The home features a great space to prepare a wonderful meal or cook outside on the Traeger Grill. A max dock is perfect for using our 2 kayaks, walk in swimming access, fishing, dog park, community garden and miles of walking & biking trails. You can dock your boat with us! The space Big water views from all of the rooms in the house make this home the perfect choice for your Lake Oconee getaway! A big back and side yard area are fantastic for family games, activities, and outdoor enjoyment. This home has very comfortable beds, lake views from every room with space for guests to do something that interests them: play pool, fish, kayak, visit the community garden and dog park, or venture out on the lake with your boat. Just in case you need to fly in, we even have a helipad in the community! We have one of the best views on the lake with super easy access to the max dock if you want to rent a boat or jet skis or you can bring your own with prior notice. New carpet and great amenities means that dogs are not allowed except by advance reservation. Well trained house dogs are welcome with a $75 pet fee per dog and a $250 refundable deposit. Most guests with pets bring 2 dogs so you will see a $150 charge and we can credit you if you only have 1 pet. The house provides plenty of space for family visits and free Wi-Fi. Our porch, dock, and backyard area provide a place to relax while offering the ability to socially separate from others. The Pella doors on the back of the house offer great visibility to the lake and can easily seal out noise when you lift the handle and lock the door. Our two-story open floor plan home contains 4 bedrooms and 3 ½ bathrooms. The office space has a wine chiller and extended Wi-Fi to provide a great opportunity for a family to spend a long term get-away and work remotely. We follow updated COVID cleaning procedures and we make sure to focus on disinfecting door handles, faucet handles, toilet handles & seats, sinks, counters, and other common surfaces. Parking spaces are available in front of the house for up to 4 cars. We share a driveway with our neighbors, so we have designated parking areas. The kitchen contains marble countertops, food waste disposal, custom made Shaker-style cabinets, and stainless steel appliances. These include a refrigerator with an ice maker, a dishwasher, a microwave oven, and a gas stove with a brand new gourmet convection and steam oven. A laundry room off the kitchen offers a stacked washer and dryer and sink with plenty of counter space for after you return from boating or outdoor activities. The back porch has super comfortable chairs and 2 large sofas to seat eight plus a table that seats 6 comfortably. Your group can sit and enjoy the spectacular views of the lake around the fire pit or on the dock while you share stories about the days’ sights and activities. Relax with coffee & tea in the morning or enjoy cocktails in the evening. The large Owner's suite is located on the main floor and includes a king-size bed with a very good mattress and fine linens. It is so comfortable you will look forward to going to bed every night and waking to beautiful sunrises and a stunning view. The view from the bed will remind you of an ocean view balcony cabin since water views surround you. Bring your laptop or other device and link the television or use the Smart TV to watch movies and shows from Netflix, Amazon Prime, Hulu, and other similar services and apps. Please read this document in its entirety and note that by booking this property you are agreeing to the terms and conditions outlined below: Putnam County Georgia Short Term Rental Ordinance- Revised September 1, 2025. IMPORTANT MUST READ Putnam County’s Board of Commissioners approved a new law for Short Term Rentals that is substantial and serious in its scope. For example, the ordinance states, “Violations of this chapter shall be punishable by a fine not to exceed $1,000 and/or six months confinement in the Putnam County Jail and shall be subject to the following suspensions:” 1) If a renter is cited by the Sheriff for violation of the law, the renter will be fined, and the owner shall be punished with a fine not to exceed $1,000 2) If a renter is cited by the Sheriff for violation of the law, the renter shall be fined, and the owner shall be punished with a fine not to exceed $1,000 AND the owner’s Short Term Vacation license shall be suspended for 30 days 3) If a renter is cited by the Sheriff for violation of the law, the renter shall be fined, and the owner shall be punished with a fine not to exceed $1,000 AND THE OWNER’S SHORT LICENSE SHALL BE SUSPENDED FOR TWELVE MONTHS This new Ordinance applies to all Short-Term Rentals in Putnam County. Since the Ordinance states