We often see owls, bald eagles, hawks, woodpeckers, deer, armadillos and other wildlife on our property! There are palm, oak and pine trees all around the property, as well as, a huge cluster of bamboo. There is a usable wood burning fireplace in this Home! You may get a few chilly nights in which you could enjoy it! That's one of my favorite things to do in the winter time! There's nothing like sitting by a cozy fireplace and sipping hot chocolate, even in Florida!!! I think you would also really enjoy relaxing outside on the screened-in lanai, facing our lovely pond and pastures with horses grazing, while reading perhaps, having a cup of coffee or tea in the morning, and taking in the natural beauty and peacefulness of our property! Laundry Facilities: You'll have access to the laundry facilities, including a washer and dryer located in the garage, to ensure you have clean clothes throughout your stay. Parking: There is ample parking available, including a two-car garage with Epoxy-coated flooring and additional space in the driveway, making it convenient for multiple vehicles. A Cleaning Service is employed by Owner and is a mandatory part of the rental agreement. The Property is to be left in a general tidy state. Please place used towels/linens in the laundry area, place dishes/cooking utensils in the dishwasher (turn it on before departing), and place any trash in the trash bins located outside (do not leave any trash bags in the garage/indoors). If excessive cleaning is required (e.g., food smeared on walls, spills on furniture, carpet stains), an additional cleaning fee will be retained from your initial Security Deposit. ADDITIONAL AMENITIES: - HEATED POOL. Please let us know in advance if you wish to use the heated pool. There will be an additional $35/daily fee for each day of your stay. It takes about 72 hours to heat the water, so please give enough notice prior to turn this on. The temperature will be set to 85-90F. Heating system is off at night. Guests are absolutely not allowed to tamper with any mechanism responsible for AC, heater, filtration system, etc. If air temperature falls below 60F at night, the swimming pool might not be available as it isn’t possible to heat below this temperature. - KITCHEN. Kitchen is fully equipped with utensils, plates, cups, pots, and pans. It also has all appliances like an oven, electric stove, microwave, blender, toaster, coffee maker, and kettle. IN CASE OF EMERGENCY: SMH Urgent Care Center is located on Bee Ridge Road 5 minutes away. Sarasota Memorial Hospital is located on South Tamiami Trail 15 minutes away. WI-FI: The Wi-Fi network name and password are provided at home. SECURITY INFORMATION: We have surveillance cameras on the outside of the property for the safety of our guests. The backyard is private with a heated pool and the house is ideally located so you will be close to beaches, shops, grocery stores, and downtown nightlife. Bedrooms -This house can comfortably accommodate up to 6 guests. We have a large master bedroom with a large private bathroom and walk-in shower. The master also has some cool features wall mounted fireplace, remote control sun shades, a walk-in closet, and a soaking tub to name a few! Two more bedrooms are on the other side of the house, each with its own theme. All bedrooms are accompanied by closets and bureaus to store your belongings. Kitchen -Another great part of the house is certainly the kitchen. A recently updated space with an induction range, large sink, reverse osmosis drinking water system, and a coffee bar well equipt with Nespresso, Keurig, and a milk frother. Certainly, a coffee lovers paradise. Our entire outdoor space is fenced in by a palm trees and other schrubery which adds some nice privacy while taking a plunge in our heated pool or grilling with friends and family. Step on down to the yard and enjoy some lawn games or just hang out by the fire pit. If you end up spending time at the beach, we will provide beach towels for you to use, as well as an outdoor shower if needed. Forget something? Let us know! Tenant shall use the Premises for residential purposes. Tenant shall have exclusive use and right of possession to the dwelling. The Premises shall be used so as to comply with all state, county, municipal laws and ordinances. Tenant may not paint or make any permanent alterations or improvements to the Premises without first obtaining consent from the Lessor. Any approved improvements or alterations to the Premises made by the Tenant shall become Lessor’s property. Tenant is allowed to decorate and personalize the premises, provided no permanent alterations are