This home has LAKE VIEWS ONLY with public lake acess less than 4 min away. There is limited parking (6 vehicle max) & no boat parking. This home is in an amazingly quiet/peaceful neighborhood perfect for families, couples getaways, girl's trips and retreats. The space This property has two seperate level entrances (front and back) with a stairwell separating the levels. Top (front entry) has 3 bedrooms, 3 bathrooms, vaulted livingroom, laundry n kitchen with 2 bunk beds n play area upstairs and upper back deck facing the lake. Bottom (back entry) has 1 bedroom, 1.5 bathrooms, livingroom with pull out King sofa bed, kitchen and laundry with 12 ft ceilings and back deck facing the lake. Go back in time in this home as the ENTIRE downstairs area is decorated in a Prohibition/Speakeasy feel with a transitional poker table, bar and Prohibition era decor throughout the entire lower lever living areas. This home also has a wooded side yard with string lighting, grill, fire pit, playground, chairs plus a hot tub located in its own pavilion. Guest access Both upper and lower entrances are acessed via digital key pad. The space Each of the three bedrooms on the main level has its own set of dresser drawers, large closet, and adjoining full bathroom. The Master Bedroom is very spacious, offering a king size bed, walk-in closet, and master bath with a tub and shower. Bedroom 2 (second master) contains a king bed, walk-in closet, and adjoining bathroom with tub/shower enclosure. Bedroom 3 contains a queen bed, and adjoins to a full bathroom with two entries to also serve as the upper living area guest bathroom. The upper level also contains a large living area with sectional and chairs, a large flat-screen TV outfitted with Chromecast to satisfy your TV needs, and awesome lake views available from inside the house. The upper-level kitchen comes fully equipped with a dishwasher, stove with electric cooktop, refrigerator, microwave, storage pantry, and drip coffee maker. There are two dining spaces that run adjacent to either side of the kitchen to comfortably seat 12 people total. In addition, the covered, upper deck is accessible via walk out from one of the main level dining areas via large patio doors. It has a ceiling fan, 2 outdoor high-top tables, a gas grill with propane, and an additional few chairs available for guest use. The upper and lower decks are connected by a flight of stairs. The lower level of the home is very spacious and includes: Bedroom 4 with double-bunk twin beds (sleeps 4); a second suite downstairs with a large sitting area (sofa, chairs, TV), a queen bed, and a breakfast bar/kitchenette with a small refrigerator, sink, and counter space; a laundry room with washer, dryer, and folding table; and a full bathroom with shower/tub enclosure. The lower level patio is accessible from the upper deck via stairs, or is walk-out from the lower level living area. It contains a large table with 4 chairs and a smaller table with 2 chairs. There is direct access (easy walk) down to the pool and lake from the lower deck/lower level of the home via slightly sloped flagstone walkway with handrail. The walkway leads to the private, gated pool, which remains closed for the winter months and reopens in April each year. From the pool, there are a few steps down to the two-stall boat dock. The dock contains a ladder for access to swimming in the lake and has an area for relaxing. Guest access Guests will be sent access information 3 days prior to arrival. Other things to note GROUPS Unfortunately, this property is not available to student groups, parties or weddings. Families and those over age 25 are welcome to book! PETS We welcome pets and charge a non-refundable $150 pet fee per stay for up to two pets. This fee helps cover the additional cleaning and maintenance required to keep the space comfortable for all guests. POOL HEATING POLICY Pool heating is available by request only. Pool heat is $100 per day and must be applied for the entire duration of your stay. Please provide at least 48 hours’ notice for pool heat activation. Requests made with less than 48 hours’ notice are not guaranteed and will incur an additional $50 fee. The pool can be heated to a maximum temperature of 75–80°F. During colder months (typically December–February), especially when temperatures drop below 50°F, the pool heater may not perform efficiently. Please note: Pool heating is not available from Memorial Day Weekend through October 1st. SEASONAL LAKE LEVEL NOTICE Please note that Lake Hamilton undergoes an annual drawdown starting November 1st, with water levels gradually lowered throughout the winter. The refill process begins between March 1st and March 8th, and the lake is typically fully restored by March 15th each year. This property is located in a quiet cove, which means that during the drawdown, water levels in this area drop significantly—often resulting in no visible water near the shoreline. A beautiful lake house with room for all of your friends and family. Eat breakfast in the screened patio and enjoy the lake in the morning. Or eat dinner on the huge deck and enjoy the sunset. You'll be close to town if you'd like to enjoy downtown or the casino. And it has everything you need right there if you just want to sit and enjoy the lake. This property is newly renovated and is beautifully designed with every detail in mind. The space A professionally decorated space that has every detail thought of for you to enjoy time with friends and family while enjoying everything Hot Springs has to offer. Every room has been designed to provide a warm and inviting space for you and your loved ones to connect and recharge. Whether you want to play games or share a meal on the 8' dining table or watch movies on the 65" TV every space is designed for connecting and making memories with those you love. Outside, there are two decks available to enjoy, as well as a screened in porch, all overlooking the lake. There is another Airbnb at the bottom of the hill. Guests of both houses have full access to the decks and yard between the two houses. The grassy shoreline and boat dock are shared with the other Airbnb on the property. Our property is on Highway 7 which is a busy highway. Our house is set back 20 feet and has a high retaining wall separating the house from road. But if you have young children you'll want to make sure they stay in the backyard. The nice thing about being on Highway 7 is that you are on the same road as everything that you'd want to do in Hot Springs. The house is 10 minutes from the casino and 15 minutes from the old downtown. It's a great place to enjoy the lake and everything Hot Springs has to offer. Guest access Guests have access to the entire home, the front yard, the decks overlooking the lake, and the grassy area between the house and the lake. There is a second home at the bottom of the hill is a separate Airbnb. The grassy shoreline and boat dock are shared with the other Airbnb on the property. Please refer to the property map in the checkin instructions, as well as in the welcome binder at the house for specifics. Anything directly to the left/west of the house is the neighbor's yard and is off limits. Other things to note Please note that there are two Airbnb's on the property. Also, this area was hit by a tornado last spring. The property is well maintained and repaired however there was some damage to the houses on either side of ours that have changed the area. Please reach the house rules closely: House Rules •	Please refer to the map of the property and make sure and stay within its bounds. Guests need to stay on the right side of the driveway (not to the left of the house) when outside or when parking. Construction happening next door at the neighbor's house. For the safety of our guests, we ask that guests stay close to the house when outside and not pass the left/west side of the house. •	Keep outside noise to a minimum between 10pm and 6am. *This includes loud music inside that can be heard from outside the house. Guests will get one warning if the noise is too loud. If noise is an issue after the first warning, guests will lose their reservation immediately without a refund. * No early check in or late check out unless it has been discussed and approved prior to your arrival. •	We want you to enjoy your time with friends and family, but no parties allowed. •	No extra guest allowed unless approved by host before your stay. Guests on property should reflect the number of guests mentioned in the reservation. •	No pets allowed without approval. •	No smoking inside. There are ash trays on the upstairs and downstairs deck available if you smoke outside. •	Follow all checkout instructions when you leave. •	Any damage to property or failure to follow the house rules may result in partial or full loss of your security deposit.
