With 2 King Size Bedrooms (one of which has a bathroom en suite & soaking tub), 2 Queen Size Bedrooms, and 1 bedroom with a bunk bed, you will find room for your entire group to spread out. All of our bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in two of the bedrooms as well where you can easily sign into your Netflix, Hulu, or other streaming account. All bedrooms have a spacious closet with shelving or a dresser, so you can comfortably unpack for your stay. The Kitchen The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. An extra tank is provided in case the one there runs low and needs to be swapped out. Further out in the yard is a fire pit surrounded with Adirondack chairs for your entire group to gather around (limited firewood supply). For the kiddos (and parents) As parents ourselves, we understand the fun and challenges that come with traveling with kids. We’ve stocked our home with creature comforts to make your stay with smaller guests more enjoyable. For dining we have BPA free plastic dinnerware and cups for the kids as well as a high chair for our smallest of guests. Our home has a pack and play, a babybjorn bouncer, and wipeable changing table. The bunk bed room has a handful of wood toys and books for your kiddos enjoyment. Our shared bathroom that has a shower tub combo has a handheld shower head to make bath time a little easier for parents. In the kitchen drawers, you'll find outlet covers should you need them for your stay. Lastly, we have a (non Wi-Fi) baby monitor you can use thru your visit, perfect for keeping an eye on your sleeping kids while you enjoy the fire pit under the stars. Great central location and easy access to Hunter, Woodstock, Hudson & Saugerties, and Kingston as well as the smaller towns of Cairo and Catskill. Ski, hike, fish, and explore farm-to-table dining in beautiful Catskill Mountains. End your days stargazing and making s'mores by the fire pit in our huge front yard. Mountain serenity and adventure, and the perfect home base to catch up with family and friends. The space Our house is tucked away behind a thick line of trees, completely separated away from the neighbors on its own 5 acre lot. As you drive down our driveway, you'll enter our football field size front yard with access to the woods behind the house and to the right behind the fire pit area. There is plenty of space to walk around, sled, or hike, so feel free to explore. Front porch and Main Entrance The main entrance is up 2 wide steps that bring you onto the covered porch with a grill and seating area. Living Rooms There are 2 living rooms in our house, and the house can be easily divided and closed off into an in-law suite for those wanting to spend quality time together and maintain your privacy. As you enter through the main entrance and into the main hall, the main living room is behind the grand staircase. As you walk to the right, you'll pass a powder room that's located at the base of the stair case, a laundry room with spacious sitting / hanger rack for your clothes and shoes and washer / dryer units, and access door into the 2 car garage. As you enter the living room, start up the wood burning fireplace and make the house feel super cozy. Lounge on the sofas and gaze out the picture windows to enjoy the view of lush foliage, switch on the 65 inch Fire TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy one of our board games with your group, or walk out the sliding doors onto the deck in the backyard. The living room is in an open layout with the kitchen and dining room so there's plenty of seating for your group whether you're cooking or sitting behind the island for any occasion. The second living room is to the left of the main entrance, down a few steps, and through 2 glass doors. This is also our music room with two pianos - a baby grand and an electric up right, a decorative palette stove, and two brand new couches with side and coffee table. This space also has views of the front lawn through its glass sliding doors, access to a full bathroom, and one of the guest bedrooms with a full size bed. The Kitchen Our Kitchen is equipped with all new appliances including cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is Keurig coffee machine (with pods included) for your convenience to start you off, a tea kettle if you're a tea drinker, a toaster that fits bread slices or bagels, and plenty of cabinets and draws for all that you wish to store in the kitchen during your stay. