The space Crispy clean--2 bedroom and [Queen Futon], 2 bath with mostly fenced yard. Attn: the short side of the yard on the NW front side of the home is not closed. The primary bedroom has a king bed, a make-up table, a dresser, a big closet, a private bathroom, an overhead fan, and an air-cleaner for "white noise." The second bedroom has a Queen bed, a side table, closet bar, and a ceiling fan. The guests in this room can use a large hall bath with seat for those with mobility struggles. There is also an egressed partial basement, which is perfect for Kansas' stormy nights that get too intense. There is a pull-out futon with thick mattress down there in a pinch. Basement is clean but not considered finished. There is an escape window. Fiber Optic Wifi is available for the television and personal electronic devices. There's a full-length eat-in counter with three barstools, creating the perfect place to eat or set up a laptop. Note: We are close to the Railroad tracks with an intersection. Sensitive sleepers may have a hard time without "white noise," due to the frequency of crossings and the horn blowing before the intersection. We provide a three-foot tall, full size) air cleaner to set some white noise. The neighborhood is normally very quiet. However, on the west side (opposite the bedrooms) a new neighbor has moved in who loves loud music on the weekends. The music is normally off by 11p on Fri and Sat and by 10 on Sunday night. Enjoy WiiFi, stream movies (your log-in), or use DVDs & the mobile TV. The living room has a variety of seating: love seat, sofa, & recliner. The bathroom has extras to use & a shower surround. Our kitchen has Coffee & Kuriig, toaster, pans, cutlery, cups, glasses & plates. Off-Street Security 3-4 cars. $125 pet security deposit. The space Blue Comfort has a costly live-monitored Vivent security system, so if anyone is home alone, we can be assured they are safe. The alarm is very loud. If it goes off for over a minute, a Vivent safety specialist will speak over the speaker. If the alarm continues for 2 minutes, the host is called, and if "all clear" isn't provided, police are dispatched. The system must be "armed stay" when you are in for the night. "Armed away" is for when you are out on the town. The code must be imputed again upon guest's return. There are no cameras inside the home, just a wall sensor and window sensors. A camera is at the rear, white garage, which is rented separately. Turn alarms to active as much as possible to keep garage secure. We are near the railroad tracks. We don't notice trains when we are inside and have had NO complaints from guests or previous renters. Sensitive sleepers may consider a white noise machine, sound on their phone, and maybe use the back bedroom, where in the past, night shift nurses have managed restful sleep ALL day. 😊 Bedrooms are carpeted except the smaller bedroom. LVP runs from the kitchen through the dining room & into the Twin over Full bedroom. (We've been asked). Guest access Guests may use the entire yard for outdoor games. Beware, like everyone, we battle stickers on the side yard, annually. Guests may NOT pull cars into or around the barriers, onto the lawn. Do not drive through the west vacant lot bc we don't own it! 3 to 4 vehicles can easily park off-street in the drive if first car pulls up the the stop RR tie, and 1 "side spot," under the huge Elm in front used for an SUV, truck or trailer as a 5th spot. All vehicles in the drive are monitored by the security cameras. Please, NO SMOKING/VAPING inside the house or in front of the door. Please don't flick cigarette butts into the yard. There is a small bucket to put butts into. Please step away from the doors if you must smoke. Thank you very much! Other things to note Almost zero entry. There's a small step up to the covered porch and one more slight step up at the doorway. The best part is guests can sit & watch the rain while relaxing on the front porch. We offer seating for four on the porch. Please don't take our inside furniture outside!! 🚭 No smoking in the house. 🚭 Please do NOT SMOKE in our home. You will be charged for duct cleaning and odor remediation if you violate this policy. Please smoke outside, away from the door if you must. We are near the railroad tracks, but have not had a single complaint bc the house is well insulated. You might consider a white-noise speaker or a fan from home if you are a light sleeper. We do have a single central ceiling fan in the LR. If a guest chooses to open the window, they should consider that sound does travel in on the breeze. Please double-flush the toilet for us if you have an extended visit to the stool. There's nothing wrong with the toilet, but the sewer lines must push waste a really, really, long way outside to the main at the alley. If waste bunches up, we could be forced to rip up concrete. So, logically no diapers or paper towels may be flushed. (Oh, yes, it has happened.) ⚠️Double fees will be assessed if you bring pets who are not registered before your stay. This freshly renovated guest suite is tucked under the eaves of our century old home in Hutchinson's historic district. The space Enter through our back door to climb the steps to the second floor prepared for you! The family room has a comfortable sectional couch that children could sleep on, a kitchenette, and a dining nook. We set up a roll away cot in this area upon request. Our bathroom is very spacious with a claw foot soaking tub and a separate custom shower with two shower heads! The bedroom has a queen bed, a sitting chair, and a closet. Guest access For guests, preferred access is via the back alley with parking space behind our house. There is room for parking a trailer. Other things to note You are welcome to relax on our patio. Please let us know if you would like us to start a fire in our fire pit for you.

The Cozy Half

This cozy, family-friendly home is located on a peaceful street only 1 block from the Hutchinson Sports Arena. We have crafted the space with love and thought, blending vintage with modern design. With everything from a vinyl record player to a 65" tv, you'll love this place no matter how you prefer to relax. The space There is a patio in a fenced-in back yard. The kitchen is fully stocked, and we offer complementary coffee and snacks. There are two queen beds, and a bunk bed with 2 twin mattresses perfect for kids. The living room has a futon that can be used for a bed in a pinch . This home comfortably sleeps 4 adults and 2 kids, but more guests are welcome. We have toys, games, and a high chair seat. Pack'n'play is available upon request. The bathroom is situated Jack and Jill style, between the two bedrooms with queen beds. Washer and dryer with detergent for your use. 300Mb WiFi Guest access There is a driveway for parking, as well as parking space in the alley for additional vehicles. This is a one bedroom studio house. This is a place all to yourself. It has a queen size bed. It is really nice inside the house. The one downside is it is close to the railroad track. It has a oven, fridge, microwave, washer, dryer and keurig coffee maker. We have recently added WIFI for our quest.
