ARRIVALS Check-in time for all guests is after 4:00 p.m. You will be given a digital access code, so you will be able to go directly to the property. Failure to do will result in an additional fee of $50.00 after check-out time and an additional $50.00 per each half-hour after check-out time. OCCUPANCY POLICY Occupancy will be enforced based on property maximum allowed. The minimum age to rent is 23 and renter must be part of occupancy group. Driver license or passport will be provided via email as proof of age. Any use of the property for purposes other than vacation must be addressed with Top Notch prior to making reservation. Visiting day-time guests must vacate the property by the 10 p.m. Quiet time is between 10:00 pm and 9:00 am There will be a $100.00 charge, deducted from deposit, for any overnight guest over the maximum occupancy. PARKING If parking is assigned, only park in assigned parking space to avoid fines or towing. Following additional parking instructions, when applicable. PETS are not allowed and violation of the no pet policy may result in eviction and forfeiture of total deposit. CANCELLATION POLICY AND REFUNDS: Refunds will not be offered in the event of, but not including, inclement weather, acts of God, government mandates, illness, or travel delays. Travel insurance is encouraged; contact Top Notch, to review suggested travel insurance options. Hurricane season is June 1st through November 30th. There should be no expectation of compensation because you do not like the property, or something in the property is not working to your satisfaction, or the elevators, which are beyond our control, are inoperable. We will make every effort to get corrected any malfunctions or problems encountered, but no refund will be issued. Elevators, where applicable, cable and internet/WIFI are unreliable and may not be available during your stay. Report issues to Top Notch as soon as possible. Cancellations prior to 30 days of arrival will be refunded in full minus the administrative fee/management fee. RESPONSIBLE PARTY Shall be the renter of application or registration and shall be responsible for the actions and damages caused by all occupants and visitors. Falsification of age, name and other personal identifying information will result in eviction with no refund, including no refund of deposit. SAFETY AND SECURITY Do not leave windows and/or doors opened and/or unlocked at any time. Leaving doors and windows open will result in the air conditioner freezing and/or moisture to get into the mechanical locks. If repairs are made to the air conditioner and/or lock, renter will be charged the amount for repairs. Windows and doors remaining opened will send alerts/reports to the alarm company’s computerized system when alarm is present on property. There are external security camera(s) located on property. The space Dear guests, We’d like to inform you that Airbnb has applied a 15.5% increase to both our nightly rate and our cleaning fee, which has raised the overall price of our listing. We believe this change was made to shift the service fee away from guests and onto hosts. If you’ve noticed that our rates are slightly higher, this is the reason. The pool is now heated, as of Nov 2023. It is heated to 85 degrees from Nov-March. There is plenty of deck space that is covered along with a ceiling fan for your comfort. A BBQ gas grill for your cooking pleasure and an outdoor table and chairs. PLEASE do clean the grill after each use, this helps the next guest, and housekeeping, enjoy the grill when they arrive. Let Richard know if a propane bottle is empty. Please note, on certain days the pool company will come into the back gate to service the pool. It is usually in the morning about 9 am. Also, housekeeping could show up at 11 am on departure days, especially if another guest is checking that afternoon. There are security cameras around the outside of the home. You must be 25 years of age to rent our home. Out of respect for our neighbors, we cannot allow large gatherings at the home. No Prom or Graduation parties. The space The 1st floor is an air conditioned/heated, brick basement converted into the BEST Man Cave on the Island! There's plenty to do on the Island, but while at the house you will also have tons of fun in "Captain Mike's Pirate's Cave" ! We have a Foosball table, a Craps table, Darts, Poker table, Blackjack Table, Ping Pong table, VCR, DVD, Dish Network, TV, dominoes, chess, and kid friendly videos and games! There's also a 700 watt stereo w/blue tooth to play your favorite music! Ready to dance the night away? No problem! Just move the poker table to the side and enjoy the LED rope lighting which is throughout the Cave, the Disco Lighting, and/or the Black Lights! There's also 2 beer pong tables and a bunch of Pirate Photo props where you can dress up like Captain Jack Sparrow and others! And, for the back yard cookouts we have a kitchen with a sink, refrigerator, and 10' of buffet space. Going to the beach? Great! In the garage I've got several chairs, a portable table, bocce ball, croquet, horseshoes, corn hole, beach toys, and more! And, there are 4-5 bikes you can use to stroll the Seawall or the Historical District (bring your own helmet please) !! And, for the Master Grillers I've got 5 cooking options! We have a huge backyard that has a pot boiler and stand, a large gas grill, a large fire pit/grill (holds 30+ burgers), a brick 'oven'/grill, and a large smoker with side fire box. Refunds are not provided for weather-related trip delays, unless there is an evacuation order in the vicinity of this property. After relocating to Houston during the Civil War to avoid conflict on the island, Rebecka returned to Galveston in 1867 and purchased property on Broadway, where she built this cottage.
