Note: This space can be booked as an entire unit or as individual bedrooms through separate listings. The space Use the side-door to take stairs down to the garden-level walkout basement with private entry. As you enter the unit, to your left you will notice the kitchen with a brand new full-size dishwasher, 5-burner electric range w/ oven and microwave, and fridge. We also provide pots and pans, plates and bowls, utensils and cutlery to prepare and enjoy your meals at the dining table to your right. The living room next to the dining area offers comfortable seating for conversations and viewing your favorite shows on the 55in Smart TV. The living room windows open to the west with a garden-view, bringing in ample daylight. Next to the living room is one of the two inviting bedrooms, with a memory-form queen bed, soft and clean sheets and pillows, dedicated workspace with office chair and monitor for productive working sessions, and a closet to store your personal belongings. Down the hall from the private entry is the second bedroom, also equipped with a cozy and clean queen bed, second dedicated workspace, and a walk-in closet. Next to the bedroom is a well-lit bathroom with vanity, making getting ready for the day a breeze. We provide hairdryer and basic toiletries in the bathroom; if you need anything else, just ask. Fresh set of towels are provided in each bedroom for your convenience. In the hallway, the laundry room has brand new washer and dryer, for your use, for free. No need to haul your dirty laundry to the laundromat and fumble with coins! The water heater room and the storage room in the hallway are locked. Small space heater and tower fan are provided in each bedroom for your comfort. A/C and heat are shared with the main house, and cannot be controlled from this space. The staircase in the hallway leads to the door to the main house. This door is locked at all times. The staircase is blocked with a baby gate, and should remain engaged at all times. This ensures safety and privacy for the guests in this space, as well as for the owners living in the main house. Outside, the peaceful backyard awaits you! Enjoy the crisp Colorado air while sipping your coffee or your favorite glass of wine. With direct access to the backyard, you have ample space to unwind. Backyard is a shared space with the owner's family. We are mindful of your space and privacy. Guest access The walkout basement has private entry with a keypad lock, accessed via stairs through the side-door. The keypad code will be shared on the day of check-in. Parking is on the street in front of the house. There is room for 2 cars. The backyard is shared. Access to the outdoor deck is not provided. BBQ Grill use is not permitted for guests. At no point during the stay would a guest need to access the main house and the outdoor deck, or the owner need to access the basement (other than for maintenance, for which a 24-hour notice will be provided and permission will be requested). Other things to note We maintain the thermostat at 70F in the winter, and 75F in the summer as it's connected to the main house, with the thermostat located upstairs. The air vents can be adjusted to regulate the air flow. If you prefer warmer/cooler temperatures, we provide portable heaters and fans in the unit. Additionally, we offer a humidifier to ensure a pleasant atmosphere during your stay. The smart TV is connected to high-speed internet. You may login to your preferred content providers such as Netflix and YouTube to enjoy your favorite shows. My wife, Monika, and I (Kunal) are working professionals and live in the main house upstairs. We may have friends and family visit us occasionally for evening drinks & food, or for an extended period. Please note, as much as we try to keep the place quiet and relaxing, occasional noise from upstairs may occur. The space This is a private suite on the lower level of a large home on two acres in a residential rural area. It includes a separate entrance and keypad entry. There is plenty of parking at the top of the driveway with steps down to the large deck and patio entry. The deck and patio include chairs and table settings with access to a BBQ grill. Access to the private pickleball court on the property is available upon request. If you don't have your own paddles, just ask and we'll provide them for you! This property is unique because it has the rural feel of the area but with quick and easy access to I-25 and E470. There are a lot of shopping and dining options nearby, including Park Meadows Mall just 12 minutes away. Downtown Denver and DIA are about 30 minutes away and Colorado Springs is 55 minutes to the south. Guest access After going through the outside door, your ENTRANCE DOOR IS ON THE RIGHT with a keypad lock. A door code will be provided to you before your arrival. Inside the unit, you will have access to the adjacent laundry room with a washer & dryer. There is a furnace room that can be used for additional storage. There is a locked owner's storage room that is not accessible to guests. You have your own private entrance located next to our front door. When