A perfect home for a family getaway, work-from-home alternative or company retreat in the Catskills / Hudson Valley. Outdoor fire pit in the front yard! The space The open layout makes the house versatile providing for many scenarios such as comfortable, convenient socializing or cozy, private relaxation. The office will give you the privacy and concentration you need to take phone and video calls or just simply get work done. You have ample outdoor space on the property. The fenced-in side yard has 4 Adirondack chairs and a picnic table. The patio has a gas grill and outdoor dining set. The front yard has an outdoor fire pit atop a rock outcropping. Please keep in mind that this is our family home and we use it often when the house is not rented. Please treat the house well as we have put a lot of effort into designing and maintaining it. No refunds will be given for storms or electrical outages due to bad weather. Mountain roads can be curvy and steep. Roads are well maintained, however a four wheel/AWD drive is highly recommended for snowy/icy conditions. There are no refunds due to road conditions. 11. Damages/Injury. It is expressly understood and agreed that neither Owners of said premises, or Property Manager shall be liable for any damages or any injury to Guest(s) or their family and friends, or to their family and friend’s property from whatever cause arising from occupancy of said premises by Guest(s) and their family and friends. It is further understood and agreed that Owners and Property Manager shall not be responsible for any personal property left by Guest(s) in said premises. 12. Insurance. We highly recommend that all Guests purchase traveler insurance. 13. Payment. Payment summary can be found in your reservation details on Airbnb or VRBO. 14. No Assignment. Guest may not sublet all or part of the Premises, or assign this lease or permit any other person to use the Premises. 15. Severability. These include requiring our cleaners to wear masks & gloves at all times, leaving the house vacant between guests for as long as possible, sanitizing all hard surfaces, light switches, doorknobs etc. and providing guests with sanitizing cleaning supplies. Please be assured we take every precaution to keep you safe. During this time, access to any property raises the possibility of potential exposure to COVID-19. By agreeing to enter the Property, the Guest acknowledges there is an assumption of potential exposure to COVID-19 (which is extremely minimal) and any and all consequences and/or injury which may result from such exposure, including but not limited to, physical and/or psychological injury, pain, suffering, illness, temporary or permanent disability, death or economic loss. Guest(s) must not interfere with the rights of other Guests(s) or neighbors. Guest(s) shall not permit any activities on the premises, which are contrary to any law, ordinance and/or any applicable health and/or fire department or insurance policy provisions. Any intent to have a gathering more than the total number of guests in this Agreement must be cleared with the owner prior to booking. Event Fees will apply to host any gathering/party. Any unauthorized gathering/party will result in the loss of the entire damage deposit. 2. Use of Premises and Owner’s Property. Guests must keep, and at the end of the term return, the Premises and all appliances, equipment, furniture, furnishings and other personal property clean and in good order. Notify the owner immediately if you discover any item that needs attention. Appliances and services occasionally malfunction. We cannot guarantee them to perform 100% of the time. We will correct the problem as soon as possible. No refunds will be made for any appliance or service failure (including wifi and electrical). Only use appliances for their intended uses. 3. No Smoking. Smoking is not permitted anywhere in the house. Any evidence of smoking in the house will incur a fee of $250. Smoking is permitted in the side yard or in the front Adirondack chairs area. Please ensure that all cigarettes are put out properly and clean up all cigarette butts. 4. Pets. No Pets Allowed. 5. Noise. Please respect our neighbors and cease all outside music and loud noise after 9PM. If a noise ordinance fine is issue during your stay, we will deduct the amount of the fine from your security deposit. For additional details, please see Appendix A of the House Guide. 6. Do Not Leave Food Out! Please do not leave any food out in the kitchen or anywhere in the house. You’re in the mountains so ants and other insects will find the food. 7. Garbage & Recycling. The garbage bins are located at the side entrance to the house. Garbage and recycling is picked up every week on Wednesday morning. The pickup will be very early in the morning so we recommend taking the garbage and recycling bins down to West Hurley Road (also referred to as Route 375) by Tuesday night. Place garbage in the bear-proof can and recycling in the recycling bin from County Waste. You can place garbage bags in the bins however recycling must be placed in the bin loosely without any plastic bags (County Waste rule). After you add items to the bins, please make sure both bins are closed and secured. Do not leave garbage outside of the bins or outside of the house. Please recycle! 8. Well & Septic System. The home is on a well and septic system. The water has been tested and is safe for drinking. Please respect the house and do not flush anything except toilet paper down the toilet, even if it is labeled biodegradable. If it is found that feminine products or anything other than toilet paper have been flushed and clog the septic system, the Guest could be liable for damages of up to five hundred dollars ($500). 9. Moving Furniture. Do not rearrange the furniture as this may scratch the floors. 