The common area includes a small shallow beach perfect for families with children, an area to BBQ and lots of open area for fun and games. The space When you arrive to Wet Feet Retreat, guests will find the driveway offers multiple spaces for vehicles to park for the duration of their stay. Once in the home, the family room offers a cozy couch and chairs for the guests to unwind and relax. The kitchen comes fully stocked. The dining room is in a cozy nook for a good family style meal to be enjoyed. The main level also offers a pantry, the half bath and laundry room. Upstairs, guests will find all of the bedrooms and 2 full bathrooms. All rooms have a closet with hangers, a chest of drawers and a sound machine. Two of the rooms have queens beds, 1 room with two twin beds and a king in the master bedroom. The master has a full bathroom as well as an office space available for use. When guests head down to the basement, they are greeted with a finished space will a big comfy couch to enjoy games around the coffee table or a movie night. Each balcony has its own patio furniture for you to enjoy and relax in comfort.   The upper level contains two main suites with a living area/loft large enough for a sleep sofa, chairs, and a game table. The main level is a home in itself with living areas, bedroom, sleeping area and a large-screen TV. This level has many different gathering areas including a living room, dining room, new gourmet kitchen, eat-in bar, and breakfast nook. There is also a poker table on this level so you can enjoy the lake views while playing cards/games or watching your favorite team win on the large-screen TV. On this level you will also find several different seating/conversation areas: in front of the fireplace, in the living room, around the poker table, in the den off the great room, dining room table and breakfast nook table.   The lower level is designed for fun. This is where you will find a large-screen TV, pool table, ping pong table, foosball table, and children's play area. There is an additional full-size refrigerator and microwave on this level so you can store all those extra snacks with easy access to the yard and dock. On this level you will also find a universal gym and treadmill so, if you choose, you may keep to your personal workout schedule! Throughout the house, you will find the amenities are extensive. They include, but are not limited to, a private hot tub, jacuzzi tub, pool table, ping-pong, foosball, and poker table complete with professional poker chips. Less than 2 hours from D.C. but a world away, this newly renovated laid-back spot is great for groups, kids, and welcomes pets, too! Gorgeous lake views & sunsets from giant screened in deck; a big lawn slopes down to a secluded cove with recently expanded dock for sunbathing or floating the day away. Dogs are welcome! Please note that during your stay, an engineer working locally will be occupying our detached guest house. He works long hours and to/from vehicle. The space There are few places I've been that can make even the most harried professionals and busy families exhale as soon as they arrive. Everything about this place makes living easy and chill. Make a grocery store stop for grilling items and party supplies on the way in and you won't have to leave. (Food Lion and two restaurants are within 5 miles). Relax, read, play games, let the kids and dogs get dirty, and enjoy! Guest access The entirety of the main house is available to guests, except locked closets. Kitchen amenities, streaming services, DVD library, games, kids' toys, etc. are all for your enjoyment. The deck and grill are great for outdoor entertaining, and there is a flat lawn for Bocce and such behind the side, guest house (which is locked unless you inquire about it). The entire back lawn and the dock are for our guests' relaxation! Our dock area is to the far left as you're walking down the hill to the water (next to the blue Stingray on a lift) Note: Our dock does not include an upper deck. That belongs to a neighbor. Loft with pool table, shuffle board table, and full library with hundreds of books, 900 + DVDs, and games, for any weather day! Wifi throughout the 4800 SF home, back yard, and at the dock. But that doesn’t mean you should log on to work! Huge dock with over 180º views, 2nd level lounging & sun bathing, water jumping platform with 15+ ft. deep water. 