Relax with family and friends at this peaceful place with a hot tub in the backyard. Watch the Stony Clove Creek, with sounds of the rushing water ever-present. This entire 2 family home for your exclusive use has hi-speed internet, 4 oversized bedrooms, ample closets, 2 kitchens, 2 baths, and 2 washer/dryers, and a game room in the basement. The decks offer spectacular mountain views. The house is surrounded by forests, a gorgeous stream and a little frog pond. Plenty of parking. The space The home has three levels: a basement and two main living floors. The two main living floors are connected by an indoor staircase we added in 2025, so you can now move between them without having to go outside. The basement is accessed through an exterior entrance. In each of the 2 living units there is a living room, a fully supplied kitchen with a new dishwasher and a new induction stove/oven, a bathroom, a washer+dryer and 2 bedrooms. The first bedroom has a queen bed, the second bedroom has a queen and a full bed. So the total property has 4 bedrooms: 4 queens and 2 fulls. Note: in case you have an infant, we have a high chair, a crib, and a portable playpen available. Guest access Guests have access to all floors: the first floor and second floor units and the game room in the basement on the ground level. The two main living floors are connected by an indoor staircase we added in 2025 (see instructions), so you can move between them without going outside. The basement is accessed through an exterior entrance. Other things to note Please note: No pets are permitted on the premises under any circumstances. Welcome to Blackbear Lodge! Our home is located just below Hunter Mountain in Chichester, NY and is the perfect getaway for friends and families to enjoy. The house itself was recently renovated to have all the modern amenities (including ones you might expect from resort hotel), but also has the thoughtful charm to be your home away from home. Shandaken STR License # 2023-STR-AO-144 The space Enjoy your morning coffee by the fireplace, gazing out the picture window into the lush foliage, or an afternoon cocktail al fresco on our patio overlooking the large yard surrounded by trees. We have everything you need for the perfect getaway, whether you love hiking, skiing, relaxing, cooking, adventuring or all of the above. The Living Room is our favorite spot to enjoy in the house. Start up the electric fire place and make the house feel super cozy. Lounge on the leather sofas and gaze out the picture windows to enjoy the view of lush foliage, switch on the Smart TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy a one of our board games with your group. The living room is adjacent to the kitchen which has an expansive island and stools for gathering around and a dining room with enough seating for your group to dine together. Sleeping Arrangements Blackbear Lodge has 4 traditional bedrooms and a sunroom which altogether can sleep up to 8 guests. With 1 King Size Bedroom (which has a bathroom en suite), 1 Queen Size Bedroom, 1 bedroom with bunk beds, 1 bedroom with full bed and 1 twin bed at the Sunroom you will find room for your entire group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in two of the bedrooms as well where you can easily sign into your Netflix, Hulu, or other streaming account (we don't have cable). All bedrooms have spacious closets with shelving so you can comfortably unpack for your stay. At the sunroom you will also find a small desk, perfect for working on a laptop. Each room has its own climate control so that guests can adjust to their individual preference. The Kitchen The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a coffee machine, please feel free to bring along your favorite roast. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher too. Bathrooms There are 2.5 bathrooms at Blackbear Lodge. Off the main living area you’ll find a powder room and further down the hall a full bathroom with a combination shower/tub. At the en suite master bathroom we have a spacious shower as well as a large clawfoot bathtub, perfect for filling with bubbles or salts to kick back and relax. All of our bathrooms are stocked with toiletries, a hair dryer in each, and super plush towels. Outdoors Step outside and you will find a front porch deck that leads you down to an al fresco dining area, surrounded by bistro lights and towering trees. If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Further out in the yard is a fire pit surrounded with Adirondack chairs for your entire group to gather around (limited firewood supply). As parents ourselves, we understand the fun and challenges that come with traveling with kids. We’ve stocked our home with creature comforts to make your stay with smaller guests more enjoyable. For dining we have BPA free plastic dinnerware and cups for the kids as well as a high chair for our smallest of guests. Our home has a crib, a pack and play, a babybjorn bouncer,and a wipeable changing table. Our shared bathroom that has a shower tub combo has a handheld shower head to make bath time a little easier for parents. In the kitchen drawers, you'll find outlet covers should you need them for your stay. Outside is a swing set playhouse on our grassy area, with line of sight for parents from both the dining area and fire pit. Lastly, we have a (non wifi) baby monitor you can use thru your stay, perfect for keeping an eye on your sleeping kids while