That's what we love to do with extended family and friends here at our home on the Cape! We say that each summer has a story - come write yours with us! Step into a spacious retreat with soaring 34' ceilings and wide open spaces. Bright & sunny home built in 2019 with the mindset of coastal living. Open the multiple doors to allow the warm cape breeze to flow through. The open floor plan on the main level boasts two living room areas, ample space to entertain large groups or for all to relax and watch a movie together - featuring plush furnishings from Room & Board and Crate & Barrel. The beautiful chef's kitchen with a 6 burner stove, griddle, and 2 ovens make home cooked meals for big groups a breeze. Want to grill? No problem, there is a grill on the patio outside. Not pictured, but also included is a patio table with seating for 6 as well as the 8 Adirondack chairs you see included in the patio pictures. What might it be like if you stayed at our home? Sit on the deck in the early morning hours with coffee in hand while you enjoy the quiet oasis of verdant gardens and a stunning arboretum. This home feels very secluded yet is central to everything you could want. During the day, take a 15 min stroll to the beach. We have ample chairs and beach towels provided. In terms of entertainment there is plenty of nearby things to do for adults, teens, and younger kids alike. We know if you're reading this, you're probably one of the organizers and can't rest easy unless everyone is taken care of and has something to do. Nearby entertainment includes paddle boarding, kayaking, and renting bikes. There are several golf courses within a quick 10-15 minute drive. Or try your hand at deep sea fishing. Our teens enjoyed being sent off on a fishing excursion (though they had never fished before) - our teen son and his buddies were super excited to bring home a massive load of fish to cook up that evening. It was the highlight of their visit that particular summer. To this day they still talk about the fish they caught - the fish which have gotten bigger at every re-telling of the story. All of our kids (boys and girls) and their friends enjoyed paddle boarding and kayaking, not to mention just going to the beach and hanging out. Perhaps take a ferry to Martha's Vineyard? In the mood for shopping? Take a quick 10 minute drive to the numerous shops and restaurants in the area. Or just curl up with a good book in our beautiful home while everyone is away doing their own thing. Don't want to venture off the property? The basement is an oasis of fun and games (see a few paragraphs below), not to mention we sit on an acre and half lot. So lots of room for outdoor fun from a game of flag football to kicking the soccer ball around. In the evening our chef's kitchen is a natural gathering place for preparing today's catch from the sea or making mojitos using the fresh mint growing outside on the terrace. Seating at meal time is never an issue, as the dining table easily seats 14 adults (16 if you squeeze in) and the extra large island seats another 4 (5 if you again squeeze in)! At the end of the night, we love to use the fire pit to roast marshmallows and make smores with all of the kids. Don't be surprised if you're visited by a family of wild turkeys on the lawn or see a fox trotting through. The basement is perfect kid (or adult) entertainment in the late evening or on a rainy day - with a pool table, ping pong, foosball, corn hole, giant connect four game, several sitting areas to play poker or engage in the one of the 25+ boardgames (Monopoly, Clue, Apples to Apples, Ticket to Ride, Haunted House on the Hill, Throw Throw the Burrito, Exploding Kittens, and many more) we have! At end of the day retreat into your own private spacious bedroom complete with large ensuite bathroom, while the kids share a 6-person bunk bedroom... We are not a big screen family and while we have very good WiFi connection at the house, we believe in the importance of disconnecting so you will find a TV in the common areas of the house but generally not in the bedrooms. There is also a borrow basket underneath the sink for items left behind by guests, instead of throwing these items away. I encourage every guest to use and contribute to this borrow basket. 