2 ski docks. Easy access to lake and dock. Tucked into the shore enough to safely swim without boat traffic worries. Ultimate privacy at the dock with no other docks in sight. One of our most common review comments is that the pictures don't do the house justice. It's a unique home and it's difficult to explain (and photograph). It's not your typical house! Private yard with only one distant neighboring house in sight (without foliage). Giant fire pit overlooking the lake. Plenty of firewood included for your stay. Our cleaning fee includes cleaning, linens and trash service (no, not all rentals do). We have plenty of parking space, RV slip, and a free EV charger (Nema 14-50). Make your morning coffee by the pod or by the pot. The outdoor dual propane/charcoal grill with smoker is also perfect for testing out your grilling skills. We've also included a convertible high chair for the convenience of those with a little one... or two. High-speed Wi-Fi is provided to connect your devices and allow for smooth work from home scenarios on the off chance it's needed. Each bedroom and the common living spaces have smart TV's for you to stream your favorite shows and movies from your personal accounts or enjoy watching the provided YouTube TV. With four bedrooms, including two kings and a semi-private bunk area, sleeping is sure to be serene. It will sleep 10 adults comfortably with max occupancy being 10 adults and 2 children. The main level houses three of the bedrooms. Bedroom 1- King bed with private bath, Bedroom 2- Queen bed, Bedroom 3- Double bed. The shared bathroom is also on this level. It is up to guests to refill the propane tanks for the grill and fire pit table when empty. You may also enjoy gathering around the back yard firepit. A below patio houses, under the cafe lights, houses the Hot Tub and Cold Plunge leading the way to fire pit area. ✨ THE HOME With over a decade long career in Wellness, and obsession with both modern and ancient tools for well-being, I decided to offer my love for hosting and serving others through our relaxing wellness sanctuary here on Lake Anna. ✨ BOAT ACCESS We do not have a reserved dock, so you would need to launch your boat each time at a local public launch point. We do have a large driveway with ample space for your boat. ✨ LIVING SPACES The home has an open feel perfect for entertaining but plenty of private spaces as well. There is a great room with dining table for 6-10 and a living room area with 55” Smart TV with Roku installed. Also, a cozy electric fireplace In living area. Adjacent to that is the fully equipped chef's kitchen with a 3 stool island, outfitted with all of your non-toxic cookware needs. ✨ ROOMS Each bedroom has lots of windows and natural light and blackout curtains for great sleep. The Primary bedroom has a desk space as well as a cozy chair to enjoy with your favorite book. All rooms are TV free purposely designed as a retreat from screens with high end mattresses & cotton sateen linens with plenty of closet space with luggage racks. Every bed boasts Miracle Brand luxury 100% cotton sateen sheets and down alternative pillows. 2 pillows provided per person. Miracle Brand has Silver infused threads that prevents bacteria growth and aids in temperature control. Bedside tables include an alarm with built in noise machine and bluetooth radio. Hygge Room - 1 Queen Bed Primary en suite with a bathroom, with a deep soaking tub & walk in shower. Our hygge room was created with coziness and comfort in mind. The queen mattress is the award-winning Helix hybrid inner spring and memory foam. The warm, welcoming glow invites you to unwind and let go of the stresses of the day. In the walk in closet you will also find a fan and a humidifier if you wish to use. The desk area/reading area is a perfect spot to curl up with a book. Zen Room - 1 Queen Bed Soft, plush rugs cushion your feet as you move about the room, with neutral tones and minimalist design that’s harmonizing with the overall aesthetic. Natural elements abound, from the rustic wooden bedroom set and peaceful, relaxing plush bedding setup. Pura Vida Room - 1 Queen Bed A tropical oasis that includes Bamboo and rattan furniture, a large window with great light with a real palm plant. Plush, comfortable bedding and tropical-inspired prints of vibrant flora and fauna art. Barbie’s Sanctuary Room - 1 Full Bed w/ 1 Twin Trundle Step into our whimsical space, where every corner is a celebration of glamour, style, and fun! A blush pink trundle bed includes a full and single Zinus Green Tea memory foam beds. The Nature Retreat Room - 1 Queen Bed The beauty of the great outdoors meets the comfort of home, creating a serene sanctuary for rest and rejuvenation. The focal point of the room is an extension of the woods, with natural elements and rustic wooden furniture. So much love and attention has been poured in to this space and I'm thrilled to share it with you. Guest access Guests have access to the entire property. There is parking for up to 5 cars. Other things to note regarding our property: ~ Our property resides in an HOA community and therefore follows specific rental requirements. ~ Minimum age to rent is 25 and primary guest must stay for the duration of the booking. ~ A photo ID is used to verify after booking and is required to finalize your reservation. ~ A rental contract must be signed online via your email address within 24 hours after