you enjoy the firepit under the stars. Guest access Guest can enjoy the privacy of the entire house, private deck, fire pit and seating areas around the yard. Other things to note CHECK IN The check-in will be contactless and keyless. Before you arrive, we will send you the code to the door lock. PARKING Please feel free to utilize the entire driveway for your vehicles throughout the length of your stay - it can hold up to 4 cars. Note that we are not responsible for personal items left in your car. HOUSE ACCESS The entire house is yours for the length of your stay. Feel free to enjoy the private deck, fire pit and seating areas around the yard. Please also note that there is wildlife in the area, inclusive of Deer and the occasional Black Bear or Snake. We can typically accommodate up to the max number of guests noted on the original listing and no more. We cannot offer customer service for extra people who don’t have an official reservation through the platform, and any liability waivers won’t apply. NO PARTIES OR EVENTS SECURITY Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property. CHECK OUT Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items. RECYCLING Guests can leave the recycling items on a separate bag in the house. FRIENDS OF MOTHER NATURE Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in. Blackbear Lodge is in a more nature filled area of the region. On occasion, our guests have spotted bears in the area. PETS We love pets and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and decor is new and pets are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your pets may cause. The maximum number of pets we allow is two. REPAIRS AND MAINTENANCE We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. RELAX, RELAX, RELAX - Located on one acre of land, the house built in 1917 sits above the Esopus river with direct views of the mountains and Esopus. It is only a 5-minute walk to great restaurants and shops in the village of Phoenicia or 5-minute drive to Phoenicia Diner & Woodstock Brewing. 20-minute drive to Hunter & Belleayre summer concerts and skiing. The house has upgraded high-speed internet (Spectrum Ultra 400 Mbps). Shankdaken STR # 22-STR-A0-029P The space The house is an ideal place to catch up with friends or family while relaxing. Or perfect to "work from home" while on vacation. You will find a large, well-equipped kitchen for cooking and socializing, a separate dining room with seating for 10 (plus a kitchen table that seats 6), a dishwasher, a washer/dryer, tons of toys and games for kids, two televisions, and a large yard for running around or throwing a football around. We also have a full-size Weber BBQ, outdoor dining for 8+, a hammock, two tree swings, and a fire pit for campfires. The house also has upgraded Spectrum Plus, giving everyone the bandwidth they need. The kitchen is truly enjoyable to cook in, including All-Clad pots/pans and Wusthof knives. We also offer a choice of a standard coffee pot, French press, pour-over coffee, or a Nespresso machine (original). The house is directly on the NYC bus route, making it easy for people to come up or leave without a car if necessary. We are also walking distance to two different trail routes, so you could avoid renting a car altogether and still be in the middle of nature. We are conveniently located 21 minutes from Hunter or 18 minutes from Belleayre. Three rooms have queen beds, and one room has a full, a twin, and a futon. Please note: We do not have a microwave because we think country life should be slower. Feel free to bring up a small unit if you would like to use one yourself. Guest access Guests will have the run of the house and the property. A local property manager is located near by for an issues that may arise. Other things to note The house has stairs, so it is not advisable for those with unsure footing (such as toddlers and the elderly). The space We love our vacation home and use it often with friends and family. The house was originally a small farmhouse built in 1909 and had additions built a few times by the previous owners. So it is unique in it's style and structure, but that also makes it adorably quirky in it's own sort of way. Since we have owned it, we have been making several upgrades to suit our tastes... but we welcome thoughts and suggestions that could improve the property and your stay. Who knows... your suggestion might make our list of projects to do. In any case, the house is lovely just as it is, and it is perfect for every season. Just book your dates and it can be all yours to enjoy... and there are plenty of big, small and quirky spaces for you to enjoy. Guest access You have full use of the house and grounds except for the few closets, garage and the basement that are locked. Alarms, sensors and cameras are used in these locked areas, so please do not even try to access them. Outdoor security cameras are at the driveway and entrances. These cameras can and will be used to ensure that only the number of guests booked at the property are entering. Guests who try to sneak in extra people will get caught and may lose their security deposit and have their stay terminated. Other things to note Cellular service is limited or non-existent on the property. However, we provide high-speed WiFi so you can remain "connected" if you desire...but you can also turn off your WiFi and have a great excuse for not answering calls or checking email or text messages. LOL!

