The kitchen is outfitted with a coffee set up with multiple Keurig coffee machines, a regular coffee pot and coffee grinder. You also have all of the pots, pans and utensils needed to prepare delicious meals for the whole group. You have a very large pantry area to keep all your food. Upstairs is a master suite with its own spacious bathroom with soaker tub. We have two more bedrooms upstairs that share another bathroom. Gather round the TV's for movie night using Fire TV. Plenty of outdoor activities with the most famous being the fountain at Fountain Hills Parks and Recreation or surround yourself with the beauty of the desert environment at Fountain Hills Botanical Garden. There is plenty to check out during your stay! There will be a house manual upon arrival that you will be expected to read. All important complex rules and expectations will be outlined in the manual. Renter understands that an insurance policy covers the Property but that this policy insures only the Property and the tangible personal property in it owned by the owner and does not insure any personal property of the Rental Party or Renter’s licensees, invitees, or guests. Renter is advised to seek traveler’s or renter’s insurance if Renter desires to insure the Rental Party’s or other persons’ personal property during the occupancy. Check-in is at 4:00 p.m., and checkout at 11:00 a.m. Early check-ins and late check-outs are generally not possible due to the time it takes to clean an entire home. The only way to ensure an early arrival or late departure is to purchase an extra night. Please contact me 24 hours in advance if you would like to extend your stay, and I would be happy to see if that is an option. Failure to depart the premises before 11:00 a.m. on check-out without prior written consent will result in an additional charge of $100/hour withheld from your security deposit, plus any expenses incurred by needing to move your personal things out of the home, or from moving the incoming group of guests to a new property. Any stay 28 nights or longer will be required to provide a credit card to keep on file. Our personal terms and conditions will also be sent separately and will need to be submitted. Feel free to ask for a copy if interested. For any booking 28 nights or longer, any adjustment to the booking resulting in a reduction in the length of stay will incur a $500 fee, plus 10% of the difference in price. Electricity will be charged separately ONLY FOR STAYS 28 days or longer. There is a large monthly discount applied, so in an effort to keep your price as low as possible, we ask guests to pay for the electricity separately. Everything else will be included (wifi, cable TV, tax, cleaning every 2 weeks, pool/gym access, etc.) We estimate the average electricity bill to be $300/month. It's possible it may be a bit more in the summer with heavy A/C usage, and it will most likely be quite a bit lower in the winter. Once the reservation is confirmed, we will send a request to pay a $300 electricity deposit for the reservation. This will be applied to your final electric bill. In-ground hot tub/Spa is available year around. Propane, A 120 gallon tank is used for spa's propane heater and the inside fireplace. It can also supplement the heat pump that heats the pool. It’s full now and free to use. It has a meter monitor with refills delivered when needed. Propane goes pretty fast if using it to heat the pool during cold weather. The heat pump does fine alone for the pool once the outside temps are above 70. It probably can do the spa for about 20 2-hour sessions. Spa is sized for about 5-6 people. Would normally expect the tank to last through a week’s visit. Miscellaneous, House has lift station/pump to move drain waste up to the sewer line. Hard objects will stop/break the pump. No feminine products should be flushed. All in all, a wonderful house with all the amenities you'd expect for a very comfortable stay. Additional Daily fee for pool heating required the entire stay The pool can be heated during winter months when the natural pool temperature drops due to lower outside air temperatures. When heated, the temperature will be maintained the best we can during winter months. As the pools are outside we have them set for the 87 but as the temps drop so do the pools. We do heat them but the colder outside the harder it is to hold higher temps, It is still heated but not in the 80’s during the colder seasons We generally recommend that the pool be heated October 15th through May 31st in order to be a comfortable swimming temperature. To ensure the pool is heated for your arrival we require a minimum 3 day advance notice. If you decide to take advantage of the optional pool/spa heat it is required for the entire duration of your stay, it can not be turned on and off daily. *If there is an amenity that has an issue during your stay we reserve the right to fix it before you have the ability to cancel or get a refund. If we issue a refund it will be up to a max of 10% off for that night. ** If we are able to fix it there will be no refund applied,.