that if a Renter violates the law and will result in the Owner subject to a fine, STR Certificate suspension and could include six months confinement in the county jail, we stipulate in this document that the Renter agrees that if THEY break the law, and are cited by law enforcement or County authorities, the owner will charge them any fine that Putnam County charges the owner due to the renter’s law breaking. We do not want to see any problems with our renters and hope they enjoy their stay. Nor do we wish to be subject to penalties based on renter behavior. Therefore, here are the major components of the Putnam County Short Term Rental Ordinance that our guests need to be aware of: 1) Licensees shall not allow occupants to violate federal, state, or local law, statute or ordinances 2) The licensee must furnish the renter of a copy of this ordinance and a contract specifying the terms of the rental which will include the maximum number of persons allowed on the premises at and time. Said contract will also specify the maximum number of allowed vehicles allowed on the property and any time during the rental period. Said contract will further prescribe the maximum number of boats or vessels that may be docked. The property owner, agent, or occupant of the short-term vacation rental, when requested to do so, will present a copy of the rental contract to the Sheriff, Deputy Sheriff, fire marshal or official, or Code Enforcement Officer a) A full copy of the Putnam County Short Term Rental Ordinance is included in the welcome binder that you will find when you check in b) A copy of Renter’s Agreement, which you have signed electronically that you agreed to the terms, is included in the welcome binder that you will find when you check in c) Sixteen people is the maximum number of people allowed in our cottage and on the premises. (NOTE: The STR ordinance specifically states, “THE PRESENCE OF MORE PEOPLE ON THE PREMISES OF A SHORT-TERM RENTAL THAN THE MAXIMUM NUMBER SPECIFIED IN THE RENTAL CONTRACT SHALL BE A VIOLATION OF THIS ORDINANCE AND THE PERSON(S) NAMED IN THE RENTAL CONTRACT SHALL BE SUBJECT TO BEING CITED FOR SAID VIOLATION.”) d) Eight vehicles are the maximum number of vehicles allowed on the driveway. At no time are any vehicles allowed to park on the street or on the grass e) Two boats are the maximum number of watercrafts allowed to be tied up to our dock 3) It shall be unlawful for any occupant of a short-term rental to make, continue or cause to be made or continued any excessive, unnecessary, or unusually loud noise which disturbs the peace or quiet of anyone in the neighborhood or which causes discomfort or annoyance to any reasonable person of normal sensitiveness. ALL ELECTONIC DEVICES WITH SPEAKERS MUST BE OPERATED WITHIN ENCLOSED CONFINES OF LTHE PRIMARY RESIDENCE BETWEEN THE HOURS OF 10:00pm and 9:00am. 4) Dog barking that disturbs the comfort or repose of any residential neighborhood shall not be allowed 5) PARKING- No person occupying a Short-Term Rental shall park any vehicle on any street or road, nor park on another person’s property, or block any driveway on any other person or property owner 6) No renter shall go upon any adjacent properties unless specifically authorized in advance and in writing by the owner of the short-term rental property 7) Any and all pets at the premises must be leashed or contained at all times 8) The premises may not be utilized for any special event. No additional people are allowed on the premises than are cited by the STR license 9) No renter shall be allowed to place, site, or occupy any recreational vehicles or campers on the premises during rental 10) The use of fireworks is prohibited at all Short-Term Vacation Rentals The final piece of the Short Term Rental Ordinance we seek to highlight is this- “The Owner’s agreement to use his or her best efforts to assure that use of the premises by short term vacation occupants will not disrupt and will not interfere with the rights of neighboring property owners to the quiet enjoyment of their properties and will abide by all other short term vacation rental regulations, and will abide by any and all regulations established by this code.” In essence, by accepting this Renter’s Agreement you are agreeing to respect your neighbors and respect the law. If any renter violates any law or in other ways is rude or belligerent to neighbors or law enforcement officers, the renter agrees that the owner shall have the right to direct the renter to immediately vacate the premises. The renter also agrees that in the event of the case of eviction due to unlawful or unacceptable behaviors that the renter forfeits all of the rental payments made on the remaining days of their contract Rental