This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. The space This home is a classic colonial style, with 3 large bedrooms, a living room, kitchen, dining room, and garage/game room. The Master bedroom features a Queen bed with a 70" Smart TV. Attached is a large walk-in closet with a pack-n-play crib, and a large, full bathroom with Jacuzzi tub and dual sinks. Across the hall are bedrooms 2 and 3, and a bathroom. Bedroom 2 has a queen bed and 43" smart TV. Bedroom 3 features 4 twin beds, bunked up. Downstairs you can enjoy a breakfast at the kitchen island, or dinner at the dining table. Located directly accross from the North Lake, this home is perfect for those looking kayak, canoe, go fishing, or simply enjoy a nice view of the lake on a relaxing morning right from the bedroom window or front porch.. Guest access Located in the Penn Estates gated community in East Stroudsburg, PA, this home is just 1.5 hours from Central NJ and NYC. Finding the community on GPS is quick and easy, but you'll want a 4x4 vehicle during the winter months as it snows quite a lot in the mountains. You may park in the driveway, which fits up to 6 cars. Self checkin via the keypad lock. Within our gated community you can enjoy the pools, multiple lakes, tennis courts, basketball courts, soccer fields, gym, and the local restaurant, The Chill Grill. The lake in front of the home is great for kayaking and fishing, and you can swim at the lake beach at the adjacent lake, a 5-10 minute walk. The community has a lot of vacation rentals. It's safe and beautiful, and I love spending time here, enjoying the nature. Other things to note Please respect our neighbors. This is an area designed to enjoy peace and nature, NOT to have wild parties. There are strict quiet hours from 10pm - 8am. Absolutely no fireworks! Dogs are welcome! Dog bowls and a dog bed included. A additional $100 cleaning fee will apply if you bring a dog.

The primary master bedroom is on the second level and features a king bed, a gas fireplace (Functional from December- March), a bathroom with a shower and jacuzzi. The second and third bedroom on the second level are the same. Each bedroom offering a Queen Bed and a twin bunked with a twin trundle underneath it. These two bedrooms share the large hall bath. Comfortable mattresses are featured on each of these beds. The outdoor amenities are just as spectacular, with a deck offering a dining area. The wooded backyard features a gas grill (propane not provided), wood/charcoal grill (Charcoal not provided) and a firepit (wood not provided), perfect for making memories. Please be aware that while the community features pools and lakes available during the summer months, access to these amenities is not included with the home rental. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day. ◆◆◆Winter Bookings◆◆◆ During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall. ◆◆◆Supplies◆◆◆ We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Guest access The home is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home. There may be guests staying at our other home next door, which is separated by a fence but does share our trash and recycle bins outside. Other than the already mentioned amenities, our home also comes with the following: ✔ High-Speed Wi-Fi ✔ Children's Amenities (Pack 'n Play, High Chair, Dinnerware, Safety Gates) ✔ Air Conditioning ✔ Heating ✔ Laundry Room (Washer/Dryer located in the basement) (Iron/Board in the common room closet) ✔ Free Parking Other things to note ★ NO PARTIES/EVENTS ★ Please treat our home as your own to preserve its pristine condition for future guests and your return visits. ★ 25 YEARS OLD+ TO RENT ★ Due to insurance liability we cannot lease to anyone under 25 years old. There must be someone at least 25 years old present in order to rent our home. ★ LAUNDRY ★ A washer and dryer with laundry detergent are located in the basement. The basement is unfinished and we ask that you please ONLY go into the basement to do laundry. If items are moved/damaged from basement storage, a minimum $200 fee will be charged. ★ TRASH PICKUP ★ Trash and Recycling Bins are located on the other side of the fence at our other home next door, and shared with guests at that home. Trash Pickup is on Thursday mornings so we ask you to please roll the trash cans out to the curb on Wednesday nights (with wheels facing the house, and lip facing the street). Then please bring it back up to the side of the home or parking area after pick up. ★ FIRE PIT ★ We do not provide firewood for the fire pit out back, you must bring your own. Please practice standard fire