Our house is located on a quiet cul de sac, on a corner lot with plenty of space all around the house. Our chalet features super high-speed Wi-Fi throughout and 3 smart TVs, multiple indoor games such as a pool table, table tennis, professional size darts, foosball table and quite a few classic table games like Bingo, monopoly, Jenga and twister. For relaxation, we recommend our infrared Sauna and if you like to entertain your group with a tasty barbeque, we provide a Grill on the back porch with a covered porch if you want to enjoy outdoors but away from the elements. A short walk will take you to our Adirondack chairs to gather round the firepit for added fun. All 4 of our bedrooms have been furnished keeping comfort and practicality in mind, they are spacious and fun colored, as we hope you enjoy the time spent in them to relax and refresh for your fun filled trip. On the main floor, we have a master bedroom that has 2 Q size beds, with a 2 way access bathroom where you will find a bright jetted tub right under a skylight window. On the 3rd floor you will find 2 bedrooms with high ceilings that both have a Queen bed each, while one of them has a private deck overlooking the back deck, and at the top of the staircase is a cozy loft that has a comfortable extensible sofa. The lowest floor is the main game room with a huge space for fun but also a big bedroom with a King sized bed and a full bathroom. This is where you will also find the sauna. We provide clean linens and towels along with essential toiletries for your stay, hairdryer and iron and its respective board. Our kitchen is stocked with the necessary items to cook as often as you like, unless you feel like dining out, for which there is a plethora of options in the immediate area. The driveway can easily accommodate cars. Inventory is taken after each stay. Please keep that in mind as you make use use of our towel, sheets and pillows. If one of them becomes misplaced or is damaged, we will hold you accountable. To provide guests with security gate access, a short form must be signed and submitted 4 days before their stay. All guest information is collected on a single form. If the form is not submitted on time, the community admin office imposes a $75 fee, which will be charged to the guests. Upon arrival at the security gate (on the right side), guests will need to present identification and will be granted access based on the names listed on the form. A vehicle pass will be issued, allowing guests to enter and exit the community freely. Please note that guests can use the playground, swimming pools, playing fields, basketball and tennis courts, lakes & beaches (beach towels not provided). However, there is no access available to the community fitness center or indoor community space. ​ Guests will have access to the entire house except for the garage and two closets which are used for owners' storage. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day. ◆◆◆Winter Bookings◆◆◆ During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall. ◆◆◆Supplies◆◆◆ We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Penn Estates is also a guard-gated community with 24/7 security at the entrance. *Parking:* Five parking spaces are available in the driveway. All vehicles must remain within the driveway at all times — street parking is strictly prohibited and subject to fines by Penn Estates security. Vehicles may not hang over the driveway onto the street. Parking at the Welcome Center is not permitted for any reason other than obtaining community access — vehicles left there will be towed by public safety, and any towing fees are solely the responsibility of the guest. *Speed Limit*: The community speed limit is 25mph and is actively enforced by Penn Estates security — this is for the safety of children, pets, and all residents. Citations will be issued for violations and any fines will be passed through to the guest for up to 30 days after checkout. *Quiet Hours — 10pm to 8am*: Quiet hours are strictly enforced by Penn Estates. Our neighbors take noise disturbances seriously and will report violations. Any noise complaint resulting in a fine levied against the owner will be passed directly to the guest. Your cooperation in maintaining a respectful and peaceful environment for the community is greatly appreciated. *Burn Bans*: Local authorities may occasionally implement temporary burn bans, particularly during drier summer months, during which outdoor fires are not permitted. The maximum temperature is 104°F — please do not adjust settings beyond this limit, tamper with controls, or add any substances to the water unless directed by the owner. Always keep the cover on when not in use. To maintain the highest level of cleanliness, the hot tub may occasionally be emptied and refilled prior to arrival and may require some time to reach full temperature. We appreciate your patience. Please notify the host immediately if you experience any issues. Excessive damage or heavy soiling requiring a deep clean will result in a $275 fee. *Nature & Wildlife*: Poconos Bliss is nestled in the heart of the woods — and with that comes the occasional small insect or wildlife visitor. We fumigate regularly and maintain the property carefully to minimize their presence, but as with any nature-rich environment, a few friendly forest visitors are part of the experience. We appreciate your understanding. *Amenity Passes*: Complimentary community passes are provided for access to Penn Estates amenities during the summer months.
