 people. Guest access All parts of the house, the hot tub , and the sauna are available to guests. The garage and workshop are not available for Airbnb use, but you may park in the covered outdoor area between the garage and the wood pile. Other things to note This is a secluded mountain retreat on a dirt road. In the winter, you will need AWD or 4WD. There will only be one way in when there is a lot of snow on the ground, so make sure to follow our directions carefully! Relax by our woodstove or in the outdoor hot tub in Winter months, or enjoy our large deck with outside shower surrounded by gardens in the summer. A year-round fire pit is lovely for evening stargazing. The house is conveniently located off a paved road just 10 minutes from Brattleboro, but provides complete privacy and a forest feel. Nestled in the heart of southern Vermont, Pinecone Pond is a truly special getaway that offers great views, large pond, a cold plunge babbling brook, privacy, and a short ride to Mt Snow, Stratton, Putney, or Brattleboro! The space 10 minutes from Brattleboro, 15 minutes from Putney, and about 30 minutes to Mt Snow, 45-50 minutes to Stratton. The house is in a secluded spot with a pond and a stream running through the backyard. Its the perfect place for a romantic getaway for a couple, or for a family vacation. We hope you will come experience life here for a little while. It has a lot of special charm! There are apple trees in the backyard and goldfish swimming in the pond (along with the salamanders and frogs :) The brook is right by the house, so it will lull you to sleep at night and offer you a morning cold plunge with your morning coffee - outdoor towels are in the mudroom :) There are big windows throughout the house, so you can enjoy the view and fall asleep bathed in moonlight! The stars are amazing at night! There's a fire pit for roasting marshmallows, and yes, we have skewers! The house is situated on a non-through road, so there's little traffic. You will fall asleep to the babbling brook (or the spring peeper frogs!) and awaken to the chirping of birds. The house itself has an awesome woodstove that will heat the entire upper floors. The house also has propane heat, so no need to worry if wood stoves seem too troublesome. This is a perfect house for a couple looking for a getaway, but it can also accommodate families as well. We have 1 king size bed and 2 queen size beds. There are 2 full bathrooms, a fully stocked kitchen, a large deck with a grill, and 3 exits to the great outdoors. We have wifi and roku so you can decide to tune in or tune out. Guest access You have total access to the property, which includes the pond, brook, garage, backyard shed, bridge, and deck. You also have total access to the house including the washer/dryer, basement tv/rec room, and fully stocked kitchen (dishwasher, oven, coffee maker, fridge, toaster). Rent a private house at a retreat center situated on a scenic 180-acre property. Trails for hiking crisscross the meadows and forest. Cross-country skiing and snowshoeing as well as swimming in or skating on the pond are all at your doorstep (conditions permitting). Perfect for an active weekend or a relaxing escape in the country. Five minutes from the center of town and 30 minutes to both Stratton Mountain Resort for skiing and Brattleboro's restaurants, cafés, shopping and arts. The space Our family runs retreats at our property for part of the year, and we make The Garden House available for groups to create their own gatherings the rest of the year. In the warm months, hiking trails lead from the base of the property up to the ridge line. In the summer, blueberry and peach picking in the sunny upper field and swimming in the pond are a must. In fall, the foliage is incredible and the asian pears, apples, and hardy kiwi ripen. In winter, the site is ideal for cross country skiing, snowshoeing, and ice skating (dependent on conditions). In spring, blossoms are everywhere. The Garden House is the most newly renovated of the houses on this old farm property, but it still has spaces yet to be updated. It's best suited for people looking for a warm, homey feel rather than a pristine, hotel-like experience. There are three bedrooms and two full bathrooms (one with a bath/shower, the other with a shower). The two larger rooms each have one queen bed and one twin bed. The smaller room has one double bed and one twin bed. The downstairs is an open floor plan with a chef’s kitchen and a large living room/dining room with a wall of glass doors opening onto a south-facing wraparound deck. In the warm months, the deck has a table that seats 18-20 and looks out onto the lawn with peach and apple trees (the outdoor furniture is put away during winter). This house has a TV with streaming services as well as a