A true private home that embodies what Airbnb was meant to be at its conception. This is simply our private home that we offer to you to use as your own. A perfect base for various Upstate New York experiences, like phenomenal hiking, ice climbing, local event hopping, skiing, or just relax and enjoy nature. If you are looking for a luxurious stay at a 5 star hotel and “white glove” experience please go elsewhere, you are not our people….BUT if you are looking for a great home (that is truly my family’s “happy place”) that is welcoming, comfortable, spacious, great for families, well stocked and close to everything, please keep this home on your list. If you’re still reading….I promise you will not be disappointed. This home offers great value and is a great space to enjoy with family or friends. We are close to 4 ski mountains all within 40 minutes drive. Hunter, Windham, Belleayre and Plattekill mountains are all close by. Great Hiking trails at the end of the street and many within a short drive. (we have local trail maps and books to look for one) In the summer, try the pool (unheated) and tennis court, sit on the well shaded porch and read, or go to a local festival at Hunter or Woodstock. Belleayre Beach, swimming in the Esopus , Fly fishing, road and mountain biking. Festivals year round held at at the ski mountains as well as Woodstock. The towns Phonicia, Hunter, and Tannersville with many good Restaurants are all very close. Guest access The house is yours, aside from one locked room on ground floor. Fire pit in Back and BBQ on deck. Pool and tennis courts across from house. - Seasonally open Plenty of parking on property for 3 (or more) cars. Other things to note Please Note the following: *Load your GPS with the address before you leave home, Data is sparse on 23A and is non existent at the house. *There is NO Land Line phone - Wifi phones are highly recommended and usually free with your carrier. * The house is 2 floors, the Ground Floor has 2 BR, a Full Bath and Laundry room. The upper floor or main floor has the open living/dinning/kitchen space, 1 BR with Full Bath and access to the sleeping loft. * House is well shaded and for the most part stays very cool. Especially the lower level. NO AC but ceiling fans in every room. *The sleeping loft is great for sleeping and for kids(they love it) but adults cannot stand up as there is not enough head room. There is just enough headroom to sit on the beds and play a game, our kids play Risk on the little table up there. *There is a ladder to reach the sleeping loft, some parents may feel uncomfortable with young children using this. *Bath towels are supplied but please bring your own beach/pool towels. *There are a variety of Games for multiple ages as well as an assortment of DVD's and a DVD player, please feel free to use. *Sometimes there is food left in the Refrigerator, and definitely odds and ends of basic needs in the cabinets, please feel free to use what u need but think of it as “a take something leave something” approach. Think of the next person and hopefully everyone will be saved from that extra trip to the store. Please let us know what main staples you have used up, and you have not had the opportunity to replace them… let us know so we can replace them for ourselves or the next guest. That is always be helpful. *tennis court is near other homes…. Please don’t go on court before 9am. * pool is unheated but usually gets well above 75 in the summer, but drops quickly when nighttime temperatures drop into the 50’s around early September.

Hiking: IN Westkill Wilderness NO CLEAN FEE & pool

Serene & tranquil 1920's farmhouse on 3 acres. The 4 bedroom home is well-appointed nestled magically at the base of Diamond Notch Mountain, the Hollow Brook farm property has a year-round stream running through it. Come and eat under the lighted apple tree, light a bonfire in the rock pit and roast marshmallows, in the morning let the children play on the wood play-set while you make pancakes and eggs. There is a hike at the end of the road to a beautiful mountain paradise. The space A family farmhouse, with original details, we have recently put and all new windows in and converted the house to natural gas, installed gorgeous brand-new high end appliances for easy big family meal times. It's a place with lots of character and joy, we hope you enjoy as we do! The house shares a 3 acre property with a restored barn which is also available to rent. The shared amenities are the charcoal grill and the fire pit. Many wonderful connections have been made over the years at the fire pit. Otherwise, there is plenty of outdoor space for everyone’s enjoyment. Follow us on IG @ hollowshouse Guest access The property has a farm house and restored barn. Guests have access to the farm house and the huge lawn, a charcoal grill, a fire pit and the stream behind the barn. Other things to note There is no cell service in the area, so you can just connect to WiFi calling. The barn-house rents occasionally as well, but not that often. Shared amenities would be the gas grill and the fire pit. Everyone usually gets a long well, and it can be a nice little addition. We have never had anything weird between guests.

