It was named after the blue springs that feed the stream and one of a kind pool. An elegant, simple yet grand, private getaway two hours from N.Y.C.. The owners, Eric and Troy live in a converted barn on the property. The space Imagine hiking on beautiful trails for an entire morning without crossing a road, hearing a car or seeing a soul, past turquoise swimming holes, waterfalls, white granite cliffs, a small lake, deep gorges and ancient dwarf pitch pine forests. Then returning to lunch at a blue stone, terraced Japanese garden with a small waterfalls and spending the afternoon swimming and relaxing at a 50 foot, spring fed, swimming pool with a mill stone fountain. Note: Pool opens between May 15 and May 31 (depending upon weather). The space The house unfolds across three floors, with three bedrooms, three bathroms and a series of interconnected living spaces that feel both open and intimate. The kitchen is fully equipped and designed for real use, opening onto a dining area that comfortably seats a group. The farmhouse is just a 5-minute drive away from Arrowood Farms! *If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon The space KITCHEN:  The dine-in kitchen includes a gas stove, oven, dishwasher and stainless steel refrigerator as well as ample cabinet space for storage.  LIVING SPACE:  The living room includes a Smart TV (please use your own credentials for streaming services) as well as a record player with a collection of music for your enjoyment.  OUTDOOR SPACE:  The house offers everything you need for year-round entertaining. There are charcoal and propane grills available as well as a bistro table for dining al fresco as well as a hot tub. The house is only 20 minutes from Minnewaska State Park , 10 minutes from Monhonk Preserve hiking trails, and 15 minutes from the Mohonk Mountain house. The Haven in High Falls

Our home is a newly renovated 1940's farmhouse that sits on a little over an acre of land - surrounded by a stunning meadow with views of the Shawangunk Ridge to the East and the Catskill mountains to the West. Relax, recharge and connect with nature. Our kitchen is stocked with high-end cookware & bakeware and you'll feel like Ina Garten as you simmer dinner in a Le Creuset dutch oven and utilize tools ranging from a simple microplane to a Kitchen Aid to a bamboo steamer. We love to cook! This is our home and we love sharing the joy and wonderful moments it's brought to us with others! Downstairs our kitchen sits in the heart of the home and is outfitted with everything you'll need to cook and bake with family and friends (we love cooking and have a great selection of pots, pans and culinary tools)! There is a central island to gather around and plenty of counter space for everyone to get involved and hang out. The kitchen flows directly into the main living space which features a dining table, sectional sofa, wood burning stove and large windows that look out onto the Shawangunk Ridge and the meadow that surrounds our property . Our laundry room/half bath is just off the main living room area. Upstairs there are three bedrooms and a full bathroom. The house is equipped with mini-splits on both levels that control the heat and AC (as well as air filtration). There is also baseboard heating in the kitchen and upstairs bedrooms for particularly cold days as well as a wood burning stove! The house also has a full-house generator just in case there is a power outage. The property is just over an acre and is perfect for lawn games, sitting on our scenic bench, bird watching, star gazing, bonfires, picnics and grilling! There are also 4 apple trees in our yard (2 of which bear fruit) and the meadow blooms with various flowers all spring and summer. You can also help yourself to herbs from our herb garden in the summer! Our home is located in a rural area along a tree-lined street with sounds of a running waterfall nearby. Westwind Orchard, Arrowood Farms, Stonehills and Inness Resort are all located within a 2 mile radius of the Whitfield House. The Mohonk Preserve and Minnewaska State park offer beautiful trails for walking, biking, cross country skiing and snow shoeing as well as the world-class Shawangunk Ridge for rock climbing and bouldering. We're also an excellent jumping off point for adventures in the Catskill mountains. In the winter our house situates you within an hour of Hunter Mountain, Windham and Belleayre ski resorts. Our area is also full of local farms, independent restaurants, swimming holes, antiquing, vineyards and distilleries. The Hudson Valley is the BEST! Guest access Guests have full access to the entire home. The attic is locked as we store personal items in there. The basement is unfinished and is only used for utilities. Other things to note Please note that the house has an attached apartment (separate entrance/living space) that is occasionally used by us and our friends. We will never be in the main house while guests are staying. Also, although the surrounding meadow is beautiful to look at, please note that this is private property and as tempting as it is, please do not wander off into it!

