Less than a mile to downtown, the track, playgrounds, Fresh Market, coffee shop, and the Spring Run Trail- all walkable in 20 minutes or less. 4 beds plus 2 futons and 1 pull out couch! Relax on the porch swing with a cocktail or grill out on the patio in the large fenced in yard. The balcony hot tub for 2 is perfect for morning coffee. Our home has plenty of space, electric car charging*, and is in the perfect location for a stay in historic Saratoga Springs. The space Our home has a large wrap around front porch. The downstairs consists of our main living area in an open concept with the kitchen, living room, and dining room, and bathroom located in this area. Downstairs you will also find our "library" room with hundreds of books, board games, and a pull out sleeper sofa. Enough room to add an air mattress too! The library is a separate space from the main living area. There is a private office with full futon, like a bonus 5th bedroom! Upstairs you will find 4 bedrooms, and 2 full bathrooms (one off of the master bedroom). The master bedroom has a mini split AC, two rooms have window ACs, and one has a portable AC unit. All rooms have ceiling fans. The hot tub is a 2-person lounger and is located on the balcony off the master bedroom. The yard is large and fully enclosed. There is a swing set. You will love this house which is in a quiet neighborhood on a cul de sac! We have upgraded the home with new flooring and baths. New live edge dining table, A new game room featuring a Ring toss, Chess, checkers, new washer and dryer as well. You are centrally located to Downtown Saratoga Springs, SPAC, Racetrack, Casino and more! The town has so much to offer as far as restaurants, shopping, hiking and biking. You are very close to Lake George and Skidmore College as well! The space There are 4 bedrooms. All bedrooms are on the second level. The Primary Bedroom is very large with a king bed and a huge walk in closet and an additional closet in bath area. The second bedroom has a queen bed, the third bedroom has a queen bed and a futon that could sleep 1 to 2 people. The fourth bedroom has a bunkbed the top bunk is a single, bottom bunk is a full-size and then there is a trundle that pulls out that’s another twin please be aware that this is a bunkbed with a trundle bed underneath it. Newly updated baths on the second level with new vanities and flooring. A relaxing jetted tub in the Primary bath as well. The office offers a desk, chair and a printer for your guests who have to do a little work on vacation and it also features a brand new queen sleeper sofa. There is a living room, dining room with a large 8 person live edge wood table and an open kitchen concept with an island that has 3 bar stools. We also have a finished basement with two couches, games, Peloton bike and TV. We have Bluetooth speakers in Primary bath and also a Bluetooth table in the living room area. New Weber gas grill which has a dedicated gas line so you will never run out of cooking gas! We tried to think off all of the comforts of home so you will love your stay! We just updated our front room to a game room which features chess, checkers, a Scrabble board on the wall and many other board games! All of the TVs are smart TVs so you can stream your favorite channels! We also just planted an herb garden so you can use fresh herbs if you decide to cook while you are there! We also have 3 air mattresses just in case you need them! Guest access You will have access to all rooms and finished basement area. The unfinished side of the basement will be locked as well as a locked linen closet on the 2nd floor. Other things to note This home is in a cul de sac that has many children who play outside please be careful when pulling out of the driveway. The driveway has enough space for at least 5 cars. There is new patio and pool furniture and we also have a gas fire pit by the pool. The pool is heated and is 5.5 feet deep please NO DIVING! Swimming is at your own risk! The space This is a 4 season place to be - the horse track, golf/tennis, hiking, swimming, kayaking, boating, skiing, snow tubing, shopping, dining, museums, theater, music/concerts, etc. Our home offers a fully-renovated eat-in kitchen and has sitting for 3 at the bar, and seating for 8-10 at the long farm table. The kitchen backs to the back yard making it convenient to gather, prepare, relax, and mingle. The backyard is spacious with a privacy fence making it the perfect place to get together on the large deck with a screened pergola. The outdoor, screened sitting area can comfortably seat 8 with access to cable/Roku large TV and patio string lights. There is a Weber gas grill plumbed to the house, no need to fill propane. Relax in the hot tub to start or end the day. There is private parking for 2 cars in the rear driveway as well as plenty of public parking on the street for any extra cars. Living room area, kitchen, master bedroom have Roku/cable tv. Full house wifi. You can request corn hole, badminton, coolers/chairs/beach towels, etc. Your stay here puts you in the center of everything the beautiful historic town of Saratoga Springs has to offer. Our house is one mile from downtown Saratoga. Our first floor is an open floor plan with the kitchen, dining room and living room all open with high ceilings. The living room opens to a screened in porch overlooking our backyard and pond area. On the back deck we have a five person hot tub. The bedrooms are upstairs. The master bedroom has a jacuzzi tub and a ceiling fan. The owner of this house is an art teacher and his artwork and craftsmanship give character to our house. Guest access Guests are welcome to use our screened in Adirondack porch which overlooks our backyard and small pond with a waterfall. I love to watch the birds bathe in the waterfall. We recently added a billiard table and dart set to our back room. Guests are welcome to use these two new amenities.