In these stressful times, kindness goes a very long way. Whether you are coming to experience Bellayre or Hunter Ski Mts., hike, enjoy nature or a musical festival, or just to unplug and relax in the beautiful Catskills, Phoenicia is a great place to stay. Built in 1890, Bear Cottage is located just off Main St, and just steps away from Trailways Bus Stop, wonderful restaurants, shops, library, hiking trails, and fishing on the beautiful Esopus Creek. Less than a mile from Phoenicia Diner. The space The cottage is thoroughly cleaned and disinfected after every visit. Your health and ours is what matters most. Please note-smoking is not permitted at this property. Thank you. Built in 1890, Bear cottage has beautiful hardwood floors, light filled rooms with local art, comfortable furnishings, and a nice selection of books and music to enjoy during your stay. We have plenty of space and WiFi, so you can work or play. The living room has a cozy gas fireplace, and flows from the entry hall and into the dining/library/music room, which is perfect for entertaining, listening to music, playing games and being together. The country kitchen has everything you need for meal preparations, including an electric stove, coffee maker, dishwasher, and microwave. There are two bedrooms and a bathroom on the first floor. Both of the downstairs bedrooms have a queen sized bed. There are two more bedrooms and bath in the renovated attic. ***Please note-You must pass through the back downstairs bedroom to get to the attic stairs. The smaller attic bedroom has a full/double bed and the larger attic bedroom has a queen sized bed and a twin. The attic bathroom (is in the larger bedroom) and is shared with the smaller attic bedroom. (There are bifold doors to the en suite.) Parking: please note that there is no street parking for Airbnb guests per Town rules. The driveway will accommodate four cars parked end to end. Although cell service is poor in Phoenicia, the cottage has Internet, Smart TV (Netflix ready if you have an acct.), DVD player, CD/Aux player, music, books, and movies for guest entertainment. There is no cable at the cottage, but you won't miss it. We have a large backyard with a picnic table, front and back porches with rocking chairs, where you can enjoy a cup of coffee in the mornings. Please note- outside quiet hours are 10pm-8am. Bear cottage is located in the beautiful hamlet of Phoenicia. Phoenicia is small, but incredibly charming and there are wonderful shops and restaurants, including the famous Phoenicia Diner, wood-fired pizza at Brio’s, and chips, guac and margaritas at Alamo Cantina. Time your visit just right and you may be able to buy unique and cool stuff at the Phoenicia farmer’s market. Local boutiques, hiking trails and the Esopus Creek are all nearby within walking distance. Come to hike, fish, ski, canoe and connect with nature. You can take your dog for a ramble, explore nearby hamlets, or have a spa treatment. Phoenicia is the perfect spot to escape city stress. Please note- the volunteer fire dept siren goes off daily around noon and as needed for emergencies. The Phoenicia theater across the street occasionally has events. Guest access Guests will have access to the entire property, including front and back porches and the large backyard. The home has a gas fireplace in the living room, and a wood burning fireplace in the backyard. Guests may purchase firewood at the corner store for the outdoor fireplace. Please do not burn our sitting logs. Please note, guests are not allowed access to the pantry, attic storage, or the cellar, as they contain host’s personal items. These will remain locked at all times. Other things to note Well mannered dogs are allowed with an additional charge of $30.00 per doggie guest. There is a two dog limit. The dog fee will be added to your rental through an alteration submitted to Airbnb. Dogs may not be left unattended in the cottage and guests are responsible for pet waste pickup and any damages done by your dog. Sorry, but no cats, no exceptions. Our family is seriously allergic to them. Thank you for your understanding. The person who rented the cottage on Airbnb must be the guest checking in. We want to know who our guests are. (NO SUBLETS ALLOWED.) No smoking is permitted in the cottage or on the porches. Please do not leave cigarette butts in the yard. Every room embraces wildlife and echoes the sound of the stream tumbling over boulders. Nature resets your internal clock to downtime. A spacious kitchen, sweeping great room, and wildflower-bordered patio encourage conversation. 2 levels, 3 bedrooms, 2 baths, 2 living rooms invite contemplation. Doze, fish, shop, hike..repeat. The space Relax at this cedar-and-stone cabin on dead-end street, surrounded by state land. The rushing Esopus creek tumbles around the bend behind the house. You hear it ALL the time, no matter where you are in the house. Interior stone walls and wood let nature in. Soaring ceilings frame the great room, lined with windows that open to the stream. Cozy library has stone fireplace, piano, striped couches, reading materials and board games. A well-equipped kitchen lets you be the chef, with all major and minor appliances, as well as a window seat and breakfast bar. TV for watching movies and Chromecast, stereo system you can plug into with zoned speakers, wireless internet, telephone. Downstairs: kitchen, bathroom with shower, library, great room. Convertible double bed in red couch in great room. Upstairs, 1 mezzanine/loft bedroom with 1 queen and 2 single beds (one is a convertible ottoman), 1 bedroom with 2 singles, and up a few steps, a bedroom