The space Almost Heaven Rentals Galena has been in the business of managing vacation rental’s since 2002 and is happy to offer you this vacation home.	Harmony house is located on the north side of The Galena Territory. Walk right in via the stair free entrance to this home with its open floor plan. Harmony house has 5 bedrooms and 5 bathrooms including one bedroom and bathroom that is wheelchair accessible. On the main level, you are greeted by a warm well furnished family room with a vaulted ceiling and a gas fireplace that can be started with the flip of a switch. Attached to the living room and separated by an island counter with three stools is the fully equipped open kitchen with a dining table that will accommodate 12 people. Through sliding glass doors, just off the dining area, is a secluded deck equipped with a gas grill complete with a back up propane tank as well as a dining table and chairs. Attached to the deck is a repeat guest favorite, a screened-in porch, with refreshed wicker furnishings perfect for reading books, chatting with friends and watching the wildlife of The Galena Territory leaving the bugs outside. With 2 bedrooms on the main floor behind the kitchen and living room this home is wonderful for multigenerational gatherings. One guest bedroom has a king size bed with a bathroom next door in the hallway that can double as a guest bathroom for the living room. The other guest bedroom has a king size bed and an attached bathroom, that is wheel chair accessible. The upstairs has a quiet reading/sitting area that overlooks the downstairs living room and the back yard. There are 2 bedrooms upstairs both with attached bathrooms one has a queen size bed with a walk in shower, the other has a king size bed with a tub shower combo. The fifth bedroom and bathroom are located on the lower level. This bedroom has a king size bed, its bathroom is next door with a shower stall and it can double as a guest bathroom for the TV/recreation room. Also on the lower level is a recreation room with a ping-pong table, a table for games or snacks and a conversation seating area. This living space also includes the sleeper sofa and the entertainment center that features a large smart TV for movie nights. Behind the recreation room is a laundry room with two washers and two driers, this house is well suited for longer stays. Off the recreation room, through sliding glass doors, is the lower level patio deck with outdoor furniture and a lovely 8 person hot tub perfect for morning coffee or star gazing. For the sunrise watchers there are two comfortable chairs on the covered front porch for your coffee. This home is located about seven minutes from The Galena Territory homeowners club and ten minutes to downtown Galena. Six proximity cards are available for your use in accessing the homeowners club and will be at the home when you arrive. Guests of this home enjoy all of the homeowners amenities in The Galena Territory including the two pools, fitness center, indoor and outdoor basketball courts, pickle ball and tennis. Lake Galena is about ten minutes away and can be accessed by calling the marina to reserve a pontoon boat or kayak. Whether this is your first time to the Galena Territory or your fiftieth this home and area have plenty to explore. The two additional bedrooms on this floor, each offer a queen bed, and they shared full bath. The large, completely equipped kitchen will host a number of cooks so no one has to ever say ‘there are too many cooks in the kitchen’! A large peninsula that seats four, plus a dining area with table seating for eight make group dining comfortable. Adjacent to the dining area is a wonderful porch with windows all around and access to the large deck, gas grill, outdoor dining table and that incredible view! Also on the main floor is a laundry room with full size washer and dryer.  The lower level offers two more bedrooms, one with 2 twin beds, and a full bath in the hall, and the other very spacious bedroom with a queen bed plus a daybed with trundle. This bedroom also has a private half bath. For those of you that have to fit a little work into your getaway, there is a dedicated office with large desk for you to set up shop! And when you need a work break there is a treadmill to work off the pressure! This lower level will prove the most popular place to be with a fantastic playroom! A pool table with a convertible ping pong top and a 12 foot shuffle board game will keep your guests competing and laughing for hours! A cozy TV nook with a second gas fireplace is perfect for movie buffs and board game players. Just outside of the game room is a year-round hot tub where you can relax and decompress after a day of sightseeing, shopping, skiing or just plain people watching!  