The space Please note- to host up to 14, one additional twin cot with memory foam mattress gets added to the largest upstairs room that currently has one King and one twin in it and an additional twin cot can be added to the living room or another room upon request. Please book with an accurate headcount so that we know to add these beds prior to your stay! The layout: Total of 5 bedrooms and 2.5 baths. All main beds are new, 10" memory foam mattresses. Beds will be made up with fresh linens and plenty of towels are provided for the group. Kitchen comes fully stocked for cooking/eating all standard meals. First floor: Entryway/foyer- this is the area with the purple sofa and chairs. A great additional hang space for your crew. The living room is a great mix of glam and comfy. There is a moveable 50" Smart TV that can easily be placed in the corner when not in use or moved to a more ideal place if you would like to put on a movie/show, even into the dining room or foyer. Just login to your favorite apps throughout your stay! The living room is adjacent to the entryway and has a door that can shut for privacy and a mini split unit to help control the temp in this room. The dining room seats 12 and boasts a large communal table, buffet that is full of games (Cards Against Humanity, What Do You Meme, Cads About Matrimony, 80s, 90s and 2000s Quiz games, Monopoly, LIFE, and MUCH more!) We also have a custom champagne cart that is perfect for having a mimosa brunch. There is a half bath in the hallway that is complete with a stacked washer/dryer. The kitchen has everything necessary to cook a standard meal, including all dishware/cookware for a group, a dishwasher, electric range, microwave, blender, and a coffee bar. Enjoy the pink SMEG brand toaster and coffee maker. The coffee bar comes complete with 12 individualized coffee mugs, fresh coffee and a reusable coffee filter to make 10 cup pots, sugars and powdered creamers. There is an additional mini fridge in this room for added beverage/food storage for large groups. There are 3 bar stools staged at the peninsula and an additional 3 stools tucked away under another table so that you have the option to gather around the peninsula in a larger conversational group. Please note that the fridge does not have an ice maker but we will keep the ice bin full and have additional full trays in the freezer. There is a back exit that leads out to a small outdoor area that has a dining table for 6 and a 4 burner stainless steel grill. This level has one bedroom with a King size bed and ensuite full bath with a stand-up shower. This room also has a small balcony with some seating. This will not affect your stay in any way but they are available in case you need anything during your stay. All basic necessities (paper towels, toilet paper, trash bags, soaps/detergents, ground coffee, powdered creamer, sugars, teas) are provided including body wash, shampoo and conditioner in baths. The space This 5-bedroom home is ideally located in Charlottesville. It's a few minute's drive/Uber from Downtown C'ville, UVA, Wegman's, and interstate 64 (for access to wineries). The home itself features a sunny, open living/dining area on the first floor, and an additional living space on the bottom level. Each of the 5 private bedrooms are spacious and have their own closet -- four have King beds and one has a Queen. This house is an ideal spot for a friends' weekend, wedding accommodations, a low-key bachelorette party, a large family get-together, or multiple couples and families enjoying Charlottesville together! We've outfitted the bottom floor living area with several mirrors and make-up stations, so multiple people can do their hair and makeup together in the space! It's perfect for bachelorette parties and/or wedding getting ready spaces, and professional hair-and-makeup artists are welcome, with host permission. NEW as of October 2025: We have installed permanent bistro lights, a fire pit, outdoor seating, and a charcoal grill for guest use! Firewood is provided but charcoal for the grill is not. We have a great relationship with our neighbors, and want to keep it that way! This house is the perfect treat for friends and family looking to spend the weekends at sporting events on Grounds, or days exploring Charlottesville and the enormous expense of activities the town and surrounding area have to offer. Visit wineries, breweries, and soak up the deep history that C'ville has to offer. The space Built just a few years ago, this house does not lack in character! Trey ceilings, wainscoting, wood floors and granite countertops-no expense was spared in creating this great space. The modern kitchen has all new appliances. Plenty of room, high ceilings and very clean. We have a hot tub being installed December 1, 2020, and a fire pit with extended patio and seating as well. As of October 31, 2020 there is a brand new king sized pull out sofa in the office space. We offer an air mattress, alongside two