you walk in you are greeted with a small kitchenette with a full size fridge, sink, cookware and small kitchen island. There is a dining room to eat your meals and a living room to relax and converse. The living room has a pull out queen sofa bed and smart tv. You do have your own laundry area and a bathroom with a shower. The bedroom has one bed one king size. Has a small smart tv and a large closet. The only thing you share with me is a wall. Guest access Guest suite only, no access to the backyard or the garage at this time. Enjoy your stay at this walkout garden level “suite” with private entrance. Sit outside and enjoy the backyard views or cuddle up next to the fireplace inside and relax. You’ll enjoy a large private bathroom with shower, jetted tub, fireplace and heated tile floor. Large closet for those longer stays. We are close to downtown Parker for those that like a good walk. You’ll have the downstairs patio/deck furniture and bbq to yourself. The space Private access basement suite. Approx 400 sqft with dining table, 2 chairs, queen bed, lazy boy chair, computer desk, Kurig, mini frig, microwave, toaster, bbq, outdoor sitting area and access to the backyard. Guest access You’ll access the unit through the side gate that leads to your suite and backyard area. You’ll have access to the backyard but not the upper deck. The basement suite is locked to the upper floors and there’s no access to the stairs to come up. The suite is your personal space. We rarely go into our storage which is opposite the hall of the basement suite. No access is needed to your suite for us to get the the storage. In the rare case that we go into the storage we’ll let you know. Other things to note Not sure why Airbnb has us listed as a golf property. We are not on a golf course. All of our steps and stairs do not have hand railing. Our deck is slightly raised above the ground and does not have railing either. Water closet is small (width), may be uncomfortable for large people, that’s the only area of the bathroom that is small. If you have any concerns, Please ask prior to booking. If you are over 6’2” there a soffit in the far corner of the bathroom all the way at the back by the closet. Be careful. The clothes closet is unfinished but usable, please see pictures. We are working on the exterior stairs currently & replacing some bad steps, this will take some time. Please see pictures, they are usable. These are garden steps/stairs and do not have any railing. I hate overselling anything, the unit is a great balance of comfort and price. A great value but we do not take short cuts on providing a clean and comfortable place to stay.

Easy access to all major highways, close to all shopping and restaurants. 3 1/2 acres, lots of privacy.d Guest access Guests are able to use the shared kitchen area and outdoor space. The barn with horses has to be accompanied by the host for safety. During your stay It’s always easy to get in touch with me through text. After the initial greeting/meeting, I give guests privacy and tend to be busy outside with animals. Other things to note If the second bedroom is gonna be used there is an additional $50 per night. The living area with the sectional sofa is not another bedroom. Guests need to sleep in bedrooms so we all have privacy.

The space Complete with new flooring, this studio offers a long, open floor plan, complete with kitchen & dining area, living room space, and bedroom area. It is located in the completely private basement of our home. The studio includes several wonderful features, such as a wall-mounted space heater to heat the space to your desired temperature, a fully renovated stone tile shower, and a variety of games and puzzles. The TV is on a heavy-duty swivel mount so that you can adjust it to watch TV either from the couch in the living area, from the dining table, or from the comfort of the queen bed. The bedroom offers adjustable bedside lamps, alarm clock, and room darkening curtains on the bedroom window. The kitchen comes equipped with an electric two-pan stove, countertop electric oven with inserts to bake and air fry, a full size fridge/freezer, dishwasher, coffee maker with complimentary coffee and tea, a variety of beverage glasses, and all the essential utensils and flatware. The bathroom is a 3/4 bathroom with a renovated stone-tile shower, complete with various complimentarily toiletries, as well as a hairdryer. Guest access Guests will park on the street in the neighborhood. Please park with the flow of traffic as parking the opposite way could result in an HOA violation to our home. The studio is located on the backside of our home, and can be accessed by going thru the the gate on the left (east) side of the home. There is a black iron WELCOME sign to mark the fence where you can enter. You will descend one set of stairs, and make a right at the bottom of the stairs. The entry doors will be on your right, underneath the 2nd story porch. Other things to note Generally speaking, we do not restock/clean the studio during your stay. Any additional amenities needed would be your responsibility. Stays past 2 