Guidelines A) The rental fee is due in full before arrival and will be charged to your credit card via the Vacation Rental by Owner (VRBO) or Airbnb websites. a. A cleaning fee of $450 will be charged b. A damage/security deposit of $1,000 will be charged by VRBO at the time of your reservation. The deposit will be returned to you after your stay and after the cottage and property have been inspected for damage, lost items, theft or conditions that result in excessive cleaning (i.e. stains requiring dry cleaning/professional cleaning) or repairs beyond normal wear and tear. If any of the above do occur, an appropriate amount will be withheld from the damage deposit to cover the costs. For Airbnb, if damage, theft or conditions that result in excessive cleaning costs, an insurance claim will be filed for the appropriate cost. B) Removal of trash- It is the responsibility of the renter and agreed upon by the renter to remove all trash from the cottage by taking it to the Putnam County Convenience and Recycling Center, conveniently located at 154 Sammons Parkway, Eatonton. The D) E) Convenience Center hours of operation are M, W, Th, F, Saturday from 7:00am-7:00pm, Sunday 1:00pm-7:00pm, Tuesday Closed. C) General Cleaning before check-out a. All dishes, silverware, pots and pans, etc. should be placed in the dishwasher, then cleaned b. All food should be removed from the premises Upon check-out all sheets and comforters should be left on the beds, indicating they were used. All towels should be left in the laundry room Upon check-out, renters shall ensure that the stereo receiver in the living room, the stove, oven and grill are all turned off Maximum Occupancy Putnam County has granted us a Short-term Vacation Rental business license that stipulates a maximum of 16 people can stay at our cottage. This also means that no more than 16 people can be on the premises at any given time. This also means that no “events” can be held where other people come to visit the cottage- even for a short time. For example, other people are prohibited from coming to the cottage for pre or post wedding parties, picnics, parties, etc. Renters who violate the maximum occupancy rule shall forfeit their entire security deposit of $1,000. Respect of Neighbors and Property A) B) C) D) E) Renters agree to respect neighboring properties and their owners and will not use, tread upon, park, or trespass on said properties. Outside music or loud noise are not allowed past 10:00 pm Renter agrees to use common sense with respect to daytime noise levels NO LARGE PARTIES OR EVENTS ARE ALLOWED ON THIS PROPERTY Use of fireworks on any part of the property, including the dock, are prohibited Applicable laws A) Renter agrees to abide by all of the requirements of the chapter, and other Putnam County ordinances, state and federal law, and that such violation of any of these rules may result in the immediate termination of the agreement and eviction from the premises, as well as potential liability for payment of fines levied. Parking A) B) C) The maximum number of cars/SUVs/Pickup trucks allowed in the driveway is eight. All cars/SUVs/Pick-up trucks must be parked on the driveway. At no time are these vehicles allowed to park on the grass lawn or in the street No recreational vehicles or trailers are allowed on the premises. This prohibition includes but is not limited to RVs, ATVs, Campers, Boats, Jet Skis, boat trailers and large trucks (those with >6 wheels) Smoking Policy Renters agree that no smoking of any kind of material will take place inside any part of the cottage. If this policy if broken and extra costs are incurred to the owner for additional cleaning/air freshening or damage (i.e. cigar/cigarette burns in furniture, rugs, flooring, etc,) the cost of the repair/replacement/cleaning will be deducted from the damage deposit. Smoking is allowed in outside spaces Marine Equipment A) The use of the Owner’s boat is strictly prohibited B) The use of the canoe, kayaks, water floats is allowed. Lifejackets should be worn by all users of said equipment Use of any part of the Kollross Cottage and Property Renters agree to accept and be held accountable for all liability with respect to using the cottage, and its contents therein, the dock, the grill and the land on which the property is located. The Owner is not responsible for any accidents, injuries or illnesses that occur on the premises or its facilities Use of any part of Lake Oconee Renter agrees to accept all liability related to using the waters of Lake Oconee Septic System The Kollross Cottage incorporates a septic system that services only this property. Renter agrees to flush no materials other than that produced by a “number one” or “number two” and the use of toilet paper. Cleaning Service Upon check-in, we advise the renter that all beds will have clean sheets, pillowcases and comforters/bedspreads on them. We also advise that we provide one set of towels for each person in the agreed upon number of renters initially set by renter and approved by the owner. There is no daily cleaning provided by the owner unless special accommodations have been agreed upon Pet Policy Pets are not permitted Check-in/Check-out Check-in time is after 4:00 p.m.