We are only providing easily cleaned toys at this time*** Traveling with little ones can be stressful and hectic! We know, having traveled with our children when they were young. We had to go out and buy things that we never imagined we needed (such as night lights, outlet covers, etc)! Although our home is excellent for anyone, we also are perfectly set up for families with small children. We want to ensure our children's safety, so your children can be safe as well! We have baby gates on the top and bottom of the stair wells; tamper resistant outlets throughout the house; door locks on the top of each door so little ones can be locked out of areas like bathrooms and closets. The second floor windows have locks so they can not be opened to wide as well for additional safety measures. We offer a smart TV with selections such as Amazon TV, Netflix, Disney +, Hulu, ESPN and YouTube , so you have access to a variety of shows. We have our yard sprayed monthly with organic tick spray to cut down on any ticks. The pool area is completely fenced in, with the ability to lock the gates so no children can enter. Our whole property is fenced in, so children can play safely. We also offer a high chair, a crib, a pack and play, bottle drying rack, and changing station if requested. **We have enhanced cleaning practices, as well as installed HEPA filters on the central air conditioning, UV light air cleaning in the duct system as well as each room will have thorough cleaning then have UV light sanitization. We have also have a full house water filtration system, to ensure fresh clean water.

Experience an unforgettable trip in the Hamptons at our waterfront haven! Savor the views and sunset from our spacious deck. Vaulted ceilings and large windows flood the space with natural light. Brand new Weber Grill (2025). We have completed renovations of 3 bathrooms, 2 kitchens, and the entire pool house over the last 18 months. Our home is <10 minutes drive to the beach, groceries, and restaurants! Our pool will open May 23, 2026 and close on Labor Day. The space The main house has 3 bedrooms and 2 bathrooms (both renovated in last 12 months) with a lovely living area leading to a large deck (our favorite place to be!). The third bedroom has a trundle bed which can be made into two twins or one king with a mattress pad (see photos). The pool house was gut renovated in 2023 and is completely self-sufficient with a modern kitchenette, living area, breakfast area, two full bathrooms as well as a desk where you can do work. The house has high-speed mesh wireless internet, central air, and two sets of washers and dryers across the two houses. All of our kitchen appliances and laundry machines are 2022 or newer. Guest access Access to main house, pool house, and general property. Note we do have landscapers and pool caretakers doing routine maintenance during the week and they will be on the outside only. Other things to note Post-booking, we ask our guests to sign a separate rental agreement that covers items such as quiet hours, occupancy, and pool/dock liability waivers in order to receive check-in instructions. We do not allow fires, smoking, or vaping anywhere inside or outside of the property. Violations will result in additional charges. Guests can use beach chairs and beach towels. A beach parking pass for Coopers, Flying Point, and other beaches can be obtained for an additional fee. There is a surround speaker system with cable connection to iPhone or iPod. The kitchen is fully equipped and there is a play room for children with plenty of toys. The expansive outdoor deck is perfect for playing, dining, cooking and enjoying the summer. Electric car charger and ebikes on premise. TV with all streaming services. The space Set back off of the road, this home has a lot of room to play and relax. Just beyond the entry foyer is the open living main floor with 2 separate lounging areas, the bright sunny living space has a wood burning fireplace & full length windows & sliding glass doors to the expansive mahogany wood deck, creating the perfect indoor/outdoor living experience. The Main floor deck sits high above the yard and has a separate lounge area complete with gas fire pit, a dining area and gas grill. There is a large open dining room and open modern kitchen. There are 7 separate sleeping spaces, each with 1 bed. 4 of them are king sizes, 1 has bunk beds suitable for children, and the rest are queen size. There is a crib and an extra queen size mattress for little ones. We have plenty of kids toys as well, great for families. The kitchen opens up to a stunning dining room that impeccably transitions into your living room. From there glass doors lead out to a gorgeous patio surrounding a 32x16ft (NON HEATED) pool. The home is also centrally located to the best beaches on the east end. These beaches are only minutes away and very accommodating with parking and children’s activities . Bed Configuration: 2 Kings, 1 Queen, 1 Full, 2 Singles Fireplace is decorative and we do not list the fireplace for use as an amenity. - All guests must be at least 25 years of age. However, trying to cover or alter the device will result in immediate termination of the lease, and no refunds will be granted. 3) We have a no-entertainment policy. This includes, but is not limited to: chefs, music coordinators, DJs, party planners, or any other person considered a hired guest. There can be no dinners, lunches, cocktail parties, baby or bridal showers, events, photos shoots, or anything else that may be considered an event with invited guests. We are renting the house to you and your family for your own comfort and personal enjoyment, and we are explicitly not marketing it as an event space. 