projector connected to a Roku Streambar with streaming services. The projector is suitable for evening viewing when the sun is not bright. Guest access Guests are welcome to exclusive use of the main part of the Garden House. There is an apartment off the side (which houses our chef when onsite). The apartment will be vacant and closed during single house bookings. You are welcome to roam the property enjoying the trails and sampling from the fruit trees and bushes in season. The hosts live in a separate house on the 180 acre property. We'd be happy to give you a tour and suggest trails and activities, or give you complete privacy, just let us know. Other things to note We welcome groups to come find a tranquil respite at our center. We ask that guests who stay respect the space and land. We are not suited to hosting parties or raucous events. Road: Many Vermont roads, including the one leading to our property, are unpaved and on an incline. Because we are located on a town road, all maintenance, including snow plowing, is handled by the town, and we do not control the schedule. After a snowfall, there may be delays before the roads are cleared. We recommend checking the latest weather forecast and planning your trip accordingly. Cars with four-wheel drive or all-wheel drive are recommended during snowy or icy weather, and winter tires provide additional safety and peace of mind. Please use caution, especially in wet or freezing conditions. Do not book during the winter if your arrival or departure times are inflexible, as Vermont is prone to snowstorms. You may need to adjust your plans around when the roads are cleared. Checkout times can be extended if the road has not yet been plowed. Outdoor activities: All outdoor activities are completely weather dependent and cannot be guaranteed to be available given New England's varied climate. Since the skating pond is an outdoor natural pond and not a covered rink, it is only available for the lucky guests that arrive during just the right conditions. Feel free to check in with us before you arrive. If the conditions are right for outdoor activities you will need to bring your own skis, snowshoes, and/or skates. Vermont is known for active wildlife which you may encounter during your stay. There are deer, foxes, coyotes, porcupines, and more. Black bears may be on the property (but hibernate during the winter). They are not known to be aggressive. You are unlikely to come close to one of these animals because they generally avoid humans. If you do, please give them their space for everyone's safety. There are also lots of mice everywhere in the countryside and we do everything we can to keep them out of the houses. We provide a sealed pantry closet for your unrefrigerated food storage. By keeping your food put put away at night you should avoid attracting any mice. Hunting and target practice are legal in Vermont but not allowed on our property. There is a chance you may hear these activities from neighboring land. We use all green, fragrance-free cleaning supplies. The beds are plush and immaculate with comforters, all-cotton linens and two kinds of pillows. The space is scrupulously clean and everything is in fine repair. There is fast WiFi and two big and comfortable working spaces with generous desks - one in the master bedroom and another tucked to the side of the living room. There are puzzles and games as well as an extensive library of beautiful books on homesteading, spirituality, design and more. Enjoy a stylish experience perfectly located about 20 minutes from four of Southern Vermont's favorite ski slopes & summer adventure areas. Our newly re-built home is on Route 100, Vermont's Skier's Highway. Mt. Snow, Stratton, Bromley & Magic are all yours for the taking. Situated on nearly five acres along the Whetstone Brook in Jamaica, come see the beauty that is Vermont. The space Set on almost 5 acres along the Whetstone Brook in Jamaica, we designed On the Whetstone for skiers, fishermen, hikers, golfers & families. As you come in the front door, you're welcomed into the open concept master suite with a queen sized bed on the left, & the mudroom with laundry closet on the right. You'd never guess that the cabinet in this area is actually a Murphy bed that extends to be another queen sized bed! This allows us to comfortably accommodate up to 8 guests. Perfect for larger groups with children. Walking to the back half of the first level, you'll see the stairwell on the left. Across from this is the first floor bathroom. Immediately past the bathroom is another bedroom with a bunk bed. The bottom bunk has a full sized mattress, & the upper bunk has a twin XL sized mattress. Just to the left of the bunk bed room is the third bedroom. It also has a queen sized bed. And did we mention the 2 queen