A small step stool is there to help to get in/out of the tub. (Please be careful!) A farmhouse chair sits tub-side for drying/changing/shaving. On the long floating shelf there is plenty of space for personal toiletries, and a complimentary set incase you forgot something (toothbrushes, paste, floss, ear swabs, razors). The 2 bedrooms (one queen and one full) are complete with a dresser, closet, ceiling fans and window AC units, beside lamps, clocks/noise machines, and battery lanterns (incase of a power outage). There are AC/USB plugs bedside as well. The queen bedroom has a full-length mirror and ironing board. The full kitchen a farmhouse sink, fridge, microwave, stove and coffee station. There is a small breakfast counter as well with 2 stools. The central dining room has a round farmhouse table with 4 comfy chairs and some decorative elements. The living room has a love seat couch and 2 chair sitting area with 2 coffee tables, along with a daybed/reading nook. For entertainment, there is a Roku TV with Apple Airplay capability (Hart House TV) and some board games. This room also has a window AC unit. Guest access Only the people listed on the reservation are allowed access. This is my house as well so please be respectful of the space and avoid going around back where our entryway is located. That being said, there is a front yard and porch which you are welcome to use. The porch has a hammock which is quite cozy.

Porch on Elm is a short walk to the lovely village of Saugerties, less than a mile to HITS on the Hudson, and a quarter mile from the Cantine Field Sports Complex. We are a short 20 minute drive from the village of Woodstock. During the winter season, it is a 25 minute drive to Hunter and Windham Ski Areas. The house has been rented on AirBnb before, but is now managed and hosted by the owner, rather than a third party. (You can see some of our old reviews in the picture section.) The space Our home has 3 bedrooms (all upstairs, with separate AC units in each), a full bathroom on each floor, 2 separate living spaces (both with Smart TVs), a newly renovated and fully stocked kitchen, and a separate dining area. We have a front porch with ample seating as well as a back deck with a grill and a table that overlooks our backyard. Guest access You have access to entire house minus the locked attic and garage.

