Plus you are only 28 miles from Yosemite using the 120 highway corridor. Casa Knudson is a very large home with plenty of room for all of your guests. Our home is over 4,400 square feet and a tri-level so there is plenty of room for everyone to enjoy their vacation! Perfect for large or multiple families. The space This 6 bedroom home offers two master suites making this the perfect house for a multi family getaway. With over 4,000 square feet on three levels there is plenty of room for everyone! This house is a tri-level home with stairs leading to the main level and the bottom level, so please consider this for guests with mobility. NEW: We have installed a 50 watt/240 volt EV charger at our property for use by our guests. You will just need to bring your own adaptor. Please see the picture of the EV Charger to ensure you have the applicable adaptor, as if you own a Tesla you will need an adaptor to use our EV charger. In California we do experience power outages from time to time, but we have a generator on site in the event of a power outage. Boat rentals are seasonal and available on specific holiday weekends, so please check with Pine Mountain Lake Marina if you are visiting anytime other than June to August if you are interested in boating. You will also have several hiking trails to choose from close by including the Big Creek Trailhead which is less than a block away. The property driveway has enough space for 5-6 cars. The garage where the pool table is located is not air conditioned. Please do not attempt to move the pool table. We do not maintain the propane for the BBQ or fire pit. However we will gladly reimburse you the receipt for refill/exchange done from local store/market. We are not responsible for unfavorable weather or temporary power outages. We suggest purchasing travel insurance through Airbnb. One of the unique aspects of our home is that there are so many special places for people to retreat to for privacy. Although your family or group may be large, one can get away to all the nooks of our home/property from the two living rooms, family room, hall game area, the two small private decks as well as the large deck, the patio area, and the dock deck, the loft, the window bench seat, and the dock itself. We also live on a quiet one-way road off the main road, which makes a large circle ('the loop") perfect for a good solid walk up some hills and back down, another way to grab some quiet time. Being with family and friends is important and rewarding, but having some separation can aid small important talks and times of reflection while being with those you most care about. Being a lakefront house also has its wonderful benefits...just a short walk to the dock and a short walk to the Marina, where one can play in the sand, swim, play volleyball, order ice cream and other goodies, as well as rent boats of all kinds which are perfect for kids and teenagers who can get restless being at a house all day. And since the Marina is near, parents can keep close tabs on teens and older children who venture out without adults (we recommend bringing walkie-talkies as that works well with our kids). If the internet is important for your group, we have gone the extra mile to get super FAST Business/Commerical internet service with a large data package (data usage is restricted). The internet is perfect for streaming movies, company meetings, and the like. You will enjoy wifi throughout the entire house. **SPECIAL NOTE: DUE TO PERIODIC POWER OUTAGES IN CALIF. The lake is private, and only guests and owners can use the lake and its facilities. There is also a fishing hole (you can fish right off our dock as well), an airport, and a large pool. You may rent fishing, paddle, sailboats, kayaks, and paddleboards at the Marina by the hour or day. During the summer season, we do provide a canoe, 2 Kayaks, and 2 Paddleboards that are used at your own risk. Boat rentals are seasonal and available on specific holiday weekends, so please check with Pine Mountain Lake Marina if you are visiting anytime other than June to August if you are interested in boating. Pine Mountain Lake does not allow guests to bring their own boats to the lake, including kayaks and canoes. If you have a ski boat, you may bring it, but you will need to drive to Don Pedro Lake for skiing and setting it in the water, which is located down the grade, about a 25-minute drive from the house. All areas of our home are accessible except for the garage and storage areas. Pine Mountain Lake Association charges each guest a one-time vehicle entrance fee of $50 per vehicle (amount subject to change). This is a one-time per vehicle fee that the