The space Our home is located on 2 properties, has two levels and a 1000+ sq ft Game house! Main level: Open concept -Spacious comfortable living room, with a sectional couch a wood burning fireplace, a 65” flat screen TV, with WIFI and sound bar. The kitchen is fully equipped- Stove, oven, microwave, toaster, blender, rice-cooker, Silverware, Keurig coffee maker, pots, and pans. Formal dining room seats 8. The primary bedroom suite on the 1st floor has a King size bed, 65” flat screen TV and a sitting area/futon bed and a dresser. The primary bathroom on the 1st floor, very luxurious, has a Jacuzzi, walk-in shower and all the necessary essentials. Gym: Elliptical, treadmill, stationary bike, bench w/two dumbbells that go from 10-55 lbs, a row machine, calisthenics pull-up bar, yoga mat, and a scale. Sunroom: 2 seater swivel chair to enjoy the surrounding woods and board games for some friendly competition + designated bar area for mixing fun cocktails. Washer & dryer located on the 1st floor by the deck doorway. Including hot tub towels and detergent pods Second Level: Bedroom #2- Features a King-size bed, a 55” flat screen TV and a dresser in the closet. Bedroom # 3- Features a Queen-size bed a flat-screen TV and a dresser. Bedroom # 4 - Features a Bunk bed (full size bed + twin bed) with a pullout trundle twin size bed, a flat screen TV, a chair and a dresser in the closet. 2nd floor bathroom - Full size bathroom with a tub and all essential amenities. There's room for everyone in our house. Our second, upstairs, living room is the perfect place to sit back and relax. Comfortable sofa/full size sofa bed and two swivel accent chairs. The house also features a work station/desk for your convenience. Entertainment: 1000+ sq ft Private Game House located just a few steps from the house. Mini Basketball court, pool table, air hockey table, skeeball table, foosball table, dart board, ping-pong table, cornhole set, frisbee, football, & a soccer ball. Sofa seats 5-6 ppl, a bar stool set for 3 ppl, and 2 swinging hammock chairs. One 85” smart TV, and two 65” smart TV’s. A sound bar & subwoofer connected to the 85” TV. The 3 tv will provide hrs of entertainment for sports enthusiasts or fun family movie night! Everyone can enjoy something to watch simultaneously! A large WOW neon sign & a blue “Game On” sign. This room was designed for hours of entertainment for all ages! Also has propane and electrical heaters as well as air conditioner, and three fans for comfort all year long. Outdoor Amenities: 3 decks. Front deck: seating for 2. Back Top deck: Propane BBQ grill, dinning table for 8, outdoor sofa seating, and Adirondack chairs. Back Lower deck: 7 seater PRIVATE HOT TUB!!!! and sofa seating for 6 ppl. The fire pit & hammock (located under the ping pong table in the Game house) are located steps away from the lower deck. 6 Cars can be parked on our property. Enjoy a luxurious bubble bath after a relaxing day of memorable hot tub, Game house activities, and board games moments all topped off with roasting marshmallows in the outdoor fire pit with friends and/or family! Our home is on a gorgeous picturesque lake with everything that lake has to offer. Fishing, boat, pedal boat, kayaks, canoe, fire pit, inflatable floats, hammock, two patios and more. 20 min to Camelback mountain, 20 min to Kalhari Resorts, 20 min to Tannersville Shopping Outlets, close to local farms, Walmart and other stores. Many local attractions, including rafting, hiking and biking trails. Community has a beach and pool, tennis courts and a children's play park with slides and swings. The space ***The fireplace is electric*** The house comfortably sleeps 14 people but can accommodate a few more on a sofa or air mattress. There are 4 bedrooms, #1 with king bed and a baby crib, #2 with a queen bed, #3 with a bunk bed that is full over twin with another twin pull out, #4 the same as #3, and a twin over twin trundle bed in the upstairs living area. There are also two folding sofas that can be moved around the house for privacy and a couch in the living room. There are 2 bathrooms, one with shower/tub and the other with shower only. You have access to washer/dryer all in one unit. Also, 2 living room areas with TVs and couches and board games, books and puzzles. Cable and internet available, can connect to Netflix and other applications on TVs (free of charge). TV in the bedrooms downstairs with king and queen beds. Beds are made with fresh linens but please bring your own towels. Outside you'll find two patios, one in the front and one in the back of the house. Both have sitting areas so you can enjoy your time. Down by the lake we have a pergola with a swing and chairs, hammock and fire