The space Permit 22-0184 After you exit off the 87 Thruway (just 90 minutes from NYC!), you’ll drive 7 minutes through apple orchards and horse farms before arriving at our front door. The New York bluestone steps will lead you to one of the best features of the house: the long classic front porch complete with rocking chairs which makes the perfect setting for a glass of lemonade or morning coffee while you admire the views. Step into the house and back in time onto the original wood plank floors throughout restored to their former glory and the original ceiling beams featured on the ground floor. The owners selected a neutral color palette throughout the home so that the rustic features of the house and the natural beauty of the surrounding land would stand out. In most rooms you will find fresh cut flowers and greenery selected for your arrival (seasons permitting)! The large eat in kitchen with original farmhouse ceiling beams, farmhouse sink, soapstone countertops and custom built reclaimed pine wood kitchen island (with vintage 1930s factory stools) will inspire you to bake a pie with some local fruit. In 2021, the kitchen was renovated to expose brick walls in the kitchen and to install custom black walnut floating open shelving. You will find a complete kitchen along with a Nespresso coffee machine, a drip coffee maker, a French press, toaster, pancake griddle, waffle maker, Kitchenaid mixer and food processor. There is also a top of the line Samsung double oven with five burners, include one quick boil burner, a stove top griddle and an Air Fry feature in the oven and a Kitchenaid dishwasher. The kitchen also features a gallery of original photographs of the home and property from the 1920s when it was a working farm. Just off the kitchen is the sunroom dining gallery with its beautiful views and skylights. You’ll want to dine with friends at the custom made 10 foot oak dining table locally crafted from reclaimed oak wood. The table seats 8 in oversized Windsor chairs. The dining area also features a separate sitting area with club chairs. There is strong wireless internet throughout the home and on the rear deck. Just off the living room is the newly renovated primary suite with a wood vaulted ceiling and wrap around wood paneling below the windows. There is queen size farmhouse bed, mid- century style brass globe lights, industrial iron side tables, an antique desk and a photo gallery of West Point football players from the 1930s. The primary suite also features five antique carriage doors shipped in from a Chicago estate. There is a 32 inch flat screen TV with Netflix and Amazon Prime. The primary bathroom has a beautiful 66 inch pedestal bathtub and a 50 inch long vessel sink locally crafted in the Hudson Valley from Vermont Danby marble sitting on a 1930s style stainless steel laboratory vanity. The bathroom also features beautiful black and white marble flooring. Upstairs is a romantic iron bed guest room with cathedral ceilings and a skylight encased with a beautiful modern toile wallpaper of tree groves. The guest room also features a vintage chaise lounge. Across the hall is the third bedroom enveloped in a Swedish plaid wallpaper. The room features a twin bed (there is also a queen size Aerobed available), a skylight, mid-century furnishings and an oversized vintage Italian Agatha Christie movie poster. There's a collection of vintage board games (plus Scrabble, Taboo!, Monopoly, Trivial Pursuit and Yatzee) , a stainless mini fridge. A newly renovated bathroom sits between the upstairs bedrooms. You will find a vintage style pedestal sink, a soaker Kohler tub and a vintage bullet light medicine cabinet along with an antique dresser and a 19th century oil painting. The 18 x 34 in ground heated swimming pool is designated by Airbnb as an "Amazing Pool" category pool. (OPEN MEMORIAL DAY THROUGH SEPTEMBER) The pool renovation features a gray pebble pool liner, bluestone pool coping and 18 foot wide steps on the north side of the pool-perfect for lounging with cocktails. Gardens surround the pool on all sides giving full privacy. The pool deck features four luxurious teak loungers with striped market umbrellas and a custom-made cedar dining table with benches. There are also beach balls, pool floats, "noodles", an Igloo cooler and beach towels for your use as well as a Charbroil propane grill and barbecue tools. Everything you need for a fun poolside afternoon! In July and August, the hydrangea garden will be in full bloom poolside. The grounds are beautifully landscaped and feature lush plantings, greenery, trees and flowers where bird, deer, bunnies and groundhog sightings are in full force. (lots of red cardinals this year and butterflies in the butterfly bushes). The poolside garden features a grove of peonies which are a vibrant pink in June! A stone seating area with Adirondack chairs (constructed from the original wood of