We recommend AWD/4WD to access the property, the roads are all gravel and can be steep at times. The space The main house is made up of an open living area with a master bedroom and en suite bathroom in the back. There are two additional bedrooms and one full bathroom in a private side guest house. The screened-in porch is almost as large as the living area and provides a shady summer retreat. There is also a spacious loft space with an additional Smart TV and Wii gaming system. (The ladder to the loft space is steep and we do not recommend children under the age of 10 using it without parental supervision.) You can cook your own meals in our well-stocked kitchen and eat at our kitchen island or outdoor dining table. Other things to note **This cabin is located in a private subdivision near the top of Massanutten Mountain with views of the Blue Ridge Mountains and the Shenandoah Valley. Please note that the cabin is accessed by an approximately two-mile stretch of rural, gravel road that is bumpy, steep, and winding in places. A four-wheel drive (4WD) or all-wheel drive (AWD) vehicle, particularly an SUV, Jeep, or truck, is highly recommended for driving up to the cabin. This is the norm for most mountain cabins in the Luray area. That being said, we care very deeply about our guest experience. If this described drive up to the mountain cabin does not sound right for you, please consider instead a property in the valley or in town. Downtown, we have Sage, a beautiful, modern farmhouse steps away from downtown shops and restaurants. In the event of a major snowstorm or other extreme weather conditions that hinder travel or safety, we will gladly exchange your reservation for a different date. Guests should consider the weather before traveling, and cancel or reschedule their trip if they have concerns about travel. We offer a flexible cancellation policy that enables guests to cancel up to 24 hours in advance of their reservation with a full refund. Beautiful pinewood cabin on secluded 3 acres. Three (3) bedrooms (4 beds), sleeps 2-6. Close to everything in Luray; Luray Caverns, Cooter's museum, antique shopping, town, Arrowhead Lake, and the Washington Nat'l Forest. Only 1/2 mile to the river! Close to everything, but tucked away on the mountain for privacy. We both love staying at our beautiful cabin in the peace & quiet so we can focus on each other & get some fresh air. We now offer Wi-Fi!! The space A Cozy Bear Cottage is situated on three (3) secluded acres on the East side of Massanutten Mountain, located less than a mile from the South Fork Shenandoah River which offers THE BEST Smallmouth Bass fishing in the whole state of Virginia. The cabin has three (3) bedrooms and two (2) bathrooms, and it's perfect for 2 people, but we can comfortably accommodate up to 6 people. Some hosts try to squeeze in too many guests, offering them the couch or an air mattress, but I don't think the cabin holds the same appeal for the one who gets the couch. So, we offer beds for 6 people as follows: Master Bedroom has 1 Queen sized bed, Guest Room 2 has 1 Queen sized bed, and the Bunk Room has two (2) Single beds stacked. We have added brand new, non-toxic memory-foam mattresses (new traditional mattresses on the bunk beds), new pillows in every bedroom, updated water filtration/softener system, and some newly stained/finished rocking chairs on the front porch (now that's some hard work). The cabin is so beautiful and we have ceiling fans in every room! Decorated with black bears throughout, see if you can count them all! The cabin now has a new deck and a brand new hot tub in the backyard! Please note that by agreeing to rent the cabin you are also agreeing to all of our policies, including our hot tub safety and use policies, as stated in our Welcome Book. Also, hot tubs can be hazardous so please supervise any children playing outside. Please note that hot tubs are unpredictable if not correctly maintained. If by chance the hot tub breaks down during your visit, please text Pete right away. We will do everything possible to fix the problem in a timely manner, however NO REFUNDS WILL BE GIVEN. Also, there is no lifeguard, soak at your own risk. Do not sit in the hot tub for over 20 minutes as you will dehydrate. We supply all guests with the following items so you don't have to: luxury amenities (shampoo, conditioner, shower gel, lotion, and all-natural hand soap at all sinks throughout). The cabin offers a fully functional kitchen with oven, stove, refrigerator, freezer, dishwasher, and Keurig machine for that ever-important cup of joe in the morning. We do leave a few bottles of water and k-cups for your convenience, but if you want more you will have to stop at one of the stores in town. The cabin has an outdoor firepit and an indoor wood-burning fireplace (Not for use Apr-Sept). Some firewood provided for fire pit use. Stop by the small farmers' market up the street, the Country Corner (it's on the right before the turn at Cooter's Place), and make a delicious dinner in our fully stocked kitchen. Country Corner carries the freshest local produce, farm-fresh eggs, organic ice cream, and really good hot sauce. They also added some cute little goats last Spring and new baby piglets this Spring, so stop by and say hello on your way in. Cooter's Place is less than 3 miles away at the corner of US Hwy 211 and Egypt Bend