The space Located in the mountains of Missoula at the end of a cul-de-sac, this quiet oasis borders wilderness area (protected by an environmental easement) where you're likely to see local wildlife, such as birds (the "Meadowlark," after which the property is named, is Montana's state bird and can be heard singing throughout the day), deer, elk, raccoons, and maybe even a black bear. Please note that access to the main level requires the use of stairs, but with access to the double garage, you can avoid climbing the exterior stairs. Plus, the view from the living room is well worth the ascent! All bedrooms except one are on the main/upper level, with one bedroom & bathroom, as well as laundry services, downstairs. The Master has a queen bed, its own bathroom, tons of closet space, and private deck access. Everyone appreciates the spectacular views of the entire valley without sacrificing quick accessibility to everything you want to do in town. Families are awesome! Our home is perfect for large groups of family and friends coming to Missoula for special events who like to spend time together in a spacious and comfortable house with plenty of privacy for all guests. The space The main floor includes a large kitchen with casual dining and a sitting/work area by the fireplace. The kitchen also has direct access to an extra large back deck with a propane gas grill, patio table, chairs and chaise lounges. Especially great for summer entertaining. An adjacent living room features 10' ceilings and a see-through floor to ceiling fireplace. A second living room or "den" works as a sitting area by day with and converts into a sleeping area by night with a new queen pull-out sofa. It also includes a TV with streaming services and a dvd player. A formal dining room seats 8 or more in style. An upstairs queen bedroom and bathroom are in their own private alcove area. You also have the use of a laundry room and access to a 3 car garage. The lower level features a vast great room living area, including sitting and TV space, a see-through fireplace, a corner workspace, a games/eating table and chairs, a larger mini-fridge and coffee maker. Through patio doors there is direct access to an extra large paved back patio and lawn space (unfenced). This lower patio features a table and chairs as well as a conversational area with wicker lounge chairs and a fire pit. There are two bedrooms zones separated by the living area for privacy. One side features a bedroom and private bath and the opposite wing has two bedrooms and another bathroom. All of the downstairs bedrooms have over-sized closets. Even though it is on the lower level it is a full daylight walkout on a downhill slope so it gets a lot of light. The ceilings are 9’ high which in addition to the natural light creates a very bright and airy space. It's definitely NOT a "basement". The house with 4 bedrooms sleeps 8 comfortably on regular beds and mattresses. There is room for more, utilizing the options of: a new queen sofa bed in the upstairs den with privacy doors, a queen air mattress and a full size floor mattress. This home is comfortable for a few or a larger group, in addition to the reg beds the 2 couches have fold outs and there are 2 rollaway cots in the closet. Great for a HS team or a big sleepover. The space This home includes 3 bedrooms and two bathrooms, a nice kitchen set up for all your needs, including your morning coffee or tea. All linens and towels are provided, as well as W/D. Small outside deck, gas BBQ grill is available year round. A variety of fruit trees sit on the property, always feel free to pick any of the ripe fruit, Apples, peaches, cherries and pears. We now have bed space to sleep 12 comfortably. Guest access All area are available for you to use, except the garage. We have recently fully fenced the back yard, it now has a 6' privacy fence on 3 sides. This is the entire 2k s.f. lower level of my home with a private entrance and relaxing hot tub. It feels like you’re in the mountains yet it's only a 10 min drive from downtown. Pine trees surround the 1 acre property and you can hear the creek running through the backyard. Enjoy sitting around the fire pit, playing ping pong, or cozy up watching a movie. The space This is a modern, daylight lower level with three bedrooms. The Primary bedroom has a TV and a dedicated work space with a new, king-size Helix mattress and plush-down comforter. All bedrooms have walk-in closets, reading lights, box fans and extra pillows/blankets. We have an additional full-size trifold mattress available upon request for an additional fee. Enjoy cooking in a brand new, fully equipped kitchen with all the necessities. We provide organic coffee as well as other organic staples. We have a Chemex pour over, a French Press and a Mr. Coffee with some Folgers. There is also an outdoor propane BBQ grill which can be used year-round. The home has radiant floor heating. The spacious family room has ping pong, a dining table, and an extra-large wrap-around couch to enjoy movie night. The bathroom has pocket doors that divide the toilet room and shower area allowing multiple-person use. Game trails are run through the property and we enjoy seeing deer and a wide variety of birds daily. There is also a pair of foxes that slink through from time to time and we had a unique opportunity to see a bear and several wild horses this past summer as well! I live above the rental but am gone frequently and very quiet. The lower level and hot tub are completely private and not shared. My daughter/co-host lives in the Yurt in the back yard and we are here to make your stay as enjoyable as possible! Guest