A small yard off the side of the home for your use during your stay for yard games and steps to a small beach in the back of the home for water access. A grill is on the property for summer outdoor cooking. Dogs are allowed on the property during your stay with prior confirmation from management. Highland Beach House has its own layout as 2 cottages were merged in the 1980s forming a long single story floor plan that is extremely family friendly. Over 500 albums for your listening pleasure, TV in each room, a guitar and more. Spiced with the owners combined love of music, books and movies it is the perfect place for vacation relaxation. The space Our house is located in Island Park in Portsmouth, RI. While there is a beach 1.5 blocks from our house, we are about a 20 minute drive (30 w/ traffic) to downtown Newport and also its beaches. Obviously the closer to Newport, the higher the rental prices, but we want to be transparent about our proximity to Newport. Our house is a short walk to many local attractions including 15 Point Road, Localz, beautiful Sunset Cove (where Jimmy Buffet had his last public appearance), Blue Anchor Grille, Tremblay’s, Graziano’s and more. This is on top of the 2 incredible clam shacks right down the street across from the beach. Many pamphlets and brochures are available at the home. The Newport Visitors Center is a great resource. Inside the front door is a foyer that leads into the kitchen/dining area/living room and stairs to the second floor. To the left are doors to a closet, stylish half bath, and garage. The garage has been converted to a three season game room with six foot pool table and a soccer table and it is perfect for storing bicycles, golf clubs, and other bulky items. There is a glass slider in the dining area that leads to the large deck with stairs leading to the patio and grill area and the edge of the seawall, which is 30 feet away. There are stairs to the waterfront with an attached ramp suitable for launching kayaks and small water craft. Kayaks, paddles, and life preservers provided with signed waivers. There are tides. Swimming is best mid to high tide. Guests have access to the entire yard and house except the attic which is locked and used for storage. Our recently renovated "Keepers Dwelling" & attached 4 story Light Tower offer a unique historical and visual experience. A beach immediately adjacent is ideal for fishing and sunbathing. The living room is super comfortable with ample seating. The Kitchen has all the modern conveniences and a utility room with a washer/dryer. Downstairs there is a bedroom with two twin beds, and the bathroom with a shower. There is also a super fun outdoor shower. You'll find the spacious master bedroom on the second floor with a balcony seating to watch sunrise to the right and sunset to the left. There is a half bath and what we call the "napping' room where one can read a book, watch tv or just nap!. From the "napping" room it's up a sturdy ladder to a bunk room. From the bunk room there is another ladder through a bulkhead hatch to the lantern room. A conservatory like space enclosed with windows offering breathtaking 360 degree views of Narragansett Bay. Start your day with a walk to the beach or explore in Island Park. Newport’s attractions are close by. The space Everything is new here as there was a gut reno on the house finishing in 2023. There are 2 small double bedrooms upstairs - one queen and one king -which can be broken down into 2 twin beds - and a bath. There is an extra sleeping room off the Living Room on the main floor with a twin bed and a full bath on this floor off the back hallway. There are 100% cotton sheets and towels and nice soaps. There is a Nespresso machine and some pods to get you started on great coffee. There are water views from the front of the house and garden views from the back. There is a large screened porch attached to the back and east side of the house with a dining table for four. There are two TVs and high speed internet service. There is a dedicated work space in the front room looking out over the water. There is a bridge nearby but the road tire noise is not discernable while in the house. Even outside, the bridge rumbles are not particularly intrusive. One guest wrote in his review that the bridge was surprisingly quiet. Guest access You have the entire first and second floors that includes the two double bedrooms and a bath with a large shower on the second floor. The first floor has a front room with the work space and a seating area around the piano keyboard. There is a living/dining area in the large main room and the kitchen off that. There is a small twin bed sleeping room off the living room and a full bath (shower over tub) off the back hallway. Access to the screened porch is off the back hallway too. There is a full sized washer and dryer stacked in the basement in space shared with the basement apartment. There is a second back hallway which is the access to the washer/dryer in the basement and the back door separate access to the apartment. There are inside trash bins there. There is also an iron and ironing board for guests to use if desired. The other items, mostly for gardening and sometimes a bike, are not for guest use. To get to the second floor, the narrower-than-average stairwell is off the dining area and runs up to a small landing area between the 2 bedrooms and bathroom. Other things to note I have a local Town of Portsmouth RI permit as required in addition to the state permit. The number is: LSI-25-97. There is a basement apartment office accessed by a separate entrance in the back of the house that is often unoccupied (in use approximately two out of twelve months total for periods of a few days at a time).
