In order to maintain the property in great shape so our valued guests can always enjoy a comfortable stay, we have a zero tolerance policy for the rare guest that throws a party. Will result in a 1000$ fee. - There is a noise monitoring system inside the house that records noise levels but does not record conversations or specific sounds. Any tampering with the device will result in a 500$ fee. - Swimwear is required when using the hot tub. Please ensure proper attire for hygiene and comfort. Not using the proper attire will result in a 500$ fee. - No glitter or confetti is allowed in the house, as it is extremely difficult to clean. Additionally, nothing may be nailed or taped to the walls. -Guests are responsible for logging out of their streaming accounts on the TV before checkout, as the cleaners will not do this. Please note that the TV does not have cable or an antenna—only streaming services like Netflix, Hulu, etc. - The guest who booked is responsible for any damage to the house caused by themselves, their guests, or any dogs brought. This includes the cost of repairing or replacing items such as appliances, furniture, bedding, décor, and more. Additionally, guests will be responsible for replacing any items that are missing after their stay. - If extra cleaning is required beyond a standard cleaning—such as excessive trash, furniture moved, or an unusually large number of dishes to be washed—an additional $100 deep cleaning fee will apply. - Check-out by 10:00 AM; late check-out must be requested by 9 PM the night before. - $40 per hour fee for late check-out (if available), plus - $99 charge for late requests. Only the sauna extension cord should be plugged into the bathroom outlet—no other heating devices should be used simultaneously. - Any complimentary drinks or frozen food in the fridge should be checked before consumption. The cleaners will ensure freshness, but guests should always double-check. - Each guest will be provided with one big towel, one hand towel, and one washcloth, based on the bed count. We have ring cameras in the front and the back of the house for security purposes. We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. Guests of the main house are provided one additional parking pass, located within the rental, to park on Norwood Street. This provides parking for three vehicles total. *There is metered parking on Meridian Street in front of the main house. *Parking on the stamped concrete patio is strictly prohibited. *The Birdhouse on Meridian is two blocks from Lucas Oil Stadium, five blocks from the Indiana Convention Center, and four blocks from Gainbridge Fieldhouse. *The 2nd floor main bedroom has a breathtaking view of Monument Circle looking north on Meridian Street. Guest access Guests in the main house will have access to the gas firepit and the courtyard, which are shared spaces with other guests on the premises. Other things to note HOUSE RULES *Overnight Capacity for the main house is 14. Exceeding this limit without prior approval will result in additional fees. *Maximum number of total guests allowed inside the main house is 20. All unauthorized parties will be shut down, guests will be asked to leave, and an additional charge of $500 will be assessed. *Because there are three rental units on the premises, all renters and guests must allow for accommodation and use of the outside areas by guests of other units. *No smoking of any substance is permitted inside any rental unit. Guests are welcome to smoke legal substances outside but must clean up after themselves and follow safe smoking practices. If smoking is detected inside any rental unit, an additional cleaning fee of $500 will be assessed. *No pets are allowed. *Quiet hours are from 10:00 p.m. to 7:00 a.m. on weekdays and 11:00 p.m. to 7:00 a.m. on Friday and Saturday. *No candles, fires or incense burning are permitted on the premises outside of the gas firepit. *We have a zero-tolerance policy on illegal substances on the premises. *We reserve the right to have access to the premises for repairs or other essential reasons. *Be sure to keep all shower doors closed.