safety and never leave the fire burning unattended. Failure to safely use the fire pit may result in eviction with no refund. ★ NO SMOKING OR VAPING INSIDE ★ Please refrain from smoking inside the home! Any smoking evidence will result in a fee for odor removal and furniture cleaning. ★ CLEANING & SANITIZATION ★ The health, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out. ★ SECURITY CAMERAS ★ In an effort to maintain secure premises, the house is equipped with two exterior cameras, on the front of the shed facing the driveway and road and on the side facing the street. Outside, guests can enjoy a fire pit and ample outdoor seating. High-speed Wi-Fi, smart TVs, and heating and air ensure comfort year-round. The space This three-bedroom house features a queen-sized bed, a full bed, and a bunk room with two bunk beds that can accommodate four people. There’s also a futon in the sunroom. The house has two full bathrooms and an open-concept living room, dining room, and kitchen. Guest access Guests have complete access to the house and the lake. Other things to note The house is conveniently located just minutes away from major retail stores, dining options, and entertainment venues. It’s only a 10-15 minute drive from Camelback Mountain, Poconos Premium Outlets, Great Wolf Lodge, Del Water Gap and hiking trails. Additionally, it’s a 20-30 minute drive from Kalahari, Tobyhanna State Park, Shawnee Mountain Ski, Blue Mountain Resort, Big Boulder Ski, and Jack Frost Mountain.

The space Master suite: A spacious, well-lit room with a comfortable queen-sized bed. Large windows allow natural light to flood the room, creating a cozy and inviting atmosphere. Enjoy our bright and stylish bathroom. Bathed in natural light streaming through large windows. Pamper yourself in the spacious shower or unwind in the deep soaking tub. Game room: Our spacious game room is equipped with a professional-grade ping pong table, a classic pool table, and a Simpsons arcade machine. Patio: Our private back deck is the ideal spot to unwind and create lasting memories. Equipped with a large comfortable outdoor sectional and a gas BBQ grill perfect for a chat outside by the fire pit. Please note we provide the gas tank for grilling but you must take it to the local supermarket and refill it or you are welcome to bring your own. Guest access Please note that firewood is not provided. Guests must bring their own wood for the fireplace or outdoor fire pit. Please note that the house does not have central air conditioning. However, the surrounding trees and cool mountain air help keep the house comfortable, especially in the evenings. There is an a/c unit in the living room that keeps the area cool. We do have a thermostat that controls heating if you would like to make an adjustment to the temperature. Other things to note On our beautiful 6 acres of property live bears, deer, squirrels, chipmunks, rabbits, tortoises, and other critters they attract that may roam onto the property, and you will likely see and hear them. Please be aware that we cannot control all the pests and critters from such a natural habitat. We encourage guests to research their destination before booking. No refunds for weather/natural disasters/power outages will be provided. Quiet hours are from 9:00 PM TO 8:00 AM NO PARTIES OR EVENTS. NO SMOKING. We only provide a starter pack of amenities: toilet paper, paper towels, garbage bags, dish soap, and hand soap. If you are coming with a large group or staying longer than a weekend, we strongly suggest you pack your detergent for the washer and dryer. Guests are expected to provide their own after the complimentary necessities are used. One towel is provided per person. In the kitchen, we provide pots, pans, utensils, salt, pepper and coffee, bowls, plates, cups, etc. Due to the seriousness of food allergies, please bring your cooking oil and other necessary ingredients to create delicious meals. Please note that firewood is not provided. Guests must bring their own wood for the fireplace or outdoor fire pit. Please pay the pet fee if you are bringing your pet. Failure to do so will result in a $100 penalty fee. ATV & Off-Road Vehicle Policy For the safety of our guests, neighbors, and the property, ATVs, UTVs, four-wheelers, dirt bikes, and other off-road motorized vehicles are not permitted anywhere on the property or on the private road leading to the house. Guests are expected to respect neighboring properties and keep noise to a minimum throughout their stay. Any violation of this policy may result in additional fees and/or the termination of the reservation without a refund.
