Fire pit must be covered when in use. -No fireworks allowed. - You must have a PA fishing license to fish in the lake. - All boats including canoes, kayaks, sailboats, wind surfers, rowboats or any other water craft capable of carrying an operator must be registered with Big Bass Lake Association prior to use. - No speeding, SECURITY WILL FINE YOU if you go over the 25 MPH speed limit in the community and we'd hate to see you get a ticket on vacation! - You must go to the main gate before going to the property to get your check-in pass from security. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆ Summer Bookings ◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. There’s plenty of seating in the open floor plan, including a breakfast bar and dining table. On the first floor, off the kitchen, is a pantry with a washer and dryer. In the same hall are two bedrooms and a bathroom (with a bathtub). One bedroom has a queen bed. The kids’ room can sleep up to 4 people with a bunk bed as well as a single bed with a pull out trundle bed. The cabin features 3 bedrooms: two with full-sized beds and one with a bunk bed plus a trundle, ideal for kids. Enjoy the convenience of fully stocked linens, towels, and a kitchen ready for your meals. An automatic generator ensures WiFi, heat, water, and power are always on. Located in the sought-after Big Bass Lake Community, you’re just a short walk to the outdoor pool and community center. The lake is a quick drive away, with kayak rentals available in season. Guest access As our guest, you have full access to the entire cabin—except for one closet where we keep some personal family items (this is our beloved family cabin, after all). Private yet accessible! Outside you can find a nice fire pit for outdoor fires, a large deck with two gates, perfect for those little wanderers! The deck has ample seating with a propane fire pit table and a Propane grill for those outdoor cooking days. The house is spacious and open! Plenty of room for larger groups and yet cozy enough for the smaller ones as well. The house sleeps 9 ADULTS, children under 3 do not need to be listed in the application process. Three private bedrooms, all have nice size closets and drawers. One loft with a double futon and a single bed. All sleeping areas have smart TV’s. We have great WI-FI so all of your wireless needs will surely be met. All bedrooms come with freshly laundered bedding, pillows and comforters. Common areas are large and comfortable. Wood burning fireplace in the main living room makes for the perfect gathering area. There is a large reclining leather sectional. Downstairs you’ll find another living room with all your gaming needs! And there is a wood burning stove for those cold winter nights. There are bathrooms on all levels of the house, private bathroom in main bedroom upstairs, full bathroom on main living floor and a half bathroom in the lower level. All bathrooms have toilet paper and towels. Lower level also has a door exiting to the back yard. The kitchen it fully stocked with all of your cooking needs! Pots, pans, utensils, dishes, coffee maker, microwave, toaster, oven, electric stove. We supply dish soap and sponge, few garbage bags , roll of paper towels and regular dish towels. Laundry room available on lower level if needed. Life jackets of all sizes can be found in the laundry room. The kayaks on the wall in the lower level are there for your use if you should choose to want to give them a try in the lake! Please take note that this is a gated community, and we will need to make sure that all guests are listed for access to the property. Parking on the property is ample. High speed WI-FI . There’s no cable but we have all smart TV’s, with access to Hulu Netflix etc. Wood is provided for the fire pit and indoor fireplace. Please remember that only smaller pieces of real wood can be burned in the the wood burning STOVE in the lowest level of the house. VERY IMPORTANT … must bag and discard of all trash in the dumpsters on the way out of the community. There is a map of community on the back of the panty door in the kitchen. If you do not remove your trash you will receive a $25 dollar trash charge. DO NOT leave any trash outside we have a lot of wildlife and believe me they will find it very quickly.

Our spacious kitchen comes fully stocked with all the essentials, a coffee/tea station, and an oversized island for all guests to gather around. After a long day outdoors, sleep peacefully in one of our three bedrooms. Bedroom 1 - Queen bed - Dedicated workspace *Please note the closet within this room is locked for owners use only. It features an open design with fireplace, deck for outdoor dining and grill, and shared kayaks (May-Sept). Conveniently located in the heart of the Poconos, close to State Park hikes, ski resorts, and Kalahari! The space Our 3BR/2BA modern cabin in Big Bass Lake accommodates up to 8 guests and features a brand new hot tub and air hockey table (as of Jan 2026). Lake Larsen is just a short walk away. The primary bedroom has a king bed, the second a queen, and the third four twins. Inside: Two living rooms with 65" Smart TVs. Game room with pool table, air hockey (BRAND NEW as of January 2026), Pac-Man arcade, board games, and an electric fireplace. Outside: Hot tub, BBQ grill, and fire pit for year-round enjoyment (wood is not provided). If you book 3 days before your stay or impromptu booking, the booking fee is $100 (from $50 if it is scheduled ahead of time). There are speed traps and local enforcement on the major roads within the community. Please follow traffic signs and proper community etiquette. No smoking is allowed inside the house/rooms. The smoking cleaning fee is $250 if a cigarette/cigar smell is present after your stay.