The extensive yard and garden area is perfect for lawn games and various activities. You have access to the entire house, except for a locked closet in the kitchen and the utility closet in the basement both of which are used for storing supplies. Other things to note The house is located a 10 minute drive from the Galena Territory Owners' Club. The Owners' Club Complex has swimming, exercising, basketball/pickleball, and games. As our guest, 6 access cards to the Owners' Club are available. Access cards are needed for anyone entering the owners club over the age of 12. Parking passes will also be needed to park at the Owners' Club Complex and can be received from their administrative office (free of charge). If more than 6 guests over the age of 12 are going to the Owners' Club at the same time, you can purchase a temporary guest pass at the Owners' Club Complex for $5 per person. Eagle Ridge has 4 championship golf courses nestled throughout the property within a 5 minutes drive (the house is located on one of them!), you are 6.5 miles (11 minutes) to Galena, and 11 miles (21 minutes) to Chestnut Mountain Resort. The house will be stocked with essentials during your stay. You’ll find two extra rolls of toilet paper, hand soap at each sink, one roll of paper towels in the kitchen, plenty of garbage bags, dishwasher pods, kitchen towels, a sponge, dish soap, and additional hand soap. The kitchen has eighteen plates to support groups large and small. We provide a container of ground coffee and filters for the drip coffee maker, along with Keurig pods. There’s also a newer washer and dryer, complete with laundry detergent and dryer sheets. A set of Callaway Edge right handed men's golf clubs are available for rental for $50 per stay. Our cleaning fees are directly passed on from our guests to our cleaners, we do our best to keep them as low as possible. Last minute cleans (booking within a week) may be subject to extra cleaning fees. There is one incline coming into the property off the main road. Please note that we are not able to offer refunds or reimbursements for service interruptions caused by circumstances beyond our control, including but not limited to weather events, power outages, or other acts of nature. WE'RE BACK! Summerdale Cottage is one of the largest, most beloved and iconic short-term rentals in The GalenaTerritory. We closed down for a bit to have some repairs done, and we made some improvements along the way. The updates are fantastic--including completely remodeled spa-like bathrooms, beautiful new hardwood floors, new and expanded decks, new furniture, fixtures, HVAC, hot tub and more. There is no better venue for large gatherings in The Territory. The space Nearly every guest has the same first impression of Summerdale Cottage: "I got lost in there! It took me a while to find my way around." Most have the same closing impression as well: "This house was perfect for our group, and we're coming back." (Seriously--check our reviews. People love this place.) Our guests love the cottage because it affords them plenty of room for them to gather while providing ample private space as well. The floorplan is like nothing you've ever seen. Bedroom suites are located on all four levels. No suites have adjoining walls, and each has its own private and dedicated outdoor space. Each suite also has its own bathroom--some with jetted tubs and separate showers, and others with larger walk-in showers. While the layout makes the suites seem far away from each other, each one feels close to the common areas. LEVEL ONE: This level includes a generously-sized bedroom suite, a recreation room, and a large multi-purpose hallway/landing area. (It's not a basement--not even close.) The bedroom suite is completely remodeled. It has a king size bed, 55" smart TV and dedicated screened-in porch area with access to the back yard. The bathroom is brand new, and it's a showpiece. It includes a double vanity, double shower and a whole bunch of tile. Some describe this bathroom as moody. Others say it's sexy. We called it the place where our renovation budget went completely off the rails and where maybe we could've shown some fiscal restraint, but it's a little late for that now. This level also includes a brand new rec room with a pool table, 65" smart TV, Sony PS4 and two card tables (not the folding kind--they're real card tables!) plus a new sofa and swivel chairs. LEVEL TWO: There are two bedroom suites on this level. The first one is brand new, and includes a queen size bed and smart TV, and it has an adjacent screened-in porch that affords quick access to the main deck and hot tub area. Should you snag this suite, it's because you arrived first. Everything in this suite is new. The bathroom fixtures are unique and fun, and