The main house has 3 bedrooms, 3 baths and sleeps 8 comfortably with two large family rooms, each with big screen TVs, 85" and 75". The ice house features 2 sets of full size bunks, 1/2 bath, an 85' TV, air hockey, ping pong and foosball. There are plenty of games for everyone: cornhole, yard dice, yard pong, large size Jenga, connect four, yahtzee, scrabble, monopoly and Uno. There is a Keurig coffee maker, kcup, with a selection of coffee. There is also a gas grill on the patio to bar b q your favorite meats and vegetables. The house is furnished with dishes, glassware and utensils for your dining experience. The house is on a septic system, no disposal and only toilet paper in the toilets. This has been our family home for 30 years and we recently renovated. We're excited to share it with guests now who can hopefully make as many great memories as we have! We have 200 ft of San Bernard river frontage with a dock, plus plenty of outdoor activities to keep the whole family entertained. There's a separate guest house with an en-suite bathroom, and the property is just a few minutes away from Hanson Park and its public boat slip. We have everything you need for your family trip! The space We’re also close to Dido's Restaurant, which has delicious food and a great atmosphere. West Brazos Golf Center, a nine hole public course, is less than 10 minutes away. If you're coming for the holidays, we'd be happy to put up some decorations (such as a christmas tree) for you! Feel free to tie up your boat to our dock! There are cleats, but we do not have any ropes so please bring your own. The nearest public slip is at Hanson Park. The river is great for swimming! It's about 8 ft deep at the dock and deeper in the middle. We now have high speed internet throughout the home provided by Starlink! There are two large driveways with plenty of parking as pictured. There are 4 bedrooms. 3 of the bedrooms have en-suite bathrooms. The 4th full bathroom is accessible via the hallway. The master bathroom has a both a jacuzzi and shower, while the rest of the bathrooms have showers. One of the bedrooms is a kids room with 2 single bunk beds (4 beds total) and a child bed. It also has plenty of games and toys! We have a huge living space and the kitchen is very well equipped! It has pretty much every appliance you could want - pots, pans, knives, towels, utensils, glasses, etc. You will have no problem making big meals for the family here. There is a big dining table with 8 seats plus plenty of extra space to eat at the island counter, living room, or outside when the weather is nice! We do have a grill but please note we do not provide propane. There are propane cans for guest use but you will have to go get them filled. You're also welcome to bring your own! We also have a firepit for your use. There may be leftover firewood to use, but please plan on bringing your own just in case! There are two large ice chests available for guests as well! We have external security cameras on the home and do expect our house rules to be followed as listed. No more than 2 pets allowed without prior consent and approval. Please keep pets off of furniture in the home. This beautiful two level waterfront home is situated on the tranquil San Bernard River in Brazoria, Texas. The river flows south to the Intercoastal Waterway and the Gulf of Mexico which is a 30 minute boat ride from the house. The space The home is ideally located for many outdoor activities, including fishing, boating, sailing, bird watching and much more. Some of the best water in Texas for wake boarding and bare-footing! Great outdoor space with over 3000 sqft of decking (7 decks) and 2.5 acre yard. Sit on the deck in the evening with a cool drink, enjoy the gorgeous sunset and fire pit! This five (5) bedroom, four bath home features an open living & dining area with a well-equipped kitchen and features a pool table. The house can sleep 14 people comfortably. All bedrooms are located upstairs. The master bedroom has a king bed, a private bath, sauna, large cedar closet, and deck. A guest bedroom with a king bed and private deck; the room shares a bath with the third bedroom which has a queen bed. The bunkroom has two full beds and two twin beds. Bunkbeds are suitable for children only. There is a full bathroom in hallway. Last bedroom has a king bed and a private bathroom. There is also a queen blow up mattress available for use in the common area. The home has a large breezeway downstairs to relax in the shade. The predominant southeast winds blow through ensuring pleasant weather on even the warmest of days. Guest access Guests are free to