Located in the garage, you will find more entertainment such as arcade style basketball, foosball and air hockey. The home has 4 bedrooms and 3 bathrooms. There is also a 5th room that is located off the master bedroom with an indoor day bed that includes a full size bed as well as a pull out twin trundle. Trust me, this is not worth it... EARLY CHECK INs / LATE CHECK OUTs This home is in high demand and it's very typical that there are back-to-back reservations. Because of this, it makes it difficult to accommodate early check ins and late check outs. Should there not be anyone staying the night before your check in, we are happy to allow an early check in's. Same applies for a late check out's. If there is not someone coming in that same day, happy to allow a late check out. This needs to be approved in advance to allow the cleaners to adequately prepare for their clean. Please do not ask for a late check out the night before you leave as our cleaners are on a tight scheduled as well. If available, it may be arranged for an additional fee. MUSIC & SPEAKERS: You are welcome to play music outside by the pool; however, please be cognizant of the neighbors and keep the music levels low. The outdoor TV is a smart TV and you are welcome to sign into your music app. The music level outside should never be loud enough to carry over the perimeter walls. IS THE POOL HEATED? Yes, the pool is heated. This is available for an additional fee of $75 per night and a requirement of 2 days/nights minimum. The reason why: it costs me about $200 to heat the pool each time it's heated to 80-85 degree temps. This fee must be paid in advance. Should you want this option, please send me this request at least 2-3 days in advance as it takes about 2 days to heat up. If this request is delivered far in advance, please set a reminder to request again 2 days prior. DISCOUNTS: We do not offer any discounts as this home is in high demand. DECORATIONS: Absolutely no sticky/adhesive dots or décor with adhesive strips allowed in this home as it rips off the wall paint. Also, NO confetti or glitter inside or outside, that includes confetti balloons, etc. If used, an extra cleaning fee will be charged to the guest as these things are extremely difficult to clean up. PETS: NO pets allowed on the property of any kind. SMOKING: This is a smoke free property. There is absolutely no smoking allowed inside or anywhere on the property at all times. $500 extra cleaning fee applies if either of these house rules are not followed.

We require a signed contract for all guest. Permit number STR-2025-001876 The space Inside, there are 4 bedrooms all with ergonomic beds, Alarm clocks with USB ports built in so you can charge your devices as you sleep, kitchen is fully stocked with essentials, a Foosball table, and a great lounging area that also provides electrical outlets with built in USB ports for your charging essentials. Guest access You will be given a code to access the front door at 4pm the day of your arrival. No garage door openers are provided. Access ends promptly at 11 am of your check out date. A late fee will be assessed for any guest checking out late. We are sometimes able to accommodate early check in the cost for this convenience is $25 per hour. Other things to note A signed contract is required with state issued ID . Any and all guests on our property must be listed on the contract. Because of this, the pool may not feel as warm as expected during colder weather. To help maintain comfortable swimming temperatures, the pool cover must remain on whenever the pool is not in use. The cover prevents heat loss caused by evaporation, which is the primary reason pools cool down overnight. If left uncovered, the pool temperature can drop significantly and may not fully recover the next day. We require a minimum 3-day notice prior to arrival if you’d like the pool heated. Welcome to Bella Vista Mountain Retreat – a breathtaking haven with the most captivating scenic views of Phoenix that is steps away from Lookout Mountain. This Moon Valley home is located in a safe, family friendly neighborhood with easy access to freeways, airports and fine dining. Kick back and enjoy your private sanctuary with jacuzzi, fire pit, BBQ and heated pool (extra fee). Enjoy the hiking trails steps from the house. A perfect blend of tranquility and luxury. NO PARTIES ALLOWED. The space This house is located in a quiet, upscale neighborhood. The views from every room are spectacular. The backyard is like an oasis. There are 4 bedrooms located upstairs, along with 2 baths that are fully stocked with linens, hygiene products, shampoos, etc. There is a 1/2 bath located downstairs for guest convenience. The master bedroom has its own private balcony overlooking the pool and spectacular views of the city. There are several seating areas so that guests can enjoy their morning coffee or their evening glass of wine. Guests can relax during the afternoon in the hammock and have access to stairs to the backyard for pool and jacuzzi. 2 out of the 3 additional bedrooms upstairs share a balcony that has beautiful views of the mountain to enjoy the sunrise and sunsets. The house is equipped with WiFi and cable. Kitchen is fully stocked, so you can choose to cook at the house vs. going out to eat. Coffee bar is stocked with ground coffee as well as kpods. Refrigerator is stocked with coffee creamers. This is my residential home. When rented, I stay at my other property in the Phoenix area, so I am close by and available if a problem should arise. Guest access Guest have access to the entire property except for bottom floor bedroom and garage which contains personal storage. There is a huge hall closet downstairs which contains games, toys, hiking supplies and other items that you could use while visiting. Pool pump area in backyard should not be accessed. If guests want to have the pool heated (additional fee) arrangements need to be made in advance. Other things to note I stock the refrigerator with coffee creamers so that you could relax and enjoy your mornings. There are several coffee bars in the house (one off of kitchen and the other in the master bedroom). Ground Coffee and k cups provided along with numerous coffee creamers and milk. Due to the cost of having propane shipped in, there is a fee to heat the pool. The cost of the propane varies (similar to price of gas), so please contact host for fees. Propane Fee is $75 per day or $200 for the week.

To keep our trees healthy and yard clean, our landscaping crew takes care of the home every 2nd and 4th Tuesday of the month. Our team usually arrives around 8-9AM and takes around 30 minutes. *IMPORTANT* - we use a pool vacuum to ensure the pool is clean and free of debris for your stay. It is important that guests do not remove the vacuum from the pool, or unplug it. Removal of the vacuum will turn off the pool pump & filtering system, and may require an additional visit from our pool tech. ◗ House Rules: We want everyone to enjoy their stay at our home! To make sure it's a relaxing and comfortable experience for all our guests, we kindly ask that you review the House Rules before you book your stay at our place. These rules cover things like quiet hours and occupancy limitations, which help us keep the neighborhood peaceful and ensure everyone has enough space. To comply with local regulations, we cannot accommodate guests beyond your reservation count. The cameras are located above the driveway, in the front yard, in the backyard near pool equipment, and at the front door. In the event of a security or complaint incident, footage may be reviewed. There are no cameras within the home. To ensure that neighborhood noise levels are respected, we use a Minut noise alert monitoring system. The device is installed on the covered patio and does not record sounds or conversations. It simply monitors the noise level, measured in decibels. ◗ Note for Stays of 30+ Nights: In accordance with Arizona law and Airbnb’s 2025 identification policy, guests staying 30+ nights are required to: - Provide a photo of a government-issued ID via Airbnb messaging within 24 hours of booking. - Sign a formal Arizona Residential Lease Agreement.