booking. Please review the sample contract attached prior to booking. ~ Your management fee includes a $1,500 damage waiver policy to cover accidental damage. Exclusions apply. ~ This home is on a septic system so occupancy is strictly enforced to avoid a septic backup of sewage in to the house. Your max occupancy during your booking is what you submit in your booking. Additional guests must be approved. ~ Stays longer than 2 weeks: We require a light cleaning every 2 weeks in addition to the checkout cleaning. (prices TBD) ANIMALS ~ Dogs are considered, only when pre-approved prior to booking. Max 2 dogs per stay. ~ Pet fee is $150 for the 1st dog, 2nd dog free. 7 night max. Cats are not considered due to severe allergies. ~ Dogs must stay off of the furniture and bedding. If your dogs are used to being on the sofa or bed, please bring your own coverings to protect the furniture. (Service & emotional support animals must be disclosed prior to booking) Pet Fee is waived only for legitimate service or emotional support animals in which the animals are never left behind without the owner. Evidence that the animals were left behind will result in the pet fee being charged. CANCELLATION POLICY Our rental contract will specify that GUEST can cancel at any time regardless of the Airbnb cancellation policy. If the GUEST cancels the reservation MORE than 48 hours after the initial booking (provided it is LESS than 14 days prior to arrival), the rent & host fees paid minus a $75 administrative charge may be refunded IF the same or partial dates are re-rented. If re-rented for lesser amount, the difference will not be refunded. If not re-rented, the regular cancellation policy applies: full refund if you cancel at least 30 days before check-in. If you cancel between 7 and 30 days before, you get a 50% refund. Note: If you chose a last-minute Non-refundable deal at booking, different rules apply. We highly recommend you purchase travel insurance to cover any losses. NOISE ORDINANCE: This is a family home. We encourage our guests to have fun, but please be respectful of our very sweet neighbors and keep the noise to a minimum at all times. We are surrounded by full time residents who we love and who love us, and appreciate their peace and quiet. We ask that you keep outdoor music family friendly and at appropriate levels as to not disrupt peace and quiet of the neighborhood. Everyone should be indoors by 10pm. SECURITY CAMERAS We have a ring doorbell and 3 exterior cameras that will record audio & video upon motion detection for up to 2 minutes. Ring doorobell is at front door, cameras are located at the following locations: one at the end of the drive way on the side of the house , one on the back deck and one on the Lower Patio area. There are no cameras inside the house. We have 3 home temperature sensors (1 in the hygge bedroom, 1 in the family room and 1 in the basement rec room). These help our thermostat maintain a more even temperature in the house. They do not record audio or video. WILDLIFE & MAINTENANCE Our home is in a rural residential neighborhood with large lots and a lot of wildlife. You will often see deer roaming the streets and our property, squirrels, hawks, lizards and sometimes snakes in the front and back yard. Please do not feed or approach any wildlife. Please keep dogs on leash for their safety as well. There will be a lot of insects, bugs and other creatures that give the property its wonderful relaxing country feel. We have pest control & mosquito treatments every 3-4 weeks. While we stay on top of pest maintenance, we ask you to expect that bugs may enter the home when doors are left open, get tracked in on shoes and luggage and are part of life in the country. If you have allergies to bees, please be aware there will likely be bees buzzing around. There will not be any refunds or cancellations in regard to normal bugs & wildlife. We appreciate your understanding of this. During the winter season, we may have snow or icy conditions. While we do our best to keep the driveway clear, our gravel driveway makes it challenging to fully remove all snow and ice. If you do not have a vehicle that you feel comfortable driving through snow, we can accommodate parking at the end of the driveway, on the street. SAFETY CONSIDERATION: The entire back yard is NOT fenced. Please use a leash at all times or bring a pen for off leash outside lounging for your dog & keep track of droppings & pick up & dispose immediately. Pet bags are provided for your convenience. Be aware of deer and other wildlife in the area and do not leave dogs unattended. OTHER: In case of a power outage, there are multiple USB rechargeable lamps in bedrooms and flashlights, that can be used during an outage. Power outages are rare. We will provide you with any notifications we receive from the utility company. We appreciate your understanding if this happens during your stay.
