POOL/SPA HEATING: There is a fee of $30/ day for this service Note: The hot tub/spa will not be heated without the pool heating. If you would like this service, please ask us two days before your arrival date. The pool heat only runs from the hours of 8am-8pm. (Also the pool temp Is set to 76-87 degrees and when the weather is cold this will affect the pool heat) We also ask that pool heat is requested a few days before arrival as the pool does take some time to heat up. If the pool heat is requested when you are already in the home please know that it will take some time for the pool to get warm. (So there will be no refunds) A “heat-only” swimming pool heat pump—designed to only heat the water and not cool it—can work effectively down to the mid to lower 40s. However, the ambient temperature greatly affects the ability of air-source heat pumps to produce heat. The colder the air, the less heat the heat pump will be able to produce. * For the spa to be heated the pool heat must be on. A spillover spa or hot tub is not able to be heated on its own. The spillover spas are attached to the pool, using the same water. There is no option to only heat the spa since it is the same water as the pool. When pool heating is chosen in this set-up, the pool and spa will be heated to a temperature of around 80-84 degrees Fahrenheit. When in the spa mode, the system will automatically adjust the valves so that the water from the spa is returned to the spa. This bypasses the pool, and the spa will be heated up to between 94 and 102 degrees Fahrenheit. If left in Spa mode the pool will not be getting any heated water and so the pool will cool down. * Pool/spa heaters operate on a timer and are set to come on in the morning and go off in the evening. There will be some cooling off overnight when the air temperature drops. In the coldest winter months heating the pool can be difficult, with the water temperature dropping down overnight. Florida has a temperate climate but cold fronts can bring overnight low temperatures in the 30's and 40's that can last for several days. Unfortunately, under these circumstances, there is no way the pool/spa heater will be able to keep the water at a temperature in the mid-to high-80s, especially where pool/spa heat is provided via an electric heat pump if the outside air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool/spa to the desired temperature is outside of the company's control and is regarded as an act of nature. Please note that cold weather does NOT constitute a mechanical failure and no refunds will be given for problems that are due to cold weather. I can not accept any responsibility for the guests' personal safety during their vacation. Guests are reminded to exercise care as to the personal safety of themselves and their companions. Use of the pool and any community pool, tennis court, and recreation area is entirely at the guests' own risk. It is particularly important that children are supervised at all times in and around the pool areas. Pools are used at the guests' own risk. Guests under 18 years of age must be accompanied at the pools. For the safety of children, doors that have direct access to the pool may be alarmed. Tampering or disconnection of these devices is a criminal offense. According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5,000 fine or one (1) year in jail. Please do not tamper with the pool alarms. A minimum charge of $250.00 per alarm will apply for its repair/replacement if tampered with. Alternatively, the property may have a removable pool safety fence located around the pool area. If this pool safety fence is removed during the stay at the home, the guest will assume full responsibility for any and all use of the pool and spa. (note the pool is serviced on a weekly basis. This means the service day might land on a day that you are in the home should this happen you will not be able to use the pool for about 30mins-1hr) The safety fence (if installed) must be used at all times. Guest agrees that an adult will be responsible for closing pool fences after entering the pool area, do not leave children alone. Spillover spa rules - maximum use 15 minutes. Pregnant women, small children, people with health problems, and people using alcohol, narcotics, or other drugs that cause drowsiness should not use the spa without first consulting a doctor. Games, toys, and baby furniture/equipment are used at the guest's own risk. Young children must be supervised at all times. It is the guest's responsibility to supervise children at all times. Children under a certain age should not be allowed to use features intended for adults such as gyms, saunas, etc., where they could potentially injure themselves. Children should not be allowed to use items intended for adults, such as billiard tables or other items where they could potentially cause damage. ****Very important. The pool equipment is inspected between every guest to make sure the pool runs optimally, so you and your guests can enjoy a clean and clear pool. Please do not touch the equipment or it can result in a loss of security deposit if anything is found broken. Thank you**** **Internet/Cable TV** This service is provided free of charge to all owners by the resort. Because of this we have no control over the