Yes, the hot tub is drained, cleaned and re-filled every stay. 9. How is the drive up to the cabin? The roads are paved and well-maintained. There are no steep or scary roads. 10. Do I need a 4 wheel drive? 4 wheel drive is generally necessary when it is snowing or if there is ice on the roads or other adverse weather conditions. 11. Is the cabin secluded? Cabin is located in a resort community. Cabins in this community are built with enough distance that there is privacy, however, you can still see neighboring cabins at a distance from this cabin. 12. What TV channels do you provide? All of our TVs are high definition smart Roku TVs where you can access Netflix, Prime Video, Youtube, Hulu and other apps. You will need to use your own usernames/passwords (subscription) for access. 13. What type of internet do you provide? We provide high speed internet and Wi-Fi from X-finity (speed 1100 mbps for download). 14. How many parking spaces are there? There is enough parking for 4 cars, depending on the size of your cars and how you park. 15. How big and how deep is the pool? What temperature is the pool heated to? What do you provide for pool safety? The pool is 17.5 feet long, 8 feet wide, and 4.5 feet deep. Access to the indoor pool room is via a keypad lock, and the code should be provided to adults only. A sound alarm activates any time a pool room door opens. We provide a pool safety hook and ring. All children under the age of 18 must be supervised at all times by an adult. The pool is heated to 80–82 degrees, and the indoor pool room temperature is set at 81 degrees. We cannot heat the pool beyond 82 degrees or change the pool room temperature, as this can cause long-term condensation damage to the home. Guests should be aware that there are floodlight cameras facing the driveways and a ring doorbell camera at the front door. The furnishings are high quality, comfortable and accommodating and the decor is beautiful. The large windows showcase the beauty of the smoky mountains. You can access the huge deck space from both the dining area and living area. Enjoy the views! You will also find a massive king suite with its own private bathroom here as well. A half bathroom and large laundry area finishes off the main level. The lower level is massive and where most of the fun is located. There is a huge game area that includes a pool table, foosball, air hockey, shuffle board, multiple arcade game consoles, pinball machine, boss toss, and skee ball!!! You will be able to access the massive covered decks from multiple areas. There are multiple seating areas, including a FIRE PIT and HOT TUB! Don’t forget about your beautiful INDOOR POOL—take in the beautiful mountain views while cooling off. There is also another master king suite with private bathroom and 2 bunk rooms with queen over queen bunkbeds and a large bathroom. As you make your way up to the second level, there is a large THEATER area with 8 power recliners for all to enjoy! There are 2 spacious master king suites, both with private bathrooms on this level as well! Propane and we DO supply propane! 5) Are pets/animals allowed? Under no circumstances do we allow pets/animals. The home is animal/ pet free. The homeowners and their children have severe allergies and animals will pose severe health risks. 6) Are hot tubs cleaned? We drain, clean, and refill the hot tub after every stay. 7) Is price negotiable? No. Prices are as stated and no fees are reduced or eliminated. 8) When is second payment due? 30 days prior to your stay. 9) What time is check in and check out? Check in after 4pm Check out prior to 10am. 10) How do cancellations work? Cancellations or shortened stays that are made more than 60 days prior to the arrival date are fully refundable. Cancellations due to weather are non-refundable. Cancellations before 60 days are non-refundable. 11) How are roads to chalet? The roads are paved and well maintained. If snow or ice is present, 4 wheel drive or snow chains are recommended. That is a rule of thumb for all mountain roads. 12) Are there any days that check in or check out is not permitted? Thanksgiving and Christmas. 13) Do you provide travel insurance? If cancellation is of ANY concern, or shortened length of booking, illness/Covid, or any other unforeseen circumstance is a concern, we strongly recommend the purchase of cancellation protection from CSA. As you pull into the flat circle drive and walk through the double doors, you will be amazed at the magnificent views of the Smoky Mountains from this large 3 story cabin! The space Mimosa Sunrise has enough room for multiple families and couples. The adults will be happy with the four king bed suites and one suite with two queen beds, each having a dedicated full bathroom. The kids and kids at heart will be ecstatic with their sleeping options, including a bunk room that sleeps up to 8, a cabin bed with trundle, a futon, and a daybed with trundle (in one of the king bed rooms, ideal for kids who want to sleep in the same room as their parents). For the comfort of all guests, this cabin is recommended for no more than 16 adults and for no more than 20 guests total, including adults and teenagers/kids who can sleep on the bunk beds, daybeds and futon. The cabin is thoroughly cleaned and disinfected before every guest checks in. Surfaces are disinfected, bedding is changed and washed, and the hot tub is emptied, cleaned and refilled. Other things to note HOUSE RULES and FAQ ► NO SMOKING. There is no smoking in the house. We reserve the right to retain the security hold for cleaning expenses if the cabin smells like cigarette smoke for odor remediation. ► Pets: Up to two dogs allowed (no puppies no other animals). $150.00 per dog. Dogs must be crated if unattended in the cabin. Guests are required to sign the pet addendum and assume financial responsibility for any additional damage due to pets including but not limited to cleaning, repair and replacement due to scratching, peeing or excrement in the cabin etc. Any violation of these rules are grounds for eviction and loss of security deposit. Animals may not be left unattended in the home unless crated. ► View: This house has great views of Bluff Mountain and others in the region making it a great choice for those who want views of distant mountains. It is also surrounded by trees and in the fall, it is an explosion of colors. It is a good choice for those who want views, but not the gravity-defying drive to the mountain-tops. ► Roof: The roof has no attic. If a squirrel crawls on the roof or if it is raining, you will hear it, no need to be alarmed. ► Bugs: While we have a regular pest control program the cabin is in an area that can have some pests(insects). This is the forest, and while the trees sit back from the house, nature is filled with creatures. It is possible to get 4-6-8 legged or winged visitors both outside and inside. This cannot be 100% prevented. *We do not refund for issues with bugs or forest creatures.* ► Animals: There are bears, coyotes, deer, squirrels, owls and other animals in the area, & often on the property. Be still and you might see them. When staying at the cabin, NEVER leave food items in the vehicles, NEVER leave food, leftovers, or trash outside. Trash should be bagged & locked in bear-resistant trash containers (provided). ► Security Camera: There are security cameras on the front porch, and over the entrances for everyone’s protection- all pointed away from the cabin itself. Touching or tampering with the cameras is a violation of your rental agreement. If you touch or tamper with the cameras, you will be asked to leave the property immediately and forfeit your security deposit and remaining rent payment. ► Excessive cleaning charge - $300 Your cleaning fee assumes you have followed the check-out instructions. Trash is bagged, pots and pans are washed & returned & dishes are washed in dishwasher. Grill was cared for during stay and is reasonably clean. The house has been used, but there is no damage or extensive cleaning required to prepare for the next guest. If this is not the case and there is excessive cleaning required, an additional $300 will be deducted from your security deposit. Please contact me for any questions.