Our circa 1850 home is a row style home and shares a double bricked, soundproof wall with our neighbor. This cozy, approximately 1300 sqft home has become a favorite getaway currently in the top 1% of area listings. Home is walkable to Village shops, restaurants, theater, Cantine Field complex, the farmers market (in season) and the Village beach. Short drive (or long walk) to the lighthouse, just over a mile to the HITS horse show grounds and 40 minutes from Hunter Mountain. This is a pedestrian and dog friendly community. As you enter the front from the porch, you’ll be in the foyer with partially exposed brick walls looking into the living room. Cozy up on the sofa (full sized sleeper) or in the recliners with a good book by the electric fireplace and smart TV. You'll find games and books on the console table to enjoy- a favorite spot to be, especially in the winter, is nestled in a recliner by the fireplace with a blanket and a good book! Down the hall is a bright kitchen with newer appliances and vintage cast iron sink. We do NOT have a dishwasher. (Disposable plates and cutlery are available.) There are seats for 4 at the table with extra chairs provided. Please note, kitchen fireplace and woodburning stove are DECORATIVE AND NONFUNCTIONAL. Kitchen has everything you need to create a meal at home-just bring your favorite foods! Some kitchen staples such as sugar, spices, oil, vinegar, ketchup and mustard as well as other items are provided. We have a toaster, drip coffee pot (coffee provided), French press, and various kitchen utensils/service ware/plates glasses and cutlery for your use. ***Please note that the hot water in the kitchen and both bathrooms can get VERY HOT…adjust carefully and according to your personal preferences.*** Off the kitchen is a mudroom with coat and shoe area and a full washer and dryer in the closet. A remodeled bathroom with large shower and radiant heat flooring is off the mudroom space. Shampoo, conditioner and soaps are provided, as well as a hairdryer and essentials you may have forgotten like extra toothbrushes and razors. Heading upstairs, please be careful on the staircase. The original 1850 stairs are more steep than a modern staircase. Upstairs you will find three bedrooms and a light and bright remodeled full bath with a vintage cast iron clawfoot tub.. This claw foot tub is long and slender and more suited for bathing than a shower, although a functional shower is in place. We have some old plaster ceilings-if guests are too rough with either the shower curtain or shower head there is a possibility they may become dislodged. For a more pleasant shower experience, we suggest showering downstairs in the new spacious shower. The front bedroom is roomy and light filled and has a pair of twin beds with memory foam mattresses. There is ample room in two dressers for your clothes and a luggage rack. This room faces the street, so there is the potential for some noise. There is a digital alarm clock that has a white noise feature and a port to charge your devices.There is a wall mounted small smart TV -use your account or preloaded apps. Master bedroom features a queen bed with new hybrid mattress (slightly firmer than the twins) a desk workspace with a lamp and chair and large dresser with another smart TV. It faces the backyard and tends to be quiet. The master also has a roomy walk in closet and a NON FUNCTIONAL, DECORATIVE ONLY fireplace and mantle. We've created an accent wall with exposed brick and plaster and original 1850's beams. Bedroom 3 is accessed THROUGH THE MASTER via a sliding barn door. Its a sweet little hideaway facing the backyard with a vintage twin bed and what I consider to be the very best mattress in the whole house. While it lacks a closet and complete privacy (because you have to walk through the master to enter it) it's an adorable and comfortable space. ***Guests who sleep in this room will have to enter and exit the space via the master bedroom. *** Tech- Our Smart TVs have many options with preloaded apps. We have a subscription to FuboTV for live shows and sports. Several other subscription apps are available to you on our accounts and of course you may log in to any accounts belonging to you. You may NOT purchase any titles on our personal apps. Amazon Alexa is also available and has access to Amazon Music. Please see the listing details for WiFi speed and details. The backyard is private and fenced. Please be aware that if you are traveling with pets, a dog-especially a small one-might be able to slip under the fence or through the gate at the top of the alley between our home and our neighbors. Back porch offers comfy chairs and a quiet view. We have a perennial garden with a fountain, planters of fresh herbs and a hammock in season. (Hammock, fountain, umbrella are stored around October) There's a vintage dining set on the patio with cushions and an umbrella, a gas grill (utensils provided) and a gas firepit. Please DO NOT move the firepit-local laws are strict regarding backyard fires. Keep in mind that the Village has strict noise ordinance rules and quiet hours are from 11pm-7am. Thank you for respecting our neighbors. Our driveway is private and offers two vehicle capacity one behind the other. If you need more space, street parking is available behind the home. ***Please note- this location is within a very busy small village. Parking is behind the house and the street is narrow, as is the entry to our driveway. We have added signage to indicate DO NOT BLOCK DRIVEWAY however locals park on the street behind us and the squeeze may be tight. Every effort will be made to ensure driveway access but if any parked car is owned by an unknown party, obviously we cannot have it moved. Parking on the street behind us is acceptable. (Except during the winter overnight parking ban from mid November to mid March which allows plows to do their job.) If you still cannot park, please temporarily move to the free public lot located behind Mirabellas on Partition Street. Usually, the weather is pleasant here. If you are visiting during the winter, please be aware that there is the potential for a heavy snow. While we do have a snow removal service in place, it may not be possible to remove snow from our place right away. There will be a snow shovel and ice melt provided should you need those items. For the summer months, we have 3 air conditioners. The kitchen and master bedroom have window units and there is portable unit in the front bedroom. Due to no windows for venting, the living room does not have AC- the kitchen unit is higher BTUs and does a nice job cooling the space. Two fans are also provided. Air conditioners are put out in mid-May and remain in place until near October when these items are stored. We hope you will enjoy our vintage home-thank you for being our guests! Guest access Guests have access to the entire home and yard with the exception our basement and backyard storage shed. Any cabinets or storage bins marked "private" or "host only" are not to be used by guests. Locked areas such as the shed, basement and kitchen hutch are also off limits. Other things to note Please note extensive video and photographs are taken upon the completion of EVERY cleaning to ensure quality. If there is a concern, please contact your host via the app ASAP. Thank you. WARM WEATHER guests- please note, the Hudson Valley has endemic wildlife and insects. In warmer weather you may see the following: house flies, spiders, stink bugs, cicada killer wasps, carpenter bees and mosquitos. It is not uncommon to find a spider in a home of this age, although regular inspections and control are used. Flies may enter the home if the doors - particularly the French doors- are left open. Same applies to windows. Stink bugs are common throughout the region and sometimes find their way inside- harmless to people- do NOT squish- pick up in a tissue and flush. Cicada killers nest in the ground and lawn in summer- very large also harmless to people. Please wear shoes on the lawn. Carpenter bees are also harmless. Mosquitos- repellent spay has been provided for guest use when outdoors in warm weather. Also please note that although it is rare, sometimes during a thunderstorm the internet may go down. Instructions have been provided in the home binder on how to reset it. If it will be a lengthy outage beyond our control as per our provider, we will let you know as soon as we know via the in app messaging. WINTER guests- please note that the area can be subject to extreme snowfall, ice storms and bitterly cold weather. A snow removal service is in place and ice melt/shovel are provided if needed. In extreme cold weather/low temperature windchills, furnace may struggle to keep up in our 175 year old home. Space heaters have been provided, as well as blankets and the electric fireplace. ** As per in home signage, NOTHING other than toilet paper is to be flushed down the toilet. Disregard for this rule resulting in a blockage which needs professional clearing and provides proof of other items being flushed may result in guests being asked for compensation. In addition, it is recommended (in the listing, on the tub itself, in the house manual) that guests use the downstairs shower vs the upstairs shower in the clawfoot tub. Due to the very old plaster walls and copious curtains in the upstairs antique tub, dislodging of the curtain and/or water leakage damage is possible and may also result in a charge.