service and should it go out during your stay we will not be held responsible for this. We will try our best to help with the situation should it present its self during your stay. (There will be no compensation for this as this is out of our control) Air Conditioner*** The air conditioning in any rental property should not be set below 74 Degrees Fahrenheit (23 Degrees Celsius) by the guests. Setting the thermostat to a lower temperature will not cool the property quicker. Due to the high temperatures in Florida, it can be difficult for the system to cool the internal temperature below this point. Setting the temperature below 74 Degrees Fahrenheit may result in the system freezing up. If this occurs the air conditioning will have to be turned off to allow the unit to defrost. The guest will have no air conditioning during this time and will be responsible for the technician's call-out charges. If the windows have condensation that is a definite sign the air conditioning temperature is set too low and there is a risk of freezing the air conditioning unit. Please keep all windows and doors closed. Pets:*** Absolutely no pets are allowed. Failure to comply with this will result in the removal of the guest from the property, without recompense or refund, and the loss of the security deposit or a charge to the guest's credit card if no security deposit is in place to cover the deep clean costs. Other things to note The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. MAX OCCUPANCY - Each property has a set maximum occupancy according to local ordinances and regulations from the Fire Marshall. The property has a maximum occupancy 22 at ANY TIME, will be 22 people. Any visitors must be preapproved in writing by management company. Failure to adhere to these regulations is cause for eviction without refund. SUPPLIES- Each property is equipped with a starter pack of paper towels, toilet paper, dishwasher and laundry pods, soap and hotel style shampoo and conditioner. If you run out, you will need to replenish these products at your own expense. LINEN -Each property is fully equipped with towels, beach towels and bed linen to accommodate each guest in your reservation. Most properties have access to in house laundry machines or a laundry room to wash these items if necessary, during your stay. There will be no replacements unless you have scheduled extra cleaning services during your stay. Any missing or damaged linen or stains that cannot be washed out, will be charged to your final bill. PARTIES- There are absolutely NO parties, events, gatherings, dinner parties or anything of this nature allowed at ANY of our properties. These rules are also strictly enforced by local law enforcement. Parties damage our reputation with the local community, other guests, and neighbors. There is a zero tolerance for this issue1 and if we see1 hear or get any calls from other guests or neighbors about a party, you will immediately be asked to vacate the property. MINIMUM AGE REQUIREMENTS for renting any of our properties is 25 years of age. There always must be at least one adult over 25 staying at the property. Guests may be asked to provide a valid ID upon check in to confirm compliance. Renters that fail to meet this requirement will not be allowed to check in to the property and will forfeit their reservation without refund. SMOKING/TOBACCO -there is absolutely no smoking of any kind allowed inside the property or on the premises. If we find any evidence of smoking, it will automatically result in a minimum fee of $500. If the property needs to be fumigated to remove the smell, a further $1500 fee will be applied to your card on file. DRUGS/MARIJUANA-There is an absolute zero tolerance for any drug or marijuana use (medicinal or otherwise) at any of our properties. Evidence of drug use will result in $1000 fine, as well as eviction from the property without refund. If the property needs to be fumigated to remove the smell a further $1500 fee will be applied to your card on file. AC-As noted in your check-in instructions, the AC should NEVER be set to less than 74 degrees. With the high temperatures in Florida, running an AC system constantly will result in the system freezing up and stop working. If any doors or windows are opened, the AC system needs to be shut off completely. If an AC system stops working due to not following rules, the guest will be charged a minimum of $250 for an AC company to fix the issue. POOL Safely- When staying at one of our pool properties, please follow the rules and guidelines for your own safety. Please rinse off any sand before entering the pool. CLEANING - When leaving the property, please remove all trash, load, and start the dishwasher, empty the fridge and freezer, and strip the beds, leaving linen and towels by the laundry or on the floor. Please help our staff by cleaning up any excess mess. If the property is left dirty beyond normal usage, and excess cleaning fee may be applied.