- Keys for the cottage and the basement storage area are located in the lockbox on the front door. LAKE OCONEE - LAKEFRONT HOUSE Beautiful lakefront home with a private dock great for sunbathing and plenty of room for your boat. Located at the south end of Lake Oconee near the dam. The water in the cove is clear, clean, deep, and great for swimming. Located near the jumping rock and a rope swing as well as peaceful coves for skiing or fishing. The space LAKE OCONEE - LAKEFRONT HOUSE - EATONTON, GA 31024 Beautiful lakefront home in a quiet cove with plenty of parking for your vehicles and boat trailers. With plenty of lake views the sidewalk path leads down to a private. The water in the cove is clear, clean, deep, and great for swimming and there is plenty of room to tie up your boat. The house is located at the south end of Lake Oconee, near the dam, and is only ½ mile to a public boat launch. You’ll be minutes from the popular jumping rock, a rope swing, and multiple peaceful coves for skiing or fishing. The main level is made up of the kitchen, a large living room, full bath, and two bedrooms. The first bedroom has a queen size bed, a 42 inch flat screen, and a lake view through the large glass doors opening to the back deck. The second bedroom contains a king size bed and flat screen TV. The living room has a fire place, big screen TV, and a huge couch with seating for at least 8 adults. The large kitchen allows seating for 10-14 guests and a baby booster chair is available if needed. The back deck can be accessed from the kitchen, living room and one bed room and is supplied with plenty of seating to kick back, relax and take in the lake views after a long day playing on the lake. The master bedroom is located on the upper level. The master has a king size bed in the main room and connects to a sitting room with one of the best views of the lake (also serves as a great nursery when needed). The large master bath has a shower and garden tub. The open stairwell and loft area have Plexiglas installed for safety and to maintain the openness of the main level. The loft also contains a queen size bed. Downstairs has two bedrooms, a full bathroom, a second living room and a game room complete with an 8 foot pool table. The first bedroom has a queen bed with lake views through the glass doors opening out to the lower deck. The second bedroom has a bunk bed with 2 comfy queen size mattresses. The large seating area has couches with built in recliners, a large TV, & accesses the outside deck as well. Included for you convenience are adult and child picnic tables, a gas grill, corn hole boards, a paddle board, plenty of chairs that can be used for additional seating on the dock or decks.

Lake Front

The Lakeside Hideaway is the perfect vacation home for families and friends! This renovated home is very spacious with two separate kitchens and dens plus a huge sunroom and a Gameroom complete with a pool table, poker/game table, and super comfortable seating throughout the house. There are 3 bedrooms on the main level. The main bedroom has a king size bed, walk in closet, and spacious bathroom with a stand alone shower and a tub. There are two other bedrooms, one with a queen bed, and one with The space There is a fairly long driveway with a circular wrap around at the main doorway. There is ample parking for your guests. There is a garage at the top of the driveway that is kept locked and not for use at the moment. The driveway continues around to the back yard but has a steep slope so it might be best to use that as a walking path only. Guest access There is an electronic lockbox that is used for both main doors. You will be assigned a code, which will be the last 4 digits of your phone number, upon arrival and will expire on the day you check out. Other things to note Please note that the two levels are not connected on the interior. There is a convenient exterior staircase that is right off the sunroom that connects the upstairs and downstairs. We do have plans to add an elevator to the interior at a later date. We do have security cameras on the exterior of the property that only detect motion. They do not view any interior space or exterior living space, just the driveway and main exterior doors.