use all of the living quarters upstairs as well as the outside decks and yard. Guests will have no access to the locked garages, private closets, boat lifts, or zip line. Other things to note We only rent to adults over 25 years old and families with a responsible and respectful attitude. No smoking, pets, fireworks or house parties. A rental contract will be emailed to booked guests to review and sign. Exceeding the maximum number of guests or breaking the house rules will result in a non-refundable eviction. Several neighbors are full-time residents and as a result it is extremely important to be quiet and respectful. Peaches Retreat Rules (these will be spelled out in the Contract, which you will receive after booking): The big deals: - Check-in is after 3 PM on first day, check-out is before 11 AM on last day. - We rent to responsible adults, families, and adult groups. The house is not to be used for graduation, prom, wedding, or fraternity/sorority activities. - NO house parties will be permitted. Our neighbors have the right to quiet enjoyment and safety, as do you! - Peaches Retreat is on a septic system. Maximum occupancy is fourteen (14) people, and nothing but TP in the toilets! -No eating or drinking in bedrooms. - No pets, no smoking, no fireworks, no RV’s. Please leave the BBQ grill where it is. Please clean grill and utensils after use. - Pricing, booking, rents, and deposits are all handled via the booking agencies. Please stay out of areas marked “Private”. - The security deposit is $600. There is a $275 cleaning fee. - Be safe! Swimming and boating are at your own risk. When you arrive: - The front door key is in a secure lock box – you’ll receive the code prior to occupancy. There is a $250 fee assessed for losing the front door key. Towels will be in all bathrooms. These stay in the house – please bring your own beach towels. When you leave: -Please leave the entire home as neat and tidy as you found it on arrival. - Please leave your beds unmade. The maids will then know which linens need to be replaced. - Please wash any dishes you used and replace them in the cupboards. - Please replace the key in the lock box, shut all windows, close and lock all doors. - Make sure you get everything out of the fridge and freezer! Come relax in our cozy river home just an hour drive southwest from Houston. Enjoy the peace and quiet as you lounge on the patio and watch the many hummingbirds. Enjoy fishing or swimming in the river or the nearby beach towns of Surfside, Sargent or Matagorda. So much room for so much fun! The space Outside - Large covered porch with swing over looking the river. Plenty of room on the deck to eat and relax. Enjoy the firepit as you grill your dinner. Dock is shaded by beautiful oak trees and we have tree lighting and string lights for hanging out by the river in the evening. Inside - Large kitchen with all appliances and dishes provided. Living room is spacious and has plenty of room for seating. We have 3 bedrooms. One bedroom has a queen bed, large closet and half bath. The second bedroom over looks the river and has a queen bed and a desk for remote working. The third bedroom has 2 twin bunk beds. Other things to note This property is located in a quiet neighborhood on the river and should not be used for large parties or gatherings. Space is intended for families or smaller gatherings. Please limit day visitors to the property during your stay to 6 guests as the septic system can not handle larger gatherings. Please note that the nightly price is based on a 4 person occupancy with a $20/per person/per night additional charge for any additional guests up to 6 adults and 2 kids. Please ensure you book for the correct number of guests. The additional guest fee is intended to fairly cover the additional cost of cleaning, utilities, wear and tear, etc. of larger parties but still keep it affordable for families. There is absolutely no smoking allowed inside the home or on the property. This is strictly enforced. The "No Smoking" policy includes marijuana and any other substance burned and inhaled, including vaping devices. A substantial fee will be charged for extra cleaning fees to remove odor, repaint walls and replace furniture. All fees associated with removing smoke smell will be at guest expense. Additional services: For easy transportation while on the property, we offer four-wheelers and rangers for rent. Let us know if you would like to receive additional information. Additional cleaning services are available for additional cost. Extended Stays: - For stays 7- days or less, our pool cleaning service takes places every Tuesday.