the house reclaimed during renovations) is featured in the upper sitting garden. In 2016 the owners installed an impressive meditation garden tucked in the woods featuring natural big boulders and a variety of plants such as hostas, ferns, cleome, daisies, sedum, astilbe, beauty berry, ornamental grasses, goldenrods, andromeda, begonias as well as Thuga trees, a Cherry tree and a Dogwood tree. Always a cool spot on a hot summer day! On the overlook above the meditation garden is a secret garden where you can relax in a handmade Adirondack style two seater swing! You will find restaurants, grocery stores and other services 7 minutes away in New Paltz and 5 minutes away in Rosendale. The location of the property makes it ideal for a weeklong family vacation with an easy commute for any family members working in NYC as a Trailways bus stop is close by (and the bus makes the trip in 90 minutes with no stops!). Guest access This cottage is a 3 min walk to Shaupeneak Ridge park and a 2 min drive Black Creek preserve. Both open to the public and with ample free parking. Shaupeneak Ridge Park has a gorgeous lake named Louise, excellent hiking trails with a beautiful loop around Lake. Black Creek preserve also has notable hiking trials with a vast expanse forests and steep stream valleys in the Lehigh River Watershed. Both trials can led to views of the Hudson River. There’s an array of activities in these parks which include walking, hiking, trail running, picnicking, kayaking, bird watching, fishing and excellent for mountain-biking. This location is also minutes from many wineries, farms and orchards. Just to name a few Hudson Distillery, West Park Wine Cellars, Apple Bin farm market, Maynard Farms. Even a haunted house (Headless horse man) that host halloween and Christmas activities. After a day of activities there's a farm to table restaurant called End Cut that's 3 min drive from the cottage is that’s highly recommended. If you want a more in town experience, it's centrally located 14 min drive from Kingston, Hyde Park, approximately 25 mins from Saugerties and Woodstock where there's many coffee shops, restaurants, music, shopping, spas, galleries, museums, events, theaters. DESIGN DETAILS. Scott is a Parsons design grad and has designed the space to suit generational family gatherings and reunions. Many of the home goods, coffee table, coat rack, barstools, paintings, are from his studio in highland. (Which you are encouraged to visit if you go see the walkway over the Hudson) We first remodeled in 2014 for family gatherings, putting in a sky light and a wine bar for socializing while cooking. The work never stops , the focus is on creating space, a rec room, wine bar and a dart bars for serving and entertaining people in our space. There are many hearts of the house, kitchen/wine bar, basement rec room, outside dining , lakeside activities, all meant to bring family together. That happens with food and drinks! So attention is paid to layout for meal prep and entertainment whether inside the kitchen out on the deck or down in the yard. There is even a mixing serving bar with ice maker and mixologist tools of the trade. THE YARD. Is it’s own separate experience and requires maintaining , which weather , and length of your stay depending , might mean we have a problem to fix from flooding, falling trees etc, a project to tidy up or just grass to cut. The yard/lake is home to many birds. Swans, loons, blue heron, peregrine falcons and bald eagles call sturgeon pool home. The rental comes with 3 kayaks , a tandem kayak and a canoe, and life jackets. You can paddle up to see waterfall damn and some of the old buildings from 1700, 1800’s . Backyard has private dock and beach head is great for morning yoga and enjoying being by water. PETS KIDS. Pets are allowed with additional fee, no cats, certain dog breeds are not allowed. Also, please let us know if your party includes children. We have a highchair and can supply a pack n'play if you desire. It is a lake/party house and we caution parents with infants to realize it’s kind of wild here. LOCATION Rifton is centrally located between Kingston, New Paltz and Rosendale, it’s a short 10 minutes from both a college town, a water front marina, and an eclectic HV Main Street. But theres a lake in the backyard so who cares. SUPPLIED We provide towels and linens, plus basic kitchen supplies, spices, tin foil, cooking oil, etc. we do not supply firewood but it is available at local grocery and Stewarts stores. There are wood piles from winter your welcome to use. BEDROOMS and LAYOUT The upstairs of the house has 3 bedrooms, (NOTE 3RD SIDE BEDROOM OFF THE KITCHEN IS ONLY OPEN FOR GROUPS LARGER THAN 6) The basement has a pull-out couch and bunkbeds. The Open kitchen layout has a wine bar and a love seat under a skylight next to the bar/bakers table with automatic ice maker. There is a wood fireplace in living room