🥘 KITCHEN & DINING The kitchen is equipped with full-size appliances: a gas stove and oven, refrigerator, and microwave. A regular coffee pot and a Nespresso machine are available, as well as an electric kettle. A Brita water pitcher is in the fridge, and there is a water filter on the kitchen water line. Various cooking utensils are also provided, as well as some grilling basics for outdoor use. Additionally, there is a collection of seasonings, spices, and vinegars in the drawers for use. A complimentary welcome basket with various snacks will be left in the kitchen to get your stay started. The Bursley Manor has been a West Barnstable mainstay since 1670 when John Bursley built it as the homestead for his thriving Maple Spring Dairy. Today it encapsulates the charm and elegance of a bygone era, with tasteful and comfortable decor, 5 fireplaces, and wide pine floors throughout. There are 7 bedrooms and a lounge with a sofa bed that converts to an 8th. You'll have 6.5 baths, a chef's kitchen, 2 laundries & an outdoor shower. Sandy Neck Beach is just 2 miles away, pets are welcome! The space The Manor comprises two sections: the Farmhouse - the dairy's homestead; and the Captain's Quarters - an apartment wing added in the 1800s. The Farmhouse has five ensuite bedrooms. On the ground floor is Captain Jack, a master suite with a king bed, spa tub/shower, and a fold-out secretary desk by the fireplace. Perfect for guests with limited mobility, this room honors Mad Captain Jack Percival, West Barnstable's most famous resident, a pirate hunter for the US government and friend of the Bursley boys. Doors on either side of Captain Jack lead into separate lounges with fireplaces, one wood-burning, the other gas. To the right of the gas fireplace is the manor's original beehive oven, and this lounge is also where you'll find the half bath. There, tucked behind a curtain, is one of the Manor's two laundries. Both lounges feed into the dining room, with an antique mahogany table for 12. Bursley descendants tell me its been at the Manor since its farm days. Beyond it is the roomy chef's kitchen, fully equipped with modern amenities, dishes, glasses, utensils, and cookware. The kitchen has two separate sinks, two fridges, a FiveStar two-oven professional gas range with six burners, and a pub table for 10. Outside the kitchen door to the left is the Manor's private south patio. With gas and charcoal grills, a fire pit, and outdoor dining, it's a great place to watch hummingbirds, goldfinches, and other birds if you want to stock the feeders. To the right of the kitchen door is the outdoor hot-and-cold shower. The Farmhouse's remaining bedrooms are upstairs. Lighthouse is the spacious second master suite to the right of the east stairs, with a king bed, spa tub for two, separate shower, and a fireplace. It overlooks the pond across the street - both a cow pond and a cranberry bog over the years. Across the landing is Moby Dick, another king room with spa tub/shower, fireplace, desk and pond views. Behind Moby Dick is Mermaid, a king room to the left at the top of the west stairs. Mermaid has a spa tub/shower, and a cushioned reading nook overlooking the south patio. There is a door between Mermaid and Moby Dick that, when open, converts the space to a family suite. Finally, there is Old Glory, a queen room to the right at the top of the west stairs. Across from Mermaid, it is bright and airy with windows on three sides and a deep soaking tub. Both the ground and second floors of the Farmhouse have doors leading into the Captain's Quarters apartment, built as an ell to the southeast side of the Farmhouse. The doors can be shut to create two completely separate accommodation units, or left open for easy family flow. On the Captain's Quarters' ground floor is the sixth bedroom, Jacques Cousteau, the Manor's third master suite - another great option for those with compromised mobility. It has a queen mahogany sleigh bed, a vaulted ceiling with skylight, a secretary desk, and a lounge chair with ottoman. Jacques Cousteau's bath features a double-sink vanity and a spacious, step-in shower. The room's French doors open to the east patio. Next to Jacques Cousteau is a large, adjoining lounge, Living Room 3, with a double sofa bed and a closet. This room converts to an extra bedroom (for a total of 8) if needed. It doesn't have its own bathroom, but one of its doors opens into the Farmhouse, where the half bath/laundry is immediately to the right. The lounge also has a front door opening onto the south patio, French doors to the east patio, and stairs to the second floor. At the top of the stairs, turn right and you're in the second laundry. Take the catwalk to your left and you're in the 7th bedroom - cute and cozy Crow's Nest. Kids love this room for the catwalk, double bunk beds that sleep 4, and an extra twin bed. It's also got sloping gables, a drinks fridge, and a TV. Leave the Captain's Quarters via either set of French doors and you're on the east patio, with outdoor dining, gas and charcoal grills, two gas fire pits, and a chiminea. Across the patio is Sea Glass, the carriage house. If Sea