Reveal Airbnb revenue for any address or city
Do you run a listing or two straight off your own Airbnb account, with no property manager and no channel software in the middle? Then I'd close this tab. Besty AI has nothing to plug into for a setup like that, and reading this Besty AI review won't change it. For everyone still here, the verdict's warmer. If you manage dozens or hundreds of units through a PMS like Guesty or Hostaway, Besty is one of the sharper AI guest-messaging tools going. It treats every guest thread as a chance to sell an early check-in, not a ticket to close. Where I'd slow you down is everything around the messaging: the integrations that carry it, and the support you get when one breaks.
Our team hosts short-term rentals and runs software like this in our own workflows, so I went back through Besty's site, its pricing page, its Capterra reviews and a couple of 2026 founder interviews before writing a word. Since we last reviewed Besty in 2024, it has grown up: a $3.75 million seed round in 2026, 300-plus customers, and a repositioning from a messaging add-on into what it now calls an operating system for short-term rentals.
So let's walk through what Besty actually does in 2026, what it costs now that the old price list has vanished, how it lines up against the other AI messaging tools, and who should skip it. Keep your PMS in mind as you read, because it decides almost everything here.
What Is Besty AI?
That PMS dependency is the first thing to understand about what Besty AI is. It's an AI layer that sits on top of your property management system and runs guest communication for you, reading from your listings, guidebooks, SOPs and past conversations so it answers the way you would.
Besty launched in 2023 out of New York, founded by Sam Dundas, a former property manager who ran a 35-unit Airbnb portfolio before building the tool.
It started life as guest messaging. It has since widened into revenue automation and operations, the "AI property manager" framing you'll see on the homepage.
Hotel Technology News reported that Besty closed a $3.75 million seed round led by Armory Square Ventures in 2026, and that it now powers more than 30,000 properties for over 300 customers across 25 countries. That's a serious jump from the small tool we looked at two years ago.
You put messaging on autopilot for 24/7 replies, or keep it in draft mode and approve each answer yourself. Either way, it only works through a supported PMS.
There's no direct Airbnb or Vrbo connection, which is exactly why the solo host I sent away up top has nothing to connect.
Besty AI Features
Once Besty is wired into that PMS, the features fall into two camps: the ones that answer guests, and the ones that sell to them. Keep in mind that the second camp is the reason Besty exists.
Autopilot And Draft-Mode Messaging
The messaging core reads a guest's question, finds the answer in your listing data, guidebook and past threads, and either sends it or drafts it for your sign-off. On autopilot it covers you at 3am. In draft mode you stay in the loop and tap approve, which is where I'd start a new account.
Sam Dundas has said about 60% of what autopilot handles is simple "thank you, have a great trip" traffic, the hospitality Q&A that eats a manager's evening.
So the win here isn't clever prose. It's never reading three hundred "what's the wifi password" messages a week yourself.
The Conversational Upselling Engine
This is the camp that earns Besty its money, and honestly the only reason I'd pay per listing for it.
It watches your calendar and conversations for openings, then pitches paid upgrades: early check-in, late checkout, and gap-night or orphan-night extensions that fill the awkward single nights between bookings. Guest retargeting and inquiry winback chase the bookings you nearly lost.
Set one $50 early check-in a month against a per-listing fee in single dollars and it covers a fistful of listings. That's the part that moves your revenue, and it's the clever bit!
Besty gets paid to sell early check-ins, not to answer FAQs, and every design choice points that way.
AI Tasks And Review Replies
Besty also turns conversations and reviews into work you can act on. A broken-AC message becomes a maintenance ticket, and its review responder writes a personalized thank-you to each guest in that guest's own language. The payoff is a shorter list of things to remember by hand.
The Unified Inbox And Sentiment Snapshot
Every channel lands in one inbox, with instant translation and a sentiment score that flags whether a guest is upset, neutral or happy. Conversation summaries let you catch up on a long thread in a line, so you handle the three angry guests first instead of scrolling a wall.
Besty has also been bolting on wider operating-system pieces, a guest portal, an owner inbox, VoIP, a direct-booking widget, even smart-lock and IoT hooks, though the messaging and upselling are still where it's strongest.
Besty AI Pricing and Plans in 2026
Paying per listing is still the model, but here's the twist since our last review: you can't see the ladder anymore.
