Other homes in the area only have 4-5 bedrooms with 2000 sq ft. 🚫 House Rules We want you to have an awesome stay, so here are a few simple rules to keep things smooth for everyone (and avoid any surprise charges): - Pre-Arrival: After booking, you will need to finish the required steps within 24 hours to finalize the reservation. Please complete the steps within 24 hours to help us prepare for your arrival. 1) ID verification 2) Sign our rental agreement - No 3rd-Party Bookings: Booking person must be present entire stay. Main booker must be minimum 25 years old. - 9pm-9am Quiet Time: City Noise Ordinance, lowered voices. If the noise level is too loud, the host will reach out to the guest to reduce the noise. - No Smoking/ Vaping indoors or out. If it smells like smoke or cigarette butts are found in or out, we’ll need to charge a $500 cleaning fee. - Animals must be communicated and approved by us prior to arrival. We have a fee of $100/per animal per stay. 4 dogs max. Dogs only, no other animals. Undisclosed animal fee is $500 per animal. Animals are not allowed on uncovered bedding or furniture. House linens and blankets may NOT be used as animal bedding. Excessive fur on furniture or bedding may incur additional linen fees of $200. Any animal wastes in the house or in the yard within our property lot will be charged an additional cleaning fee of $300. Your animal must be with you at all times, they cannot be left unattended in our home, unless crated. Any damage caused by the animal will incur a replacement or repair fee. - Extra guests must be approved by us. Daytime visitor must leave our property by 8:30pm the latest. - Special occasion/ celebrations: Beyond our maximum capacity, a flat fee may apply. Please let us know before booking. - No unapproved overnight guests/visitors. Any unauthorized additional overnight guests/ daytime visitors beyond our maximum occupancy without our approval will result in $250/ per person per day and will risk being asked to check out with no refund. - Max number of cars for parking: 4 cars. Only 4 cars are allowed to park in our driveway, per county law. No street parking is allowed, per county law. - Early Check in and Late Check out can be purchased prior to your arrive, pending availability. Please let us know if you would like to purchase a half day add on. - Good Neighbor Policy: Do not trespass on neighbors' properties, disturb the neighbors or ring their doorbell. If anything goes onto a neighbor's property, let us know and we'll get it back. - Parties/ Celebrations: Not allowed, unless agreed otherwise. Celebrations including birthday/ anniversary/ baby shower/ bachelorette/graduation celebrations. Please kindly inform us at the time of booking if you are going to have a celebration at our property. We have a flat fee we charge for celebrating special occasions at our property, which we will request via the airbnb app. - For celebrations (if approved by us), NO fireworks, NO glitter, confetti within or outside of our property. Do not use scotch or masking tapes for any wall decorations. Only painter tape can be used on the wall. Do not bring indoor furniture outside at any time during your stay. Excessive garbage may incur extra cleaning fees. - Outside Vendors by request only: must be approved by us and a valid COI is required prior to arrival. If the guest cannot obtain a valid COI, a fee may apply per service provider. No hibachi/ private chef and cabana boy. I have stayed too many times cramped in a bed smaller than a queen so we had a custom queen bunk bed built that can easily support adults - oh and we added some power to charge your cell phone even on the top bed. Last, but not least the property it adorned with a massive custom family artwork to pull the space together. We had artwork made by a long term family friend and it welcomes color to all corners from every angle. Did I mention there's fast EV Chargers in each garage? YOU HAVE TO SEND IT WITHIN THE FIRST 24 HRS. -Dogs are welcome with a $150 pet fee per pet **Golf Carts available for rent for $90 a night with a refundable deposit of $500. You do not have to rent the golf cart for your entire stay, however the last day of your rental must fall on the last day of your reservation with us. ** Essentials: -Bed linens and bath towels are provided for guests use. -Basic essentials such as toilet paper, paper towels, dish detergent, and garbage bags are also provided to get you started with your stay. -Kitchen is well stocked with pots, pans, and kitchen ware. Pool heat is an amenity included at no additional charge. The temperature of swimming pools varies and depends on the day and night temperatures, length of day and finally wind. Therefore, there is no guarantee for a certain pool temperature. The pool heater temperature will be set to a maximum 82°F in winter which is November 1 to March 31. From April 1 through October 31 the pool heater is off. Note, these numbers are the target setting for the heater, not the actual temperature of the pool.