required to do so. ** CLEANING. The premise has been cleaned by a professional cleaning company immediately prior to occupancy, and will be professionally cleaned again after tenant departure. Professional cleaning will not be provided during the term of the stay. Tenants agree to keep the premises clean and sanitary, on a regular and consistent basis. ** TRASH AND RECYCLING. Trash and recycling collection is on Thursdays. It is the Tenant’s responsibility to take the cans to and from the curb each week. ** MAINTENANCE. Lessor is responsible for all maintenance and repair of the Premises, that is due to normal wear and tear or otherwise not the direct fault or negligence of the Tenants. Tenants promise to make a diligent effort to report any damage, needed repairs, or hazardous conditions to Lessor in writing as soon as they are discovered to enable them to be remedied promptly. ** POOL. The Tenants have full access to the private pool located on the Premises. The pool is heated year-round to 85 F. There is no extra charge to the Tenants for pool heat. The pool water evaporates over time. Low water level (below the skimmer) can damage the pool pump. The Tenant agrees to maintain the water level half-way up the skimmer; this may be accomplished using the hose located at the rear of the house. When there is no rain, running the hose into the pool for one hour, once a week, typically is sufficient for maintaining the pool water level. Pool chemicals are maintained by a weekly professional service. There is no extra charge to the Tenants for this pool service. Tenants agree to grant pool area access for pool service. Pool Rules a)	100% adult supervision of children around pool area is required at all times. b)	No glassware is to be used in the pool area. Broken glass can cause serious injury. Only plastic should be used. Please contact Lessor if additional plasticware for the pool area is requested. c)	Do not use pool while intoxicated. d)	No head first diving, as the pool does not have sufficient depth. ** HURRICANES. Hurricane season runs from June 1 through November 30. The Premises is not in a flood zone nor an evacuation zone. It is possible the Premises may lose power during a tropical storm or a hurricane. The Lessor cannot give the Tenant’s advice on whether to evacuate, or where to evacuate to. It is the Tenants’ responsibility to make any preparations for staying, such as stocking non-perishable food or ice for coolers, or such as preemptively filling cars with gas for leaving the area. No rent will be reimbursed for days affected by hurricanes or storms. It is the Lessor’s responsibility to promptly pursue repairs to any damage to the house due to hurricanes or tropical storms. Note that during these times there may be a surge of demand for labor, or material shortages, which could lead to delays outside the control of the Lessor. ** RISK OF LOSS & INSURANCE. Lessor and Tenant shall each be responsible for loss, damage, or injury caused by its own negligence or willful conduct. Tenant should carry insurance covering Tenant’s personal property and Tenant’s liability insurance. Tenants further agree to make no claim against the Lessor for any damages or losses that are covered by commercially available enters insurance, even if Tenant chose not to purchase said insurance. ** LESSOR ACCESS TO THE PREMISES. The Lessor may enter the Premises in the following circumstances: a) With consent of at least one of the tenants b) After reasonable notice to Tenant, and at reasonable times, for the purpose of agreed upon services, repairs, improvements, or inspections. c) At any time for the protection or preservation of the Premises, or in case of emergency. d) When tenant unreasonably withholds consent ** RADON GAS WARNING. Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained from your county health department. ** SEVERABILITY If any part of this lease is found to be invalid, is not or cannot be enforced, the rest of the lease will still be valid and in effect.

The backyard is private with a caged, solar heated pool in the winter months. Earth Origins, Publix as well as Walmart Marketplace are nearby to grab groceries. Downtown Sarasota has an amazing assortment of restaurants. We offer a complimentary starter kit of necessary amenities which is generally enough for shorter stays but after that is used up, it is the responsibility of the guest to provide the rest for themselves. Items included in the starter kit are toilet paper, paper towels, coffee, coffee filters, trash bags, dish soap, and laundry soap. Guest access You will have the property completely to yourself!
