Quick answer

The best Airbnb calculator in 2026 is the BNBCalc Calculator, since it takes a house from comps you can open to cash flow after your loan. BNBCalc's typical Phoenix three-bedroom grosses $58,788 a year, yet keeps $7,470 after Airbnb's fee, illustrative costs and a 6.00% loan. You can run two property analyses free in the BNBCalc Calculator.

What's the best Airbnb calculator in 2026, and can you get a good one for free? Well, I'd use the BNBCalc Calculator. It builds the revenue from comps you can open, and then it takes the house through its costs and your loan. For BNBCalc's typical Phoenix three-bedroom, that's the difference between $58,788 in gross bookings and the $7,470 you'd actually keep in year one.

Gross bookings are a fine place to start, but if you're buying with a loan, the number that decides the deal is the cash flow, so I'd judge any calculator by how far it can take you from one to the other.

So I'll start with what the BNBCalc Calculator does with an address and walk that Phoenix house through it line by line. Then I'll compare six other tools, AirDNA's Rentalizer, Rabbu, Mashvisor, PriceLabs, Awning and DealCheck, on what's free, what each costs as of October 2026 and what you get back.

What Is the Best Airbnb Calculator in 2026?

The best Airbnb calculator is the BNBCalc Calculator, since one report takes you from an address to the cash flow you'd keep after the loan. Best for: anyone checking if a specific house works as a short-term rental, whether you're financing it, paying cash, renting it to sublet or co-hosting it.

To get there, you give it an address or a Zillow link, plus the bedrooms, bathrooms and guests, and it pulls up to 50 comparable listings nearby. For a US property, you can then run its AI Underwriter, which reviews each comp's photos, layout and amenities against yours, keeps about five of the closest, never more than eight, and tells you why it kept or left out each one. And if you disagree, you can tick a comp back in, filter the set or type in your own revenue.

From there, it spreads the year's revenue month by month, lists the operating costs line by line with Airbnb's fee at 15.5% by default, and works out the loan from your purchase price, down payment, rate and term. You get cash flow, cash-on-cash return, cap rate and ROI, plus a DSCR and depreciation estimates on US tax rules for a US purchase.

As of October 2026, the Calculator does all of that for $30 a month or $199 a year, and you can run two property analyses free, or start a 7-day free trial with full access. BNBCalc Markets, meanwhile, includes the full Calculator for $79 a month or $399 a year and adds market research on top.

How Much Does a Phoenix 3-Bedroom Airbnb Keep After the Loan?

To see why that last step matters, let's take a typical Phoenix three-bedroom from BNBCalc's Phoenix market data, bought at $428,576, BNBCalc's median estimated value for a three-bedroom there. Its revenue is what the typical listing grossed over the 12 months to September 2026, while the costs, the 25% down payment and the 30-year loan at 6.00% are illustrative. For comparison, Freddie Mac's survey average was 7.40% as of October 15, 2026.

LineYear oneHow it's figured
Gross bookings$58,788Typical Phoenix 3-bedroom, cleaning fees included
Airbnb host fee-$9,11215.5%, the Calculator's default
Cleaning-$4,800$400 a month on average (illustrative)
Running costs-$11,280Utilities, insurance, repairs, supplies and software (illustrative)
Operating income$33,596What's left before the loan
Mortgage & Taxes-$26,126$1,927.15 a month on a $321,432 loan, plus $3,000 property tax (illustrative)
Cash flow$7,470What you keep in year one

Read it top to bottom, because each line is a place where a calculator's answer can stop. Gross bookings is the headline revenue estimate, operating income is what a cap rate is built on, and cash flow is what's left once the loan and property tax are paid, which here is about $12.71 of every $100 guests pay.

That works out to a 7.2% cash-on-cash return and a 7.8% cap rate on $128,501 of cash invested, which is the down payment plus the Calculator's default closing costs and furnishing. The cash-on-cash figure counts a year of revenue growth at the Calculator's 3% default, so it's 5.8% without it. If you'd like every line explained, I walk the same house through what an Airbnb can make, step by step.