When we looked at Besty in 2024, its pricing page published a full per-listing ladder, from $12 a listing a month for 1 to 10 listings down to $3 a listing for 1,000-plus, with 20% off if you paid annually.
As of August 2026, that page is gone. The official pricing page now shows a single "Book a Demo" button and no numbers at all.
| Where the price lives (as of August 2026) | What you can actually see | Billing basis |
|---|---|---|
| Besty's official pricing page | Quote and demo only, no tiers published | None shown |
| Third-party listing on GetApp | Starts around $3 per listing per month at volume | Per listing, usage-based |
| Free trial | Two weeks, before any card | Confirmed on PMS marketplace listings |
So the honest answer to "what does Besty cost in 2026" is: whatever your demo call quotes you. GetApp's listing still pegs the entry point at about $3 a listing a month for high-volume portfolios, and Besty runs a two-week free trial, but the full ladder now lives behind a sales conversation.
Be aware you'll have to book a call to get a firm figure. The one number I can't give you here is what your own portfolio would pay, because that's exactly the figure Besty moved behind the demo.
Set against what it recovers, the fee is small, since a couple of upsells a month cover a handful of listings at that rate. That trade only works if the upselling fires, though, and that opacity matters most when you line Besty up against tools that tell you the price up front.
Besty AI Pricing vs Alternatives
Two of the alternatives do exactly that, and how you buy is the first axis I'd judge on, because it signals who a tool is built for.
Guest Guru is the clearest contrast. Its pricing page lists a public per-unit rate, around $3.90 a unit a month on monthly billing as of August 2026, and it courts solo Airbnb hosts as openly as it does managers.
If you bounced off Besty for needing a PMS, Guest Guru is the first name to check.
HostBuddy AI plays the same messaging game as Besty but aims its pitch at answer quality rather than upsell revenue. It's the closer fight when what you want is fewer wrong replies and you don't care about selling early check-ins.
Its pricing page wouldn't load a public number for me in August 2026, so treat that one as a demo too until it says otherwise.
HostAI went a different way entirely. It rebranded to Conduit in 2025 and broadened past short-term rentals into hotels, restaurants and resorts, with chat and voice agents and its own demo-only pricing.
If your portfolio is mixed hospitality, that breadth is the draw. If you're pure STR, it's now less focused on you than Besty is.
| Tool | How you get a price | Sweet spot |
|---|---|---|
| Besty AI | Book a demo | PMS-run portfolios chasing upsell revenue |
| Guest Guru | Public, around $3.90 per unit monthly | Solo Airbnb hosts and small managers |
| HostAI (now Conduit) | Book a demo | Mixed hospitality, hotels included |
To me the pattern's clear enough. Besty and Conduit both want you on a call, while Guest Guru will let a solo host swipe a card tonight.
Besty AI Pros and Cons
Focus is Besty's strength, and it shows up in what its own customers praise.
On Capterra, where Besty holds 4.1 out of 5 across 17 reviews as of August 2026, the recurring positive is money: one managing member in real estate calls it "the highest and clearest ROI of any addition to our tech stack" (Sept 2024). On GetApp the value-for-money score sits at 4.0, which is honest rather than glowing.
Besty gets paid to sell early check-ins, not to answer FAQs, and those ROI notes are the proof the upsell engine works. The support praise is real too, at least for bigger accounts: one owner credits the team for "listening to the clients and making products we need" in an October 2025 Capterra review.
The negatives cluster in one place, and it's the one I'd stress-test first on the trial: the integration.
One STR operator on Capterra reported "major issues from the beginning," with "many messages not showing up in Besty" (Nov 2024). That failure is structural. Besty has no direct line to Airbnb or Vrbo, so it rides entirely on your PMS's API, and Sam Dundas has said each PMS integration is "its own beast," built one at a time, in a 2026 interview.
When a sync drops a message, autopilot can answer a guest you never saw, or a guest can sit ignored while you assume Besty has it.
Support is the second thread, and it splits by how big you are. A property manager on Capterra wrote that the product "never integrated properly" and that "they will not help you" with fewer than 20 listings (May 2025), while a marketing director called the support "poor" with "buggy" automations (Sept 2025).