the tile is like butter. Much like the one below, this bathroom is nicer than any of those found in our own home, and it highlights our profound inabilty to keep costs under control. (They told us a glass-tiled shower niche wasn't necessary in a short-term rental. Agree to disagree--we installed two. LED lighting under the floating vanity? Essential. Vessel sink with a high-end funky faucet? Guests demand those. Bulletproof glass shower door? Well, you can never be too safe.) Meanwhile, if you're assigned to the other suite on this level, it means the other guests respect your ability to play well with others. This suite includes four bunk beds, a smart TV, and a screened-in deck with an open-air balcony as well. The bathroom has a single vanity, a jetted soaking tub and a separate shower. TBH, it has yet to receive an over-the-top makeover, but it's next in line and it's fine. There's also a new half bath immediately adjacent, so there's plenty of room for several people to get cleaned up at the same time. Level Two also includes a new TV room with a sofa, love seat, 65" smart TV, and a bar table with stools. The main deck is accessible from here. It includes an eight-person hot tub, an outdoor dining table and chairs, ample deck seating and a large new Napoleon grill. (The grill is actually larger than the famous Napoleon. We checked. They should've named it after someone bigger--like our 27th President William Howard Taft. He was really big, and we hear he was fond of grilling.) LEVEL THREE: This level includes one bedroom suite plus a living room, dining room, bar, kitchen and utility room. The bedroom suite is identical to the queen bedroom suite on Level Two. The bathroom has the same fiscally-irresponsible trappings, but it's adorned with tile that's more subdued and elegant. The screened-in porch has access to a balcony that connects to the adjacent llving room. This suite is intended for the matriarch-type who deserves prime space but doesn't want to traverse a bunch of stairs to get to the action. And if she's the type who might enjoy casting dirty looks at the miscreants cavorting on the party deck below, she's in luck. The living room has access to the same balcony. It includes a beautiful gas fireplace, new furniture and a bunch of super comfortable blankets. We removed the TV from this room because nine TVs in the house seemed like too many. But we added a record player and a surprisingly decent stash of records. (If your group doesn't include anyone over age 50, feel free to call us and we'll walk you through it.) The adjacent dining room has a long table with 12 chairs and a bar. The bar includes over 200 glasses (nice ones), four bar stools and a smart TV. The There's a six-person round table in the kitchen that's within spitting distance of the dining room table, making it not-too-hard for over 20 people to dine within close proximity. The kitchen includes an island with three more bar stools, coffee station, six-burner gas stove, and all of the kitchen stuff you'd expect. There's ample cooking gear, plus a lot of matching plates, flatware, servingware and everything else needed to entertain. The utility room includes a washer and dryer. Feel free to use them. You can even use our detergent if you can find where the cleaning crew hides it. LEVEL FOUR: This level includes a third loft-type living area and a huge bedroom suite. The loft has plenty of seating plus access to a large balcony where there's even more. We hear the view from the balcony is spectacular, but we don't go out there--because there's nothing relaxing about being on a fourth-floor balcony. Lots of guests utilize the balcony and they claim to love it, so we went ahead and scooted some chairs onto it (from the inside--using a stick). The more prudent choice is to enjoy the view from the inside, then maybe peruse the shelves and find a comfortable spot to read one of our many decorative books--because we're pretty sure no one has done so thus far. It's unfortunate because there might be some really good books up there. The bedroom suite on this level is huge. It includes a king size bed and futon, plus a really nice stone gas fireplace and 55" smart TV. The bathroom has a double vanity, large whirlpool tub and separate shower. The house sits on an acre of property and backs up to a wooded area. The driveway can accommodate over 12 cars if parked creatively, and the yard is large enough to use for whatever. (Except lawn darts. Sure, they look fun, but we've heard some really bad things. Please pick something else.) AMENITIES Summerdale Cottage guests have access to amenities open to the general public, including Eagle Ridge's restaurants, the Stonedrift Spa, and golf courses. The local resort asked that we tell our guests they