Bar chart from BNBCalc market data: a typical Phoenix 3-bedroom grossed $58,788, left $33,596 of operating income and $7,470 of cash flow after an illustrative 6.00% loan

So how do the other tools line up? I read each one's own pages on October 17, 2026, with prices in the US view of each site.

Read across a row to see what each tool gives away and what paying adds. Since several of them go past revenue to returns, I'd look at what you can see and change along the way. That's why I'd pick the BNBCalc Calculator. On a US property it shows you why each comp made the cut, it takes your own costs and loan terms, and as of October 2026 it's $30 a month or $199 a year.

AirDNA, Rabbu, Mashvisor and Other Airbnb Calculators, Tool by Tool

AirDNA Rentalizer

AirDNA's Rentalizer estimates revenue, occupancy and nightly rate for an address from comparable listings within a 10-mile radius, matched on bedrooms, bathrooms and guests. AirDNA's calculator page says that estimate is free for any address worldwide, while paid plans add custom comp sets, the full financial calculator and unlimited PDF reports.

AirDNA's help pages also describe an Investment Return Calculator, which takes your operating costs to a net operating income. With a purchase price, it gives you a cap rate "if you're making a cash investment," in the help page's words. For the paid features, AirDNA's Market Research plan is $125 a month, or $400 a year, as of October 2026.

What it covers: a free revenue estimate for any address, with custom comp sets and the full financial calculator on paid plans.

Rabbu

Rabbu's free calculator estimates Airbnb revenue for any US address and lets you include or exclude the nearby comps it pulls. According to Rabbu's calculator page, that revenue figure is gross, leaving out cleaning fees, Airbnb's fees, other service fees and management fees. From there, the same flow has an underwriting calculator that shows cap rate, cash-on-cash and gross yield, and as of October 2026, Rabbu's site lists no pricing page or subscription.

What it covers: a free gross-revenue estimate and return metrics for US addresses.

Mashvisor

Mashvisor compares Airbnb and long-term rental income on investment properties, and its Airbnb calculator page says you can calculate the rental income potential of any address for free. On that page, you can also adjust operating expenses, cleaning, management fees and financing assumptions, and it returns cash flow, cap rate and cash-on-cash return.

As for price, its Find & Invest plans bill quarterly or yearly, starting at $39.99 a month billed $479.88 a year, or $49.99 a month billed $149.97 every three months, as of October 2026. Mashvisor's help center also says those plans don't currently include a 7-day free trial.

What it covers: US addresses plus popular international markets, with financing in the return math.

PriceLabs Revenue Estimator

PriceLabs makes dynamic pricing software for hosts, and its free Revenue Estimator takes a location, a currency and a bedroom count, from studio to five, then returns projected revenue, ADR and occupancy. PriceLabs also says the free version covers short-term rental locations worldwide and finds similar properties by the bedroom count you enter. For comps and filters, its paid version, Revenue Estimator Pro, analyzes nearby Airbnb listings and starts at $2.50 an estimate, as of October 2026.

What it covers: a quick revenue, rate and occupancy figure by bedroom count, almost anywhere.

Awning

Awning manages vacation rentals, and its free calculator estimates revenue, occupancy and nightly rate for any US address, with no account needed. You enter the bedrooms, bathrooms and guests and whether there's a pool or hot tub, and Awning's page on how it works says the estimate combines the last 12 months of three to five comparable listings. That estimate is gross, before Airbnb's fees, cleaning, management, the mortgage and other costs, and Awning says there's no paid version.

What it covers: a free, quick gross-revenue estimate for US homes.

DealCheck

DealCheck is a deal-analysis app for rentals and flips, and its rental property calculator covers Airbnbs and vacation rentals too, with cap rate, cash-on-cash, ROI and IRR across different financing scenarios. It also pulls up to 20 recent sales and rental comps for any US property. As for price, its Starter plan is free as of October 2026, and its paid plans run $14 or $29 a month, or $10 or $20 a month billed yearly.

What it covers: financing and return math across rental strategies, Airbnbs included.

Airbnb's Own Earnings Estimate

Airbnb's host page has a free estimate as well. It takes the average nightly earnings of similar listings, after Airbnb's host fee, and multiplies them by the nights you plan to host, and Airbnb's help article says it doesn't subtract taxes or hosting expenses.