4) We do not allow balloons or signs at the home. There can be no delivery of any items permitted, with the exception of food delivery. We do not allow yoga instructors or massage therapists — or any other professional services. Again, there can be no photo shoots or any social media photo shoots, and no productions for film, television, or similar media. Guests cannot move any furniture or beds. Beer pong is not allowed, nor are any similar juvenile games. Diving or rough pool play is not allowed. Fireworks are not allowed. Drones are not allowed -- nor is anything else that can be launched into the sky. Karaoke machines are not allowed. 5) No pets are allowed without knowledge and approval (see our pet policy above). Our pet fees range from $100 to $250, and varies based on the size of the pet and the duration of the stay. 6) Smoking is not permitted anywhere on the property, including on driveways and on the outdoor grounds. Vaping is not allowed, and drugs are not allowed. 7) Please refrain from making loud noises, indoors or outdoors. No portable loud speakers or amplifiers are allowed. 8) Please be mindful of the furniture and fixtures; and, above all, please respect the home and keep it in pristine condition. OUTDOOR FURNITURE We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as-is and the furniture could be subject to pollen, leaves, sticks and debris from the surrounding vegetation. While we will provide for its upkeep on a best-efforts basis, we are not liable for your dissatisfaction if the condition of the furniture is not up to your personal standards. We note that during the winter season, there could be snow; during the fall, there could be leaves; during the spring and summer, the furniture could experience heavy pollen dustings. We consider this standard for outdoor furniture in our climate and vegetative surroundings. OUTDOOR GROUNDS We have weekly lawn service. We don't know its exact schedule, but we assure you that when the team arrives, they will work as quickly as possible. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between these services. These items include, but are not limited to: sticks, leaves, pollen, or anything else that is considered natural. If you have any questions or concerns, please let us know right away. Additionally, our landscaper could spray organic fertilizer on the lawn. We do not know their spray schedule. Please understand that our community has a lot of natural vegetation, and some items are out of our control; however, we will do our best to ensure you are happy. POOL Pool Access is limited to the seasonal dates of May 15th to September 15th. The pool is serviced weekly, however, the host is not responsible for any organic debris (leaves, sticks or anything considered natural) that could fall into the pool between the weekly service. We do provide a pool skimmer and the tenant has permission to use the pool skimmer at any time during their stay. Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage caused to the pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals or children. The pool is serviced and chemically treated weekly. The surrounding patio and deck may be slippery when wet. TRASH The home has weekly trash pick-up service. While we have weekly service, we are not responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full or its odor is strong. Please refer to the house manual for further instruction on how to dispose of trash. INSECTS Please note that the home is regularly serviced for pest control. We are not liable for your health issues and phobias and consider, ants, insects, ticks and any other natural specimen as ordinary for this area. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other insects or animals are a part of the area and not a refection of the home's cleanliness. GRILL We provide an outdoor BBQ grill for your enjoyment. The grill may have food particles stuck to the grill surface. We are not liable for any food particles stuck to the grill, but we provide grilling tools and cleaning materials if you like to clean the top of the grill. Please refer to the house manual for further instruction on how to use the grill. SUPPLIES The home is maintained very well and we do our best to be sure all necessities are stored in the house. However, if we are missing some items, please let us know and we will do our best efforts to replenish these items. If we are out of paper towels, toilet products, shampoos, conditioners, or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience. ADDITIONAL DISCLOSURES The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s). CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly. LEGAL / LIABILITY WAIVER By booking you acknowledge that you and all members of your group have read, understand, and agree to the below liability waiver. You understand that swimming is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the property owners harmless. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising. All guests in your group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners. Other things to note Most important factors in order for us to have a successful experience together: 1) Communicate the number of people - Exact number of people you plan to sleep at the home is the same number you booked on the Airbnb system. 2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home.