The Whitfield House

With a cozy, eclectic vibe that makes for a great getaway, Franklin House sits with no neighbors in site on 7 peaceful acres. Recently an expansive new deck was added with gorgeous views of the property (Jan 2024). Surrounded by forest, fields, and a burbling creek. A perfect escape - but you’re 5 minutes to Arrowood Brewery, Westwind Orchard, Inness and local antique stores and markets. Franklin House was featured in Architectural Digest in 2022. The space Franklin House sits with no neighbors in site on 7 peaceful acres. An expansive new deck (Jan 2024) surrounds three sides of the home with entrances into the main living room and kitchen. The home has two living room areas, one with a fireplace, a charming breakfast nook, large custom dining tables in both the dining room and on the patio and the perfect vacation kitchen - well equipped and ready for meals you’ll prepare while looking out to a picture perfect country view. The master bedroom is large, with a private bathroom. Across the house are the other two bedrooms and the larger new bath with Japanese-style toilet. With your guests spread out in two wings, there’s plenty of space, but all on one floor, so getting together is a breeze. Each of the 3 bedrooms has been carefully assembled with 2 queen or 1 full sized beds and clean white linens. On the property, enjoy the tree swing or a walk down to the private creek. There is a fire pit in the yard and trails through the woods to explore. Our guests most appreciate the privacy. We are nearly half a mile from our neighbors down a long private drive off one of the prettiest country roads in the area. But we are close to everything cool - a long walk or short drive to Arrowwood Brewery, Westwind Orchard, Inness, and a quick stroll to Stonehills Farmhouse. It’s rural, but we have high-speed wifi with extension networks so the internet works very well around the house (able to host multiple zoom calls). New smart appliances have been installed in the brand new kitchen, central AC, and new bathrooms make the country oasis very modern. We have worked hard to create a haven for our guests that is both cozy and modern. The Upstate Creek House

After falling in love with the Catskills over 20 years ago,  we built The Cedar House in 2023.  Situated off Berme Road, between Accord, and  Kerhonkson,  The Cedar House rests on 13 beautiful wooded acres.  Minnewaska State Park, and the Mohonk Preserve are minutes away. Inness,  a new, luxury resort that offers a 9-hole golf course, is located around the corner, in Accord. Local restaurants, and several farmers markets are close by, and Hunter Mountain ski area is a one hour drive.

The Cedar House

Escape the city to this beautiful house in the country with tons of amenities, including a cedar hot tub. A great place for a weekend getaway w/ friends, hikes, remote work with dependable & fast internet, or for small town explorations. This house has all the amenities you'll need to stay in and cook - grill, spices, olive oil, etc, & coffee to wake up to. Take in the nature with tons of trailheads and swimming holes just 5-15 minutes away at Mohonk Preserve or Minnewaska State Park. The space Just a 2 hours north from NYC, and accessible by car, and train or bus + a short taxi/Lyft ride. Stroll through tons of cute small towns just 10 minutes away, including New Paltz, Stone Ridge, High Falls, Rosendale, and Accord. Have a great stay! The space Our home has all the modern conveniences of home but retains its cica 1900 charm. The kitchen features all stainless steel appliances and is well -stocked with cookware if you are in the mood to cook. The master bedroom features a king bed and on suite bathroom with a jacuzzi tub. The living room has 2 pull out queen size sleeper sofas. Upstairs there are 2 additional bedrooms and a sitting area. The front bedroom has a standard bed and one pull out single bed. The back bedroom has one standard bed with one trumbull bed. There is also a full bathroom with a walk in shower. The property is served by a private artisan well drilled into the local bedrock. This area naturally contains sulfur in the rock, which means our water has a mild sulfur smell and taste. After periods of heavy rain, the water can temporarily pick up a bit more sulfur as it filters through the ground - this is completely normal for wells in this region. The water is safe and is fine for showering. It is also safe for cooking and drinking but bottled spring water dispensers are provided. Most guests tell us they stop noticing it after the first day or two. And we have an extensive water system to treat water specifically that contain sulfur to minimize the effect. Located just off US 209 and easily accessible to area nature trails, we are an 8 minute drive to Mohonk Preserve for hiking, biking, and rock climbing. Return to walk in the private meadow with mountain views. Choose from fantastic local restaurants in our area, many within a 10 mins drive. The space Our sweet 1850's farmhouse was originally built for the farm's caretakers and many original details remain. A private fence separates the house from US 209, and the house and fire pit overlook a beautiful meadow with a walking path. The farmhouse has two large bedrooms with queen beds and loads of windows on all sides of the house, filling every room with light. Guest access Guests have full access to the farmhouse, front and back yard, and a large meadow behind the house. Other things to note Our farmhouse is near US 209, which is the area's main thoroughfare between small towns in our area. It can be particularly busy on Friday afternoons. The house has all new windows as of August 2024 that dramatically improve noise issues and overall energy efficiency. While the old fireplace no longer works, there is a furnace for heat or just a comforting view.

