This means during the months we have snow, it will be a challenge to remove snow buildup, as the snow plows tend to create a "curb" of snow in the driveway. This is a gorgeous, multi-level (4 stories), large (3600 sq ft) architect-designed home, sitting on top of a mountainous, cool neighborhood called Summit Park in Park City. There is a very private trailhead (for hiking, biking, skiing) right behind the house. One of the best kept secrets in Park City. There are 3 large bedrooms with king/queen sized beds. Plus one open loft with a double sofa bed, and a smaller bedroom with a single bed. Enjoy your brand new, well-equipped private gym with 8 person sauna, double shower, and hot tub. Relax with a movie at the end of a fun day with a huge TV in the great room, by the fireplace. Sonos sound systems throughout the house and large flat screen TVs in 4 of the bedrooms/loft. Guest access You have the entire house for yourself, which includes a garage, private sauna, gym, and hot tub. Access is via a keypad. Other things to note IMPORTANT WINTER NOTE: This house sits at the top of a mountain road. Although the road is paved and regularly plowed during the winter, you may need a 4x4 with snow tires, depending on winter conditions. CHILD SAFETY: Young children must be supervised. There are many stairs, an open loft with railing and patios that are high above the ground. Also remember to drive slow in our street; kids may play outside. Thank you. ADDITIONAL GUESTS: The maximum capacity for overnight guests is 9 total (including children). Any additional guests must be pre-approved and are subject for an additional fee of $250 per person per night. PARKING: the garage has room for 1 car/van/truck, and you can park directly outside the garage. Total 3 cars. Please let us know if you need more room. In the winter, cars need to be parked directly in front of the garage, or the snow truck can't turn around. This is an important rule in the winter. FOREST LIFE: the home is in the middle of a wooded area. The house is treated by pest control on a regular basis. However, you may still find some insects in the mornings. Keep windows and doors shut as much as possible.

The whole family can stay comfortably in Park City at this 4-bedroom home. We're a 2 minute walk from Woodward Park and tubing hill. Downtown Park City with its many ski resorts is less than 20 minutes away. Several parks with sledding hills are within 15 minutes of the house. This phenomenal property is perfect for families or groups. Sleeps up to 10 people, children are welcome. Note, there is a separate unit in the basement that is currently occupied. There are no shared spaces or any access. The space We have a 2950 sq foot home with a two car garage. The living room, kitchen and dining room are all open concept so you won't miss out on any of the happenings in the home. There is a deck attached to the dining room so you can enjoy the snowy mountain scene behind the house. Large windows with pull down shades also offer a stunning view of the mountain. The master bedroom has an ensuite with a large soaking tub and television so you can enjoy a hot bath after a cold day of skiing. There is a loft that is a perfect hang out spot for kids or teens. This is a great home for a cozy family vacation. *Note that you have access to the upstairs and the loft area of the home. *There is no bbq as seen in the picture as it got damaged and had to be removed. Guest access You have access to the whole main floor, including garage and deck. The upstairs loft is also included in the rental. There is a renter in the basement with no shared space or access. The door at the bottom of the stairs leads to a storage room, not the basement rental. Other things to note We are very nearly next door to Woodward Park. It will take longer to get in the car than to drive there. You can also walk, it takes about 4-5 minutes. We are very close to the ski resorts in Park City. There are dozens of restaurant options, shopping centers and parks to sled and play at less than 10 minutes away. The grill on the deck is no longer available as it was damaged and removed. The door to the basement leads to a storage room, not the other rental unit, and is kept locked for that reason.

WINTER Parking Rules—(2) 4-WHEEL VEHICLES ONLY. Park all cars in the garage, not the driveway, to facilitate snow removal. Guest access Guest Access ~ Guests have full and exclusive access to the home, decks, hot tub, and backyard in summer, with a few closets locked off for maintenance and cleaning items. The basement mother-in-law apt. is locked off for the owners, Tim and Laura, your hosts; typically, there is no crossover in the summer or fall months unless there is a maintenance issue or we are en route to Argentina in August and need to pick up our skis. We are generally on-site for the winter months because we love the snow; we arrive after Christmas. We keep to ourselves, have our own dedicated exterior entrance (the red doors), and use our car in the garage. In winter, we are here to help in any way, to navigate snow removal timing so you can get to the slopes for POW (Tim will get up early if you want to get Snowbird’s first tracks!), advise on how to navigate parking at any of Utah’s fantastic ski resorts or to resupply any items promptly that we stock. In the other months, my co-host, Aubrey, is available off-site to attend to any needs. Other things to note Other Things to Note~ To remind you, smoking is strictly prohibited within the property and its outdoor areas (due to wildfire hazards in Summit Park). Failure to comply will result in an odor removal fee and potential eviction. Unauthorized pets on the property constitute a breach of the rental agreement. The space The property is abutting a national forest, and you will have total privacy. There is no neighbor to the left of the house and the next neighbor is approximately half a mile a way. You can escape the chaos of the Park City ski scene for the evening. It is great for a relaxing vacation! Welcome to our home in Summit Park, Park City, the original second home neighborhood of Park City. Often we find ourselves in our secluded backyard hot tub with moose or deer walking through the creek. The house is 10 minutes to the Canyons village of Park City Mountain or 20 minutes to Main Street or Deer Valley for world-class skiing, mountain biking or hiking. Our kitchen is often described as the best appointed kitchen by our guests! The space Two-bedroom home with the main bedroom(king bed) on the main floor with the kitchen and main living area. The basement has a large living space with the second bedroom(queen) and a walkout deck to our 5-person salt water hot tub to relax after a long ski day. We also have a blowup queen mattress in the basement living space. If you're staying with us during winter, be prepared for snow! We recommend an all-wheel drive or 4x4 and being at the house before 11 PM when they stop plowing. We will have a snow removal crew for the front drive.