Road. Stop in at 1 pm for lunch at Daisy's and a free concert (every Sat 1-3 PM) after your morning mountain hike. A Cozy Bear Cottage is about a 10-minute drive to the shopping center and Luray Caverns. Take a Right turn and drive down Main Street to find restaurants, coffee shops, and stores, but don't forget to go by the Luray Bell Tower at 8 PM for some auditory entertainment. And remember gas is a lot cheaper in Luray so don't forget to fill 'er up before you leave to go back home. You will have use of the Washing Machine and Dryer if you choose, and we provide all-natural and usually organic laundry supplies. We have septic on the mountain so only all-natural products are recommended for use at the cabin. A Cozy Bear Cottage offers a quiet and relaxing getaway from the hustle and bustle of the DC Metro Area. I love going to the cabin just to unwind after a long week. But my favorite thing out here is a sunny morning spent with a fresh cup of coffee, in a rocking chair, on the covered front porch, just listening to the birds singing. What a beautiful and peaceful place to relax. Other things to note INCLEMENT WEATHER Accessing the cabin requires traversing a partially paved/partially gravel road. The cabin's driveway is paved, but quite steep. Please note that if snow or ice is possible during your stay, four wheel drive is may be advisable. During other seasons and when there is no snow, we frequently access the cabin in our minivan without issue :) NOISE Our community has a noise ordinance between 10:00 PM and 8:00 AM. We ask that guests kindly refrain from loud noises during this timeframe. NEIGHBORHOOD SPEED LIMIT Our neighborhood has a maximum speed limit of 15 mph. We ask that guests observe this for their own and others safety as some of the roads are quite steep. SEPTIC SYSTEM The cottage has a septic system. Grease and oil must never be allowed down any of the sink drains. Food particulars should be scrapped into a trashcan prior to rinsing in the sink. Feminine hygiene products must be thrown away in the trash can and not flushed down a toilet. Never flush solid trash down the toilet with the exception of natural waste.

The living room has a Roku TV and wifi. (A note: the secluded nature of the farmhouse means using satellite internet, so cozy screentime is possible, but download speed is not fast .) You can also escape to a smaller den, which has a sofa and a Roku TV, as well as a bar-height table, perfect for game nights and conversation. Three bedrooms and two-and-a-half baths accommodates groups of adults or families with children. The master bedroom on the first floor features a king bed, small office, and ensuite bath (with shower). Upstairs you’ll find two private bedrooms: one with a king bed and one with a queen bed and twin bunkbeds, with a shared bath next door (also with a shower). After a day of adventuring – or relaxing – gather outdoors for dinner by the fire pit, relax in the hot tub, and then dry off by the indoor fireplace. However, we are not set up as a baby-proofed property. - There are no baby gates, but we provide a portable crib (pack and play), booster high chair, and kid cups/plates. - We expect adults to supervise children throughout the home and property to ensure their safety. - We have emergency information printed in the guest book at the property, and we have a basic first aid kit. PETS: - Dogs (two maximum) are allowed, with prior approval. Miniature horses (one maximum) are allowed if they are trained service animals required for a disability. - We cannot allow cats due to allergies. - Emotional support dogs are allowed, with prior approval. We cannot allow cats, even if they are emotional support animals. - You are expected to bag your pet's poop, even in the yard. - The pet fee is $50 per dog. This includes emotional support animals. The only exception is for trained, registered service animals. We will have to charge fees to cover any costs related to damage caused by pets or cleaning for excessive pet hair or dirt. WIFI: - We have Starlink satellite internet, which will handle basic needs. - If you’re working remotely, you’ll have no problem staying connected, although there may be occasional buffering with video conferencing. - You’ll also be able to enjoy some binge-watching, but if multiple people are binging on various devices, you may experience slower speeds. - We have two Roku TV sets. We provide a pin for the Roku app, and you can log into your own subscription services. CLEANING: - We ask that you help speed up the cleaning process by doing a few things on your way out (stripping beds and placing sheets/towels in front of the laundry room, putting your dishes in the dishwasher, bagging your garbage, putting furniture and other items back where you found them. - Firefly Farmhouse is in a rural area without city trash service, so we have to pay to take away trash/garbage. Please make sure all trash is bagged. INSECTS: - The property includes two rural, wooded acres, which means there are insects, including the possibility of mosquitoes and ticks. Please wear insect repellant outside to minimize bites. - The same insects that live outside can occasionally get into the house. Please keep doors and unscreened windows closed to minimize intrusion. If you see any wasp nests (or the like) please notify us immediately so we can have exterminators take care of them.

