You’ll treasure your time at this memorable place. Close by Zoo Tampa and Busch Gardens. Enjoy your stay in this New and beautiful RV when you visit Tampa. Your family will be close to everything when you stay at this central location. Sleeps up to 10 people with 1 queen bed, and a set of bunk beds that fit 4 kids or teens. Full bathroom and spacious kitchen. 3 Smart TVs with channels, Roku, Netflix, Youtube, and much more, High-speed WiFi Internet, and Plenty of parking spaces for 2 cars. The space The RV bunk-house models are designed for a family with kids This means the bunk beds are typically built around small kids up to teenagers. Please keep in mind (large adults may not experience sleep comfort for long durations due to the mattress thickness of the bunk beds) We can always upgrade the mattresses to a thicker padding but that will take away from the overhead space. Both sleeping quarters are on opposite sides of the RV. One end houses the master bedroom with a full-size queen bed which can sleep 2 adults comfortably The other end has 2 bunk beds that can sleep 1-2 small adults or kids on top and 1-2 at the bottom. We advise not to sleep 2 adults per top or bottom unless they are kids/teenagers Also, the dining room table and couch convert to 2 extra double beds for an additional 4 extra people. The shower is standup with a glass sliding door. There is no need to wait for the water to get hot because the bathroom shower/sink and kitchen are controlled by a tankless water heater that runs on propane fuel. Enjoy a little cooking with the built-in outdoor kitchen on the side underneath a very large 20' rollaway canopy The RV is situated on the left side of the property next to a water channel. The area is close to the Hillsborough River and the neighborhood is designed to have these necessary overflow water channels This is Florida and there will be outdoor critters such as mosquitos, moths, Flying insects, etc Keeping the RV door open for long durations without using the screen door WILL attract bugs. Please keep this in mind for the next guest There will be some necessary protection provided such as bug spray and a mosquito trap outside away from any personal contact. Guest access When you get to the address please park in the grass that is directly in front of the RV This space is designated for guests ONLY If you have more than 1 vehicle please reach out to us prior to arriving so we can provide extra instructions on how to park the additional cars/trucks The entrance door to the RV is located on the left side of the camper. If you go in the wrong direction towards the pop-out you will get blocked by a fence. The door will be unlocked upon arrival The RV door is equipped with a keyless entry that requires a security code to unlock The security code is 1234 The buttons on the keypad are numbered 2 numerals per button 1+2 are on the 1st top button followed by 2+3 and so on. Once you press the 1234 combination select the UNLOCK button to get in When leaving the RV and you want to lock the door simply press and hold the LOCK button for more than 2 seconds and you will hear a chime indicating the lock has engaged The Kitchen/Dining room lights will be ON and if you need to turn them OFF please locate the main panel right when you walk in. The light switch will be the ONLY blue LED on the panel. Other things to note the neighborhood consists of a variety of multicultural communities with an abundance of food places and restaurants nearby. If this is your 1st time camping or staying in an RV please ask questions on how to work such things as the appliances or anything out of the ordinary The water is controlled by gas and the Thermostat will be in the bathroom If the hot water is not working check the Thermostat to see if the power button is ON. Please manually open the air vent in the ceiling of the bathroom when taking a hot shower, this will keep the humidity low and air quality in the RV safe from mold. Shower is heated by propane so please allow a few min to warm up. The living/Kitchen area is combined in one small space along with the top bunk. This area has 1 of the 3 speaker systems controlled by the radio between the TV & fireplace. Connect your phone or browse the local radio stations, we know everything is more fun with music playing. TV has Roku and NETFLIX is on us! For all other streaming services, you will need to use your personal log in. Please don’t use the fireplace this is seasonal and wont work unless we hook it up. The Couch/Daybed is firm, comfy and sleeps 1 of the 8 guests. (Extra Pillows and sheets are found under King bed lift storage.) Next to couch you will find 4 over sized tv trays for eating on the couch while you Netflix. Lights to living room area are controlled by a small black switch near the bottom wall by the steps leading to full bath. Kitchen has your welcome binder with tips and troubleshooting info. Cleaning supplies should you need them are under the sink along with your only kitchen trash can. Stocked with cooking spices, tea, coffee, and everything you need for cooking and baking is stored in the cabinets to accommodate up to 8 guests. Electric/Gas