This is a spacious entire floor apartment with two bedrooms, a living room, dining room, full kitchen, washer/dryer, and full bathroom. Located in Accord, this home is great for families or groups of friends. We are less than 10 miles from the Mohonk Resort, the Gunks, many hiking trails, local swimming holes, antique shops, historic villages, and breweries. Experience this historic Victorian home, away from the busy city life and into serene country living (with modern amenities of course ;). The space There are two bedrooms that are between the living room and dining room. The first bedroom to the right (purple room) has a queen bed and dresser drawers. To the left is another bedroom that has two twin beds. The living room also has a door that closes so those sleeping on the sofa bed, there is also privacy. We provide pillows and sheets on all the beds, and towels for all your basic shower needs. The kitchen is fully remodeled with modern stainless steel appliances. You will have a toaster, microwave, coffee machine, refrigerator, propane oven and dishwasher. Our gas stove can handle all your cooking needs and the kitchen has all the pots and pans etc, for making those family meals. The dining room is adjacent to the kitchen and has a large dining table for all your meals. There is also a working washer/dryer in the apartment you can use (free of charge) during your stay. The living room is carpeted and has a 48 inch HDTV with a Roku. The sofa in the living room turns into a full bed (Sheets provided under the TV). We have some board games and cards in the dining room available to you. Guest access You will have access to the entire first floor of the house and the front yard. The first floor includes kitchen, washer/dryer, bathroom, two bedrooms, dining room and living room. Other things to note The water comes from a well so it is safe to drink from the tap. No worries though, it does NOT smell like sulfur. The house is in between the post office and fire station. The fire station does have an alarm that has been ringing at noon since the station was opened. With so many farms in the area, those working outside use it to tell them it is lunch time. Although rare, the fire alarm may go off during an emergency.

Dishwasher, big fridge, also a little walk-in pantry for plenty of food storage. Large dining room table, plenty of room for everyone to gather together and enjoy a meal. Many different spaces for kicking back and relaxing, books and some board games (including Chess) are available. We love these cabins and are happy to share this magical spot! The Big Cabin, located 15 feet from the water’s edge, will easily sleep six. The Little Cabin, 30 yards from the House with a water view and plenty of privacy, is perfect for a couple. Located on a secluded, non-thoroughfare road, it includes access to a private swimming hole and waterfall. Near the Shawangunk climbing mountain and hiking/cycling trails, Accord “downtown” and super chic Inness. The space Our reviews are better at describing everything! The newly renovated Big Cabin has 3 bedrooms (1 queen bed, 1 double bed, two twin beds) and 1 bathroom upstairs (full size bathtub/shower); and downstairs there is a full kitchen, living room with wood burning heat stove, half-bath with full-size laundry on the ground floor. There is a large screened in porch and long porch, tons of games and BBQ grills. The swimming hole is not public but IS shared by two neighboring properties, there’s a slight possibility you will get to meet our really cool neighbors if they happen to be upstate and walk through the woods to swim. The Little Cabin is completely separate from the House. It is basically one large room with a separate full bathroom with shower. It includes a double bed, a couch that technically someone could sleep on in a pinch (but we don’t recommend it, 3 in there would have zero privacy) full kitchen with stove and refrigerator, dining table and living room. The space The Orchard House is an old farmhouse that was originally built in 1908! The house has been updated with all the modern luxuries you'll want to make your stay comfortable (new appliances, SMEG refrigerator and coffee maker, Smart home assistant, strong Wi-Fi, air conditioning, Brooklinnen bedding), but still maintains some of the charming quirks of an old house (ie like many homes in the area, it’s supplied by well water so the shower water pressure isn’t the greatest!). Well Spring

