Additionally, there is a fold out couch with a comfortable tempurpedic mattress. Topaz has two eating areas; one with seating for four and one with seating for 6 with a leaf available to expand it to 10. There are an additional four folding chairs in the bedroom closet. The living room is spacious with lots of comfortable seating and a big screen TV. The downstairs queen bedroom has an additional TV. The TVs use an Amazon Fire sticks (streaming service) and high speed Wi-Fi is provided. There is a handy QR code on the back of the router. You will also have a game room/work space stocked with tennis rackets, tennis balls, volleyballs, a pingpong table, other games and a chalkboard on which we would love for you to leave us a message!! We have water and food bowls for your pups and we provide poop bags. The backyard is set up with 8 Adirondack chairs to enjoy corn hole games, grilling or to just hang out around the gas fire-pit under the lights. An extra propane tank is provided. Throughout the neighborhood there are bike lanes, walking paths and Lime Wire scooters! If you're a runner, the most scenic run is blocks away throughout the historic campus of Texas Tech. Beautiful Wagner Park is right outside the side door with plenty of room to have large gatherings, cookouts, play games or whatever you want to do! Tech Terrace Park is a block away and is a popular hangout for picnics, dogs, or just laying out and reading a book! Guest access You will have the whole house, front yard, back yards and two separate driveways big enough for at least four cars. One driveway is located directly in front of the house and one is located on the side of the house on Flint Street. Parking is also available along the front of the house on 27th St. Parking on either side of Flint Street is not permitted per city ordinance. The back yard fences are secured from the inside but may be opened by the guest. The garage and the shed are not accessible. Other things to note We are happy to host your pet and we provide poop bags and doggie bowls, however any pets other than cats or dogs must be approved by the host. The pet fee covers 2 pets. There will be a $35 charge for each additional pet. Guest will be responsible for any pet damage. There is a $50 per blind fee if your pet damages a window blind. We strongly suggest you raising the blinds or crating your pets when you are unable to monitor your pets. The main living area has a comfortable/cozy large sectional couch. The front living area has a comfortable queen pull out bed with a comfortable temper pedic mattress . There is also a cute TV/morning room with kid's activities. There is a fully stocked coffee bar in the stocked kitchen. The dining areas include a breakfast nook, bar seating and a large dining room. Please let us know if you need run low on supplies. The fully fenced backyard boasts a lighted concrete patio with a gas grill, a play set for children, corn hole boards, and Adirondack chairs around a beautiful gas fire pit. Play corn hole while you enjoy a relaxing evening while the kids play on the private play set. You will also have a private patio with outdoor furniture off the master bedroom. A volleyball, tennis balls and tennis rackets are provided if you'd like to play across the street at Wagner Park, the most beautiful park in Lubbock. There are also plenty of bike lanes, walking/running paths and LimeWire Scooters. Guest access Guest will have complete solo access to the entire home, backyard and most of the driveways. The backyard has a full privacy fence. Guests may park in the driveway located in the front of the house and in the spaces directly in front of the garage located on the side of the house. Please do not block the driveway to the far north on the side of the house. It is for the back apartment. Please do not block sidewalks. City law prohibits street parking directly in front of and on the side of the house on Flint. However, you may park across the street along Wagner Park. It's advised to read the parking signs along the streets. Other things to note -High Cotton has a completely separate efficiency apartment. The tenant at the apartment does access High Cotton's back yard. Our tenant was heavily vetted and has been there long term. There is a privacy fence separating the back yards. There are nightstands and dressers in each room, as well as closet storage for your clothes and luggage. There is also a desk with a chair for those that may need to work remotely during their stay. This living area will allow you to enjoy the 65-inch smart TV and any of your favorite streaming services. The fireplace in the living room is not operational. The kitchen and dining room area has everything you'll need to enjoy one of Lubbock's many restaurants or to make your own home cooked meals. There is a pool at this property that is available seasonally. There is also plenty of room for an air mattress or two, so that you can fit your whole tailgating crew. There are two bathrooms in this home, making getting ready in the morning a breeze. The hall bathroom features a convenient walk-in shower and vanity with drawers, offering flexibility for everyone's preferences. The other bathroom is in the mater bedroom where you will find a tub/shower combo. There is plenty of shampoo and body wash for our guests to use as well as a an extra toothbrush and shaver for added convenience if someone forgets theirs. There are also plenty of towels, hand towels, and wash cloths for your stay. Our kitchen is equipped with modern appliances and a built-in dining table for 5. There are also 4 additional barstools for extra seating. The highlight of the kitchen is the coffee bar. Sure to satisfy any coffee lover, we included a Keurig, French press and a drip maker. It is also well-stocked with syrups, sweeteners, and local Monomyth coffee. If you enjoy the coffee, visit Monomyth coffeehouse nearby and pick up a bag of your favorite to take a piece of Lubbock home with you! Kids will love the dedicated upstairs play area, and everyone can relax in the sunroom with comfortable seating. A washer and dryer is located here as well and leads out to an oversized backyard. The backyard is a true delight with patio seating for 4, plus additional Adirondack chairs in the yard. Play a round of Corn Hole or Giant Jenga while you're waiting on your dinner to cook in the smoker. Once it gets dark, turn on the fairy lights and relax in the hot tub. ** Hot Tub Disclosure - There is a private hot tub on this property. We are not responsible for any slips, falls, or drowning.