couches and a day bed for families to spread out whilst on vacation!! Guest access You get to enjoy the entire house! The house has two floors with two bedrooms on the first floor and three on the second level. The backyard is a spacious one acre lot perfect for barbecuing or tossing the football. We provide a gas grill and furniture to hang out on the front porch to people watch and furniture to sit out on the patio and back lawn. We now have a hot tub abs fire pit as well. Other things to note When you arrive at the property, I will be there to meet you and walk you through to show you the ins and outs of the home. Every guest that stays gets their own 4-digit code to access the house, which is changed before and after every stay to ensure your safety. Codes are sent the morning of your stay. Upon booking, we won't share the exact address of our home until after your "free cancelation" window has passed. All of this is to ensure maximum safety for current and future guests! Other things to note NO PARTIES: As a home in a quiet, residential neighborhood, we ask that only you and the listed guests spend time in our home during your stay. We also ask that noise levels be reduced after 10:00 pm so as to maintain a high level of cordiality with our neighbors. You and your guests are more than welcome to celebrate as you see fit in the home, as long as it doesn't disrupt our neighbors or involve inviting lots of additional friends over! BACHELORETTE PARTY RULES: While our above house policy states that there are no "parties" allowed, we're happy to welcome guests for a fun bachelorette weekend on a few simple conditions. Please do not invite additional guests beyond those who are staying in the house. We ask that you be respectful of the family-oriented neighborhood, being aware of your noise level, especially outdoors and at night. We ask that you respect the space and treat our home like your own. Also, absolutely NO glitter or confetti in the home. Please help our cleaning staff (and the environment) and leave it at home. Beyond that, we're happy to accommodate bachelorette parties on request! In other words, if you're looking for a fun girls' weekend visiting wineries and spas, and your group will be spending time together in our home laughing, sipping champagne and opening presents, we hope you'll consider our home! But if you're planning on a large event with many outside guests, or a wild party late into the evening, we'd ask that you look elsewhere. CHECK-IN & CHECK OUT: We try to be flexible with check-in and check-out time on a case-by-case basis. Please message us, and we MAY be able to accommodate an earlier arrival or a later departure, depending on other bookings around your stay. We can't confirm an early check-in or late check-out until 48 hours before your stay, so we recommend reaching out then. SECURITY DEPOSIT: The security deposit is not authorized unless a claim is made for damage from a guest within a 48 hour period after check-out. This serves as peace of mind for us, so we do not continually have to replace things between guests. ALSO NOTE: There is a separate basement apartment beneath the house with a completely separate entrance around the back of the house. Most guests won't even notice the other unit, although there is a quiet and polite dog. So if you bring your dog (pet fees apply), they MUST be well-behaved with other dogs, as guest to our AirBnB share the backyard with the basement unit. There have never been any issues with this in the past, but potential guests should be aware :)

This family home is located in a quiet neighborhood off Rugby Road. It is a short walk to UVA Grounds, the Corner, Barracks Road Shopping Center, and just a mile and a half to the downtown mall. The house boasts a chef's kitchen, five bedrooms, and 4 bathrooms. The outdoor areas are relaxing and perfect for entertaining and the fully fenced yard is child and pet-friendly. The space There is a large master suite with a vaulted ceiling and exposed beams, as well as three more bedrooms on the upper level, one en-suite and two that share an additional bathroom. There is an additional full-light en-suite bedroom on the basement level. There are two TV areas with large screen smart TVs, one in the upper level sun room and the other in the basement rec room with a large sectional sofa. The built-in shelves and cabinets are filled with books, puzzles, and board games. Outside, there is a beautiful porch with sofa and chairs for lounging, a heat lamp for colder weather, and a deck with an outdoor eating area and grill. For kids, there is a tree house and trampoline for use under supervision and at your own risk. There is plenty of parking on 2 driveways that can accommodate 3-4 cars, as well as plentiful street parking that does not require a permit. Other things to note This is our primary residence, not a full time rental. Although we will clear space for guests, we will have personal items in drawers and closets.