After booking, you will be required to fill out a rental registration form, including the names of all guests and contact information. No other guests are permitted into the community or property during your stay. The registration form must be completed at least 3 business days before your check-in date or the community will charge you an additional $50 late registration fee. Due Community Rules, we are able to register up to 9 guests per reservation, including any daytime visitors. There are 3 exterior security cameras. One is at the entrance facing the driveway the other is at the back of the home facing the woods and the last is on the side by the driveway. Within 30 min drive to Kalahari Waterpark and 3 mountain resorts! 8 person maximum capacity. The space The house has 3 bedrooms. Bedroom 1 with a queen bed is on the main level, across from the full bath and kitchen. The two additional bedrooms (Bedroom 2 has a full bed, and Bedroom 3 has a twin over full bunk bed) with the second full bathroom are on the second floor. The loft has a sectional couch that can fold out into a bed. Each area of the house has a baseboard heater with a smart control in each bedroom, living room and loft. For the summer months, open windows and a split unit A/C in the loft keep the house comfortable. Guests will be provided with towels and linens, cleaning supplies, hand soap, dish and laundry detergent. Please note, in order to use the Big Bass Lake Community amenities, there is daily cost of $8.00 for adults & $10.00 on weekends. Weekly passes are available for $30.00/week and $50.00/holiday weeks. Kids under 7 are free with paying adults and you will pay at the administration office, clubhouse or recreation center. Beaches and outdoor pool are only open Memorial Day through Labor Day. The indoor pool and snowtubing hill is open during the off season. Guest access Guests will be provided with a code for the electronic lock, for easy access. No keys required! A temporary paper pass must be displayed on the car dash while in the community. The pass will be provided by security at the gate for each vehicle during check in. Other things to note Must be 25 or older to book. Well-behaved dogs are welcome but have a $50 per dog pet fee (covers extra cleaning cost) and are limited to 2 dogs. Please let us know if you are planning to bring your dog once you book, as Airbnb requires us to send a separate charge for them. Bringing pets without approval or payment shall result in a Fine of 2x the normal rate. Dogs are not allowed on furniture or beds, dog waste must be picked up, and dogs must always be leashed while outdoors, per community rules. *The house is located in a safe and secure closed gate community. When you book our home please be prepared to send over names of all adults in your party to be submitted to the community to allow for your access. **Any changes to the list of occupants must be made 72 hours or before your reservation any changes made after may be subject to additional fees. To enter the community the driver of any car will need a valid driver's license to show in order to enter the community. The security guard will provide you with a temporary parking pass so you can enter the gated community.

The house is a short walking distance to the indoor pool (open Labor Day to Memorial Day), a 2 minute drive to the large outdoor pool and splash pad(open Memorial Day to Labor Day) and just a street away from a beautiful state park with over 2000 acres to explore with trails and a sandy beach 250 acre lake great for swimming and boating. House is fully stocked with linens and soaps. The space Two bedrooms, each with queen beds are located on the first floor, and a bunkbed with twin mattresses are on the second floor loft bedroom. All linens are provided, including towels. Walk out from the sliding doors in the newly remodeled kitchen and dining area to the rear deck, equipped with an outdoor dining table, side seating and a gas Weber grill. Grab a throw blanket and your favorite treat to enjoy while relaxing in an Adirondack chair by the fire pit. The kitchen comes with a drip coffee maker, a Keurig, tea kettle, a toaster, a microwave as well as an electric stove/oven and a refrigerator. All cooking utensils are provided including pots and pans, cutting boards, dishes. Some basics such as sugar, seasonings, teas are usually at the cabin for guests to use. The living room has a gas fireplace to enjoy on cozy nights, many board games and puzzles, as well as a Roku TV. Guest access The whole house, a front grassy yard, a rear deck, as well as a large gravel parking lot for 5-6 cars. Other things to note Because the property is located in a private community, we are required to register you with the association prior to your arrival. Approximately two weeks prior to your stay, I will send you a registration form requesting the names of all overnight guests, your home address and email address, as per the association registration requirements. We pay the registration fee ($50), guests will pay for any amenity wristbands as needed. Adults are approximately $8/day or $35/week and children under 7 are free. These wristbands allow you to use the association pools, (indoor pool open Wed-Sun) beaches, rent a boat, tennis courts, etc.. You do not have to purchase a wristband if you choose not to use any of the amenities and please keep in mind the state park next door is free to the public, boat rentals there are private and handled separately.

Additional information Our chalet is on the main drive with neighbors on both sides and occasional street traffic, but situated in a way that there is a privacy and in a beautiful wooded setting. The chalet is in the mountains where various wildlife exists and you may encounter wild turkeys, owls and deer. Your safety and the safety of our home matter. This property features two exterior security cameras at the front porch and back of the house that are actively recording.

WiFi/high-speed internet is provided throughout the house. Sleeping Areas - The 3 bedrooms and den on the 2nd floor offer the following:   -1 queen bed -2 twin beds -1 set of bunk beds ​ -1 full-size sofa bed ​​ 2nd Floor Living Area:   -1 full bathroom -Family room with new Napoleon gas fireplace (available September through May) and 50" Smart TV -Rustic, hand-crafted dining room table that seats 8 and kitchen peninsula with 3 stools -Fully stocked kitchen  -Cellular shades on all windows (blackout shades in bedrooms) -Bedroom closets and 2 hall closets for storage   -Air conditioning window units in the family room & main bedroom during summer months along with fans in all bedrooms Downstairs Area:  -Seating area with sofa, loveseat, and Smart TV -Full-size ping pong table, full-size foosball table, air hockey table, magnetic darts -Full-size washer and dryer (detergent provided - All Free & Clear) -1 full bathroom Outside:  -Large deck with table, chairs, and Weber Spirit grill (propane is provided)  -Circular driveway for 3 - 4 cars -Large side yard with fire pit and Adirondack chairs (you must provide wood; feel free to use any left by previous renters) -Trail through the woods to the Clubhouse complex--a 2 or 3-minute walk!  -Starting August 16, 2023, we will have a front door/driveway security camera that will be active during your stay. Guest access You may not access the owner's closet in the bunk bed room. You are not permitted to use the wood burning stove in the basement. Other things to note -The kitchen, main living room, and all bedrooms are on the second floor and can only be accessed via a staircase. -We have a 50-gallon hot water heater, so please be mindful of hot water usage. -Like most houses in the Poconos, we have an onsite septic system. It is important that ONLY TOILET PAPER is flushed in the toilet. Please put all feminine products, diapers, wipes and anything else in the trash can.