Working from home gets a whole new meaning here! Bring your boat or jet skis to park at our dock. This is the place to make memories! The location to everything is unbeatable! The space The large lake views and outdoor play space make Lakeside Serenity the place to be! Whether you are looking for an awesome place to truly enjoy nature and relax or just bring friends for a fun experience, this is the place for you. This 4 br/3 bath has a 5th sleeping area that is a sofa bed in the living room. At the end of the street there is a farm and sometimes, the cows are grazing. You can even bring your boat or jet skis to park at our dock. Fish tells Marina is five minutes away by car as well as by boat. Guest access Guests will have access to gorgeous lake views that are even better if you like to kayak! Fishing on the dock, life vests, a fire pit, Pit Boss grill, gourmet kitchen, good restaurants that are 5 minutes away, and a boat dock to park your boat or JetSki. Other things to note There are great places to eat, enjoy the outdoors, and see the beautiful lake that surrounds you. Pets are welcome to stay with us! We ask that they are well behaved and have no prior history of injuring other animals or people. Also, pets are asked to stay off of carpeted areas - which is some of the bedroom areas. There is a $75 pet fee for up to a week, per animal. We also recommend Harmony Pet Resort in case you go out for any daytime adventures. Stunning Lakefront Stay

Beautiful Lake Oconee home with an updated contemporary decor. Open floor plan with a huge kitchen loaded with granite counters and premium appliances. Lots of hardwood floors and huge windows overlooking the big lake views. Large lot with a gentle slope to the lake. The smooth concrete walkway doesn't have one step along the path, making it easy to roll your cooler to the dock. The maximum size dock with a maintenance free dock surface. A large fire pit and outdoor living. The space The home sits on a large .6 acre lot and all of the neighboring homes are also on large lakeside lots. This gives nice space between neighbors. This home is great for entertaining and fully enjoying everything the home and Lake Oconee has to offer, but is not for partying. Please respect that some neighbors are permanent residents and loud music and loud voices should cease at 9 PM. You may use the fire pit as late as you'd like. You'll appreciate the quite time as you tell stories around the fire pit and gaze at the stars. Now for the Rules: Maximum Guests: 8 People Maximum and NO MORE THAN SIX (6) ADULTS. Please do not book if you have more than 6 adults and do not arrive with more than 6 adults. More than 6 adults would result in immediate eviction and 100% forfeiture of your security deposit and unused rent. No more than 8 guests allowed at anytime (even during the day) per our short term rental license. One of the 4 bedrooms has 2 bunk beds with 4 twin beds. The bunks are best for children ages 2 to 16. The upper bunks have a weight limit of 120 lbs. NO Pets: We have a strict No Pet Policy that would result in immediate eviction and 100% forfeiture of your security deposit and unused rent. Parking: No more than 4 vehicles allowed. All vehicles must be parked in the driveway. No overnight street parking. No vehicles with more than 2 axles allowed and no motor homes. Parking on the yard is not allowed as we have a septic system near the driveway that would be damaged by a vehicle. We do not have a charging station for electric vehicles. Boats: You may back up a boat trailer into the driveway. You may also tie up a boat overnight along the side of the dock. Guest access Our guests have access to our life jackets, a 2-person kayak and two kid sized kayaks. We also have some yard games and water floats. Our private dock is set up to tie up your boat. Other things to note The home electrical system is not set up for electric vehicle (EV) charging. You may not charge an EV at the property.