Welcome home! Completed in June 2021, our custom modern farmhouse is filled with light, beauty, and comfort. Best of all, it is in the most desirable and walkable neighborhood in Charlottesville, just steps from downtown Belmont and the Downtown Mall. We are also located 10 minutes from the University of Virginia, 25 minutes from the Charlottesville airport, and within 15-45 minutes of dozens of vineyards, breweries, Skyline Drive, and Shenandoah National Park. The space When you pull up to the house, you'll see a spacious wraparound porch with a cushioned porch swing, couch, and chairs. Open the front door into our wide foyer, and take in the 10-foot ceilings and white oak floors. To your left is our office, with a custom green bookcase and brass library lights. Cozy up in the deep chair with a good book during your stay! To your right in the foyer, you'll find the guest bedroom with a queen bed and an attached full bathroom. Walk into the large living room with two couches and a chair. The gas fireplace is easy to operate with a remote control. Our floor-to-ceiling bookcase is filled with good reads, and the lower cabinets are stocked with board and card games. You'll also find a 65-inch TV with Netflix, Disney+, and more. The dining room boasts a custom dining table that can expand to seat 14. The triple glass doors in the dining room overlook our backyard, where you'll see an expansive bluestone patio, Weber grill, outdoor dining set, and toys for children, including swings and a basketball hoop. To the left of the dining room is the heart of our home: the beautiful kitchen. Every detail of this space was lovingly planned out, from the walnut island and marble countertops to the Wolf range and farmhouse sink. You'll find the fridge stocked with breakfast items for you to enjoy as well as standard condiments. On the main floor we also offer you access to our laundry room with an LG washer and dryer. Upstairs you'll find 4 bedrooms and 3 full bathrooms. The master bedroom has a king bed, and the bathroom includes a cast iron soaking tub and walk-in shower. The other three bedrooms offer a double bed, three twin beds, a twin bed, and plenty of space for our queen air mattress if needed. All bedrooms in the house have black-out shades for optimal sleep. The third floor of our house is a huge, open playroom filled with children's books and toys. It also has a memory foam queen mattress, which we can make up for guests. There is no bathroom on this level, and it is accessed through the master bedroom closet via a narrow, cleverly-designed staircase. Guest access Our guests will have full access to the entire house, as well as the shaded backyard and spacious bluestone patio. Ample street parking is available, usually right in front of our house. Early check-in (before 4pm) and late check out (after 11am) are almost always available for $95 each. Please inquire when you request to book. Pets are welcome! We charge a $95 fee that is due upon booking. Please do not bring any pets—even to visit—without letting us know. Other things to note When we stay in our house, we have 2 cats and 1 dog. We allow a maximum of 2 pets per booking and charge a $95 pet fee. If you bring a dog, please do not allow them on furniture or beds. Although you will feel as if you are in the countryside, we are only a few minutes to Downtown Charlottesville and located a minute off of Interstate 64. The house is ideal for families with young babies and toddlers, but still comfortable for a group of adults as well. Enjoy the comfort and serenity of a quiet neighborhood, but the convenience of a 5 minute walk to the Downtown Mall. The space The Main Floor has an open floor plan, with the focus being the newly renovated kitchen. This flows into a dining room, which is near the living room. Towards the back of the house is full bathroom, and a children's playroom that has a pull out full bed. Upstairs, we have a full bathroom, two bedrooms with queen beds, one children's room with a bunk bed (1 twin, 1 full), and a nursery with a crib and children's cot that can also be used for an air mattress. The backyard is fenced in, with a massive wrap-around deck and a swing set. A note about our home if you’re thinking about booking it: This house was built in 1920; over the last 100 years there have been countless changes, additions and renovations. It is full of quirks and character. We think this and the way we had outfitted it for our small children makes for a fun and flexible city experience for families visiting Charlottesville. We love sharing this special home with traveling families looking for the convenience of walking downtown and built in baby/ toddler equipment. If you are looking for a more luxury experience, there are many other homes and hotels in our area that might be better suited for your stay! Basement, and basement entrance, under deck and storage shed are not available to guests. Other things to note Up to 5 vehicles can fit in our driveway. Folks with mobility needs should park all the way at the top of the driveway and enter through the rear door. If street parking is needed, please park only on the opposite side of the street and do not block driveways. All doors are code locked no keys are necessary.
