The bonus room is off the patio and has a full size bed, mini fridge, sink, and room for the air mattress. We open this up for parties larger than 6 or by request. The entry area has a cute bar with glasses to put your favorite cocktail in and bar games. The back yard has a private patio through the sliding glass door with a bbq. It is a kid safe zone. The pool is also located in the back yard and surrounded by a fence for safety. The backyard is very spacious and offers a view of Alamo Pintado Creek ( no access to the seasonal creek). There is also a nice seating area on the patio with two large patio couch sets and yard games (corn hole and giant jenga). Guest access There is enough parking for 4 vehicles in the driveway and then another two vehicles in front of the house. The cottage is located in Ballard which is an adorable town with restaurants and wine tasting. It is located between Solvang and Los Olivos that are only 5 minutes away. If you would like a unique experience, rent our electric bike to buzz around town and to the different vineyards and olive oil tastings (3 free bike rentals with your booking!) . There’s also an amazing park just down the road and a miniature donkey farm. The bathroom is adjoining with a bath tub, 2 sink vanity, toilet, an bidet toilet. Every bedroom has a beautiful view from the upstairs windows. There is a free-standing shower upstairs, as well as one downstairs, along with a 2--sink vanity, in the upstairs bathroom, and a 1-sink vanity downstairs. Downstairs on the ground level, is the kitchen and living room area with amazing views looking out to the Santa Ynez Valley and Brander Vineyard. The patio overlooks this magnificent view and at night there are string lights for an additional ambience. The kitchen has windows over the stove and counter area so you have a view of the Santa Ynez Valley while preparing your meals. The counter top in the kitchen is very convenient for space and a nice area for sitting and relaxing while you enjoy the views. In the living room area, is where you will find the comfortable couch and TV with all the channels from the DISH satellite installation. Guest access The guests has access to all the areas of the home that have unlocked doors. The owner keeps his personal belongings in 3 rooms in the home, but does not stay or come into the home while guests are visiting. Other things to note There is a TV in the living room with numerous local and movie channels, WIFI access, and one large bluetooth speaker for music, also in the living room. Please keep in mind, this property is on a vineyard with acres of open space and in a country setting. We have an exterminator that treats the outside of the property on a regular basis. If you happen to experience a few bugs, please inform us. This is the country, and so very peaceful!

Walking distance to the center of Los Olivos and over 30 tasting rooms, world class restaurants, and quaint shopping. The space We are within walking distance to the tasting rooms in downtown and also within walking distance to Roblar winery, Blackjack winery and many others. The master bedroom is ground floor and has been recently remodeled. The en-suite bathroom includes a massive walk in tile shower, Carrera marble double sinks, and restoration hardware furniture. En-suite TV, large closet and separate entrance. The guest bedrooms are each quite spacious, include queen beds, work desks that can be used for make up desks, individual spacious closets, dressers, and nightstands. The house has as many amenities as we can pack in, the massive patio, sunken fire pit, restoration hardware patio table and seating area, hot tub, cowboy tub that doubles as a cold plunge in the winter. But we’ve also provided an extraordinarily well stocked kitchen, complete with Viking appliances, Viking bbq, large restoration hardware table and chairs, complete with settings for 10+, wine glasses for 10+, and small items like cake serving utensils, baby plates and utensils, and a selection of kitchen utensils. Two bicycles are provided for store runs, coffees, or to just tour the area. Speaking of coffees we provide an espresso machine for the most refined coffee drinker, a kurig for those that prefer easy coffee, and a French press for those that prefer classic. We also include games for young and old; giant Jenga, cornhole, board games, battle ship, and s’mores utensils for the fire. We also include a margarita machine for adults and popcorn maker for movie nights. We’ve tried to include amenities for everyone. Guest access Guests are encouraged to use the entire home; gourmet chefs kitchen, huge walk in shower, massive outdoor patio, fire pit, hot tub, bbq, outdoor dining and our cowboy pool! Other things to note We have an addendum that each guest must sign before their stay. Most importantly are the noise limitations of the property. We have a particularly sensitive neighbor and we are dedicated to maintaining our SB county AirBnb permit, to that end noise is not permitted after 10pm. PLEASE do not book our property if you cannot adhere to this requirement. Nightly price includes 15% Santa Barbara county occupancy tax. We are a LEGAL, permitted short term rental in SB county, any rental legally is required to pay this tax. We also are required to have a long term tenant occupying the property as part of our legal permit, the owner occupies the completely separate guest unit as a 3rd home when in the area. It is completely separate, is private and has it's own patio, entrance, parking, ect. Your privacy will not be compromised, there are no shared areas, and your home is your home during the stay.