Pine Mt Lake Association charges to help offset the cost of having a 24-hour manned main gate, 24-hour security patrols, maintaining roads, the lake, beaches, marina, golf course, driving range, tennis courts, pool, pickleball, equestrian center, and other facilities, etc. Pine Mt Lake maintains even the roads that everyone uses. The lake is private, and only owners and guests can use the lake and facilities. The security entrance is staffed 24 hours a day. Please pay the attendant upon your arrival. Upon confirmation of your reservation, we will ask for a list of all people staying in our home, along with their ages. We need this information to register all guests with the Pine Mountain Lake security office. No person(s) will be permitted without us authorizing their entrance. Other things to note Pine Mountain Lake is a private and gated community with quiet hours between 7 pm to 7 am. You are welcome to be outside after the hours of 7 pm to 7 am but we ask that you are respectful during these times. For example, it is okay to be out on the deck in the late evening enjoying the fire, talking with family and friends, etc., but it would not be okay to be yelling or playing loud music outside during quiet hours. If you are interested in snow skiing, you may go to Badger Pass in Yosemite (one hour plus drive depending on weather) or to Dodge Ridge (45 minutes plus drive depending on weather). We also offer Guided Yosemite Group Tours, Hikes, Sightseeing, Fly Fishing, Backpacking, Snowshoeing, Rafting, and more. This is your gateway to relaxation, adventure, and lasting memories. The space This is a 2500 sq foot Lindal Cedar home that boarders a peaceful unoccupied forest in Groveland. Our home has a cozy living room with high ceilings, a cook and baker’s kitchen dream, and enough space and beds for 3 families (sleeps 12). The home includes a in-law unit with a separate kitchen. There are 3 full bathrooms plus a half bath. There is outdoor space for relaxing and enjoying the serene surrounds and birds that visit the property. Our hot tub allows for an additional relaxation experience after a long day of hiking in Yosemite. We are 26 miles from the entrance to Yosemite National Park. The home is part of the Pine Mountain Lake HOA, but not behind the entry gate, so access to the Pine Mountain Lake and amenities is optional. Use of our zip lines, climbing wall, and tree house upon request and signing of release form. Beds: 1 king, 2 queens, 1 double(bottom bunk), 5 twins (2 in the loft, 2 in upstairs trundle bed, 1 upper bunk). We also provide a pack n’ play if needed. They like to be fed during the summertime but are often dormant in the winter months and do not come to the surface to eat. Games and puzzles are provided. The expectation is that all games and puzzles will be put away as they are found. If they are left out a $50 toy/game cleaning fee will be added to the cleaning fee after check-out. 1 dog is allowed per booking for an additional fee. Dog must be kept on leash and is not allowed in the back garden. One of the exciting things about the home is the Movie Theater with a Sony A7000 Soundbar with Dolby Atmos, subwoofer, comfortable reclining chairs and a massage chair. It is setup with a Roku, that you can use to connect to your favorite apps to watch streaming content. The home has beautiful natural wood finish inside. The home has 3 main levels, with the entry level having 2 bedrooms, one common full bathroom, the kitchen and living room. This is great since you don't need to pay the gate fee or wait in lines during busy times to access the home. If you wish to access the community amenities, you will need to enter the gated area of the community. When you enter the community gates for the first time, you pay a $50 per car (per week) fee charged by the HOA (this applies to all homes and other AirBnbs in the Pine Mountain Lake community). Amenities that Pine Mountain Lake is known for: the lake and beaches, swimming and boating, golfing, horseback riding, a large pool, clubhouse and grill, tennis, pickleball, archery range, etc. Note that some of these facilities are seasonal and might have an additional fee associated with it. The lake is private, and only guests and owners can use the lake and its facilities. You may rent fishing, paddle, sailboats, kayaks, and paddleboards at the Marina by the hour or day. Boat rentals are seasonal and available on specific holiday weekends, so please check with Pine Mountain Lake Marina if you are visiting anytime other than June to August if you are interested in boating. After a day outdoors, relax in one of the largest AirBnbs at Pine Mountain Lake. Your