next to the wine bar that connects the two rooms and makes for great family gatherings while the chefs do their work. Dining table seats up to 8 comfortably. The screened in porch is just off the kitchen. Kitchen sink has a huge window that opens to connect and serve. The wood deck is off the porch and has gas bbq and lighting for night time and a comfortable patio table set that sits 8, making for enjoyable evenings. There is a Pergola fire pit for hanging out, or wood fired bbq on your way down to the private beach with dock and another sitting area. LAKE AND WATER There is a boat house with kayaks and life jackets. Property has a seasonal floating dock from May to November. The lake is damned and levels rise and fall as much a 3-4 feet overnight. It is rated class B swimmable by NYS and we work directly with DEC (Department of Environmental Conservation) providing them access for monthly water quality testing spring through fall. If an issue arises we are first to know for the entire community. I take water quality very seriously (I work with riverkeeper DEC , scenic Hudson regularly as a citizen “scientist”) if you have small children I advise ear and nose plugs in ANY LAKE your children swim in. (Please note we attempt to do all yard work and maintenance before your arrival but during spring summer busy season , weather can disrupt our schedule and myself or DEC might need yard and lake access to maintain the property) OPERATIONS We live nearby in New Paltz, so if anything should arise we are 10 minutes away. There is a code lock on the front door for your entry and solar lights to light the walkway at night. We are a very busy rental, and I depend on guests notifying us with problems so I can fix them immediately and keep up with what we provide each and every guest. Check in and check out details are printed and posted in the hall. If we have a tight flip, you will be notified, and if you are not checked out by 11 you will be charged $50 for every 30 minutes. If we don’t have a tight flip I like to give guest and extra hour or two, just ask. We have parking in the driveway for 6 cars. There are bus lines into Kingston and New Paltz from which you could catch a cab to the house. It is off of Rte. 32 if coming from New Paltz or Rosendale. Renters assume all risks associated with kayaking, swimming and water sports. Guest access You will have the entire house to yourself. the laundry room is only available for stays longer then 3 nights. Winter additional guest fee over 8 people is $45. The garage and mechanical room are locked off for storage. Winter guests who plan on sledding in the backyard, upon request, we can make the laundry available to dry your snowsuits! The space When you pull down our inclined driveway you'll be greeted to a private view of lush, state-protected wetland forest. Access our tiered wraparound deck to take a lay on our lounge chairs or walk down by the fire pit to soak up 360 degree views of nature, beautiful all season round. Inside our house you'll find a fully stocked kitchen, part of a great room that includes dining for six and a cozy living area. Sit on either side of the L-shaped sofa for a view of the fireplace or a look at our 65" smart TV. Head upstairs and choose between two bedrooms, both with queen-sized beds and vintage Ekornes loungers. On the left is a room with the charms of yesteryear, featuring accordion lamp sconces with paper shades for cozy night reading. On the right you'll find a neutral palette with mellow ambience thanks to salt lamp night lights and a fiddle leaf fig. Both rooms have blackout shades and dedicated heating/cooling units to ensure everyone gets a good night's sleep. Back out to the sunroom rounds out your visit with views of nature—we are often visited by deer, rabbits, woodchucks, owls, and even the occasional fox or coyote! Listen for the sounds of cardinals, bluejays and a symphony of other birds as you relax in our bamboo Adirondack chairs with custom upholstery and a matching sofa. Or head on to the wrap-around deck for nightcap in our 4-person hot tub. Guest access The basement and back room is private; please use our front door entrance. Other things to note Heat and Air Conditioning throughout the house year round. Individual units can be found in the dining room and in each bedroom. Smoke and carbon monoxide alarms throughout. The space We take great care of making the space safe from any viruses. We disinfect clean and wash after each guests. Romantic bedroom with a queen size bed over looking the lake, quite, beautiful and magical. One queen and one twin bed with a working area. plenty of closet space. An open space kitchen living room for entertaining over looking the water with a wide french door access to a wrap around deck. The house has a very open layout living room, kitchen and dinning flow into each other. From the bedroom and living room there are big