with queen pillow top mattress in a treehouse-like setting. Full bath with tub/shower attachment. Outside, deck and patio with built-in grill, face the stream, and you can catch rays or enjoy the sunset/moonrise. If you're flexible on sleeping arrangements, you can fit in a good dozen people! Check out the bedroom configuration to know if this is the right setup for your group. The loft has a curtained window opening to the great room, below. Warnings: the stair risers are open, so kids (ours learned to walk on them) need supervision. One closet has some hanger space; the others are stocked with extra bedding. Sorry, no pets! Guest access Chichester is in the heart of the Catskills, two miles from the hamlet of Phoenicia and 15 minutes from funky Woodstock. You'll discover breathtaking mountains, swimming holes, hiking trails, and lakeside beaches all woven together by the meandering Esopus Creek. In summer, the stream is all yours for fishing, floating, and splashing. (Nudity expected; privacy (sort of!) protected!) The woods all around are great for mushroom hunting. Bears roam the neighborhood; you may get a glimpse. Farmers' markets, u-pick, country fairs, lakes, and peaks will tempt, but most people just can't leave the property. Winter sports include 15-minute drives to Belleayre and Hunter, and proximity to Wyndham and Plattekill. It is the cleanest/clearest private body of water in the area - like having a huge swimming pool. We have a generator - power outage - no problem, you will barely notice. No parties or gatherings at the house - the number of guests is limited to 6 due to our insurance, please respect this & don't invite additional overnight guests. If extra guests are brought, charges will apply. No guests allowed to sleep on sofas and please no air mattresses. As much as we love pooches, the owner has severe allergies (even non shedding dogs have dander), so please no pets. No exceptions, please save our time & yours and don't ask. Our insurance requires our guests to sign a waiver with regards to use in & around the lake. We will send on request & after booking. We require a confirmed ID on the airbnb app prior to booking. As of 4/25 the primary bathroom has been updated - there is no longer a Toto toilet with heated seat (as in some reviews). A bundle of firewood is included (next to the fireplace). If you'd like additional wood there is a fee of $10/10 logs to cover the cost of provision. Please let us know if you'd like extra wood.

We accept a maximum of 1 well behaved dog under 25lbs. *Please message if you plan to bring your dog*   The two cozy bedrooms on the ground floor offer plush bedding and a soothing ambiance for a restful night's sleep. Both beds are king size with premium cotton bedding, blankets and pillows for your comfort.    Both full bathrooms are located on the ground floor and are fully equipped with necessities such as shampoo, conditioner, body wash and a hair dryer in each bathroom.   A work from home nook is tucked away in a quiet corner for those needing to Zoom.   Upstairs is a large 4 single-bed suite perfectly equipped for children. Books, toys, games, puzzles and a tv will keep kids occupied while parents have adult time downstairs! Please note the house is not baby-proofed, but we do provide several baby gates, a child’s stepstool for reaching the bathroom sink, and a Pack & Play for your convenience. No need to pack it all from home.   The Exterior:  Our home boasts multiple outdoor living spaces. On the back patio, a large dining table provides shaded space for outdoor dining for 8 people. A gas grill is available for guest use. The spacious sitting area at one end is shaded by a canopy of trees that has ample space for 8 to gather on the full size vintage couch and chairs. The large round hot tub is offered year round and professionally serviced after every stay. A fire pit is available along with chairs for smores making sessions. Starter wood is provided for your convenience. A hammock under the trees at the back of the large yard is available during the warmer months, as are four large vintage Adirondack chairs. There is plenty of open space in the back yard for children to run and play, kick a soccer ball, do somersaults, and or just generally have a great time while the adults relax. The large covered front porch has wicker chairs and tables for relaxing while you watch the world go by and listen to the soothing sounds of Stony Clove Creek. There are also two small round tables perfect for enjoying your morning cup of coffee or squeezing in a little laptop work while the house is still waking up. Guests will have access to an outdoor storage room for secure storage of skis and snowboard equipment.  STR License #: 2025-STR-AO-068 Guest access Guests will have access to the entire house except for a locked owner's closet, the basement and carriage house. Other things to note Wildlife in the Catskills - we are situated in the middle of the most beautiful areas of the Catskills and nature abounds! You will likely see wildlife during your stay. You may see deer, turkeys, groundhogs, foxes, etc. Please note that we are in bear country. It is very important to discard of all garbage in the secure bear-proof garbage and recycling cans which are conveniently located not far from the back door.  All bbq and food items should be brought inside and the bbq scraped clean after use to avoid having unwanted visitors. Bears are generally very timid but they make a terrible mess. The house is regularly treated for pests but being that we are in the country, it would not be unusual to have an insect or mouse make an appearance inside.