Glass is booked by other guests during your stay, the east patio is shared with them. Behind the east patio is the spa area, with a hot tub for 7, a far-infrared sauna for 4, a cold plunge, and an indoor relaxation area. The spa is shared by all guests at the property. All sleeping spaces, the kitchen, two lounges, and the dining room are air-conditioned. There are 8 TVs with cable. The bedrooms feature high-quality linens and towels, bathrobes, beach towels, blow dryers, facial and toilet tissue, and soap, shampoo, and conditioner. Each bedroom has a refrigerator and there is an extra microwave in the Jacques Cousteau bedroom. The Bursley Manor is on historic and beautiful Route 6A, the Old King's Highway, and offers 8 guest parking spaces. Drive east for 15 minutes and you're in bustling downtown Hyannis. Quaint and charming Sandwich is 15 minutes to the west. The manor's acre of shared grounds include flower beds, and a lawn that's perfect for frisbee, croquet, and badminton. There's also a container garden for fresh spices and produce. Rinse off in the outdoor shower after a day at gorgeous Sandy Neck Beach. Host lobster feasts and barbecues on the patios. Take a whale tour out of Barnstable Harbor or drive up to Provincetown for the day. Whatever you love to do, the Bursley Manor is your family's perfect mid-Cape hub! Guest access The whole Manor is yours outside of the two basements and the attic, which are owner-access only. I am Margaret, the owner, and I spend some time most days conducting property maintenance and caring for the Manor grounds. I am happy to help in any way needed but understand that my guests often wish to enjoy themselves and one another in privacy. The east patio, as mentioned, is shared with guests in the carriage house if it is occupied during your stay. The spa area is for all guests at the property. The grounds are also shared, though I do encourage guests to conduct their outside activities as close as is practical to their accommodations. Other things to note Welcome to the Bursley Manor! Below are some notes that will help you and your group stay safe and happy during your stay. Using Fire at the Bursley Manor Please keep in mind that the Bursley Manor is a wooden structure, the main part of which is more than 350 years old. It is imperative to be careful at all times with the use of fire on any part of the property. There are five fireplaces in the Farmhouse, two of which are available for guest use - the wood-burning fireplace in the parlor and the gas fireplace in the lounge with the yellow couch. The chimneys for the Farmhouse fireplaces converge and have no flues. The result is that using the bedroom fireplaces imbues those rooms with a pungent and lingering aroma that many guests cannot tolerate. Please use only the fireplaces in the two downstairs living rooms. There are a fire pit, a gas grill, and a charcoal grill on your patio. Please completely put out all fires at the Farmhouse before retiring at night or departing the grounds at any time. Please never leave a fire unattended at the Manor. Note: Fire extinguishers are installed in most rooms throughout the Manor. Firewood is located on either side of the Sea Glass carriage house in piles called Holzhausen. Please help yourselves. You are also welcome to take firewood to the beach for beach fires. Just stop by the Sandy Neck gatehouse after 4 p.m. and buy a $5 permit. Propane tanks are attached to the gas grill and patio heaters. You may use any gas you find in them. If a tank is empty, you are welcome to refill it at your expense, but you must leave all tanks at the property upon your departure. The same applies to charcoal - if you find it in the south patio chest nearest the French doors, you are welcome to use it. If there isn't any, please purchase what you need. On the subject of fire, it must be noted that the Bursley Manor is a NON-SMOKING property. I'm sorry about this, as I know it is challenging for smokers to abstain, but my insurance requires that smoking of any kind be prohibited anywhere in the Bursley Manor or on its grounds. To emphasize the importance and seriousness of this insurance requirement, the following rule has been imposed: Evidence that members of a guest party are smoking or have smoked at the Manor will result in a fine of $500 being charged to the booking party. Cooking, Dining, & Paper Goods In the kitchen you'll find spices and a varying supply of staples and condiments – use anything you like and leave anything you like as long as it's not open fresh goods or leftovers. Picnicware is in the chest in front of the yellow couch. Non-disposable plastic wares for use on the patios and in the spa area are on the shelves