pit. You can turn the lights on by the lake if that's where you're enjoying your evenings. There's a picnic table and hammock by the lake and volleyball net set up in the backyard. It's a must see! The drivers have to stop by the community building to receive entry passes that let you in and out of the gates throughout the stay. The community beach and pool are about 5 min walk from the house, beach is free but you have to purchase pool bracelets at the booth by the pool, it costs $12 per person. Tennis courts are about 5 min drive away. You have access to the garage with all lake and fishing equipment. The space This house is located on a large wooded lot opening to the lake estuary. The lake's beach is adjacent to the lot and can be accessed by crossing the woods via a pedestrian path. The lower-level master bedroom has a king-size bed and a full-sized roll out sofa bed. A small kids bedroom is also located on the lower level. Two additional large bedrooms are located on the upper level and have two twin beds each. The woods are full of wildlife. Caution should be exercised during the bear season at dusk. No food or trash should be left outside to prevent bear encounters. Guest access The house is located in a gated community and all guests require personalized access permits. The vehicle and guest access is granted after 48-hour notice only, so no last-minute bookings will be taken. Guest amenity wristbands are available for purchase at $12 per day per person at the 24/7 community Welcome Center. Fishing is allowed with a valid PA fishing license (may be obtained online). Catch and release regulations are in place. Other things to note This house is powered by solar panels with a year-long electricity output exceeding its average energy consumption. It has electric heat and during the winter months utilizes energy supplied by a renewable energy supplier. Your stay here helps reduce the air pollution.

Other things to note We are flexible with our check in and check out times unless we have guests arriving or leaving in the same day. In such situation the check in is 4pm and check out is 11am. A total of six yellow wristbands will be provided. Yellow wristbands will have full access to all amenities of the community. The remaining wristbands will be white. White wristbands will have full access to all amenities of the community except the swimming pool. White wristbands holders must pay $10 per person per day to access the swimming pool. Guests will also be responsible for paying $10 per person per day to use the swimming pool. Kids under the age of six do not require wristbands. IMPORTANT: Please note that additional guests beyond the 12th person will not be issued wristbands. As a result, these extra guests will not have access to the community amenities. However, they are welcome to fully enjoy the house and any amenities that are exclusive to the property. Extra guests will be provided with floating bedding, which can be placed anywhere in the house according to their convenience during bedtime. IMPORTANT: Guest(s) must provide the age and name of each member of their party at least four working days before check-in. This information is required by the HOA for Guest registration for the use of amenities. Guests making a reservation within 4 days of the check-in date and wish to access HOA amenities shall be required to pay a last-minute HOA registration fee of $75. Kayaking and paddleboarding: free of charge on a first-come, first-serve basis. Kayaking, paddleboarding, beach area, and pool are available from Memorial Day to Labor Day. Guests may bring their own kayak but must register and obtain stickers from the office. Golf (9 and 18 holes) and gym access have separate charges. All can use these facilities after paying the required fee. Golf charges: For weekdays, a 9-hole game is $30 per person, and an 18-hole game is $55 per person. One golf cart is included in this price, and two individuals can fit in one cart. For weekends, a 9-hole game is $35 per person, and an 18-hole game is $65 per person. Lake Side Grill Pub Restaurant: dine-in and take-out options available. Boating and fishing: Gas-powered vehicles are allowed in the lake, as well as 1.5 electric motors or smaller. Registration and a sticker are required. Fishing is catch-and-release only, and a PA fishing license with a travel stamp is required. In winter, when the lake is frozen, ice fishing and ice skating are available. These activities operate under a flag system: red for closed, green for open. According to our community rules and regulations, all owners and visitors are required to wear a wristband when visiting amenities such as the beach, lake, swimming pool, and playgrounds.