This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently. TRASH PICKUP: • Trash pickup is daily • Have trash out in trash bench by 7am • Keep trash bench lid closed especially overnight • All trash must be bagged and tied in 13-gallon kitchen bags and cannot weigh more than 30 lbs. • Grocery bags are not allowed • Loose trash will not be picked up. • No liquids are allowed. • Boxes need to be folded flat QUIET HOURS: The resort's quiet hours are from 10pm to 7am and all guests are expected to abide by them. PRIVATE POOL: Please note: The pool’s thermostat is set to the American Red Cross recommended temperature range for leisurely swimming of 83-86° (28-30° C). The pool pump and heater do not run during the resort’s mandated quiet hours of 10 PM - 7 AM. Your desired water temperature may not be achieved, especially in colder months. The pool heat will already be on when you arrive. **Because guest safety, especially that of children around water, is so important to us, we have additional safety features in place. Only one door leading to the pool area will open and that door is alarmed. Adults wishing to bypass that alarm can find the bypass button higher up on the wall by the patio door (inside & outside) and by pushing the button will have 15 seconds to open and close the door before alarm sounds. There's also a top latch lock on the door aside from the normal lock. We strongly recommend that if children are present that not only the pool fence remain locked when not swimming, but that the door lock and top latch remain in place. These features aren't meant to take the place of supervision, but have been put in place because we care about safety.** GRILL: Propane Grill use is a $40 flat fee. Please request grill use prior to arrival for invoicing. Your safety is very important to us. By using the grill, you agree to abide by all grill rules posted by the grill. DELIVERIES: You can receive packages from UPS, Fedex and Amazon. The USPS does not deliver to the villa. You are able to receive food deliveries. Driver will show their ID and your order/the property address to guard at gate. WIFI: Spectrum wifi is available throughout the villa with internet speeds up to 500mbps. BABY ITEMS: We have your little ones covered as we have two pack'n plays, one high chair, one toddler step stool and two baby gates in the villa available for use. PARKING: Corner lot with room to park up to 4 cars. There's room for 2 cars in the driveway (please don't block sidewalk) and 2 more in front of the villa. No commercial vehicles, limousines, recreational vehicles, all-terrain, boats, or trailers may be kept on property. Please see parking info in Welcome Book. CAMERA: There is an external camera on the property for your safety and security of the property. The camera is a Ring doorbell at the front of the house mounted outside the front door. This camera records audio and video 24/7 when triggered by motion outside or use of doorbell. AIR CONDITIONING: A/C temperatures set between 68ºF-75ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit. Please ensure all doors and windows remain shut for equipment to function properly. NO ANIMALS: No pets or any type of animals allowed. A service animal must be communicated with Host prior to arrival and Guest agrees that any damage to the property (other than natural wear and tear) will be charged accordingly, per standard procedures for all Guests. INSPECTION: Prior to Guest checking in and upon check out, an inspection will take place in the home. We kindly request Guests to report to us in the event of any damages. If there is damage to the property (home or objects inside), the full cost to fix or replace the damaged is Guest’s responsibility. FINES: Parties are not permitted. POOL/SPA HEATING: There is a fee of $30/ day for this service Note: The hot tub/spa will not be heated without the pool heating. If you would like this service, please ask us two days before your arrival date. The pool heat only runs from the hours of 8am-8pm. (Also the pool temp Is set to 76-87 degrees and when the weather is cold this will affect the pool heat) We also ask that pool heat is requested a few days before arrival as the pool does take some time to heat up. If the pool heat is requested when you are already in the home please know that it will take some time for the pool to get warm. (So there will be no refunds) A “heat-only” swimming pool heat pump—designed to only heat the water and not cool it—can work effectively down to the mid to lower 40s. However, the ambient temperature greatly affects the ability of air-source heat pumps to produce heat. The colder the air, the less heat the heat pump will be able to produce. * For the spa to be heated the pool heat must be on. A spillover spa or hot tub is not able to be heated on its own. The spillover spas are attached to the pool, using the same water. There is no option to only heat the spa since it is the same water as the pool. When pool heating is chosen in this set-up, the pool and spa will be heated to a temperature of around 80-84 degrees Fahrenheit. When in the spa mode, the system will automatically adjust the valves so that the water from the spa is returned to the spa. This bypasses the pool, and the spa will be heated up to between 94 and 102 degrees Fahrenheit. If left in Spa mode the pool will not be getting any heated water and so the pool will cool down. * Pool/spa heaters operate on a timer and are set to come on in the morning and go off in the evening. There will be some cooling off overnight when the air temperature drops. In the coldest winter months heating