family & friends can spread out over ~4000 sq ft of luxuriously appointed living space containing necessary modern conveniences. Enjoy two large decks overlooking the gulch / lake below. Located in a quiet inlet away from all the crowds, you'll have access (250 steps down a steeper hill) to a private dock on the lake with kayaks, nearby hiking trails, swimming, tennis, golf, fishing, and day trips to Yosemite. The space Walking through the front door, you'll enter the relaxing open concept great room with sweeping views of the gulch below. The remodeled, fully-stocked kitchen has high-end appliances, stainless steel pots/pans, and everything you need to cook your favorite meals! Relax on the plush sofa in front of the 65" flat screen TV with Apple TV and Chromecast, or choose one of the various board games and puzzles to play as a group. The large solid wood dining table can comfortably seat up to 12 people and the French doors lead to an outdoor patio dining set, lounge chairs, and propane grill on the upper deck. Turning left and going down the hall, you'll come to the bright formal living room. Secluded from the rest of the house, enjoy the comfortable couches and the regulation sized foosball table. Completing the main floor is a powder bathroom and a huge master bedroom with comfortable king-size bed, sitting area, crib, and spacious en-suite bathroom with separate soaking tub and dual shower head walk-in shower. Downstairs is a common space, one full bathroom, and 3 large bedrooms. One larger bedroom has a king-sized bed and an additional twin bed. This bedroom also has a 39 inch Amazon Fire TV. The second and third downstairs bedrooms each have a king-sized bed and workstations with a standalone VGA monitor (you may need to bring your own adaptors if needed) for you to connect your laptop (in case you need to do some work while on vacation). All bedrooms have a closet / armoire. The common space has a ping pong table, two full-size futons that can sleep additional guests, and a 55 inch Roku TV and Chromecast for the group to enjoy. This lower level also has its own deck and plush patio furniture. Other Home Amenities - Free high-speed WiFi throughout the entire house (As we're located in a rural area, we are not responsible for the rare occasions that the power and internet may go out, particularly during PG&E's rolling blackouts) - Tankless water heater means your group will never run out of hot water - Central AC, ceiling fans, portable fans - Central heating - Separate laundry room - All linens, bath towels, pillows / comforters - Keypad entry - Shampoo / Conditioner / Body Wash - Furnishings for young children: crib, some toys and games - Kitchen appliances / accessories: stove, oven, microwave, dishwasher, coffee maker, toaster over/air fryer, Brita water filter, Ninja blender, rice cooker, Instant Pot cooker, stainless steel pots / pans, cooking utensils, a variety of plates / cups / bowls / glasses, eating utensils, bakeware and much more! - Private Dock: swim in the lake, use the kayaks, and fish right on the dock (bring your own gear / fishing license) - Parking: The driveway is large enough to fit multiple cars, but the garage is not available for guest use. Some Final Considerations There are approximately 250 weathered steps (a couple steps may be broken) to get down to the home's private dock (easy walk down, a light workout to walk back up to the house). By confirming your reservation, you agree to hold the owners and all who provide services to this home, to be held harmless in the event of an incident. Depending on your group's preferences, you may want to consider driving down a private gated roadway and park directly at the dock/deck to set up "camp" at the dock / lake. There is a motion-activated Ring video security spotlight monitoring the front porch. We cannot accommodate parties nor pets. Guest access You’ll have access to the entire house except for a couple locked storage closets. The garage is not accessible to guests. Other things to note There is a $50 / car fee charged by the HOA (this applies to all homes and other AirBnbs in the Pine Mountain Lake development) for security, maintenance, and access to the HOA amenities for a week. The security gate will collect the fee for the Association when you first enter Pine Mountain Lake. Cell phone reception may be spotty in the area, but the house does include high-speed internet. Please be sure to plan accordingly in case you find yourself in a dead zone. As we continue to improve our home, the bedding / throws, cushions and pillows, wall artwork, and home furnishings may be slightly different than what's shown in the pictures.