inside the Farmhouse kitchen vestibule. The Manor is stocked with paper towels, napkins, toilet paper, facial tissue, etc. If you run out of the supplies provided, you are responsible for purchasing whatever you need to last you for the rest of your stay. There are many small kitchen appliances available. You’ll find them inside the main kitchen cabinets and the pantry to the left of the south dining room door. If you don't see what you need, please ask me, as it's likely I have it. Pets at the Bursley Manor The Bursley Manor is pet-friendly, provided that you discuss with me before your arrival your plans for bringing your pets. The one-time charge is $100 per pet for stays of three days or longer. Shorter stays are charged at the rate of $35 per day. If you plan to be absent from the property for more than four hours, I can walk your well-behaved pets or arrange to have them walked for an hour at a charge of $30 per pet. Pet accidents inside the house must be cleaned up by the pet owners. If pet-accident residue is not thoroughly removed, commensurate cleaning fees will be charged. Extra Guests, Beds, & Pack ‘n Plays There are 2 Pack 'n Plays with sheets – one in the Lighthouse closet and one in the chest with the blue top in Moby Dick. Extra sheets for these are in the chest under the television in the Jacques Cousteau bedroom. Extra-bed options available include single-bed roll-aways and double futons that can be placed on bedroom floors. Extra guests over the age of 14 will incur an additional charge of $50 per night, and their stays must be arranged with me in advance. Guests not specified in a booking party are considered trespassers. Beach Supplies Beach supplies, sand toys, and outdoor games are in the white chest in the kitchen window nook on the south patio.. Beach towels are inside the cloth beach bags hanging in each bedroom. There should be a beach towel for every guest in your party. If that is not the case, let me know and I'll supply the correct number. All of the beach equipment and towels are in used condition. If you prefer new equipment, you can find it at the many beach supply stores on the Cape. Ocean State Job Lot is well stocked at reasonable prices. I do not supply beach umbrellas, and all patio umbrellas at the property must remain at the property. Upon returning from the beach, you are welcome to use the clothesline rolled up in a dispenser attached to the northwest corner of the sauna house. It pulls out and attaches to a hook on the outside southwest corner of the Jacques Cousteau bedroom. Ask for clothespins. Using the Spa The spa is open from 8 a.m. to 10 p.m. These hours are not set in stone, but please keep in mind that the homeowner closest to the spa is an elderly woman who will make official complaint if she is disturbed at what she considers to be unreasonable hours. In other words, if you remain considerate about noise levels, there should be no problem. Please do shower before getting into the hot tub. Otherwise, sunscreens and other products turn the water cloudy and cause unpleasant deposits to collect on the tub walls. If you forgot your bathing suit, there are extras in the white chest outside the kitchen at the bottom of the west stairs. Please wash any suits you use and replace them before your departure. The sauna is a far-infrared model, which means the sauna interior doesn’t heat up. It heats you instead. There are towels in baskets on either side of the sauna. Please use them only for the sauna. Please do not eat inside the sauna house, as it will attract animals and insect that may be hard to remove, thus rendering the sauna house unusable. I have installed a screen curtain at the entrance to the sauna house. Its two halves close magnetically at the center. Keeping the bugs out will be a matter of making sure the curtain halves are completely shut when you enter and leave the sauna house. Otherwise, you will be sharing the space with quite a few unwanted guests. You are welcome to refill the cold plunge upon your arrival using the hose at the back of the Captain's Quarters. You can buy ice for it at 7 G’s, the liquor store at the intersection of Route 149 and Route 6A, one mile east of the Manor. I also freeze ice blocks and provide them at a dollar a block. The Bursley Manor Septic System The Bursley Manor is on a well and has a septic tank. Please flush ONLY human waste and toilet paper. Other kinds of wipes, tampons, and pads will clog the system. There are trash cans in each bathroom where used wipes and sanitary products may be deposited. Internet Network: BursleyManor Password: Bursley18 Garbage Collection at the Manor Garbage on the Cape is sorted into single-stream recycling and trash. The