access Please only park TWO cars at the very end of the driveway so that the garages don’t get blocked. PLEASE DO NOT PARK ON THE NEIGHBORS SIDE OF THE STREET SINCE THEY MAY TOW From the end of the driveway, turn right and a gentle tiered gravel pathway takes you to the back of the home where there’s a private entrance and hot tub. The entire lower level of the house is for guest use and is not shared. The main level of the house is occupied by myself. Other things to note We provide professional hot tub service and have someone stop by at the beginning of every week to provide maintenance. If you are staying with us on a Monday or Tuesday, please note the maintenance guy will be stopping by in the morning on one of those days. All of our soaps, laundry detergent and cleaning products and have been carefully selected to be free of harmful chemicals, fragrances or other undesirable ingredients. The bath towels and most linens are organic cotton and all of the provided coffee, tea, hot coco, olive oil, etc. is also organic. The kitchen is equipped with on-tap filtered well water and lastly, the pots/pans and bakeware are all stainless steel or glass, no teflon here! Located next to a walking trail and bike park. 10 minute drive to UM and downtown Missoula. A few minutes from Southgate Mall, the fairgrounds, coffee shops, breweries and restaurants. The space Our home has a spacious floor plan with a large open living room, a dining area, full kitchen, three bedrooms and two bathrooms. Ample storage in hall. One bedroom features a king bed, the second bedroom features a queen bed and the third has 2 twin beds. There is a twin size mattress that can be used anywhere in the house as a simple floor bed for a seventh guest. Washer and dryer are conveniently located in a closet in the dining area. The property has a small front yard and a large fenced in backyard complete with a patio set and grill. Guest access Guests are welcome to use the entire upstairs the backyard. Septic tank - DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER DOWN THE TOILETS!! Floors - To maintain the care of the floors, please remove your shoes. These floors are a rustic pine finish, they may snag socks and thin fabrics. Master Bedroom Patio Door - Lift the handle and turn lock to lock. The house is not baby proofed. There are stairs not secured with child gates. There are outlets not covered with baby proof plugs. Please also note the metal thresholds to the doors can get very hot when in the sun. The living area welcomes you with a cozy L-shaped couch perfect for relaxing, conversing, or watching NETFLIX on the 50” smart TV. The spacious master bedroom features an electric fireplace, 50” television, and ensuite bathroom with tranquil bath. You'll be delighted with the coziness of this brand new, stylish modern guest house conveniently located in a quiet, peaceful neighborhood close to all Missoula has to offer. This efficiency space home was designed with a zero step entry with wide doorways for ease of entry for people of all ages. You'll find the space with abundant windows & natural light, cozy and convenient with all the amenities you need to feel right at home. We are an easy launching point to nearby hiking & biking trails. The space You'll find the unit bright, clean and tastefully decorated. While we've done our best to make this a relaxing environment, please be mindful that space is limited. In the welcome manual, upon arrival, you will find some helpful tips to best utilize the space. The 3rd Bedroom is a large open loft space with tall ceilings where you'll find 2 twin beds with 2 pull out trundle beds underneath them for a total of 4 single mattresses along with a sofa. There is an external staircase that accesses this space and also an internal ships ladder. Please note the space is not ideal for smaller children due to the steepness and exposure of the ladder. Please also note that though the guesthouse can sleep 6 that the kitchen table only has seating for 4 and the living room is most comfortable for 4-5 individuals and there is only 1 bathroom. Please be sure that your reservation matches your number of guests. We keep our prices & cleaning fee low for occupancy of under 4. Groups of more than 4, will pay an additional per person/per night fee. Non-registered guests are not permitted in the unit without prior approval from the host. Our 1600 sq ft. daylight basement apartment offers the best of both worlds: a tranquil and rural setting, yet 15 minutes to downtown Missoula. You will love the stunning views of the valley, mountains and wildlife. We're located in a very quiet neighborhood on a cul-de-sac. Our home is ideal for families, couples, or friends who want to experience the authentic Montana lifestyle. The space Sleeps 6 comfortably. King bed, 2 twins, couch sleeps 1 and a twin air mattress. Guest access Access to the apartment is located to the back of the house. You'll follow the driveway around to the back where you'll find your parking spot. Additionally, parking is located against the chain link fence in the warmer months. When the snow starts, I'll suggest parking on the other side of the shed or up top. Other things to note -You may see our dog Wally roaming the property, he is very friendly. -Our home is older with wood floors, and you will hear us walking around upstairs. For your comfort we have added sound machines and ear plugs in each bedroom. -No smoking in the apartment but you may smoke outside preferably by the picnic table area. Please no smoking on the cushioned couch. We have provided an ashtray to use and dispose of your cigarette buds. No marijuana smoking.