sliding doors onto a large deck with amazing views of the lake with a large table, chairs, and lounge chairs, especially beautiful at sunset or moon rise. Just below the deck there is a patio with a gas grill. The house has two bathroom, one full and one half, there is a hairdryer, a washer and dryer in the basement. There is excellent WIFI and a smart tv. The kitchen has stainless steel appliances, and granite counter tops. Coffee maker, drip and keurig, nespresso machine, French press, milk foamer, toaster, water heater are on the counter top. There is an iron and board (basement)in one of the large closets and hangers and plenty of storage space for clothes. Heating and cooling is regulated with a thermostat and there are separate heaters in each room, central air conditioning, and solar panels are on the roof. There are 2 tv’ s in the larger bedroom and a small one in the living room. The land around the house is beautiful with may areas to sit, benches and daybed , about an acre right on the water. we have an inflatable tandem kayak, paddle board, kayak, canoe and row boat for water excursions The beautiful cedar dock gets you into the water, best talk to use is the one to the right behind the gazebo, or just hanging out at the water, and there is a daybed right next to the dock that is straightahead down the property at the water, in case you want to sleep outside. Parking is in front of the house and there is additional parking on a lot next to the house. The magic is in the light and the restful energy of the house. We do our best to use eco friendly soap and cleaning supplies, it is important to us that the house is clean energetically and dirt wise. we care about sustainability and respect nature, that is why we do not use any kind of poison inside or outside the house, for that reason please forgive the possibility of a bug or an ant. thank you. The house is very well located between New Paltz and Kingston, there are many amazing restaurants and stores, Woodstock and Rhinbeck are only a few minutes more or you can enjoy sitting at the water and chill. The house is perfect for 2 to 5people, it’s small for 5 . I decorated the house with my art. Fabric sculptures. There is a smart TV. Kayaks canoe rowboat and paddle board for you to use . If you bring your pet you have to let me know. there is a $50 fee per pet per stay About Sturgeon Pool Sturgeon Pool is a quiet, scenic section of the Rondout Creek created by a hydroelectric dam. It is popular for fishing, wildlife viewing, and paddling, but it is not a designated public swimming beach, so the water is not routinely tested for swimming as public beaches are. There are no known ongoing pollution advisories for the pool, but because there is no official swimming area, guests who choose to enter the water do so at their own discretion. The shoreline is natural, and water conditions—including depth and currents—can vary. Swimming in Sturgeon Pool — Know Before You Go Sturgeon Pool is a beautiful, quiet lake — mostly used for fishing and birdwatching rather than swimming, simply because parking and access are limited. That’s part of what makes it special: it stays uncrowded and undisturbed. A few things to know if you plan to swim: 	•	It’s deep, and water levels change because the lake is managed by Central Hudson for hydroelectric power. 	•	Avoid the dam area — visible as the straight line across the water on the far side from the Lake House. Currents can form there when the dam is opened. 	•	Stay closer to the shoreline near the Lake House, where conditions are calmer and more predictable. 	•	Public water quality testing (Riverkeeper, NY DEC) for this site hasn’t been updated recently — that’s simply a gap in monitoring, not an indication of a problem. Historical results have consistently been fine, and I’ve personally tested the water almost monthly through the summer season for several years, always with good results. 	•	For algae bloom conditions, you can check New York’s HABs (Harmful Algal Bloom) map at , which shows any recently reported blooms statewide. As a simple rule of thumb: if the water looks clear, skip swimming anywhere the water looks green, scummy, or paint-like on the surface. Before swimming, we recommend doing a quick at-home water test — simple bacteria test kits are available online and give results in as little as 15 minutes. And you are welcome to check in w me and see if I just tested it. Swimming is at your own discretion and risk. We share this information as a courtesy so you can make an informed choice, but we’re not responsible for water conditions or quality on any given day. This is a very special place for you to come into balance within yourself. We disinfect clean and wash after each guests An artist dream loft is filled with light and shapes, color and patterns, -overlooking a beautiful pond with a waterfall, the pond is swimmable and we just added a