sized beds have adjustable bases that include Massage Mode? As you walk upstairs, you'll enter into our open concept living, dining, & kitchen area with cathedral ceilings. Warm up with the fireplace & watch a movie on our 55" UHD TV (bring your passwords and sign into Netflix, Prime Video, Youtube TV, & more). If you like to cook, take advantage of our kitchen that has most, if not all, of the kitchen tools & utensils you need to make your favorite meals. Eat at our dining table inside, or go outside to our dining table on the wrap-around deck (if it's not too cold!). Finally, you'll find our second bathroom just off the living room & next to our reading area. We almost forgot to mention that in warmer weather, or at least when there's not a foot of snow, you'll love sitting out at the fire pit making s'mores, roasting hot dogs, and looking at more stars than you knew existed. Also, feel free to use our portable charcoal grill, complete with charcoal & a charcoal starter. It's in the storage cabinet on the backside of the house. The master suite is up in the extended "choir loft" that I built out to make a spacious bedroom with very comfortable king bed, and dressing room, and has it's own full bath with double-headed shower made with my studios artile, and 54" claw-foot tub. There are two beautiful, small private rooms to the left and right of what used to be the altar. They are cozy bed niches with queen beds, and a large skylight in each. There is a full bathroom for these rooms with European style shower as well as laundry. The kitchen is a chef's paradise, with a six burner, double oven gas stove, double soapstone farm sink and beautifully detailed concrete countertops. Lots of counter space and a large farm table island in the middle provide adequate prep, serving and "hang out" space (everyone seems to love to congregate in the kitchen!). Handmade dishes and glasses…the ceramic cups are part of my years of collecting hand made cups made by different artists. We feel this is an intrinsic part of everyday great living, so we chose to leave them in place for you to use. The TV lounge under the choir loft has couches and a lounge chair for watching movies, reading and relaxing. We have cable, Netflix and Amazon capability through the Blue Ray player, and of course, high speed Internet. The heat is radiant floor which is wonderful for this space with 25' vaulted ceilings. There is also a propane instant on-demand glass door fireplace on the "altar" for ambience throughout the space and cozying up to after a day on the mountains. There are country roads for walking, a wonderful river to visit nearby, a great neighborhood if you want to make friends, and the US post office right in the village. The Sanctuary is a most welcoming and generous space for one to six! There is a grill outside the front door. The front door will be open with key and house manual on the table, so guests check in and out on their own. You will definitely need a car here, though you can walk to many swimming location on beautiful Vermont streams. This is a first level apartment with totally separate entrance, and we do ask our guests to be mindful of heavy heels, furniture moving and dropping things on the floor, especially during normal sleeping hours. Guest access The whole space is yours! There is an outdoor sitting area in summer. Other things to note The Sanctuary is an adored location. We share it with our Airbnb guests, and we also host events and gatherings in the space. This is not a hotel like, sparse and manicured space. The art, the furnishings, the details, have been lovingly tended over the years to create a feeling of welcome and home. You may like some of the art, you may not like some of it! The Sanctuary is a little bit museum, a little bit home, a little bit stunning cathedral space, and my own charm and taste that is perhaps a tad eclectic! Always sure to delight.

This is a great room for sleepovers… for kids of any age! UPSTAIRS LOFT The loft is a great place for kids, with games, toys, and room to play. There’s a TV with Roku, you can log in to any streaming accounts you have such as Netflix, Hulu, or Amazon Prime. This room also includes a full-size futon sofa, with extra bedding in the storage chest next to it. AMENITIES The cabin is fully stocked for your needs. You have access to a new washer and dryer, iron and ironing board, and hair dryer. In addition to sheets and pillows for the beds, there are plenty of extra blankets and cushions. Guest access You will have access to the entire cabin, the yard with fire pit and sauna, and 18 acres of woods. Feel free to explore! Other things to note The last mile of road to get to this cabin is a dirt road. Most of the time any car is fine, but for winter when snow is on the ground, we recommend 4WD.

