The space Relax into this spacious 3 bedroom unit that is one part of a bigger building - we own all units. Start unwinding immediately - this is fully prepared with everything you will need for you stay including comfortable linens, plush towels, and even beach supplies free of charge. The spacious living room, including the cozy conversation area with club chairs, is perfect for sharing a bottle of wine and chatting about all the events from your day exploring the area or enjoying the beach. The dining area has ample space for enjoying a meal prepared in the fully stocked kitchen, or playing a game after a long day in the sun. The beautiful, light drenched sun room directly off the living room, gives extra sleeping space with a twin+trundle bed, or just a place to lounge with a book or nap after enjoying a day at the beach. There are three bedrooms upstairs with beds just waiting to welcome you after a long day. IMPORTANT: The immediate access to the beach is being completely renovated, however, you can walk a few extra steps to the next access which is about a block for access. A $25.00 fee per person over six guests up to 8 guests will be charged.. NOTE: Garage door is inoperable. There is access through a door. New one being ordered. Guest access All parts of this three bedroom unit, the garage which houses the laundry room, beach supplies, small private patio with fence adjacent to Florida Room and the side patio. Other things to note PETS We warmly welcome 4 legged CANINE friends. No cats, please. (They don't like the beach!) There is a Pet Fee of $100 per pet . When you reserve, please be sure to indicate if you will have animals with you. This is REQUIRED. By booking with your dog or dogs you are agreeing that you have reviews our following guidelines and agree to them. Maximum allowed is 2 dogs under 20lb, or 1 dog under 40lb. If you have a dog larger than this size, feel free to ask us for an exception but we must approve it. If your pet is oversized and accepted, there will be $150 pet fee for the larger dog. Breed and age are needed along with current proof of vaccinations, and they must be on a current flea/tick protocol. NO aggressive or unsocialized dogs. Must be completely house trained or kept in a kennel when left alone. Our insurance requires us to collect certain information regarding animals for the safety of all our guests and their pets, which you will be asked to provide upon booking. Our beach communities are extremely welcoming to animals and we are a very dog friendly community. Due to our wonderful weather most of the year, you can easily take your furry friend with you to many restaurants or bars that have outdoor seating available, and they will provide them with water and head pats. MULTIPLE PROPERTY OPTION: We do have other units in the building that are 2 and 3 bedrooms. You are also welcome and encouraged to book any combination of units together if you need more space or traveling with multiple groups - so if you are booking one of the other units and this one is available, you are welcome to add it on for any number of nights, and vice versa.. Our cottage is suitable for just one couple, several couples, or a an entire family getaway or family reunion. For a smaller wedding, why not have your wedding on the beach and your reception at the Cottage. We have a huge private backyard, one of the largest at the beach where you can simply relax or even have your breakfast, lunch, or dinner in the privacy of your own backyard. We also have a beautiful fire pit for those chilly evenings or for a good old fashioned campfire like the old days. And of course don't forget our very own Tiki Hut / Bar in the backyard too. This is the perfect vacation getaway location. The cottage still has original beautiful wood walls and wood floors almost throughout the entire house. The walls and floors are absolutely beautiful after our refinishing. Our kitchen is stocked with cookware, dishes, utensils, glasses, and of course campaign glasses to start your vacation. The side-by-side fridge has ice and water in the door. You may just find yourself eating out in the terrific local restaurants within 5 or less than 5 minutes walking distance, or you'll appreciate the microwave and coffeemaker for your convenience too! Plus, you can also put something into crock pot and the food will be ready when you come back from beach. If not, you can throw chicken/steak/hamburger, etc. on the BBQ grill and enjoy your family picnic at the backyard. We recently added a cute surf board outdoor shower so that you can take a warm shower to rinse off all the sand. simply relax enjoy your own very large private backyard with built in Charcoal Grill, or warm yourself next to the large stone firepit and also enjoy our completely detached Tiki Hut and 14' Tiki Bar located inside which can be locked and secured depending on family preference. Great for people looking for a getaway filled with fun but it is also a good location if you are visiting the Mayo clinic, about a 15 minute drive (5 miles). The space We created a cozy patio with mosquito net so that you can sit outside during the day or at night with a cup of coffee, wine and enjoy the warm Florida weather. If that weather seems too hot, head inside where a smart TV is waiting you with Xfinity cable, Disney+, and enabled for your own Netflix or other accounts or pick up one of the books that are available. If cooking is your territory, you will appreciate the modern kitchen that is setup with pots, pans and stocked with the basic spices so you can show off your culinary talents. Other things to note Please note that this home is a classic beachfront duplex. While we have quiet hours from 9:00 PM to 8:00 AM, you may occasionally hear ambient noise from the other unit.

Our home is family-friendly with a pack 'n play, high chair, games, puzzles, beach towelsand beach chairs for your convenience. Easily walk to nearby restaurants to explore the local flavors. Get away and relax! The space Our home has a nice fenced in yard with outdoor seating and a relaxing, outdoor shower. Downstairs, you will find a well equipped kitchen and a gathering room with comfortable seating and a table that seats six. We have a TV with Roku. And a swinging chair! There are games and puzzles in the coffee table. There is even a nook that has toys and books for kids. The washer and dryer are in a closet just as you come in the front door. We provide some laundry detergent, cleaning supplies, and trash bags. Upstairs we have three bedrooms, the primary bedroom has a king size bed, and the other two bedrooms, have queen-size beds. The primary bedroom has a balcony. The second bedroom has a designated workspace. And the third bedroom has a small walk-in closet. There’s a full bath that has double sinks, and lots of hooks for towels. We provide shampoo, conditioner, and body wash. We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in. Kindly refer to the following guidelines regarding fees for extra guests: 3 BR unit - $35 per guest/night after 7 guests (i.e. 9 guests would be $35/night extra and 10 guests would be $70/night extra) If you are highly allergic to dogs this home may not be a good fit for you. The living room is equipped with smart roku TV, DVD player, family board games and a large sectional with room for the entire family. We are only 30 min from Jaguars stadium and downtown Jacksonville, 10 min from the Mayo Clinic, 15 min from TPC Sawgrass and many other great courses in Ponte Vedra and Sawgrass, 35 min from JAX international airport, and 50 min to historic St. Augustine (and a great drive along the coast on A1A).