A spectacular riverfront oasis. Outside you have your pick of the screened porch, a deck a patio with a upscale outdoor kitchen, a large shaded deck on the edge of the river or a floating dock in the river. Inside there are two living/family rooms. The lower level area is adjacent to the full kitchen with gas range. The upper level has a large TV and fireplace. Other things to note The condition of the river is impacted by the weather. From time to time there will be debris in the water and depending on the time of year and rainfall we will have some algae. We are in a sparsely populated area so cell coverage can be spotty depending on the carrier. Verizon does not have good coverage in the cottage and immediate area.

The space This is our Buffalo Bill cabin, and it is perfect for two families or a large group of friends. This historic, nineteenth century, pioneer style cabin features hand hewn logs, paintings from the original owner, country kitchen, wood-burning stone fireplace, and personal touches. The cabin was lovingly relocated and nestled on 16 acres in an idyllic setting along the bank of the Shenandoah River. Enjoy morning coffee on the large front porch while you watch the beauty of the mountains and river unfold. Spend the day canoeing, kayaking, tubing, or fishing right outside the cabin and the evening catching fireflies, roasting marshmallows over a campfire, grilling, playing board games, or sipping spirits by the river. Enjoy the cozy living room wood burning fireplace. There are three bedrooms, two with king beds and one with a full and three twins on the third floor. Note the third floor is accessible via the second bedroom; a 'hidden' attic making this fun for kids. There is a half bath on the first floor and full bath on the second. There are also plenty of toys on the third floor for added bonus! Note we have three private cabins on the property. Each cabin has its own campfire pit and grill. Our Annie Oakley dock is great for launching kayaks or canoes or just fishing and hanging out. Walk our Lewis and Clark trail to enjoy wildlife and river views. Let the little ones wade into the river and splash around at Pocahontas Point. **Fireplace Closed April 1 to September 30** Note that the cabin has a wood-burning fireplace. The wood smell is woven into the fabric of the entire cabin. Most people don't smell it, others love the nostalgic smell, and a rare few are sensitive to it. Riverfront Pioneer Cabins, LLC is a licensed rental. Nightly rate includes state and county lodging taxes. FIRM NO PETS POLICY (for safety reasons, this includes service animals). Animal lovers welcome, however! This is a hobby farm, and we have other free-roaming pets on the property...dogs, cats, chickens, ducks, pigs, and honeybees. Co-mingling animals could be disastrous to our livestock and your pet. Guest access On site is a mile long trail that loops around the property. You have access to plenty of water equipment: tubes, kayaks, paddleboards, and canoes...enough water equipment for all guests to enjoy. We have many adult life vests as well and four youth vests. You can access the river directly from our pier. There is a firepit next to the cabin and one down by the pier next to the river. The cabin is minutes from the Shenandoah National Park and George Washington National Forest hiking trails. About a ten minute drive away are shops perfect for antiquing, the Luray Caverns, an adorable movie theater, restaurants, zip lining adventure, animal rescue zoo, distillery, golf course, brewery, vineyard, and the Luray Caverns. The Kitchen Walmart & Food Lion (large grocery store) is only 5 minutes away, so it is easy to grab groceries on the way to our place. Our kitchen is fully stocked with all things you need to cook up a delicious meal. We have non-stick cookware, plates and bowls, and beautiful tableware and cooking utensils. Toaster, microwave, coffee maker, rice cooker, crockpot, dishwasher, stainless steel oven with baking pans, basic cooking ingredients and over 20 kinds of spices will also be provided for you. There is a Walmart and Food Lion 5 minutes from the cabin. 3. SHAMPOO, CONDITIONER, BODY WASH. Provided via dispensers in the showers. 4. There is an external camera at the front door to ensure guests are able to get into the home okay and for your safety. There are no cameras inside the home whatsoever in order to respect your privacy. 5. The indoor white wood stove is for display only and is non operational.