floating dock for you to swim to. The loft is a large open space with high ceilings, wood floors. A perfect space to explore, dance, yoga or just enjoy the open flow of light reflected from the pond below on my fabric sculptures. It is a very uplifting space and filled with good energy. Facing east there is a large window wall for the morning sunrise and in the west, for the sunset, 3 sets of French doors and 2 windows. The 3 French doors open to a wraparound deck with lounge chair and teak dinning table, chairs and gas grill, overlooking a beautiful pond with a waterfall. There are benches and swings on the land to sit, fire pit to make a fire, seating close to the pond and a bridge over s small stream. There are 2 tables to create, draw, sculpt or write. The house has Wi-Fi, air conditioning and heating and a smart tv, no cable tv service only internet. You will find yoga mats and pillows for meditation and many blankets in one of the closets. There are 2 queen size beds, one directly in the open space and one accessible with a ladder as a loft bed above the bathroom. You have to be skilled on ladders to feel comfortable. It’s a tight sleeping space not much overhead space.The futon sofa can be used for sleeping in the main space, it works well for one person, and i keep an inflatable bed in the closed. The bathroom has a large shower. Most of the cleaning supplies are environmentally friendly, the soaps organic and I left you some treats here and there. There is keurig coffee maker, reg drip, French press, and nespresso, toaster, espresso maker, mixer, all you could need for dishes or cookware, the cookware is stainless steel, I tried to think of everything to make your stay meaningful and comfortable and if I forgot something please let me know! The mattresses and linens are super comfortable. The electricity is all solar. The artist dream loft is part of 3 buildings on 30 acres of land with 2 ponds, one pond with floating dock and dock at the edge right below, I have a paddle board and a small kids kayak, and you can hike through the forest to a totally secluded second pond with a dock for swimming access. This pond has an island. The land is beautiful. I am a beekeeper so there will be honeybees. There is a small orchard in front of the studio with fruit trees the horses like to graze. You can park in front of the house. You are just between New Paltz and Kingston, a very central location not far from Woodstock or Rhinebeck. Hiking, swimming, playing and resting, or just being, creating a new project, or healing from a crazy life, it's a good space for all of it. I make my own remedies from plants in my garden, I have put some of them in the loft for you, my hope is that you take advantage of the healing potential that the space has to offer. There is a washer and dryer in the loft building I live in one of the 3 buildings the first one, painted orange, the second building is a green barn that a friend of mine lives in and then last, is the dream loft. The loft is about 1300 square feet in size and has its own privat outside sitting area with hammocks and fire pit. You are totally in your own world. I keep bee's, horses and have Zula my dog. you will see them and many wild deer, turkeys, hummingbirds and fireflies... The bedroom has a comfortable Queen bed with a small ladder to a little sleeping loft for the kids. There is also a pull out couch in the open kitchen living room area with a deck off the back. This is a small apartment attached to our house that has been designed with care and privacy in mind. The space Private entrance to small 425 square foot apartment. Small apartment size kitchen with stove top, oven, small fridge, toaster microwave and dishwater and basic pots, pans and flatware. There is a small living room that overlooks trees on the back side of the house. The bedroom has a queen size bed and small desk that faces the back side of the property and is very quiet. Bedroom has pocket doors for privacy. Skylights and lots of windows abound. Guest access You will have access to our property while here though some of the outdoor spaces are shared by us and our dogs. There is a creek that runs most of the year round and a deck off the apartment for your use alone, with lounge chairs and a small gas grill. There is a parking spot for one car in front of the main entrance of apartment. Other things to note This is a perfect spot for 2 people wanting a peaceful getaway surrounded by nature and close to everything the Hudson Valley has to offer. The apartment can also work for families traveling with children who can manage in a small indoor space and want to make use of the sleeping loft or pull out couch. There's lots of room for kids to run and explore outside! The apartment could also sleep 4 adults making use of the bed and the pull out couch, if you don't mind sharing a tight space and mostly have outdoor adventures planned.