cooktop and oven combo with a spacious Microwave oven up top. (coffee maker, air fryer, small blender, rice cooker, crockpot & toaster) We tried to stock very few glass plates or cups so all plastic kitchen items can be used to eat in the outdoor dining areas. Full fridge and freezer to store drinks, food, or ingredients to prep a meal for your family. Coffey / Cereal bar is for your enjoyment, fresh eggs should be available if the chickens are laying eggs (they take breaks too). Top cabinets for the cereal/coffee bar will have your coffee mugs and safety emergency kit – pain pills (2 fire extinguishers - by each entry/exit door) Cabinets under the cereal bar has the BBQ tools, utensils, and towels used only for the grill. (Please don’t use RV Kitchen tools/towels outside on the grill) Top bunk accessible by stairs but is very spacious with a memory foam top XL twin mattress – side storage space for luggage or toy storage. It has an air vent, window with black out curtain, LED light and curtain to close for full privacy. We recommend this space for older kids who can climb or smaller adults who won’t have an issue with feeling cramped getting in or out. Second bedroom is to the left of the main entrance; but also has its very own entrance, half bath & private patio! This room has a super queen size raised bed with two leather sofas that convert into a super queen size bed - sleeps 4-5. Dual function high top with 4 bar stools for eating or a dedicated workspace. Open closet storage is under the TV with stored indoor games and books, and pool towels. This room has a 3season slider that leads to the patio, there are many configurations on how to use this slider and we have a video to help you choose . This room also has a private half bath with a window, sink, mirror and cabinet combo. OUTDOOR AREA We treat the yard for mosquitoes monthly but we cannot guarantee to get 100% of them so please bring and wear bug spray (never spray or apply bug spray indoors the RV to maintain safe air quality inside) Outdoor area is beautifully lit with colored LED lights thought out and the string lights under the covered pergola with pendent lights & two fans make it the coolest spot to hang out outdoors. Plenty of seating with a half-moon sectional, two individual sitting hammocks and one longer lounge hammock. A dinning table with 6 chairs, and right outside the pergola a fire pit table with 5 adult and 4 toddler chairs. All the seating arrangements are within view of the outdoor TV when you open the TV door you will also notice radio speakers that are controlled from inside so you can listen to the same music inside & outside at the same time. OUTDOOR/INDOOR GAMES Giant outdoor connect four, giant Jenga and corn hole is available for your enjoyment. Inside bedroom #2 in a basket you will find all the table games, cards, and books to enjoy but please store back inside after use. Hot tub fits 2-4 people max. Temp is between 102-104 Covered by mosquito netting that will also prevent little kids from entering (must always supervise all children at all times) Must keep cover on to maintain the heat while not in use. Some inflatable toys are available, towels got hot tub are included and stored on one of the baskets under the tv in bedroom #2. The netting around the hot tub is there to prevent the mosquitoes from joining in on the fun and to keep Small kids out. Plastic drink cups are allowed – enjoy 😊 Outdoor rain style shower is solar powered to produce hot water but its limited to 9 gallons at a time. Additional foot shower is at the very bottom. CHARCOAL GRILL W SMOKER You will need to provide your own charcoal. ( a lot of stores in the area to grab coal). You must empty the grill from coal before checking out. Coal bucket is provided under grill, DO NOT throw hot coals in trash can! Use grill at your own risk and away from RV windows. All grilling tools are provided in a black case under the grill and inside under the cereal bar you will find matches, grill towels and other accessories. YOU MUST cover the grill after its cooled off from use or before checking out. Chickens & other animals. We have many animals visit our yard because we are situated right next to a natural 3-acre forest that is maintained by our neighbor (private property).. Also 3 out of the 5 neighbors surrounding our property have chickens, dogs and or cats. We have all 3 – two super sweet outdoor cats that roam the property freely and their job is to keep rodents and other pests away. They will likely pass by during your stay to say Hello, the small black and white female is named TIKI and she’s our favorite cat in the world. The bigger orange male is Cooper and he’s a napper, so you may not see him around. We have poodles in our home so you may or may not hear them say hello. **We LOVE pets but do NOT allow pet guests in order to keep chickens/ cats & RV safe. RV’s are not as strong or as easy to repair as a home with drywall. Most parts are custom and have long lead times* Lastly we have 6 lovely and mostly quiet egg laying chickens that will provide 6 fresh eggs a day during your stay. DO NOT LET THE CHICKENS OUT – mainly for