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher, too. Sleeping Arrangements Our house has 5 traditional bedrooms which all together can easily sleep 8 guests. A good night rest is super important to us so all bedrooms have brand new mattresses and pillows. Every room has at least one extra blanket and plenty of towels for each of our guests throughout your stay. As you walk up the grand stair case, the spacious master bedroom has a King size bed with side tables on each side, its own mini bar and wine fridge, 6 windows for you to gaze around the property line and into the woods, and blackout shades. This room also has a walking closet, a full bathroom with 2 rain showers and double sinks. Passing the master bedroom and walking to the right would lead you to the 2nd bedroom with its own King size bed, a reading nook, and access to the office. The office has a desk, a monitor and a printer in case you need to have a conference or finish up some homework during your stay :). There is also a wall space heater for your convenience. Walking to the left of the master bedroom you'll enter a small hallway that has access to 2 more bedrooms. Bedroom number 3 has a King size bed, it's own closet with a bifold door, and is overlooking the front lawn through its 3 bay windows. Similar to other room in our house we provided an additional space heater for just in case. Bedroom number 4 is across the way from Bedroom 3 and has a queen size bed, its own closet, and a space heater. Its window leads to the back of the house but you're welcome to pulldown its blackout shade for a restful night. Bedroom number 5 is just down the steps (adjacent to living room 2) and to the right and has a Full size bed, its own closet, and baseboard heating with its own thermostat. Bathrooms There are 2.5 bathrooms in our house. The half bath or our powder room is right next to the grand staircase near the main entrance. There is a full bathroom near living room 2 (with the 2 pianos) and next to Bedroom #5 on the first floor, and an additional full bathroom (rain shower with 2 shower heads) inside the Master Bedroom space. The garage and parking space Our house has a spacious 2 car garage, which is very useful for snowy weather. There is additional parking along the drive way if needed, please do not park on the grass. The garage also has special racks for skis and snowboards and other equipment. You're welcome to borrow our sleds and other outside toys, but please leave them on the garage floor afterwards, and our cleaning crew will sort them out after your stay. Outdoors With so much space outside, there's plenty to do in the front lawn or on the deck in the backyard. There is a dining table on the back deck - you can find the chairs in the garage - we like to store them away and are happy to move them (weather permitting) ahead of your stay. If you're in BBQ-ing mode, you'll find our grill on our front porch, which can be moved according to your preference. An extra gas tank is in the garage in case the it runs low and needs to be swapped out. Fire Pit Across from the garage and over the driveway you will find our favorite chill spot with Adirondack chairs and a fire pit. The fire pit is surrounded with anchored light poles with lights attached to their tops. We've provided a battery pack that should last ~8 hrs of charge - there is also a charging cable that we'll provide for recharging the battery pack so you can do it all over again the next day. We've also provided a case of kindle wood nearby as well as a fire extinguisher for an emergency. Please keep the kindle wood bin covered if you don't mind. Guest access Guests can enjoy the privacy of the entire house, backyard deck, the fire pit, and walk around the property as you wish. Other things to note CHECK IN The check-in will be contactless and keyless. Before you arrive, we will send you the code to the door lock. HOUSE ACCESS The entire house is yours for the length of your stay. Feel free to enjoy the private deck, fire pit and seating areas around the yard. Please also note that there is wildlife in the area, use your best judgement accordingly. SECURITY Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property. We would also appreciate your closing all the doors and windows during the winter to keep the heat in. CHECK OUT Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items. RECYCLING Guests can leave the recycling items in a separate bag in the garage next to the garbage bins. Cleaning team will take care of it after guests leave. ITEMS LEFT BEHIND Please note that we are not responsible for any items left behind. We will make every effort to search and find your forgotten items after you check out but we do not guarantee if they can be found. FRIENDS OF MOTHER NATURE Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in. NO PETS, NO PARTIES, NO SMOKING PLEASE. REPAIRS AND MAINTENANCE Our house is newly renovated but we cannot guarantee against mechanical failure or any of its equipment. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently and will always look for alternative solutions to ensure and prioritize guest comfort. Guest access Guests can use the entire home, outside lawn, backyard and deck. Guests can also walk the grounds and explore the woods around the house.