Shenandoah River Cottonwood Escape Come stay at this newly renovated water front river house just steps away from the River. Big enough space to bring your family with a large kitchen to cook all of your meals. The house is equipped with a whole house water system and has many other upgrades throughout. 3 bedrooms 2 bathrooms, electric fireplace. The house has starlink for your WiFi, so you can work from home easily. Hot tub. Linens and towels are provided! The space 3 Bedroom, 2 Bathroom River house that has been completely remodeled. 1 king bedroom (upstairs) 2 queen bedrooms (main level) 2 full bathrooms with soaking tub in king bedroom area. This is a two level home, just steps away to the River. Fully stocked kitchen. 6 person hot tub Sleeps 6 people, no pets allowed. Owner is severely allergic. Very private! Guest access Guests will access the house via key pad code that will be sent the day before check in. Other things to note Absolutely no pets allowed! Owner is very allergic, so unfortunately we cannot host service animals. If needed there is a broom, dustpan, mop bucket, and mop located in the closet by the front entrance. When using the dishwasher, choose the setting you desire, hit start then close the door. We have tried our best to control bugs on the property, but nature is winning that battle. To help with bugs at night keep light settings outside low. Turn off as many lights as possible inside, especially near doors and windows and leave doors and windows closed. This will not eliminate all of the bugs but it will help keep them out of the house. Trash cans are provided outside at the bottom of the back deck. Please place all the trash from inside and outside in these containers. Do not leave trash set out. Animals will get in the trash if left out. There are four locked doors in the house. Two are for cleaning supplies. Two are for our personal belongings. Please do not force entry into these doors. When using the washer and dryer please clean the dryer lint trap after each use. Before using the hot tub please shower to remove oils and lotions. Also please shower before getting in the hot tub after swimming in the river.

The space MASTER BEDROOM: Rest easy in the honeysuckle master bedroom with a king bed, ceiling fan, and skylight to let in the beautiful sunshine. With an extra-long work top at the end of the bedroom, if you need to sneak in some work while on vacation, this is the perfect spot. You’ll be farther away from the commotion of the kitchen and family room, where the rest of the family will be gathering, leaving you to be able to work. In addition to the ceiling fan, there is also a sound machine in the closet and a box fan. The windows have black-out curtains on them, but note that because of the beautiful skylight, the sun still shines in. The pack 'n play is stored in the closet and there's plenty of space for it in this bedroom or in the other. BEDROOM 2: The bunk room has 2 sets of bunkbeds, providing 4 twin beds. There is 1 dresser, and a ceiling fan in the room. There is a sound machine and a box fan in the closet. The windows have black-out curtains. FRONT ROOM: Walk into the house and turn to the right to come into the front room. Kick back and read a book while you enjoy the serenity of cabin life. There is another TV in this room as well, located across from the loveseat. The room also has a coffee table, a game table, 2 chairs, and bookshelves with games, toys, and books. FAMILY ROOM: Walk in the front door and turn to your left to come into the family room. If it's a cooler night, grab a blanket from the basket and cozy-up, with the fireplace crackling. The oversized coffee table opens to find coloring books & crayons inside. The family room and dining room flow into each other, making these rooms the heart of the cabin for families. The TV is mounted above fireplace for easy viewing. DINING ROOM: Sit down to dinner at the beautiful wooden table that seats six. Between meals, there is a piano for our guests to enjoy playing. KITCHEN: A kitchen ready for you to cook in. There is a dishwasher, an oven, microwave, toaster, coffee maker, crockpot, cooking ware, baking sheets, plates, cups, bowls, coffee mugs, wine glasses, and silverware. OUTDOOR: Grab a towel from the hot tub station in the dining room and step through the sliding doors to access the hot tub on the back porch. Through the kitchen is access to the side porch, where you’ll find the gas grill, and outdoor seating. In the front yard, relax on the hammock under the trees, play cornhole with your family, or gather around the fire pit. Free WiFi, central HVAC, propane fireplace, linens & towels, washer/dryer, detergent, ceiling fans, hairdryer, hangers, and trash bags. Guest access You will be sent an access code to the door the day before your arrival. Other things to note You will have access to the entire cabin and 4 acres of land! The cabin is off of a gravel road, up the mountainside. In rain, the road is more difficult to drive, but our station wagon can handle it! During snowy weather, the main roads and driveway are plowed if snow is 4” or more. 4WD is recommended then. The house has a septic system, so please note that only toilet paper should be flushed. Also, please use only septic friendly toilet paper. This is common in the area, so all the stores have toilet paper that is clearly labeled "septic safe." We are on a well and the water is filtered and treated. If you don't like well water, feel free to bring your own drinking water. The cabin has satellite wifi, but it can be slow at times, especially if it is overcast outside. If that happens, the Roku on the TV is slow, so you may need to bring a hot spot if you want to watch a movie during a time the wifi is slow. Keep doors closed all the time to keep nature’s creatures out. Please also clean up crumbs, and do not leave any food outside. NO SMOKING, NO PARTIES and NO PETS are allowed.