The space Our home has three bedrooms and comfortably sleeps up to nine guests. The first floor has a large (unheated) mud hall to unload and store all your equipment. There are two separate living areas. One has a woodstove and plenty of seating to cozy in with a book or some good conversation. The other has a large flat screen tv with multiple streaming services already loaded. A large fireplace and dining area complete this space. Our country kitchen is simple yet well equipped to help you fuel up before hitting slopes and trails. There is also a bathroom with shower on the first level. All bedrooms are on the second floor. Bedroom 1: one queen bed. Bedroom 2: two full beds. Bedroom 3: One queen bed plus bunk beds. All have their own heat source on individual thermostats. A newly renovated bathroom with shower completes the second level. A gigantic deck is off the kitchen and steps down into our back yard with its lovely brook. Little fish and bull frogs abound. **NOTE** The outdoor furniture and grill are removed come Nov 1st due to the amount of snow that piles up in southern Vermont (that’s why we love it!!!). Please feel free to bring your own outdoor chairs if it’s not snowy yet but in winter it does get pretty buried. Guest access GETTING HERE: Our home is located directly on VT-100. VT-100 is a scenic road that will take you straight from Mount Snow in the south to Jay Peak in northern VT while passing nearly every ski resort VT has to offer in between. Yankee Magazine has declared it "the best fall foliage drive in all of New England." It is a well travelled road. This means it is plowed lickety split during snowstorms making for easy travel. It also means you will hear cars and trucks as they pass by. The driveway is level and there is now need for AWD. PARKING: If there is no snow our driveway can easily accommodate 6 cars. In winter it is plowed after every storm and can typically accommodate 4 cars. Boat/snowmobile trailers can be accommodated. If your stay coincides with a snowstorm, you can expect to encounter our friendly plow guy. As such, please refer to our helpful hints binder, left for you in the kitchen. HOME ACCESS: Self check-in. A lockbox code will be provided to you prior to your arrival. You will have access to the entire home with the exception of the garage off the mudroom and one locked owner's closet located in bedroom #2. SECURITY: There is an outdoor security camera on the property. It is pointed at the driveway side entrance for security purposes only. Southern Vermont Ski House

Enjoy a peaceful and unique stay at this beautiful 1796 Sugar House. Luxury bedding, cozy fireplace, soaring timbers to a cathedral ceiling make this a special place. There is a Queen size bed on the main floor and twin beds in the sleeping loft accessible by a ladder. Try some of our wonderful local restaurants and shops. Lots of hiking trails to explore. Winter sports all around, or just enjoy some hot chocolate, a fire, and a good book. You are sure to enjoy the “Sugar House”. The space This is a separate guest house next to the main house. It does not have any common walls with the main house and is completely separate. Guest access The guests have access to the entire cottage. Other things to note Your well behaved dogs are welcome at the Sugar House. Please Note: The pool we have listed is a shallow pool with a water fall used for cooling off. It is only about 3-4 feet deep. It is not for swimming. It is chlorinated to keep it clean. See photo. We have a backup generator. It is in the barn so you would not hear it. Should the electricity go out it will automatically come on. It can run the whole house for a week. The Sugar House also has a dedicated WiFi.

The Grafton Trails & Outdoor Center is 25 minutes away and has great cross country skiing trails, or you can click into your gear and cross country ski throughout our fields! Our backyard opens to the Windmill Hill Ridgeline Trail and Putney Mountain Trail system, with over 27 miles of beautiful hiking trails. We are 10 minutes from historic Newfane Village, with great restaurants, general store, farmstand, antique store, wine shop, and flower nursery. Brattleboro, Putney, Bellows Falls, and Grafton are all about 25 minutes away with additional restaurant and shopping offerings! To get here, we are 1.5 hours from Bradley (BDL) airport in Hartford, CT, 2 hours from Albany, NY (ALB) airport, and 2.5 hours from Boston Logan (BOS). The train station in Brattleboro, VT (BRA) is 30 minutes away and the Vermonter Amtrak arrives once per day from the south (originating in Washington, DC) and once per day from the north (originating in St. Albans, VT). It is located on a scenic Vermont country road bordered by historic New England dry stone walls, maple trees, and the beautiful Scott Farm orchard. The view looking out over the orchard and hills beyond is amazing, and the foliage cannot be beat in the fall! While you’ll feel a world away, you’ll be only 5 miles from Interstate 91 and 10 minutes from Brattleboro or Putney. The space The Dutton Farmhouse was meticulously restored to its 1840s period style and offers an enchanting opportunity to step back in time to a slower era. The house is fully furnished, with all linens and a complete kitchen. This spacious house is perfect for retreats and family or friend gatherings in any season. The