weeks have the option of a $35 light cleaning upon request, at the two week mark, and every two weeks thereafter. This light cleaning includes a change of all linens, a restock of all amenities, as well as a surface disinfection. If there is a one off item needed, feel free to contact us as we’d be happy to try and accommodate. Guest may request a fresh set of linens/towels every two weeks at no charge. * Please note* We as the hosts of this property live in the upstairs portion of the house. While you probably won’t see us much, we do want to make note that you may hear some basic noise above the guest suite, such as footsteps, dag paws, etc. but we always do our best to be as quiet as possible to make your stay excellent! We had a professional insulation team add sound-minimizing insulation in the studio ceiling to help reduce any noise from the home above, but this is more like “apartment style” living as we do live upstairs. TV: The studio has cable through the Hulu, Disney+ ESPN+ package that will have login information provided, plus local channels. Due to host allergies to pet dander, we kindly ask that guests with service animals please look for different accommodations. Private luxury room and bathroom

Enjoy the space of a large, clean, private bedroom with attached private bathroom. Bedroom is located in the beautiful finished basement and is dedicated as a guest room. Mini-fridge and Keurig are also in the space for your convenience. The main level of the house is common space, which our guests are welcome to use. We welcome all adult guests of any age (NOT child-proof), race, nationality and personal beliefs. Business travelers, couples or singles will all feel comfortable in Parker! The space Our guest bedroom is in the finished basement, so going down a full set of stairs will be required. The bedroom has a comfortable queen size bed, with lots of pillows and a fresh and clean duvet cover. Also available is a double air mattress, which could be set up in the bedroom or in the common space of the basement. Included in the space is a mini-fridge, Keurig, continental breakfast items and snacks. The attached ensuite bathroom is newly remodeled. Our guests are invited to use any of the common areas of the basement including the pool table, ping pong, treadmill and tv room. (It really isn't shared space, we don't use it when guests are here.) On the main level, guests are allowed to use the kitchen, family room, living room, and half bathroom. The laundry facilities are also available for your use. High speed wifi is available throughout the house. We do have 2 dogs, both are super friendly and love to bolt out the front door if given the chance. (Please don't give them the chance!) They do have indoor access to the house, but do not normally go downstairs in your space. Since we have our fur-babies in the home, we request that your fur-babies stay at home. If you do not like dogs, or are fearful of dogs, this Airbnb might not be the best option for you. Guest access Common spaces available in the basement include the rec room and projection room. (We rarely go downstairs when we have guests, so the only real "common areas" are on the main level.) On the main level guests are welcome to use the kitchen, living room, family room and bathroom. We kindly request our guests refrain from going to the 2nd story. During your stay We love interacting with our guests, but we are busy and tend to be on the go quite a bit. We are always reachable via phone if anything should happen or you need assistance. If you want your privacy though, we will give you all the space you need. Other things to note Seeing as though the space is in the basement, it can get rather cool down there. There are plenty of extra blankets in the closet and throw blankets in the TV area. There is also a space heater behind the door in the bedroom that you may move from area to area to make the temperature comfortable for you. We do welcome families as well, but do request to know the ages of children before we accept your reservation. Children are counted as guests and will be charged accordingly by our set fees. We are not child-proof by any means, and have quite a bit of breakable items in the bar and open area. We want everyone to feel comfortable, so some families may find other locations more suitable for their needs.

The California King bed feels like sleeping in a cloud. The east-facing primary suite is located on the top floor of a tri-level home with easy access to the laundry room and shared main floor. The space These rooms are located on the top floor of a tri-level home. The top floor has one other quite, long-term occupant who has their own bedroom/bathroom. Also located on the top floor is the shared laundry room. The middle floor contains the shared main kitchen, living, and dining rooms as well as a shared balcony. On the first floor there is a bedroom and bathroom that is rented. Both occupants are quite, kind, and clean. Access includes numerous parks, tennis and basketball courts, seasonal pool/ hot tub, and more!! Guest access Private access includes the master suite.