The front porch has seating for 7 with two hammock chairs and a couch. The side porch has a table, chairs and umbrella to enjoy a meal at. Next to the side porch, you’ll find the grill with all the utensils for grilling out. Venturing into the yard, you’ll find the volleyball net and volleyballs along with custom-built horseshoe pits and a firepit with seating for 8 as well as the hot tub under cafe lights. Abundant, breathtaking vistas from the deck, great room and even the downstairs bedroom are sure to make an impression. Four spacious bedrooms can accommodate your large group or give couples plenty of space to relax. Cook, dine and relax in the natural light, or escape to the basement for TV and games. 4WD/AWD vehicles recommended, lvl 2 EV charging. The space The road is gravel and steep in some places so 4WD and AWD vehicles are highly recommended. Front wheel drive vehicles with some clearance may be acceptable for an experienced hill driver, but rear wheel drive vehicles will not be sufficient. The great room is adjacent to 3 bedrooms, the master with its en suite bathroom and soaking tub, and the two upstairs have a shared bathroom at the apex of the pine ceiling. The upstairs bedrooms both have TVs and closets, as well as large windows overlooking the north and south directions of the Massanutten Mountains. The basement bedroom has a full and twin bed, as well as a chair that unfolds into a twin bed. The view is visible from those beds as well. The property is adjacent to the Shenandoah National Forest and includes 90 acres with a miles-long dirt road that is good for hikes. Many sections are rocky and steep so be careful, dress accordingly and avoid hazards. The house is newly constructed so the landscaping is not completed, which we will be working on in the coming months and especially spring 2026. Guest access The front door has a keypad lock so no keys are needed to enter the house or lock up. Other things to note We have another cabin on the property that can be booked together with this one to accommodate a group up to 16 people total. The houses are not visible from one another but are somewhat walkable and a 1 minute drive from each other, providing superior privacy and convenience between them. PLEASE NOTE Only 4WD and AWD vehicles can safely reach the cabin, but extra nearby parking avoids the steep section. The space There are many acres of wooded mountainside surrounding the cabin to keep your stay completely private. Each shower has a wall-mounted shampoo and body wash dispenser for your convenience. The well water is tested, filtered, ready to drink or cook with and there is an additional faucet-mounted filter as well. The wood burning stove inside is strictly decorative. The hot tub is brand new as of September 2025 and can seat up to 6 people. Guest access The gravel driveway may be steep in sections, so 4WD/AWD is required to drive up to the cabin. Another option is to park a short walk away to avoid the steepest part. There is parking for at least 3 vehicles, and extra parking at the base of the closest hill, just a short walk away from the cabin. Other things to note The whole house water filter was recently replaced, so the tap water should be extra fresh. An upgraded router has improved the internet reliability. Enjoy yoga on the deck with our 2 yoga mats, 5 and 12 lb free weights! Family friendly amenities include Pack n' Play, board games and puzzles! Remember to stock up on food and drink at the nearby Walmart or Food Lion just 15 minutes from the cabin. Also, ask about grocery delivery!