How to Choose an Airbnb Calculator

Which one should you trust with a purchase, then? I'd put any calculator through four checks before I believed its number.

First, can you see the comps and change them? An estimate is only as good as the listings behind it, so make sure you can open them and drop the ones that don't match. On a US property, the BNBCalc Calculator's AI Underwriter explains every comp it kept or left out, and our guide to running Airbnb comps shows how to check them by hand.

Second, does it take your loan? If you're financing, you'll want your own price, down payment, rate and term in the math, plus property tax, since that's the step where the Phoenix house went from $33,596 of operating income to $7,470 of cash flow.

Third, does it fit your market and your deal? Check that it covers the address, since a couple of these tools only work in the US, and that it handles the way you'll run the place, whether that's buying, renting to sublet or co-hosting. The BNBCalc Calculator runs all of those, in the US and abroad.

Fourth, can you change the costs? Defaults are only a starting point, so don't forget to swap in your own cleaning, insurance and management numbers. The Calculator lists each cost on its own line, and its AI estimates say where each suggestion came from.

So, What's the Best Airbnb Calculator in 2026?

The best Airbnb calculator in 2026 is the BNBCalc Calculator. It builds the revenue from comps you can open, then takes the house through its costs and your loan, and for BNBCalc's typical Phoenix three-bedroom, that turned $58,788 of gross bookings into $7,470 of year-one cash flow. So make the next step your own address: run it through the BNBCalc Calculator, adjust the comps and costs until the report fits the house, and use that as your baseline.

Before you trust any calculator's number, check where its answer stops. What a house could gross tells you whether guests want it, while the cash flow after the loan tells you whether you do.

Frequently Asked Questions

What's the Best Free Airbnb Calculator?

The BNBCalc Calculator lets you run two property analyses free, or start a 7-day free trial with full access, and each analysis goes well past a revenue figure. It builds the estimate from up to 50 comparable listings nearby, then adds the operating costs and your loan, so you see cash flow, cash-on-cash return and cap rate for the house.

What's the Best Calculator to Tell if a House Would Make Money as an Airbnb?

Use the BNBCalc Calculator. It answers that question with cash flow after the loan. BNBCalc's typical Phoenix three-bedroom grossed $58,788 over the 12 months to September 2026, yet only $7,470 is left in year one after Airbnb's 15.5% fee, illustrative costs and a 6.00% loan with 25% down. Run your own address to see where your house lands.

Which Short-Term Rental Calculator Do Real Estate Investors Use?

Use the BNBCalc Calculator, because it ends at cash flow and cash-on-cash return, which are the numbers that decide a financed deal. It takes your purchase price, down payment, rate and term, adds property tax and any mortgage insurance, and for a US purchase it also shows DSCR, the coverage ratio lenders check, where 1.25 or more counts as strong. You can share each analysis with a lender or partner as a link or a PDF.

Does the BNBCalc Calculator Work Outside the US?

Yes. The BNBCalc Calculator analyzes addresses outside the US, with prices in any of nine currencies, although you'll fill in the bedrooms, bathrooms, guests and price yourself, and AI Underwriter's comp review is for US properties. If you're still choosing where to buy, BNBCalc Markets covers more than 2,300 markets in over 150 countries and includes the full Calculator.

Can an Airbnb Calculator Handle Rental Arbitrage or Co-Hosting?

The BNBCalc Calculator can. Besides buying, it runs an address as a rental arbitrage deal, with rent in place of a mortgage and a payback period in place of a cap rate, or as a co-hosting deal, with your commission and the owner's payout. It also shows a purchase as a long-term rental, so you can compare the two on the same house.

BNBCalc Calculator Pricing and Free Analyses

When you've got an address to check, the BNBCalc Calculator costs $30 a month or $199 a year as of October 2026, with unlimited property analyses.

If you'd like to try it first, you can run two property analyses free, or start a 7-day free trial with full access.

On the other hand, if you don't know where to invest yet, use BNBCalc Markets to compare US markets by gross yield and see what the listings in each one actually earned.