their safety and secondly because they will poop and climb everything. We may need to get back there to feed them since their food & water supply only lasts 3-4 days. Parking Our property is unique, and it sits on over half an acre where 90% of the ground cover is Gravel rock. It’s split up into 3 separate backyard areas The Glamper is campsite A - drive all the way back to the very end and park beside the the chicken coop or behind it (Max two car capacity) leave yourself room for a 3 point turn. If its late and dark the pathway is lit by solar lights on the floor that can withstand being driven on so have nothing to break.. Guest access The path leading up to your campsite is shared and you will need to drive all the way to the back of the property. There are steps to get inside the camper. The whole back end of the property is fenced and is yours to use. Includes the chicken coop for eggs. Try to avoid going behind the RV - there are cables & water connections that could be a tripping hazard. There is a campsite next to yours - please don’t let your kids wonder off or outside your campsite to respect other people’s spaces. Quiet time is between 10PM - 8:00AM Other things to note 🔹Early Check-In & Luggage Drop-Off 🔹 If the property is ready, we’re happy to offer complimentary early access starting at 4:00 PM (1 hour before regular check-in). Please don’t spray body bug spray inside the camper due to the toxic fumes remaining inside/ always spray yourself outdoors first. ⚠️If you are unable to accept the presence of these pests, we recommend not booking our place, as this is not a valid reason for cancellation. If you're not comfortable with the presence of wildlife or insects, a hotel might be a better fit for you. We strive to maintain a clean and comfortable environment, but we cannot guarantee a completely pest-free or odor-free experience. Additionally, smells are highly subjective and unique to each individual. If you find any odors upon arrival and are sensitive to them, please let us know and we can figure out a way to resolve it immediately. We have 3 actively recording cameras video & Audio at the front of our property, two overlooking the driveways & one our front door. In the back yard campsite we have two other activity recording cameras facing either side of the driveway / entrance / parking space. Inside the RV there is no video recording devices just the outside parking spaces.

this apartment is stylish, modern, all to itself, its a complet 2 bedroom home with a galley kitchen, 1 bath, located in the back of the main house entrance located at the rear. enter thru the white pvc gate at the end of the pavered driveway. the yard is a tropical paradise full of fruit trees, more than 50 types of trees on the property. in the early morning you will see and hear many birds. the court yard and yard is wonderful place sit in and enjoy the environment. The space this is property is a private residence, it's offered as a two bedroom unite with two beds. there other guest in the adjacent apartment. the master bedroom has a 70 inch TV and a soround sound system for the TV or music. 70" tv in the living room. access through the right side white PVC gate at the end of the driveway. entrance is from the rear thrugh the green door. the lock box is to the left of that door. the apartment is attached to the main house. the living room wich doubles as a dining room, the red door in this room is not an access point. this door is maintained closed and doble locked at all times. no pets allowed on the property and no animals allowed in any of the areas. by using any areas you are agreeing the hold the property and its owners harmless. parking, park in front of the red wood fence as far to left as posible leaving space for other cars. smoking is allowed outside only, you have to pick up and dispose of all trash and cigarette butts. no smoking or vaping inside the building. Guest access court yard and sitting area are for all guest and shared. do not damage trees or fruit. all areas directly in front of other ABNB is considered private If its a general walkway it must not be obstructed by anything. general walkways in front of doorways or other walkways must not be obstructed. while you have acces to the yard and amenities they are not part of your rental, amenities are not guaranteed available at all times. you must not bother other guest or intrude on their private space. park in front of main house on the grass, there are two spaces for this rental only. park properly, not at an angle and leave space for other vehicles. there is space for 4 normal vehicles. long trucks or campers may not fit. if your vehicle do not fit finding parking is your responsibility not ours. Other things to note no smoking of any kind inside the building, pick up all trash and cigarettes butts. you are responsible for cleaning up after yourself. leave the areas as you found them. your trash is to be placed in the cans at front left of the property. all outdoor aminities, washer, dryer and couch beds, tvs, and radio are not part of the retal price. they are free to use but are not part of the rental price your paying.