Over the last 12 years we’ve restored design elements that remind us of bygone times - with hand painted antiqued plaster walls, elaborate tin ceilings, gold leaf accents & a wood burning fireplace to sit by - in a leather club chair, a chesterfield or Ralph Lauren pure wool upholstery. An eclectic mix of Navajo rugs, shearling & tartan throws all add to the relaxed vibe. Antique lighting, with the warm glow of Edison filament bulbs, are throughout the home for a cosy familia feel. The kitchen features a black marble open plan kitchen island to sit around, prepare meals or drink wine! There is a undercounter fridge & freezer in the kitchen & a an extra big fridge in the basement. The dining room with a solid oak dining table can comfortably seat 8 people amid the library of design book’s & portraits adorning the walls.   A study area with cast iron desk & captains chair adjoins the dining room with high speed internet.  A closed in rear porch leads to the garden & Weber gas grill for year round alfresco cooking.  The private driveway can fit up to 4 cars so no need for street parking.  Upstairs the main bedroom has a King Size Casper Wave mattress & beautiful tin ceilings. Bedroom 2 has a Queen size mattress. Bedroom 3 also has a King Size Casper Wave mattress. The bathroom has a marble mosaic floor, brushed brass fittings from Restoration Hardware, plus a huge walk-in shower & heated towel warmer. Rest and relax at our newly renovated and peaceful cottage overlooking the beautiful Vertical Limits Horse Stables. We are conveniently located 5 mins from thruway North and South, HITS horse show, restaurants, shopping and everything else that Saugerties has to offer. A scenic 10 min drive will take you to Kingston or Woodstock, and approx. 30 mins away from Windham and Hunter Mountain Ski resorts. The space The cottage has been completely renovated this past year. There are 2 bedrooms, each with a queen size bed, cozy living room with TV and internet so you can watch your favorite streaming service. Kitchen has all the amenities of home and is fully stocked with all the essentials you will need! Dining area has seating for 4, or enjoy the fresh air on the back patio where there is a dining table and gas grill. Guest access There is off street parking on the side of the house and can fit 4 cars comfortably.

The fully equipped kitchen features stainless appliances, a coffee maker, and everything needed for easy meals, with a dining area that seats six. Upstairs, a dedicated workspace with a live-edge desk provides a peaceful place to focus. The primary suite features a king bed, vaulted ceilings, and additional sleeping space, while a second bedroom offers a comfortable queen-size bed. The full bathroom includes a soaking tub and glass walk-in shower. The basement level is designed for play and practicality, with a ping pong table, board games, and laundry. Set apart from the main home, the detached studio offers a quiet space for yoga, writing, or creative work—positioned to take in the surrounding nature and sound of the water. Follow the path down to the water front deck and have your morning coffee while taking in the waterfall. Evenings are best spent by the fire pit with friends! A few closets will remain locked for owner storage. Other things to note Historic Plumbing: Our home was built in 1890 and has a delicate plumbing system. To prevent issues, the shower, dishwasher, and washing machine may NOT be used at the same time. You must also flush the toilet before turning on the shower. Waterfront Safety: The dock and steps leading to it require caution. Please walk single file on the steps. The dock is for relaxing only. For your safety, do not jump off the dock, climb down the embankment, or attempt to enter the water from the property. Guests are responsible for their own safety. Studio Availability: Access to the detached studio is not guaranteed. Please inquire before booking to confirm its availability for your specific dates. Firewood: Firewood is not provided. The indoor stove requires a specific type of wood; we will send details and purchasing locations before your stay. Firewood for the outdoor pit can be easily purchased at local gas stations and grocery stores.

We invite you to stay at our new home in Tivoli, NY, an amazing gem of a town close to everything the Hudson Valley & Catskills have to offer. This property is amazing year-round, just a short walk to the village, and is well-maintained inside and out. Super comfortable, an easy place to gather and relax. The heated in-ground pool is typically open between April thru October. We often host families, people visiting Bard or Kaatsbaan, explorers, and anyone wanting an escape from the busy life. The space The home is super comfortable w/ 3 bedrooms, 2 full bathrooms, a nice size living room w/ electric fireplace, 60 inch TV, strong wifi, a new adjustable stand up desk and chair, 2 big sliding glass doors opening to the deck, a Weber grill, a fire pit, a dining room table that seats 6 - 8 plus a center island with 2 barstools. Everything is new and clean. Comfort is always the most important. Good sleep on your trip is imperative. So, we've got the most comfortable Nectar mattresses in every room. The living room is well appointed with a couch from ABC Carpet & Home, a rocking chair, a mid-century modern swivel chair, and a Moon Pod (beanbag chair). It's a cool and comfortable space! There’s a fancy stand up desk and chair perfect for remote working. For a little ambiance, there's an orange globe lamp and a Sonos Move so you can listen to any of your own music inside and out. The 60-inch smart TV allows access to all your streaming services and I provide FREE HULU Live streaming to guests, which if you're unfamiliar is similar to cable TV access, but better.