The space Roblar Farm estate is a 6,600 square foot classic Santa Ynez ranch home — a treasure for an extended family and/or friends to enjoy. The open floor plan of the primary living space is exceptional. Between the sheer size of the room and the large, vaulted ceilings, it’s easy to see how a room like this could tend towards grandiose. Instead, the designers of Roblar Farm have carefully curated a variety of intimate spaces within this magnificent room. A tufted, blue velvet setteé built in to dark wood, which wraps around the room to create the full size (seats 10) wet bar, is evocative of a traditional, yet opulent, old-west tavern. This tavern feel is further illustrated in the decor: iron and wood cocktail tables fill the space between the bar and the velvet setteé while cowhide rugs, sumptuous leather love seats, and kilim accents make up the space around the two separate fireplaces. Old world stops here though, as the 72-inch flat screen TV and Airplay music system with surround sound are state of the art. Please note there is no luggage storage before check-in or after check-out. If you'd like early check-in, make sure to request it in advance. In most cases we cannot offer it, but we will be happy to let you know in case it is possible (though we may not be able to let you know either way until the morning of check-in in many cases). It is EXTREMELY rare that we can offer late checkout, but if you request it in advance as well we will let you know if it's possible. The space COTTAGE: Our beautiful cottage is located just minutes from town on our private 5 acre ranch. Drive through the gate, past the corrals, up the tree lined drive and enter our charming, newly-renovated cottage. Hardwood floors line a living space with a gas fireplace that opens onto a dining area with its own bay window. There's a complete kitchen with granite counter tops, marble floors, and a laundry room with washer and dryer. Tucked under the stairs is a brand new, fully equipped bathroom with a big, tiled shower and large fluffy towels. Off the dining area, there's a small bedroom with a queen size bed and lovely views of the garden. Wander up the staircase which opens directly into the master-suite. Light the fireplace and sink into the queen size bed with luxury linens and down bedding for a fabulous night's sleep. Just steps away is the bathroom complete with a small Jacuzzi tub framed by Carrara marble. In the morning you can enjoy coffee on the front porch, in the afternoon, relax with a glass of wine, take a nap on the big porch swing, or hang out on the expansive private lawn. Adjoining the porch is a deck with a wrought-iron table and BBQ in the event you want to grill. Off in the yard there is a picnic table under bistro lights if you prefer to dine al fresco. For entertainment, the cottage has a flat screen TV, Roku box, Hulu, Netflix, DVD player and free WiFi (no live tv). Cyclists are welcome! Los Olivos is a haven for cyclists. You can stash your bikes in our bike garage and if you need tools or air, we can help. We have many bikes available for your use. It's a 5 minute ride into town! The cottage is a little over 1/2 mile from the town of Los Olivos. It is situated up on a hill surrounded by lawns, huge mature trees, and an occasional inquisitive horse in the nearby pastures. You won't see any neighbors or streetlights here. Close enough to pop into town but totally secluded for your privacy. ***Not suitable for children due to many safety hazards on the property. **Only guests with complete profiles, including first and last name VERIFIED ID can book *Review our Rental Agreement (below), a booking made though Airbnb is an acceptance of our Agreement's terms. OCCUPANCY: The maximum number of overnight occupants allowed in the cottage is 4 persons. this includes children and babies, of any age. The property is well maintained and clean, however, just like your own home, unexpected breakdowns can occur. Guest access The Winery Retreat is separate from our main house and shares the same structure as our winery, hence the name, Winery Retreat. This retreat has its own bocce ball court, yard, and patio, directly in front of our vineyard. Other things to note We value tranquil wine country living, along with our neighbors. We ask that guests adhere to an appropriate code of conduct conducive to quiet country life. No guests, outside the guests staying at the retreat, are permitted on the property unless specific authorization has been provided. Though our property is ten acres, sound travels. We ask guests to adhere keep the noise level down after 9:00. If we get any complaints from neighbors a warning will be issued, and then immediate eviction (this has never happened in our 10+ years of having vacation rentals on our property, but we put it out there to weed out anyone looking for a place to have loud parties into the night).

We are centrally located only 5 min from downtown Santa Ynez/Los Olivos, and about 10 min from Solvang. Pet fee paid separately - $50/day per pet EV charger on site - $20 per stay The space The ranch is 5 acres completely fenced with two separate gates. The entire property is beautifully landscaped with hundreds of trees/plants, a vineyard and expansive grass fields (perfect for dogs). It also has top of the line amenities including a fire pit, private jacuzzi, Viking grill, outdoor dining area, infrared heated yoga studio, mini putting green, giant chess board, and plenty of parking. The house is 1200 sq. ft with 2 bedrooms and 2.5 bathrooms. It has complete privacy and is located in the far back of the property over 100 yards away from the main residence and yoga studio. Each room has a new queen bed and there’s also a pull out queen sofa bed. The kitchen is equipped with brand new appliances and has all the essentials. There are smart TVs in every room including a 70 inch in the living room. For guests that are celebrating a special occasion there’s also LED atmosphere lighting, a blue tooth juke box, and a Rosé bar cart with 12 bottles of wine made from our own vineyard conveniently available for purchase. It also has a private fenced in backyard that's perfect for dogs. We tried to think of everything. There is also an Electric Vehicle Charger on property that is available to use for $20 per stay. Other things to note We own and operate a yoga studio on the other side of the property. The studio is in our newly renovated barn and we do offer private yoga lessons to our Airbnb guests. There is a bocci court for those who partake in games. The house has a well equipped large kitchen with a Wolf cooktop. Our wifi is strong The space There are noise limitation on the property. We have particularly sensitive neighbors and we are dedicated to maintaining our Santa Barbara County Homestay permit. Noise of any kind is not permitted after 10pm. PLEASE do not book our property if you cannot adhere to this requirement. Nightly price includes 15% Santa Barbara County occupancy tax. We are a LEGAL, permitted homestay rental . Any rental is required to pay this tax. Guest access You have the entire house except a small office off the kitchen and the master ensuite. There is no laundry room or garage access. Other things to note There is a wood burning stove in the living room that cannot be used. Central heating and cooling will keep a comfortable temperature for your stay. The spacious bedrooms are located off of the living room with each bedroom having their own private bathroom supplied with lush towels and toiletries. Each bedroom also has their own entrance with inviting seating to chat, take in the views or read a book. EVERYTHING in the Guest House is new from the furniture to the cozy organic sheets!