Set on a private road this newly constructed home sits on 3 acres and features a large Great Room with cathedral ceilings and fireplace open to the custom gourmet kitchen with KraftMaid cabinets, Quartz counters and stainless appliances. The outdoor living space consists of a 610 sqft. deck with black railings. This home also features a Hydo Air Heating and Cooling System. The space The kitchen is stocked for your needs and features a dishwasher, full set of pots and pans, a set of chef's knives, an oven, plates, cups, mugs, mixing bowls, cutting board and cooking utensils. We also provide a toaster, microwave, tea kettle, coffee maker and blender. Help yourself to any of the spices available. Garbage bags and hand towels are also available for your use. The two bathrooms are stocked with plenty of towels, hand soap and toilet paper. Each bed features a comfortable and new mattress, pillows, linens and comforters. Extra pillows, linens and blankets are available in the linen closet. The dining area has a 6 seater glass dining room table and 4 additional barstools. There is a large open concept living room, with an electric fireplace and comfortable seating. The sliding doors lead out onto the large deck/grill area. The master suite occupies the top floor and features a den/study area, walk-in closet and sizable Master bath with an Air Driven Whirlpool Tub, shower & double vanity and a mounted flat screen smart T.V. Completing the first level are two bedrooms and full bathroom. Two twins beds occupy one bedroom and a queen size bed in the second room. Downstairs, the basement walks out to the front of the house and doubles as a family/game room. There is a large entertainment area with a sleek retractable Lazzoni sleeper sofa and a 55" TV. We offer plenty of games, as well as internet and access to smart T.V channels. The pool table and poker tables are great for keeping guests entertained. The laundry area has a full size washer and dryer and we provide laundry detergent, fabric softener and dryer sheets. Guest access Guests have access to the entire house except the basement closet, which we use as storage.

Relax in this 3-bedroom home surrounded by woods while knowing that everything you need is a short distance away. Less than thirty minutes to Woodstock, Kingston, and Hudson, NY. This sweet and stylish cabin is complete with a full kitchen, an indoor fireplace, and even bunk beds for the kiddos. The space The house is one level and opens to a large open area with a dining room, and sunk-in kitchen, and living room. Three bedrooms and two bathrooms make up the rest of the house. There is a front porch with a few stairs to climb to get to the front door and a covered back porch facing the backyard. Built in 1999, and with a lot of the original features, I like to call it “Y2K-chic.” Guest access You will have access to the entire house and surrounding yard. Other things to note This is our home away from home, to share with guests when we're away! While we will do our best to make you as comfortable as possible, this house has a more lived-in feeling, less like a hotel. We have a stocked kitchen, as we love to cook. And we're happy to share our little retreat with you.

Skiing at Hunter Mountain or Windham, a 20-30 minute drive. Mountain lakes for swimming in the summertime at North-South Lake, Colgate Lake, and natural waterfalls/ponds including the magnificent Kaaterskill Falls. There are a multitude of hikes in the area. The space The house has an open spacious LR floor plan with cathedral ceilings, skylights, and a fireplace and is comfortably furnished. The LR and kitchen area have newly been renovated in Scandinavian style with new cabinets, appliances, a custom-made butcher block, and a new oak floor. The eating area opens up with glass sliding doors to the patio. There is air conditioning in the house on the main LR floor, The house fits a maximum of 5-6 people depending on the couple/single situation. 3 bedrooms; the MBR has 2 single beds, a private bath, and a smaller porch. The other 2 BRs have a queen-sized bed with a shared bath. All with high-quality madrasas and cotton bed sheets/ duvet covers European style. There is air conditioning in the Lr and the Mbr and ceiling fans in all the rooms. In total 3 single, 2 queen-sized beds, and 2 1/2 bathrooms. Bed linen and towels are provided. The kitchen is well equipped with a dishwasher, microwave, toaster, coffeemaker, French press, stand-up mixer, cast iron skillets and cookware, etc. various kitchen tools, a newer fridge, and stove. Experience the tranquility of country living in our 1850s farmhouse. The space The Home: As our guest, you will have exclusive access to the main farmhouse, barn, and 12 acres of wooded forest. Immerse yourself in the rustic charm of the farmhouse, built in the 1850s, and updated decor that create an inviting atmosphere for relaxation. The farmhouse offers three bedrooms, each elegantly furnished with plush bedding and ample storage space, ensuring a comfortable and restful stay for up to six guests. There is a King sized bed in the main bedroom, Queens in the other two. There are 1.5 bathrooms, quaint and cozy. Some things you should