Hunter Mtn Ski Chalet! Hot Tub, Outdoor TV Firepit

This house is an artistic getaway. It is warm and inspiring inside with modern, but soulful furnishings, art from local artists, and a large wall of windows leading out to a large deck for time outside. An inspiring mountain retreat. The space It's not technically a tree house, but it's a trees house in the way it is perched in the trees. The living room's wall of windows looks out expansively onto views of trees and mountains. The open floor plan and high vaulted wooden ceiling of the living room, dining area and kitchen create a further feeling of expansiveness as the space flows right out to the large, high deck that sits amongst and above the surrounding trees. People end up feeling connected to the mountains as they cook and spend time both inside and out. Everything in the house has been updated with design, furnishings and art that have warmth and character. The hickory wood floors were selected from sustainable Amish forests. The imported wood and steel stairs give modernity and warmth to the living room. I've hung art by local and other artists in each room. The living room's vaulted ceiling and wall of windows create a place where you will feel happy spending time. The bedrooms are cozy, quiet and artful, the the bathrooms are luxurious. The kitchen is a particularly satisfying place to cook and to spend time. It is modern with new stainless steel appliances and fully equipped with quality stainless steel cookware, lovely dishware and all needed cooking utensils, etc. Because the open floor plan opens the kitchen out to the dining area and living room, as you cook you can talk with your friends as they sit at the kitchen bar and look out the views of the mountains and the fireplace. Other things to note The house is a duplex. The upper half is the rental half, which is part of what makes this feel so much a tree house, as it is on a level with the trees. The lower half is occupied by Bobby, who takes care of the property. He is away most of the time and is incredibly quiet when he is there - you will be surprised at how alone you feel at the house - you probably won't end up seeing him or knowing he is there, even if he is. The two levels sections of the building are completely separate and the deck is only used by renters, as is the rest of the property in effect, as Bobby doesn't use the property. It may be difficult to imagine feeling alone there, but truly, you will. And if you do have any issues while you can always call me, he won't be too far away for me to contact him and have him come help if something is needed.

Use at your own risk. -Black bears frequent this part of the Catskills - please be mindful when outside. Do not leave food outside and properly dispose of trash in the bear-proof bins. -We allow pets, limited to one well behaved dog. A $50 pet fee will be incurred. -Routinely scheduled maintenance may happen during your stay. We do our best to keep walkways and paths clear, but please use caution. Rock salt is provided in winter, though extreme cold can cause ice to refreeze. The driveway is plowed after approximately 3–5 inches of snow, depending on conditions and the plow schedule. All-Wheel Drive (AWD) vehicles are strongly recommended, especially during winter months. Burn Bans & Safety Notices Weather and fire conditions can change rapidly in the mountains. Local or state authorities may issue burn bans, road closures, or state of emergency notices that can affect the use of outdoor fire pits, campfires, or cooking fires. A cozy classic cabin located 5 mins from Phoenicia and 15 mins from Hunter Mountain. Close to shops, restaurants, bars, and mountain activities like hiking, yoga, skiing, or floating down the Esopus Creek in an intertube. It's close enough to amenities so you won't feel isolated but far enough to enjoy the pristine quiet of the mountains. Located on a 3/4 acre lot next to Stony Clove Creek, the cabin offers everything needed for a true escape from the city. *not suitable for children. The space The space is eclectically decorated to make you feel like you're in a true mountain cabin but with some modern twists. The sheets are 100% cotton 400 thread count. We have, down, synthetic down, and memory foam pillows on the beds. Two of each so everyone gets their favorite. Your bed will have you wanting to sleep in! The kitchen is fully equipped for all your cooking and baking needs. Spices and common condiments are usually stocked as well. We are coffee lovers so we have a Chemex, a pour over, a french press , and your basic coffee maker. How ever you choose to brew is up to you! There is one private bedroom with queen bed and a loft with a double bed. The loft is accessible by a permanent ladder (see photos) but there is no door so it’s somewhat open to the main living area. Please note that there may be light Christmas decor set up between Thanksgiving and just after the New Year. There are guidebooks and maps in the cabin to help to plan hikes or activities. Other things to note We allow small dogs (under 20lbs) on a case by case basis plus a $100 additional fee which is charged via Airbnb after your stay if there is obvious evidence of your dog being there. E.g. dog hair on furniture. If there is ANY hair on the bedding or furniture this fee will be charged. Please just keep you pet off the bed and furniture. There is no cell service until you get on the WiFi so put the address into your gps ahead to time. Absolutely no smoking indoors. Absolutely no parties. Sleeping arrangements— One private bedroom. One semi-open loft. If there is a snow storm the driveway will be likely be plowed before the guests arrive but you may need to shovel the front steps. We try to have this taken care of