Our living area and kitchen are located on the second floor in an open-concept environment. Whether it’s hanging out with friends/family or eating dinner at the table, what we love about this living space is that you can look out and watch the calm ocean movement for miles on end. So relaxing! If that’s not enough, we have two ocean-facing balconies with breath-taking views, including our 3rd floor balcony located off the master bedroom with a king-sized bed. There’s also an additional bedroom with queen-sized bed, laundry room, and two full bathrooms on the 3rd floor. Want outdoor space to relax? We also have a small, private back patio and a large deck in the front on 1st street, perfect for “people watching” and enjoying the activities. There’s no need to worry about parking or finding beach access. We have 4 private parking spaces and are located, literally across the street from the beach!! It’s perfect! So you don’t have to plan to spend long hours at one time at the beach. You can easily go back and forth as needed. We have boogie boards, beach towels, and beach toys for the kids as well as board games for the family when spending time inside. Every room has an UHD 4K LED Smart TV with Hulu Live cable and WiFi available throughout the house. Kitchen is fully stocked with utensils, plates, cups, pots/pans, etc. All you need to do is grab some food/drinks and you’ll be set! For this reason, we use a thorough and extensive process of cleaning after each check-out. We charge a pet fee of $75 per stay for two pets maximum. This increases to $150 / week and $200 / month for longer term guests. Please submit a special offer with this additional fee included through the platform when you book the unit for more than 7 nights. *If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee. The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed): 1 hr or less early arrival or late departure: $50 1-2 hr early arrival/late departure: $100 2-3 hr early arrival/late departure: $200 These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix. ● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation. ● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply. ● Please no smoking on the property. Cigarette butts must be disposed of in the ashtray provided on the front patio. An additional fee to remove stains/odors from cigarettes will apply. (smoke is really hard to get out) ● Pick up all trash before departing. Place all garbage in an outside trash can. ● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to departure. ● Do not open the windows. This is due to the extra security measures we have installed. ●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use. ● The storage room is to remain closed at all times. ● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’ discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. ● Please do not rearrange the furniture. ● If guests are found to have had a party without host permission which results in additional cleaning or maintenance required, guests will be responsible for additional cleaning charges. Also provided are outdoor plates and cups to use on the patio so you can enjoy a great meal alfresco. The property has UHD 4K smart TVs in the living room, each bedroom, and the patio, with Netflix, Hulu, Amazon Video, and Disney+ streaming services. It also has a WIFI system throughout the home. PLEASE READ: The first floor has a room in the garage and is equipped with 1/2 bathroom and a 49 inch TV. This room has a washer and dryer in it. The AC and heat is connected to the 2nd floor thermostat at the top of the stairs. Second Floor: The second floor has a large living area with a big sectional couch for everyone to gather. The open kitchen has peninsula bar seating along with a kitchen table that can fit up to 8 people for meals and activities. We have many games for all ages, including but not limited to: Cards Against Humanity, Phase10, Monopoly, What Do You Meme?, Yahtzee, Uno, Watch ya Mouth and Dominos. Refund Policy A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels. General Guidelines ●Pets: A pet fee of $100 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs. ●Garage Access: Not permitted due to liability. If applicable, garage doors must stay closed. ●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay. Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains. ●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs. ●Trash: Dispose of all trash in outside bins before departure. ●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs. ●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving. ●Windows: Keep windows closed for security. ●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap. ●Storage Closet: Keep this area closed and locked. ●Consumables: Leftover items are at your discretion; freshness is not guaranteed. ●Furniture: Do not rearrange. ●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction. ●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking. ●Illegal Activities: Will result in immediate eviction. ●Quiet Hours: 10pm to 7am. Get ready to enjoy a luxury escape in Jax Beach at this beautiful new townhome. You will be just 6 short blocks from the ocean, local bars and restaurants! This house is a great choice for families, friends, wedding guests, golf getaways and business professionals. The space The house has all the essentials to help you have an enjoyable, relaxing stay: - Full kitchen, new pots and pans, knives and Keurig with coffee pods included - Smart TVs in the living room and in the master bedroom, login to stream any of your favorites - Towels and linens, including beach towels - Beach Wagon to tote around all your beach gear - Great place for families! High chair and pack n' play located on site. - Board games for family fun during your stay! - For the business professionals, this house has a workspace to accommodate your needs. - Cleaning supplies as requested, ample supply of paper towels and toilet paper - Covered outdoor dining area along with pergola seating. - Bar and pantry area. - Laundry Area w/ washer + dryer. We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact: Summer - 70 to 85 degrees F Winter - 60 to 75 degrees F If this is outside of your comfort zone then this unit may not be a good fit for you. Guest access Guests have access to the entire townhouse and private backyard. We keep the garage and part of the pantry locked for storage. Other things to note We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in. Kindly refer to the following guidelines regarding fees for extra guests: 3 BR unit - $35 per guest/night after 7 guests (i.e. 9 guests would be $35/night extra and 10 guests would be $70/night extra) If you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good, but you may notice an occasional dog hair here and there. We do charge a pet fee of $40/night / pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer-term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking. Gatherings/parties of any kind are strictly forbidden at this property. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation. If you host a gathering/party/event at this property we will levy a $1000 fine, and the police will be called to end the party immediately. We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days, we reserve the right to ask you to cancel your reservation. The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed): 1 hr or less early arrival or late departure: $50 1-2 hr early arrival/late departure: $100 2-3 hr early arrival/late departure: $200 3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to. *Smoking is strictly forbidden anywhere on the property - the house, front or back yard* *If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee* Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday. You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine. There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

The space The Chalet has 3 bedrooms - 2 with Queen beds and the other with a King. There are 2 full size bathrooms with tubs. The recently renovated home has fast WiFi throughout and Smart TVs for easy streaming. The backyard oasis has a charcoal grill, fire pit, and back patio for your enjoyment. The fully stocked kitchen is perfect for making meals at home, however you are surrounded by great food and DoorDash is my own personal addiction. Guest access The whole house is available for use! Guest will access with a keycode used on the front door.