first floor features a living room with a cozy gas stove, parlor, kitchen, pantry, 3 season game room, laundry room, bedroom (queen bed), one full bathroom and a dining room with a colorful mural created by French-Canadian orchard workers who lived in the farmhouse during the growing and harvesting season in years past. The kitchen has everything you need to cook a meal for 12 except the food (but lots of great restaurants and grocery stores are mere minutes away, and we can even connect you with personal chefs!). The second floor has three more bedrooms (one with a double bed and two with two twin beds in each), plus an additional full bath and one half bath. Outside, a covered ell features shaded seating, and the front yard offers a stone bench and Adirondack chairs. The east-facing panorama is breath-taking, especially at sunrise, with views over our heirloom apple orchard and Mt. Monadnock. Guest access You will have complete access to the house and grounds. Trash pick up is on Wednesdays and mowing is scheduled for Thursdays (weather permitting). Otherwise you should not be disturbed, but we are close by if you need us. Green Mountain Getaway in Beautiful Jamaica, VT

Built in 1786, this lovely Dutch Colonial home sits in the quiet hamlet of Williamsville in Newfane, and across the street from Rock River. Original flooring and a pellet stove contrast well with modern amenities: fast internet, a hot tub, pool table, central AC & smart TVs. 5 bedrooms sleep up to 8 adults, or up to 10 for groups with children. If you would like the classic tiny Vermont town experience while also only being 20 min to Mt Snow and Brattleboro, this home is the one for your group. The space The home has five bedrooms, four on the second floor and one on the first floor, with two full bathrooms and one half bathroom. The master is en-suite with a soaking tub, and three of the bedrooms have TVs. We provide fresh clean linens and towels for every group. On the main floor is the kitchen, which has a large central island which doubles as a food prep area as well as a breakfast table. Great appliances, fully stocked with plates, cups, silverware, cookware, pots and pans, and more, so your group’s chef will have everything they need to prepare those meals! The dining room is in a separate room off the kitchen, with a table that seats up to 6. Next to the kitchen is an entertainment area, with a large smart TV, a piano, and comfortable seating. On the other side of the kitchen is a large sitting room with more comfortable seating, and a wood pellet stove which provides an incredible ambiance and gentle heat for the home (we provide the pellets, and have central heating as well). Across from the sitting room is the game room, with a pool table and TV, great for watching the game while shooting a round and catching up with friends and family. The second floor is primarily living space, with four of the five bedrooms and the two full bathrooms. Each room has plenty of windows that overlook the hamlet, back yard, or side yards, depending. Outside on the back deck is the hot tub, professionally maintained before each stay, and a gas BBQ, we provide the propane. Next to the deck is a goldfish pond, complete with a waterfall to aerate the water, and provides a gentle noise to melt the stress away. A covered wrap-around deck has a wood swing and plenty of seating so you can sit and watch the town go about its day. The back and side yards are professionally landscaped, providing a nature oasis to help you decompress while on vacation. An old barn, where we keep the firewood and wood pellets, and a firepit in the back yard completes the scene. Whether you are booking for cold weather or warm weather, this home is well situated for your group. Wake up with a warm cup of coffee or tea, and step onto the front porch to watch as the rest of the town starts their day, the river on the other side of the street providing an additional accompaniment. For winter guests, after a nice breakfast, it is time to head to the slopes of Mount Snow for a day of fun. When the crew gets hungry for lunch, there are places in Dover to eat and shop, or you could take a little drive to Wilmington, another great Vermont town that has restaurants and shopping as well. Then it is time for part two on the slopes before heading back to the house for dinner, a soak in the hot tub, and if you are fortunate, there may be some snow showers for you to watch as the hot water relaxes the muscles. Wind down the rest of the day with a glass of your favorite beverage as you catch up with some friends and family, shooting pool or sitting in front of the wood pellet stove, the musician in the group playing a tune on the piano. For warm weather and autumn guests you will have access to the river across the street, a great place to explore. Vermont is incredible in the warm weather, there is golfing, fishing, hiking, agrotourism, art festivals, and more, all of which can be found on Vermont’s tourism websites, or please ask and we can help as well. The yards on the property have plenty of grass for games, and the firepit is especially nice in the cooler Vermont evenings. Of course, no matter the season, if you want to have a nice vacation in at the home, there are plenty of cozy places to curl up and read a book, or catch up on that TV show that you have been missing.