before you arrive but depending on the severity of snowfall it may not be possible or what was shoveled may be snowed over. The snow shovel is usually next to the back door or leaning against the house by the front door. Welcome to the mountains! The eat-in kitchen, with all the amenities, is perfect for meals, conversation, or fun with one of our vintage board games and puzzles. Air conditioning and heat throughout make it a cozy, comfortable retreat year round! The house has cable TV and wifi. A car is not necessary as the house is located just short of a mile form the bus station in Phoenicia. You can walk to town, eat in one of several restaurants, visit the quaint shops, go fly fishing, or cool off in the Stony Clove or the Esopus Streams. If you’re feeling energetic, a walk of a little over a mile will bring you to the Tanbark Trail and/or the trail up Tremper Mountain, both very popular spots, or walk about 2 miles to the Phoenicia Diner for a hearty breakfast or lunch. The Rail Explorers is a new attraction in town that offers a fun adventure on the tracks by the stream. (reserve early if you're interested) The Ashokan Rail Trail is open year round and has incredible views. Or you may want to cool off in our stream and explore some nearby swimming holes. In winter, you can enjoy skiing, snowmobiling or snowshoeing. (We have three pair available for your use) We are close to Hunter, Belleayre, and Windham ski centers. Ski all day and come back and relax by the beautiful fire place. We also have a great stream side fire pit (propane) available for use in April through November. We recently added another patio by the stream, a little more in the shade, and a sweet shade garden with a little walkway. If you’re not an outdoor person, stroll around Phoenicia and stop in the unique shops or visit the nearby Emerson complex, where you can explore the shops, take an exercise class, get a massage or visit the world’s largest kaleidoscope! Come and enjoy “your vacation home” without any of the work or responsibility! My husband and I have a home on the property. If we are not traveling, we like to greet our guests, give a quick tour of the house, and answer any questions. Whether we are home or away we can always be reached but we give our guests as much privacy as possible so that they can comfortably enjoy all of the property. Huge private yard surrounded by Mountain Views and the sound of the stream in ravine off the back! 8 minutes to Phoenicia, 12 Minutes from Hunter Mountain & Tannersville, 20 minutes to Belleyere and Wyndam BUT on a flat acre within the Catskills preserve so you feel private with nature but never isolated! My 900 sq ft cabin was built in the 1960s by an artist and renovated with recycled & repurposed materials. (We are told it may also have been a witness protection house😮) The space The property is perfectly situated, secluded and private but close to necessities and fun. Our 900 square foot cottage sits on beautiful, private, flat yard surrounded by mountains with a "ravine" off the back where a Hollow Tree Brook passes. We've been told it was once a witness protection house (!?!) that was then owned by French skiers who aptly dubbed it 'Le Spot.' Renovated with recycled and re-purposed building materials, it is a unique and cozy cottage. We love cooking in our eat in kitchen, watching birds through the big sliding glass doors on snowy days and spending all summer in our yard listening to the stream or swimming in a near by lake or swim hole. There are two bedrooms - one with a king size bed and one with a queen size bed. There is also a full size pull out sofa in the living room and an air mattress for additional guests. Come enjoy our newly renovated bungalow! Located centrally in the hamlet of Phoenicia, in a sweet little neighborhood and surrounded by the beautiful Catskill Mountains, we're a few walkable blocks from Main Street and its shops, restaurants, the sweetest little farmer's market on Sundays, a hidden gem of a thrift shop, the Tanbark Trail trailhead, a cute lil' playground, and more. The creek is down the street for swimming, stone skipping and splashing! The space We spent a year and a half painstakingly renovating the interior of the bungalow and have lots planned for the exterior renovation this summer! The house has two separate bedrooms, each with a queen bed, lots of pillows and cozy linens. Our dining table seats six, and two comfy couches are waiting for you to come relax by the fire. Dive into our record collection, cook a great meal on our induction stovetop, build a fire in the wood stove, check out our always growing book shelf, pull out a board game or puzzle, snuggle in for a movie night, take a relaxing shower under our rain showerhead, gather with friends for a grilled dinner on the back porch, or enjoy s’mores by the fire pit in our backyard. If you’re interested in an incredible massage while you’re visiting, our neighbor across the street is a sought-after massage therapist with a private massage studio in his backyard. Walk across the street for an hour or so of bliss! We’re happy to connect you to him to check on his availability during your stay. The house has strong WiFi and limited cell service but WiFi calling can get you in touch with the outside world (or plead bad service and get away from it all!). We also have many amenities for children if you're bringing any small humans with you - two high chairs, a bassinet, Pack n' Play, assorted books, toys and puzzles, and children’s dishware - we hope having access to these things makes your travel load easier! Please note that we are a pet-free household due to allergies in our family. On NYC bus route and ski shuttle. The space Renovated home on very quiet road with everything