the pool can be difficult, with the water temperature dropping down overnight. Florida has a temperate climate but cold fronts can bring overnight low temperatures in the 30's and 40's that can last for several days. Unfortunately, under these circumstances, there is no way the pool/spa heater will be able to keep the water at a temperature in the mid-to high-80s, especially where pool/spa heat is provided via an electric heat pump if the outside air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool/spa to the desired temperature is outside of the company's control and is regarded as an act of nature. Please note that cold weather does NOT constitute a mechanical failure and no refunds will be given for problems that are due to cold weather. I can not accept any responsibility for the guests' personal safety during their vacation. Guests are reminded to exercise care as to the personal safety of themselves and their companions. Use of the pool and any community pool, tennis court, and recreation area is entirely at the guests' own risk. It is particularly important that children are supervised at all times in and around the pool areas. Pools are used at the guests' own risk. Guests under 18 years of age must be accompanied at the pools. For the safety of children, doors that have direct access to the pool may be alarmed. Tampering or disconnection of these devices is a criminal offense. According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5,000 fine or one (1) year in jail. Please do not tamper with the pool alarms. A minimum charge of $250.00 per alarm will apply for its repair/replacement if tampered with. Alternatively, the property may have a removable pool safety fence located around the pool area. If this pool safety fence is removed during the stay at the home, the guest will assume full responsibility for any and all use of the pool and spa. (note the pool is serviced on a weekly basis. This means the service day might land on a day that you are in the home should this happen you will not be able to use the pool for about 30mins-1hr) The safety fence (if installed) must be used at all times. Guest agrees that an adult will be responsible for closing pool fences after entering the pool area, do not leave children alone. Spillover spa rules - maximum use 15 minutes. Pregnant women, small children, people with health problems, and people using alcohol, narcotics, or other drugs that cause drowsiness should not use the spa without first consulting a doctor. Games, toys, and baby furniture/equipment are used at the guest's own risk. Young children must be supervised at all times. It is the guest's responsibility to supervise children at all times. Children under a certain age should not be allowed to use features intended for adults such as gyms, saunas, etc., where they could potentially injure themselves. Children should not be allowed to use items intended for adults, such as billiard tables or other items where they could potentially cause damage. ****Very important. The pool equipment is inspected between every guest to make sure the pool runs optimally, so you and your guests can enjoy a clean and clear pool. Please do not touch the equipment or it can result in a loss of security deposit if anything is found broken. Thank you**** **Internet/Cable TV** This service is provided free of charge to all owners by the resort. Because of this we have no control over the service and should it go out during your stay we will not be held responsible for this. We will try our best to help with the situation should it present its self during your stay. (There will be no compensation for this as this is out of our control) Air Conditioner*** The air conditioning in any rental property should not be set below 74 Degrees Fahrenheit (23 Degrees Celsius) by the guests. Setting the thermostat to a lower temperature will not cool the property quicker. Due to the high temperatures in Florida, it can be difficult for the system to cool the internal temperature below this point. Setting the temperature below 74 Degrees Fahrenheit may result in the system freezing up. If this occurs the air conditioning will have to be turned off to allow the unit to defrost. The guest will have no air conditioning during this time and will be responsible for the technician's call-out charges. If the windows have condensation that is a definite sign the air conditioning temperature is set too low and there is a risk of freezing the air conditioning unit. Please keep all windows and doors closed. Pets:*** Absolutely no pets are allowed. Failure to comply with this will result in the removal of the guest from the property, without recompense or refund, and the loss of the security deposit or a charge to the guest's credit card if no security deposit is in place to cover the deep clean costs. The minimum fine for having pets is $500. (No emotional/Service pets) Smoking: All properties are strictly non-smoking. If the item is found, the guest will be advised and given the contact details of a local company that specializes in collecting and mailing package deliveries. The guest will be responsible for arranging collection, shipment, delivery, and any other costs incurred. Any unclaimed items may be donated to charity or disposed of after 30 days.