cans are out along the south side of the stockade fencing around the spa area. The two cans designated for use by guests in the Farmhouse are those closest to Maple Street. The single-stream recycling bins are marked with green stickers that list in white writing the kinds of materials accepted. Regular trash goes out on Tuesday nights/very early Wednesday mornings at the end of the driveway furthest from the house. Recyclables go out on Thursday nights/very early Friday mornings at the same place. As your host, I'll bring the garbage to the curb, but please place it in the appropriate containers before the scheduled collections. The space Our beloved 5 bedroom 4.5 bathroom waterfront home is perfect for vacations with family and friends for all seasons! Located directly on Long Pond, our home has easy access into the water right from our back yard. The pond is a fisherman's dream! It is stocked with trout every spring, and is known for having bass, pickerel, perch, and sunfish. On the other side of the pond there are two small freshwater beaches, the sandy Lyman Beach and the charming Wings Grove Beach (with a playground and a basketball court). Fully renovated recently, our home has a main house and an attached in-law apartment. In the main side of the house, the kitchen is upgraded with beautiful granite countertop and stainless-steel appliances. Enjoy family meals in the bright open dining room overlooking the gorgeous pond. Relax in the cozy living room with the sectional sofa and the flat screen TV. Our younger guests love the toys and books in the large playroom, which comes with a TV, a large L shaped couch, and a day bed. Need to do some laundry? There’s a half bathroom conveniently equipped with washer and dryer next to the kitchen. The main house has 3 bedrooms on the second floor, including 1 king, 1 queen, and 2 twin beds. Each bedroom has its own private bathroom with new floors, upgraded shower and granite counter tops. If you need a space to work, there’s a home office on the first floor that’s also used as the 4th bedroom, which has two full sized bunk beds. From an interior door on the first floor of the main house, you can access to the attached in-law apartment, where you can find the 5th bedroom with gleaming new floors, a California king bed, a twin day bed, and a TV. The in-law apartment also comes with a full kitchen with dining area, a full bathroom, and a separate living room with a TV, a treadmill, and a convertible sofa bed. The number of beds in our home can accommodate 14 adults comfortably, more if there are young children. Enjoy the breathtaking views of the pond from our private deck, oversized and wrapped around the back of the house, fully furnished with plenty of sitting areas to accommodate large parties. There is a grill and a built-in outdoor fire table that is perfect for making s'mores! Our large flat back yard is great for all sorts of lawn games, and right from the yard you can find a direct entrance into the pond, which is popular for fishing, kayaking, paddle boarding, etc. We have 1 double kayak and 2 single kayaks for our guests to enjoy. Guest access Guests will have access to the entire main house and in law apartment, except for the garage. Approximately 6 vehicles can fit in the driveway depending on size. Other things to note We will provide all the towels and sheets, shampoo, body wash, and conditioner. We will be leaving a few beach chairs as well. We also have a portable pack ‘n play with a crib for our youngest guests. There are AC units throughout the house. We have our yard sprayed for ticks throughout the Spring and Summer months. Trash is picked up 2x/week, there may be an additional pickup fee if extra trash removal is needed during your stay. **This is NOT a party house**. There are two grocery stores within a 3-minute drive from our home, as well as a mini golf, go karts, multiple salt-water beaches, an entrance to the Cape Cod bike trail, many beautiful golf courses, the Cape Cod Creamery - all within a 5-10 minute drive. This is a Saturday to Saturday rental during the summer months. Shorter term stays are accommodated starting after Labor Day.

The living room is made up of nice white sofas and chairs along with a 55” Flat screen Cable TV and built in speakers to enjoy music all throughout the 1st floor. Master Bedroom 1 The only bedroom on the 1st floor is located off the living room and office where we have a King Size Bed, walk in closet and full bath with double headed shower and bench to wash yourself off after a long beach day. This room also has a TV with Cable. Office Nice Office desk with plenty of room to work and enjoy the breeze coming in from the front porch windows.