10. Fireplace. PLEASE ENSURE THE FLUE IS OPEN BY TURNING THE KNOB ABOVE THE FIREPLACE ALL THE WAY TO THE LEFT. Wood is located in the side yard. FIRES MUST BE PUT OUT BEFORE GOING TO BED. Please make sure you clean up after any fires using the fireplace tool set. Baking soda or flour is commonly used to smother a fire in a fireplace. IN CASE OF EMERGENCY, FIRE EXTINGUISHERS ARE LOCATED NEXT TO THE FIREPLACE AND IN THE LAUNDRY CLOSET IN THE KITCHEN. 11. Grill Use. The grill must be cleaned after each use. To clean the grill, we recommend following the instructions from the manufacturer. Search “nexgrill cleaning instructions” and pick any of the first few results. YOU MUST ENSURE THAT THE GAS LINE HAS BEEN TURNED OFF. Turn the yellow valve, located behind the grill, clockwise so it is in position pointing downwards (6 o’clock on a clock). 12. Fire Pit. Wood is located in the side yard. To put out a fire in the fire pit, there is a hose in the front of the house. Please ensure you cover the fire pit once the fire is completely extinguished. Be sure to clean up any food products you use while at the fire pit. Reminder, you’re in the country where animals live. IN CASE OF EMERGENCY, FIRE EXTINGUISHERS ARE LOCATED NEXT TO THE FIREPLACE AND IN THE LAUNDRY CLOSET IN THE KITCHEN. 13. No Lighting Candles. Candles are a fire hazard and are not permitted in the house. 14. Housekeeping. We do not provide daily housekeeping service. We do not permit towels or linens to be taken from the house. (Long Term Rental Guests Only) Guests staying for a month or longer must schedule at least 2 cleanings per month. 15. Lights & Switches. If we’ve labeled a switch “DO NOT USE” or “PLEASE LEAVE ON”, please follow those instructions. If you see a display with the time or numbers on, please do not alter the settings. 16. Shoes. To avoid damage, scratches, tramping in germs/pathogens, please leave your shoes on the mat provided at the front door. 17. Check-out. Check-out time is 11AM.Please do the following before you leave. - Load the dishwasher with any dirty dishes and start the wash cycle. - Remove all perishable food from the refrigerator/freezer. - Ensure there is no food left out in any area of the house. - Unplug all small kitchen appliances. - Leave the stove, oven and refrigerator clean. - Turn the air conditioning off (summer months). - Place all used towels in the bathrooms. - Turn off all lights. - Garbage & recycling should be placed in the bins near the side entrance to the house. - Ensure you have everything you brought with you. - Ensure all doors are locked and windows are closed. - Leave through the front door and lock the door. Our home seeks to adhere to the eclectic vibes of the Colony of the Arts, so enjoy the views from within and out of the house! There are three bedrooms, two with king sized beds and one with a queen. They all have desks in the room as well. One of the bedrooms, up a short flight of stairs, has an en suite bathroom, and the other two have full bathrooms nearby. The house had an accessory dwelling unit added, which includes one of the king sized bedrooms, a full bath, and a bonus kitchen! The kitchen in the main house is the one that we keep stocked with all the essentials, but you have a bonus fridge, dishwasher and sink at your disposal! Think of this as an in-law suite which you can either leave open for easy access between the two spaces, or close off for some privacy. The front yard feels absolutely endless and is the perfect place for a game of kickball, tag or just enjoying the views of Overlook Mountain. Feel free to sit out on the deck or the Juliet balcony off of the primary bedroom and enjoy your coffee. Or head out back to listen to the stream babble and lay in the hammock. If you get tired of hanging around the house, head across the street to the playground or walk down the block to all that Woodstock has to offer! The grounds are an interesting combination of lawns, rock gardens, expanses of wood decking and stone work, sheltered nooks, and patio spaces—all designed informally around a fantastic in-ground heated salt water swimming pool. (Pool season is approximately from the end of May through September 20.) We are only minutes from the main venue for the Woodstock Comedy Festival and the Woodstock Film Festival. And this is a perfect spot to relax and watch the leaves change. The yard is fully fenced in, making it a great place for children and/or dogs (For insurance reasons we cannot accept Pit Bulls, Rottweilers, or Dobermans). The fenced portion includes the pool area, so supervision may be needed during the open-pool season. The house is a two-level bungalow dating from the late 1940’s, with Arts & Crafts-style inspiration. It is serviceable to the Thanksgiving dinner level , and it is lovely for cozy coffee klatching. The spacious, open living/dining area has a cathedral ceiling and wood-burning stone fireplace. There are three bedrooms and two bathrooms. Two of the bedrooms have queen-sized beds, and the third has an antique brass double bed. The third bedroom/study, upstairs, has a cathedral ceiling as well as a spectacular view. The house sleeps 6 adults comfortably. (If there are children, it may be possible to accommodate them on the pull-out futon couch—please discuss this with the property manager.) The house is stocked with the essentials you need to enjoy your stay. Also, let it be understood that Tenant on this Agreement is representing Tenant will be at least 28 years of age. Tenant acknowledges that at commencement of the rental, the Property is in good and substantial repair (unless otherwise indicated by Owner or Property Manager) except for any defect Tenant may report to Property Manager during the first day of the rental. Any damage or breakage must be reported to Property Manager on or before the day of departure. The Owner and Property Manager are not responsible for any inconveniences that may occur for which they have no control. This includes, but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as pool, television, etc. No refunds will be given for occurrences beyond the owner’s control. 