one needs, including fast Wi-Fi for those working remotely. Enjoy the greatest food and drink available just steps away. All you need is right nearby whether it's gas, groceries, ATM, even a Pharmacy. As for work space. Yes. Some people have written plays here right at the table. Others prefer to hang in the back yard on a lounge chair and video conference thanks to the strong Wifi signal that hits hard outside and in. Those who want solitude and a quiet work environment can use the desk upstairs. The living room is a quiet, gentle hangout with a large smart TV, easy to use vintage stereo and healthy stock of vinyl and books to choose from. GAMERS have noted how much fun it is to play when they make the easy switch to run the game through the stereo. And the OPEN LAYOUT is set up so you can stay in touch with others in the fully stocked and roomy EAT IN KITCHEN. NEW!!!!! Coffee lovers, you have spoken and I have heard you. I now supply several ways to prepare your fav beverage. French press? Got it. Slow drip? Yup. And we just stocked up on Starbucks Pumpkin Spice for the Keurig. Of course we have a work horse electric auto drip type too plus one of those cool Italian MOKA POT devices. Really excited to have upgraded to a luxurious CASPER KING SIZE BED in the main bedroom for cool, comfortable sleep. Ever slept on a CASPER? Try this one. You won’t regret it. Slumber will come quick in the guest room too thanks to a comfy, plush memory foam queen size bed. Both rooms are especially quiet, but a couple of Tivoli Radios are up there for a little extra fun. TUNE INTO WDST, our local radio station, and discover what WOODSTOCK ROCK really is! The large bathroom beckons you with a refreshing, high-pressure rain shower and the calming scent of imported jasmine oil plus some additional NEW UPGRADES for your added comfort. And our lush towels don’t disappoint! In the morning have home brewed complimentary coffee on the back steps with our local assortment of entertaining Squirrels, whimsical Butterflies, cute Sparrows and other feathered friends as you plan your day. My place? I think Norman Rockwell would have enjoyed a comfy stay here. Then again, so would the Brady Bunch. A cozy, clean, inviting home I’m happy to offer. I’m totally hands on. I live in Phoenicia and take care of the place myself. This is the original HEART OF PHOENICIA meaning that when you come back from a day of NATURE you will be within a block of the food and drink you want. So come home and stroll down to IMBIBE ON THE BEST we have here. No need to hike a mile or two to be “in Phoenicia.” Just enjoy. You'll love the streamside park the town set up right around the corner with fresh mowed lawn, gazebo, picnic tables and bluestone benches. It's right alongside the Stony Clove Creek where Banjo players Banj, Jugglers Jug and Doggies enjoy the best Phoenicia has to offer. All within a stone’s throw of my place. Cozy by the Creek. Sit on the carpet and drown yourselves in vinyl! Choose one, spin it and read the album cover. That's the way we did it back in the day when listening to records was the coolest. And let me let you in on a secret. Phoenicia has fast become the best place to stay when visiting the Catskills to ski. The scenic byway path from here to Hunter is a glorious 15 minute ride through wilderness, making the trek to a ski day feel like you are entering a different world. DITTO BELLEAYRE. Plus, Phoenicia is one less thruway exit to skiing if you are coming from downstate! When you return to THE HEART OF PHOENICIA after your day you can literally walk to GREAT FOOD AND DRINK. Don’t let others fool ya into thinking their place is “In Phoenicia." Our Village is small and if you are in my place you are in the center of it. Verdant backyard with string lights and a fire pit felt like an oasis. …” Almost forgot. My town issued rental license number is 2022-STR-023. If you don't see a license number in a Phoenicia listing be careful. It might be an illegal location. No point in getting kicked out mid stay! Guest access Once settled in make some Espresso in your fully stocked kitchen or just leave your stuff and head back to the heart of the Hamlet. Plenty of food and drink here! You may end up having breakfast at the Phoenicia Diner or enjoy happy hour at the Sportsman’s Alamo Cantina. Or choose to grab groceries at the local supermarket and head back to do some cooking. All is just a short walk even with a couple bags of groceries. Being a dog lover I offer my home to folks with crate trained dogs too! When making your reservation let me know who your dog is and we can discuss if my house is the right. If it's a go a $75 per night, per pet fee will be added as an adjustment to your reservation. Fur bearers are not allowed on the furniture and bed beds unless you agree beforehand to bring your own linens and blankets plus something to drape over the sofa so Fluffy can enjoy greater comfort. One more thing: they may not be left alone in the house unless crated so plan on bringing them along on your adventures if you don't use one. And when outside, please clean up after your pet. I don't hate cats, but those and other pets are not permitted. Other things to note Phoenicia itself is the real star of any stay. For skiers, Belleayre and Hunter Mountains are only minutes away. Hiking trails start not far from the front door. A stroll along the clean streets and sidewalks will be fun and romantic and may lead you to the Hamlet outskirts where the cool Phoenicia Diner and unique Woodstock Brewery are. I'll mention the Phoenicia Playhouse too since you’ll be walking past it quite a bit. They produce great live performances from small dramas by Mamet to big musicals from Sondheim. They have lots of film and live music too.