do NOT have access to Eagle Ridge Resort & Spa amenities and offerings such as the Eagle Ridge swimming pool and transportation services. Trust us--you'll be okay. We provide six access passes to the Owners' Club--where there's better food, a better pool, another better pool, a third pool, a basketball court, a fitness center, and a bunch of other stuff. Additional daily passes can be purchased for $5 each from the office. Our guests also have access to Lake Galena and the Marina, tennis and pickleball courts, and nearly 32 miles of trails and nationally recognized greenspace. We've put our hearts and souls into the cottage, and we're really proud of it. But we're most proud of our reviews. Please read them. Out loud. To others. Then do it again--slowly this time for emphasis. Then gently close your laptop, make eye contact with your audience, give them a slight nod and tell them you're booking the cottage. They'll probably hug you. Please reach out with any questions! Guest access Guests have access to the entire house. The garage is accessible for extra tables and chairs, as well as access to the garbage receptacles. The supply closets are locked, but guests can reach out to us if they need additional supplies. Guests are provided with a code for the digital lock. Many guests request early check-in and/or late check-out. We try to accommodate everyone, but cannot do so if others are checking in on the same day. It takes us several hours to clean and prepare for each group's arrival. Other things to note This house is not ideal for those who have difficulty climbing stairs. It is also not suitable for those with toddlers or crawling babies, as there are open risers on the stairs leading up from the third floor. The same is true for small dogs.

The Gathering place has space for everyone, an upstairs and downstairs living room, a bar area, game room, and a massive dining room that seats 12-14 people. Outside spaces include a 7 seat hot tub, 3 seasons porch off the kitchen, a deck and a downstairs patio. All outdoor areas have been upgraded with brand new outdoor furniture, to provide plenty of seating. Both floors have an open concept and plenty of space. The Gathering place offers a fully stocked kitchen, a coffee or tea lover's dream bar and a cozy fireplace upstairs. Downstairs you’ll find almost an entirely different house with a bar and kitchenette area, living room with a large TV and fireplace and a game room with a pool table, Arcade games and an indoor golf game. The downstairs couch converts into a bed and the downstairs closet also hosts a comfortable queen sized air mattress. Every bedroom has it's own smart tv and on suite bathroom or dedicated adjacent bathroom. Each bedroom has a large king sized bed except for the upstairs kid’s room with two twins. The house is stocked with entertainment options like brand new Arcade games, yard games, board games, cards, a golf-pong game, pool table, books, kids toys and more. To accommodate young families we also provide two pack-in-plays and two high chairs. We are pet friendly as well and provide 2 dog beds, a blanket for dogs and water and food dishes. ($30 per night per pet) End the day with a relaxing soak in your massive 7 seat hot tub on the back patio surrounded by the soft glow of market lights and protected from the elements above. We’ve spared no cost when it comes to Wi-Fi speeds. We know how important it is to ensure all guests can have access to the internet without bogging down. The Gathering Place offers 6 Proximity Cards for guests' use of the Galena Territory Association facilities. Additional day passes can be purchased for $5 per day at the Owners Club Complex. Amenities include indoor/outdoor pools, indoor basketball court, tennis courts, fitness center, game room, craft room, meeting rooms, and an outdoor basketball court. The Territory also offers over 24 miles of walking and hiking trails that go right by the property as well as four golf courses. In addition the territories offer outstanding boating and fishing opportunities at Lake Galena and horseback riding at the Shenandoah Riding Center. Guest access You have access to the entire house, except 1 locked closet we keep supplies in. Other things to note There's a guidebook full of recommendations in a pdf sent to you, and a binder at the house. For the safety of guests & owners, this house has 2 Ring Doorbell Security Cameras with audio. Camera #1 is located at the front door of the home. Camera #2 is located at the interior garage door in the garage, walking into the home. There are no cameras anywhere else on property or inside of the house.

In addition, there is a smart noiseware in the living room that detects alarm sound, humidity, and noise level (no recording of any sort).