Remember that Besty is openly chasing enterprise now, so a six-listing account is the least valuable seat in the room exactly when it needs the most setup help. Watch out for that gap if you're small.
Autopilot accuracy is the last one, and Besty's own founder names it. Early Capterra reviewers noted it "sometimes gives wrong answers," and Sam Dundas conceded in the same interview that one bad automated reply is enough to make a host churn.
The easy 60% is safe. The edge cases are where it can hand a guest a confidently wrong door code, which is exactly what draft mode is for.
What Besty AI Is Best Used For
Draft mode or autopilot, Besty pays off in one specific shape of business: a portfolio of dozens to hundreds of units, run through a PMS it integrates cleanly with, where a few points of upsell lift is real money.
Its funding note lists Guesty, OwnerRez, Hostaway, Hospitable and Track as supported, so make sure yours is on that list before you book the demo. If that's you, and you have the volume for the upsell engine to earn its fee, this is a tool I'd recommend without much hesitation.
Who should close the tab?
The solo host from the top, first of all. But also anyone on a PMS that isn't supported, and any manager who wants to buy on a transparent price without a sales call. If you run mixed hospitality with hotels in the mix, Conduit is the more natural home.
And be clear about what Besty is not. It won't tell you whether a market or a property is worth buying into in the first place.
That's a different job, and it's where BNBCalc Markets lives, right down to what a hot tub or a pool adds to annual revenue in that particular market. Besty starts working the day after you've already decided to host.
The Bottom Line
So, is Besty AI worth it in 2026?
Yes, if you run a PMS-based portfolio big enough that a few upsells a month cover the per-listing fee, and you can live with buying through a demo. No, if you're a solo Airbnb host, or you want a price without a phone call.
Besty gets paid to sell early check-ins, not to answer FAQs, and that focus is both its edge and its warning label. The upsell engine is good, while the integrations and small-account support are where it still bites.
I'd book the trial, keep it in draft mode, and watch whether the sync holds for two weeks before trusting it with a live guest.
Whatever tool you land on, the split is worth remembering: an assistant that answers guests is a convenience, while an assistant that sells to them is the one that pays for itself. That second kind is the only one worth paying per listing for.
Frequently Asked Questions
What Does Besty AI Do?
Besty AI is an artificial-intelligence layer for short-term rental operators that plugs into a property management system and runs guest communication. It answers guest messages on autopilot or in draft mode, pulling from listings, guidebooks and past conversations, and it automates revenue tasks such as gap-night and early-check-in upsells. It also generates tasks from conversations, replies to reviews in the guest's language, and scores guest sentiment. It requires a supported PMS and has no direct Airbnb or Vrbo connection.
How Much Does Besty AI Cost In 2026?
As of August 2026, Besty does not publish pricing on its site; the pricing page shows only a Book a Demo button, so a firm number comes from a sales call. Third-party listings such as GetApp still describe usage-based pricing that starts around $3 per listing per month at high volume, and Besty offers a two-week free trial. When Besty last published a ladder in 2024, it ran from $12 per listing down to $3, with 20% off annual billing.
Does Besty AI Work Without A Property Management System?
No. Besty AI has no direct integration with Airbnb or Vrbo and works only through a supported property management system. Its 2026 funding announcement lists Guesty, OwnerRez, Hostaway, Hospitable and Track among supported platforms. A host running a listing or two directly on Airbnb, with no PMS in between, has nothing for Besty to connect to. Anyone weighing it should confirm their PMS is supported before starting a trial or booking a demo.
Is Besty AI's Autopilot Accurate?
Mostly, with caveats. Besty reports that around 60% of the messages its autopilot handles are simple hospitality questions, which it answers reliably. The harder edge cases are where it can produce a wrong answer, and some Capterra reviews describe occasional wrong replies. Besty's founder has acknowledged that a single bad automated reply can cause a host to leave. Draft mode, which holds each reply for human approval, is the safer setting for a new account until its accuracy is proven.
Where Does Besty AI Fall Short?
Its weakest points, per Capterra reviews, are integrations and support. Several reviews describe messages failing to sync from a PMS, and one property manager said support would not help accounts with fewer than 20 listings. A marketing director described the automations as buggy. Because Besty rides on a PMS API rather than a direct channel connection, sync reliability varies by platform, and smaller accounts describe slower help than larger ones receive.