11. SPECIAL EVENTS: Tenant may not throw a party or large gathering at the premises without express written permission of the Property Manager. A large gathering is defined as 150% of maximum occupancy. 12.POOL: Owner and Property Manager are released from all liability for any injuries or death resulting from Tenant or Guest’s use of the pool. Tenant must sign and return to Property Manager the pool waiver provided herein prior to any use of the pool or related area. Tenant assumes the responsibility for the safety of their Guests, and will cause all Guests to be aware they utilize the pool at their own risk and understand certain risks outlined in the waiver herein. 13.INDEMNITIES: Any unsafe or dangerous condition must be reported to the Property Manager immediately. Tenant acknowledges that the use of the Property is entirely at the Tenant’s and Guest’s risk. Tenant shall indemnify and hold harmless Owner and Property Manager against and from any and all expenses, costs, damages, suits, actions or liabilities arising from or in connection with any and all loss of or damage to personal property, injury or death resulting from the Tenant and/or Guest’s use of the Property. Tenant also agrees to defend owner and his agents from any lawsuit alleging damages and/or personal injury that occurred during the Tenant’s rental of the Property. Tenant assumes any and all liability associated with their Guests, and agrees to indemnify and hold harmless Owner and Property Manager for any damages or other liabilities caused by such Guests. 14.ENTIRE AGREEMENT: This Agreement and attached waivers, disclaimers and rules, constitutes the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter and should be governed by the laws of New York State. Tenant also assumes all responsibility for ensuring the safety of their Guests and causing them to be aware of the risks described herein. Proper supervision of children is required at all times while in and around the pool. Children must not be allowed to enter the pool without an adult actively supervising. Please consider whether you can provide the necessary supervision before bringing children to the Property. No diving is allowed. There is limited underwater lighting, swimming after sundown is not advised. The liner may be slippery in some places. Take care in walking in these areas. Owner provides pool maintenance through a third party that is unaffiliated with Owner and Property Manager. Neither Owner nor Property Manager assumes any responsibility for supervising the existence, frequency, or adequacy of pool maintenance. Inadequately maintained pools can cause viral or bacterial illnesses that could be life threatening under various circumstances. Owner and Property Manager do not inspect or test the pool for the presence of health threatening organisms. When Tenant or Guests use the pool, they assume the risk of illness from an improperly maintained pool or and they release Owner and Property Manager from any liability for injury or damages resulting from the use of an improperly or inadequately maintained pool. ALL SWIMMING AND USE OF THE POOL AND SURROUNDING AREA IS AT YOUR OWN RISK. YOU ARE RESPONSIBLE FOR THE SAFETY OF YOUR GUESTS. All the basic cooking essentials are available to guests - oils, sugar, salt and other condiments. When it’s time for bed, tuck into cozy cotton beddings in the well appointed bedrooms. There is no door between bedroom 3 (den) and the living room. Bedroom 2 has the barn door to the bathroom on 2nd floor which is shared with master bedroom. From the Living room, there is staircase to the main bedroom 1. We are close to a main street but fenced in completely. Please be aware that the designated trash cans (black and yellow with '1635' stickers on them) are located at the backside of the property, not to be confused with the green ones. To reach them, you can follow the path that leads to the back of the house, situated next to the bluestone smokehouse and over a stream. Alternatively, you can access the trash cans from the outside by driving your vehicle around the house via Glasco Road. Pets are allowed but there is a one time pet fee of $75 per pet. You can also relax in the hammock or on easy chairs around the property. On a Sunday afternoon you may hear the sounds of the drum circle in the village but other than that, just the birds, frogs and cicadas. We've seen owls, eagles, woodpeckers and all kinds of warblers from our kitchen window, also deer, foxes, gangs of roving turkeys and an occasional bear, so don't leave food unattended outside! There are trees to climb, corn hole, speedminton, croquet and other games to play and a big thinking rock. A short drive away will take you to fabulous spots to swim, hike and explore. Our home is relaxed and easy going, lots of books, games, a TV and a DVD player with movies, Hulu, Max , Apple TV and a large record collection and turntable - the perfect escape from a busy week. Leaving doors closed helps. Also, Bears are still active, please remove all food and clean BBQ each time. The house is set up to be user friendly and we leave items that you can use to make it as if you are staying in your own home. For example, there is a wood burning fireplace. However, you need to be familiar with how to start a fire and all the components of a wood burning fireplace before using it. Occasionally an appliance will malfunction and finding a professional to fix it immediately is not feasible. We will make every effort to ensure a comfortable stay with reasonable accommodations but typically 24-48 hours is the time a repair can be expected. We have up to date appliances so this should not be an issue.There is a whole house generator to alleviate the possibility of no power, but we cannot prevent acts of nature from affecting your stay. The driveway and walkways will be shoveled once or twice a day but it is not guaranteed to be done directly before you arrive.