Our peaceful and comfortable suite gives you a great home base for all your Hudson Valley adventures! We are 15-20 minutes from Mohonk, the Gunks, New Paltz, wedding venues, antique shops, breweries, and many local farms. Our quiet getaway has two bedrooms (one has a KING bed & one single), a cute breakfast nook, small fridge, microwave, coffee machine, and all your basic utensils. Great for hikers, small families, couples, or for getting away from the busy city life, and into serene living. The space The suite has its own private entrance that lead you immediately to the carpeted stairs to the second floor of the house. At the top of the stairs, you have the utility closet and bathroom, and two bedrooms. The master bedroom has a 32 inch TV that includes HBO Now and Netflix for those cozy movie nights. UPDATED FOR 2019: The master bedroom has a door as well. This old Victorian home originally did not have the door for the master bedroom. Next to the master is a bedroom with a single bed, dresser, and drawers. The full bathroom has a bathtub and shower (towels, soap, and shampoo provided). The amenities closet, immediately at the top of the stairs, has all the little extras you may need during your stay. Things like a mini-fridge, microwave, ironing board, coffee machine, plates, and utensils. The TV in the master bedroom has free guest subscriptions to HBO and Netflix. And of course we have free WIFi :). The rest of the house is also available to rent (2 other units) if you need more space. Guest access Guests will have their own entrance to the sleeping suite which is in the upstairs portion of the house. They will not have access to the attic, which has its entrance in the guest room. Other things to note This apartment is one of three Airbnb units available in the home. Each has their own private entrance. For those who have trouble climbing stairs, please be aware that this suite is on the second floor. Some guests may describe the stairs as slightly narrower than normal. The house is in between the post office and fire station. The fire station does have an alarm that has been ringing at noon since the station was opened. With so many farms in the area, those working outside use it to tell them it is lunch time. Although rare, the alarm may go off during an emergency at any time. The post office sometimes picks up their vehicles for service in the middle of night (potential for some noise). There is also the potential for noise when they come into work early in the morning (might affect light sleepers).

The space Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces. The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge. This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country. This is an old, renovated milk barn on a working farm. Both of the sleeping spaces are lofts that require climbing stabilized, vertical wooden ladders. There is a cast iron stove for heat, running water, kitchen, living room & bathroom. The space The cabin was originally lined with stainless steel & was a walk-in cooler for milk storage when there was a dairy farm on the land in the 1940s. It was renovated by master carpenter, David Raponi, who lived here for 7 years and suffused the space with various quirks of comfort and creativity. The cast iron stove is connected to a thermostat for easy temperature control. It is fully insulated & the original vaulted ceiling is intact. The bathroom is equipped with a shower, sink, and composting toilet similar to an outhouse. Guest access The space is private and guests are given a key. They have their own bathroom with shower & a working kitchen. There is a queen-sized bed & a single bed in the loft areas. Other things to note Guests must climb steep ladders to get to the loft areas. The bathroom is on the first floor. This house is for the adventuresome, coordination and courage are recommended in order to get the most out of the experience! Hot water is limited, because of the size of the water tank and heater. Multiple people may take showers, but they will have to allow time in between for the water to heat up again.

You’ll have stunning Mountain Views and lots of outdoor space. Enjoy super fast wifi, UHD TV, access to washer and dryer and plenty of outdoor space (dogs are welcome!). This unit has a new queen Nectar mattress. The space This is a private place with amazing views on a private road. Enjoy peace and quiet in this centrally located property, with easy access to New Paltz, Kingston, Woodstock, and incredible hikes in the Mohonk Preserve and other nearby areas. Other things to note Next to Inness so if you have an event to attend there you can save money by booking this unit. Note that the bedroom does not have a door so I’ve installed a privacy curtain between the living room and bedroom. The ceilings are sloped so please watch your head.
