Remote but accessible small cozy family home/cabin with 2-bedroom and 1 bath. 2 twin beds, 1 queen, and 1 pull out couch. Quiet and peaceful with woods surrounding area on 2 acres. House was built in the 1960's but some renovations have been done on the inside. Near route 60 off of old route 41. Located 5 miles from Babcock state park, 15 miles from New River Gorge Bridge, and 2 miles from Clifftop. This is a weekend getaway for our family, we do not live on the premises. The space Cabin sits up from the main road. Driveway goes up in front of house with parking on the side. The large bedroom has a queen bed with the pull out loveseat. The smaller bedroom has bunk beds that are separated. The bathroom is small. It has a Mr. Cool Heating and Cooling system and a keyless entry on back door. Other things to note Old garage sits at bottom of driveway-Do not enter. 50 lbs weight limit on dogs. Can not be left unattended unless crated. City water. The perfect cabin for peace and quiet in a very tranquil environment. The old charm of a 20 year old cabin mixed with updated kitchen, bathrooms and cozy decor make it a perfect place to unwind. ( if you re looking for brand new building, you may want to look elsewhere as we want you happy) 2 acres surround by 9 acres of woods. Less than 2 miles from the interstate. Lewisburg is 17 miles east and Beckley is 25 miles west. The space This house in the mountains will grab you and hug you tight! It is cozy inside with plenty of room for four people to spread out. Many games including corn hole for outdoor recreation and numerous card and boardgames for inside fun. Wi fi password will be sent once booked. All tvs are smart tvs. Two are roku. The television in the front bedroom has Netflix access . Guest access Guests do not share the house with anyone else. If guests would like a cheaper option for two guests with the back king sized bedroom and bath locked off, we offer 30 $ off each night. Other things to note This was my private home before I started traveling for work, so the kitchen is stocked for cooking purposes. Check before booking if you have questions as to what cooking essentials you may want o bring on your own. Great white water rafting, zip line tours, state parks and caves to visit within 30 minute drive. Included: sheets, linens, towels, kitchen equipment and outdoor grill. Guest access The home is located approximately 1/4 mile away from the beach/pool/lake area. We also own another home approximately 5 minutes away. There is an anemometer located in the kitchen. •	Do not burn paper. •	Do not leave the fire unattended. Checking out: •	Run the dishwasher with any remaining dirty dishwasher safe items before checking out. •	Ensure all hand washed items are clean and put away or left to dry on the rack. •	Place all dirty towels in the washroom floor. •	Remove all your food from the refrigerators and remove all trash and take it to the bin at the end of the driveway. •	Make sure the hot tub cover is on the hot tub. •	Lock all windows. •	Lock all doors. o	The front door needs to be locked by clicking the “deadbolt” icon. o	Do not leave until you have verified that the front door has locked. 8.	Kayak Use and Hot Tub Use - Liability Waiver and Release Agreement Acknowledgment of Risks – Kayak Use •	Acknowledges that kayaking involves inherent risks, which may include but are not limited to: Capsizing, drowning, or injuries caused by water-related activities. o	Collisions with other vessels, objects, or natural obstacles (e.g., rocks, logs). o	Adverse weather conditions, strong currents, or tides. o	Wildlife encounters or insect bites. •	Renter and guest agrees to: o	Verify the drain plug is installed. o	Wear a life jacket (not provided) o	Obey WV laws. o	Refrain from reckless or unsafe riding behavior. o	Inspect the kayak before use and report any issues. Acknowledgment of Risks – Hot Tub Use •	Acknowledge that the use of the hot tub may involve inherent risks, which may include but are not limited to overheating, drowning, accidents, injuries, or medical issues resulting from use. o	Hot tubs may pose risks for individuals with certain medical conditions, such as heart problems, high/low blood pressure, or pregnancy. Consult a doctor before using it if you have health concerns. o	Overheating or prolonged exposure can cause nausea, dizziness, or fainting. Limit sessions to 15–30 minutes at a time. •	Renter and guest agrees to: o	Children must always be supervised. Hot tubs are not recommended for infants or very young children. o	Not use the hot tub if the water appears dirty or cloudy. Notify the Property Owner immediately. o	Replace the cover when the hot tub is not in use to retain heat and keep debris out. o	Not exceed the recommended water temperature (typically 100–104°F). High temperatures can pose a risk of burns, dehydration, or heat exhaustion. o	Shower before using the hot tub to reduce contamination. o	No food, drinks, or glass items into the hot tub area. o	Extra charges might apply if rules are not followed, such as a fine for glass in or near the tub, or if the water becomes overly dirty or contaminated (e.g., from oils, food, or misuse).