This 30’ diameter Yurt is a stunning space to rejuvenate and be in nature You will hear the sound of the waterfall across, take long walks on the 120 acre property. Vibrant nature around you It is one open space with large circular skylight in center of the ceiling that floods the space with light, new paltz/kingston The space The Jurt sleeps 4, one queen size bed and 2 twin size sofa pull outs. The circular shape is very comforting, it makes you feel hugged. The ceiling in the center is 14’ high. very good gas heater will keep you cozy, the wood burning stove is an extra but not necessary. Grill ,2 small fridges one under counter, and one little bigger one, large toaster oven and 3 cooking plates, coffee maker, keurig, reg drip, French press, tea water heater, spices, cookware, silverware, table ware… all you could possibly need is available to you. The bathroom is a room within the yurt with a shower, sink and toilet, like in a regular home. You have good WiFi and a smart Tv, no cable tv only internet. you have a washer and dryer in the yurt This yurt is a tent-like circular structure built out of wood beams and wall lattice covered with fabric and isolation, the floor is engineered wood, and there are 5 wall panels that are built out of wood for windows and entrance door. There is a medicine wheel out in front of the lawn and a fire pit. Please collect wood in the forest or bring your own wood fir the outside fire pit, because of the intense amount of firewood being used I am no longer always able to provide it, grill and seating on the porch. I am providing wood bricks for the wood stove inside please don’t use outside. Please know that the water fall and all the water seen on the pictures have more or less water depending on season, if there is a drought there will be no water in the streams. There are many fairy places, so if you get lucky, they will show themselves to you. And just know it’s a tent so you might encounter spiders, ants, and little animals like mouse and an occasional black snake that is not poisonous and very shy, I will not give you a refund if that happens please make an appropriate choice for your comfort zone and I’m always available to help you, please ask .Thank you so much for understanding.. you are close to New Paltz and Kingston 10 to 15 min, Woodstock 30min Rhinebeck 30 min. the best of both worlds If you bring your pet you have to let me know. there is a $50 fee thank you , if you are more than 4 people I will charge a daily fee of $50 Please let me know if you bring your dog. And safe Even after snowplowing the driveway can be slippery and if you don’t have 4 wheel drive and good tires then it’s better to walk.

Conveniently located on a lightly traveled country road just 10 minutes from the lovely town of New Paltz and the I-87 thruway, and 20 minutes from Poughkeepsie station. Easy access to the area's best hikes and towns like Kingston, Rhinebeck, and Woodstock. Very quiet and peaceful cocooned in blissful nature! Search "Plutarch Farmhouse" on YouTube for vids. The space This 1850s barn retains all its original charm -- a magical step back in time! Antique fixtures (wood-burning stove + clawfoot tub + farmhouse sink + mini chandeliers!), bright dining area, and stairs up to a romantic lofted living/sleeping area with exposed beams makes for a wonderfully comfortable and very special stay for nature lovers or anyone looking to get away and unwind. Originally a horse barn, the space has been modernized just enough for a very snug stay while retaining the original structure and feel as much as possible. The raw wooden walls and floors were too beautiful to be plastered over -- therefore the barn is not completely insulated/sealed, however, window AC units, fans, wood burning stove, electric heaters and electric blanket generally maintain a comfortable temperature year round (but please keep in mind if you are particularly temperature sensitive, during times of extreme heat or cold.) There is a short staircase (8 steps) leading from the dining area to the lofted living / sleeping area. Please take note if booking with children or guests who have trouble with stairs. The outdoor fire pit with designer teak Adirondack chairs, outdoor bistro table and chairs, grill, and a breathtaking view onto a stunning marsh and woodland make for a truly idyllic stay in a beautiful landscape. One queen bed sleeps two and an additional guest can crash on the daybed which is fantastic for lounging/napping. Formerly inhabited by a shaman and sound healer, this barn and property has been described by visitors over the years as magical and enchanted. The front of the property has a true farm feel with its weathered fence lined with crab apple trees and magnolias. The back of the property looks out onto marshland full of cattails and is a haven for a great variety of birds and rare amphibians. Enjoy coffee and breakfast to the sound of songbirds under an umbrella at the outdoor bistro table or inside comfortably seated in vintage chairs, explore one of many hikes at Minnewaska State Park or Mohonk Preserve, relax with a book in the gazebo or by the cattails, pick up fresh fruit and provisions at farmstands nearby, and use the outdoor grill to dine alfresco or take a quick drive to a great restaurant in Kingston or Rhinebeck -- while the postal address is Highland, the property is actually closer to the town of New Paltz -- before enjoying an evening fire and falling asleep to the sound of crickets! I recommend to close all windows and doors before disk in order to minimize unwelcome flying visitors from sharing the barn with you, but as with any home in the countryside a few may still get in. Bugspray is provided, please use at your own discretion and check for ticks if you venture into tall grass or the woods -- most of the walkable property is mowed so this is not really an issue. The neighbors keep chickens which you may hear them clucking -- just consider them, along with the songbirds/cicadas/crickets/frogs, a part of the joyous symphony of the countryside!

