Welcome! Our 3 story town home has over 2000 sq ft and was built in 1996. It has 3 bedrooms, 3.5 bathrooms and 2 staircases. Each bedroom has its own private bathroom. The sofa also coverts to a sofa bed. It's close to great snorkeling and fishing at the jetty. There is one row of townhouses between our home and the beach. BEACH ACCESS is at the public O’Steen beach access point three minutes away. PLEASE READ ALL INFORMATION INCLUDING THE RULES AND SPACE INFORMATION BEFORE RENTING. The space The master bedroom, second bedroom and their private bathrooms are on the 3rd floor. The living room, kitchen, eating area, powder bath and balcony are on the second floor. The garage, full size washer and dryer and third bedroom and bathroom are on the first floor at the back of the garage. The second floor balcony also has a gas grill and two chairs. The photos of the water are from the second floor balcony. We are a very easy going family. My kids and I love fishing and the outdoors. Our home is a relaxed beach house that we share with guests when we aren't in Destin. We have rented our home since 2012 and with Airbnb since 2015. PLEASE NOTE: It's a beach house and there will be sand. If you are expecting a 4 star resort experience, please keep looking for another rental. For reference, the adjoining town home was recently remodeled and rents for $1000.00 more a week in the peak season. If you want a recently updated home or are super picky, you may have different expectations about sharing our home and you may want to find another place to rent. We love sharing our home, but we want to set realistic expectations so guests aren't disappointed. Please let us know of any issues as soon as you check in so that we can address any concerns or issues immediately. Guest access Guests have access to the entire home with the exception of our four private closets. one is on third floor by the second bedroom, one is in the kitchen and two are in the garage. You can use the beach items in the garage except that we do NOT allow use of the kayaks. We also don't allow use of the hot tub that is empty and covered in the master bedroom. Please keep it covered. Check-in is at 5:00pm and check-out is at 10:00am in June and July to give our housekeeper time to clean. We can be flexible on the days we don't have another guest checking out or in on the same day. Beach Access The nearest public access is O'Steen beach access about a block from us down Gulf Shore Drive. It’s a three minute walk to the access point from our house. Other things to note The trash pick-up days are early Tuesday and Friday mornings. You have to move the trash bins out the evening before and back to the house the morning after pick-up. Our HOA loves to fine us $100 per day for each bin left out and we have to pass that on to guests if you leave it out. The HOA will also assess a $100 fine per day for any trailers that are parked at Holiday Isle. Please bring your own beach towels. We provide towels for the house, but not the beach. The AC/heat for the first floor bedroom also heats and cools the garage. Please turn it off when not in use or keep the garage door closed when on to conserve energy. Thanks for your help.

The space The unit is a spacious condo with 3 bedrooms and 3 bathrooms. The primary bedroom has a king-sized bed, a dresser and closet for storage. The 2nd bedroom has a Full-sized bed, with a dresser and closet for storage as well. The 3rd bedroom has a bunk bed with a twin up top over a full sized bed on the bottom. There are 3 bathrooms in the condo which provides plenty of space to get ready for a night out on the Harbor. The kitchen is open and spacious and contains all of the necessary essentials for that morning cup of Joe, the evening cocktail on the balcony, or a delicious home cooked meal for the family. The living room is open and roomy and has a big sofa for catching up on shows after a long day on the pontoon at Crab Island! The balcony is by far the best part! Sit out on a cool morning and enjoy your coffee or tea. It's the perfect spot to enjoy the Summertime Fireworks display every Thursday....and of course those Destin Sunsets! Guest access The building includes a pool available for guest use at their own risk — no lifeguard on duty. Guests will receive gate and door codes prior to arrival. There is one assigned parking space and one additional space available, with a maximum of two vehicles per unit. Please note that parking for boats, RVs, trailers, or similar vehicles is not permitted. Other things to note You may hear distant sounds of live music and the lively Harbor atmosphere from inside the unit. Our balcony offers a perfect view of the Harbor’s Thursday night fireworks show — a true highlight of your stay! We have a Firm Cancellation Policy. This policy is firm regardless of the reason for cancellation. We strongly recommend purchasing Trip Insurance when booking your reservation. The unit includes a washer and dryer for your convenience. Closest Beach Access: June White Decker Park, located 3 miles from the condo. The park offers free public parking, showers, and a boardwalk leading directly to the beach. Please note that any ruined bedding, towels, washcloths, or pillows due to makeup, self-tanner, bronzer, sunscreen, or tanning oil will be charged to the guest. AGE RESTRICTIONS We do not rent to anyone under the age of 25. A valid photo ID is required at the time of booking. We want our guests to have a great time while also taking care of the condo — thank you for understanding! CLEANING & DAMAGE FEES A $450 Deep Cleaning Fee will apply for any extreme messes, including but not limited to food, trash, bodily fluids, ruined bedding or towels, damaged furnishings, or smoking inside the unit. This includes marijuana and vaping products. SMOKING IS ONLY ALLOWED ON THE BALCONY. SECURITY For safety and accountability, there is a security camera at the front doorbell. Recording audio and video. HOUSE RULES Quiet hours are from 10 PM to 10 AM — please be respectful of your neighbors. Do not hang clothing or towels on the balcony railing. Use the backs of the balcony chairs instead. Grilling is not allowed on the patio or balcony. Pool hours are from 9 AM until 9PM. Do not leave items outside your door. Honestly, I prefer to come visit October-March for the least wait time and the easiest traffic. But if I'm coming for Crab Island, it's gotta be spring and summer into early fall. Notes: -No reservations will be made to students or singles under the age of twenty-five (25). Underage drinking and/or partying is not allowed on the rental property. Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all payments made. - Guest must send government issued ID to retain reservation within 24 hours of booking. -If bringing a boat, details must be provided IN ADVANCE of arrival: Make, Model, Length (Max 26'), a photo of boaters insurance card and photo ID. -Beach gate access card hangs in the kitchen. Please be extremely careful with the beach pass as it is very costly to replace ($200 fine unfortunately). We've put it on a large floating keychain to help you avoid misplacing it. Thanks in advance! -The maximum occupancy is STRICTLY enforced. Please do not leave children under the age of 18 alone in the unit. Unregistered guests are not permitted without approval. Local management will ask you to leave immediately with no refund if the reservation was made under false pretenses, you are underage, or if there is evidence of non-registered guests. Guests observed on the property above the authorized limit will be charged an additional rate of $100 per person, per night. Unregistered guests observed on the property not spending the night will be charged $100 per person, per day. Basic rules are as follows: -Quiet hours from 10pm-8am -Parking is limited to one vehicle in the complex. -No smoking or drug use anywhere on property. -NO PETS ALLOWED - this property is not pet friendly. Anyone who brings a pet will be charged a $500 fee and immediately asked to leave without a refund. -Please keep sandy items in the garage, and not in the house. -Not suitable for parties or events. Guest access Guests have access to the entire condo and attached garage activity space, except locked owners closet. Boat slip is steps away with water taxi pick up (seasonal) just steps from your front door. Guests also have access to the private gated beach with a pass just minutes' walk away through a beautiful and safe street. Pack the wagon and you're headed for fun! Other things to note If bringing a boat, we will need make, model and pic of insurance info upon booking. The boat slip is 8’ wide and accommodates a boat up to 26’. We do not charge extra if you are bringing your boat, but we must share the info with the HOA before arrival. The slips can be used for overnight parking. Crab Island and the fishing rodeo are huge draws, and the boat slip makes them so much easier for to enjoy!