know: + We're in a small town so the water is well water and not city water. We do have a water filtration system but if you prefer the taste of city water, you can use our reverse osmosis water machine or buy water bottles at the closest grocery store (Circle W, Price Chopper, Hannafords) + If you do have more than one dog, we will have to charge an additional pet fee per dog (depending on shedding) since we have vintage and velvet furniture. + There are 3 AC units upstairs, a ceiling fan in the biggest bedroom, and fans if it gets too warm upstairs. + If you stay with us for longer than a week, we'll stop by periodically throughout your stay to give you fresh towels. + Before you book, please remember this is not a hotel. It is an house on farmland that is fairly isolated (with only two neighbors) and that does take adjustment for most city folks as it did for us. We hope you’ll love it! Clum is a 2 story renovated house with a fully equipped kitchen and wood burning fireplace. The location is an easy drive from the city and great year round. Close to Woodstock, Hudson, Kingston, Saugerties, Hunter and Windham. If Clum is booked try our other houses down the street, 'The Wood House' and 'The Stone House' in Saugerties NY. The space The House was originally part of Camp Ontiora, a girls camp that operated from the 20's through to the 60's. Our property includes several of the original camp buildings and cabins. We use Clum as a Guest House and rent it when not occupied. My partner Daniel and I are architect/designers and rehabilitating the camp has been a labor of love over the past decade. It's in a great neighborhood with terrific neighbors. Over the past couple of years we helped our good friends renovate the camp lodge a few doors away which is also available for rent on Airbnb. Christopher has great info about the area in their listing and it's a wonderful place to stay if Clum is booked. Guest access Guests at Clum have full access to the house, private driveway, courtyard and garden. Other things to note Please note that Clum house is located in a rural community so the water comes from a well. We've had water problems in the past but as of February 23, 2017 have a new 4 part water treatment and filtration system. The well water is crystal clear and scent free!

Catskill Stream is snuggled into an area so rich in history, where legend begat fact, that the neighborhood adds another layer of wonder to an already stunning setting. It was this immediate area of Palenville that Washington Irving borrowed in 1819 for the setting for the epic slumber and awakening of "Rip Van Winkle," drawing the then-young country's attention to the area. A few years later, the first of the pioneering artists of what became known as the Hudson River School of painting were pulled here, too. Thomas Cole, Kaaterskill Thomas Cole, The Falls of the Kaaterskill, 1826 The young Thomas Cole (whom we are related to!) first visited here in 1825, to sketch nearby Kaaterskill Falls and other spots. The paintings he made from those sketches moved many other artists to flock to the area to try to capture it's awe-inspiring beauty, not only on canvas but also in poetry and prose. Their glorious works, widely reproduced in the major periodicals of the day, attracted so many visitors that they in turn spurred the popularity of grand mountaintop hotels, which became favored destinations for all the giants of the 19th and early 20th century. The famed Catskill Mountain House, in 1823 the first resort in America, was as legendary in its time as any playground of the famous and powerful today. The Mountain House, and the others that followed, like the Hotel Kaaterskill and the Laurel House, attracted Twain, Sherman, Presidents Arthur and Grant, along with nobility and notables from all over the world. This is the real Catskill Mountains, not the vacation areas in the foothills to the southeast that long ago misappropriated the name. The justly famed Kaaterskill Falls, the tallest in New York State, rendered and made famous by all the major Hudson River School artists, is no more than four miles up the road! The Mountain House, Hotel Kaaterskill and the Laurel House, widely-famed landmarks in their day, are all gone now. The depression of the 1930's, fire, and the march of time eventually brought their reign to the end, and the once imposing structures demolished. But the scenery is now even more sublime since the area has reverted to its natural state, and man made structures no longer interfere. Asher Durand, who bought one of Thomas Cole's original three paintings of the region, painted this tribute to his friends William Cullen Bryant and Cole after the latter's passing. It shows his interpretation of a spot in the Kaaterskill Clove, borrowing various features from different locations. It is regarded as a defining work of the Hudson River School. The Hudson River School Art Trail — Hike to the nearby sites made famous by the painters of the Hudson River School. "Cedar Grove" — the Thomas Cole House in the nearby Town of Catskill, a national historic site. "Olana" — The Frederick Church House, in Hudson, NY, hailed by many as the queen of the Hudson Valley estates.