We live upstairs & offer self-check-in. A rare find in the Hudson Valley, our neighborhood is mostly flat, with walkable, quiet roads, and excellent bird-watching. It's an easy bike ride to connect to the vast state-wide rail trail system & all that the Mohonk Preserve has to offer. The space You will be staying in the ground floor studio of our raised ranch home, and we live upstairs. Newly added Roku Smart TV with Amazon Fire TV Seasonal outdoor patio with table and chairs. We have fruit trees, berry bushes, and more. You will have an open view of our wooded backyard, in a lovely walkable, bike-friendly neighborhood, located centrally in the Mid-Hudson Valley, between New Paltz and Kingston. We are across the river from Poughkeepsie and not far from Woodstock. We are near the Gunks, the mountain range that is the home of Minnewaska State Park, Mohonk House and the Mohonk Preserve, a world-renowned place for rock-climbing, hiking, mountain biking, and more. The space HV Artbnb is a unique cottage that features an ever-changing rotation of local Hudson Valley art. High vaulted ceilings make the space feel spacious and open. Spin a classic record on the vintage stereo or connect via the bluetooth adapter to listen to some new favorites. Enjoy an evening by the outdoor fire pit or cozy up in the winter months to the light and warmth of the pellet stove. Local coffee is provided as well as an assortment of teas. Recharge and get connected with nature via one of the many local hikes or visit the nearby bike rental shop and hop on the infamous Rail Trail. Walk 2 blocks down the street to a Tillson favorite Darling's for a delicious meal and delightful cocktails. Enjoy the local shops and restaurants of eclectic Rosendale (1.5 miles), bustling New Paltz (5 miles), Kingston’s Rondout waterfront and artsy Stockade District (8 miles), or the cute towns of High Falls (3 miles) and Stone Ridge (4.5 miles). Other things to note The cottage property is located adjacent to Rt 32, which, while providing convenient access to the surrounding communities, can be busy during the day. Any road noise tends to reduce dramatically as rush hours end and the sun sets. We live in the matching blue house next door to the property. Chances are we won't see each other but if we cross paths, please don't be afraid to say hi!

My spacious, contemporary home sits on 8 1/2 acres , is surrounded by trees, is quiet and very private. The New YorkThruway is 15 minutes away. There are many attractions in the area: hiking in Shaupeneak Ridge Park (walking distance), Climbing in the Shawangunks ( the Gunks), boat rides on the Hudson , riding at Frog Hollow Farm just down the road, sight seeing in New Paltz, The bedroom has a double bed and private bathroom with a stall shower. The space My house sits off the road on 8 1/2 acres, and is completely surrounded by trees and a large lawn. Very quiet. The room is in a separate wing , with a private bath. Approximately 100 miles from New York , it is near New Paltz, Kingston, and Poughkeepsie. 35 minutes from HITS in Saugerties and 30 minutes from Woodstock. Shaupeneak Ridge Hiking trails nearby as well as kayaking, climbing, biking , and horseback riding. Guest access Guests will have access to the kitchen , the living room , dining room, and deck . During your stay I will be present most of the time though in and out , but respectful of your privacy. Other things to note Slippers are recommended since I request guests to remove shoes when entering. Please avoid wearing any fragrances as some guests are allergic.
