Evangelista's Stakeholders & Investors Standard Operational Procedure for Informing Prospective Tenants of the Minimum Requirements and for Collecting Preliminary Information as Part of The Leasing Process of our Rental Properties
PURPOSE: Set clarity and fairness to all parties involved in the renting/leasing process by providing upfront communication of minimum requirements of stakeholders & investors Standard Operational Procedure which set the leasing criteria for approval/rejection of leasing applications. 
PROCEDURE:
1-	Prospective Tenant agrees to answer/complete the Quick Screening Questionnaire:

Purpose: Verify minimum requirements for scheduling tour and for application to save prospective tenant's time and money as well as of all people involved in the leasing process.
A tour will be scheduled and an invitation for application can be done after minimum requirements are verified.

Collect the information listed below. This can be done by phone interview or by sending the Quick Screening Questionnaire to prospective tenant.

Note 3: At the signing of the LA, landlord requires the payment of the first month rental and of the security deposit in the value of one month rental. Icon require the payment of dog fee if applicable and of the moving in fee.
Note 4: A tour will be scheduled after the prospective tenant affirms that saw, is aware of and declares that is in such a situation that allows him/her to meet the minimum requirements. After this first step, the prospective tenant can be invited to apply for the lease. 
PROSPECTIVE TENANTS SHOULD NOT APPLY IF HIS/HER SITUATION IS SUCH THAT DOES NOT ALLOW HIM/HER TO MEET THE MINIMUM REQUIREMENTS.
If prospective tenant situation allows him/her to affirm that can meet the minimum requirements, then him/her should carefully read all minimum requirements indicated on items below, specially item 4, ask landlord to schedule a tour, and once invited to apply, prospective tenant than can apply. 

If minimum requirements are met, then a date of convenience for landlord/agent and prospective tenant, as agreed between them. 

Date scheduled for viewing unit and touring building amenities: 

IF A PROSPECTIVE TENANT IS COMPLETING THE ABOVE QUESTIONNAIRE AND HIS/HER SITUATION MEETS THE MINIMUM REQUIREMENTS, THEN HE/SHE SHOULD CONTINUE TO READ THE MINIMUM REQUIREMENTS DETAILS ON ITEMS BELOW TO BE ABLE TO ATTEST THAT HIS/HER SITUATION MEETS THE MINIMUM REQUIREMENTS.

2-	After completing the Quick Screening Questionnaire and qualifying with minimum requirements, scheduling, and doing a viewing of the property, then the prospective tenant can be invited to apply for and complete the application.

3-	The application process takes approximately 48 to 72 hours. As a minimum, the background verification includes Criminal History, Rental History, Credit History and Score, and Address History. The background verification is done by a company specialized and authorized in this type of service (Landlord is using the services of Rent Perfect). Each applicant over the age of 18 is required to complete the online verification. There is a $44.95 on-line verification fee per applicant paid on-line at the time of completing verification. The requirements include asking for a copy of the driver's licenses of anyone over the age of 18 who will be residing in the property.
Any falsification in any applicant's paperwork will result in the automatic denial of the lease application, the applicant will not be given the option of reapplying, and the applicant group forfeits ALL deposits and fees paid.
4-	Applicant agrees not to inquire or apply if the minimum requirements are not met.

The following are the minimum requirements:

 	The combined Gross Income must be three times (3x) the monthly rent.
 	NO more than 2 persons per room.
 	Rental History Verified, if less than 2 years in current address, applicant must provide previous Landlord in addition to current.
 	Employment verification, minimum 1 year with company. If Self-Employed prospective tenant MUST prove past 2 years incomes. 
 	Credit check verified; Minimum Credit score will be 700 (Approved), 650 to 699 (Conditional Approval), 650 and below (Denied).
 	Rental history verified, NO late rent payment in a 2-year period of the time the application.
 	No late payments greater than 30 days past due within a 2-year period of the time the application. Maximum of 2(30) days past due within the same time period.
 	No Collection with an open date within a 5-year period of the time of Application. 
 	No Bankruptcy within the last 7 years.
 	No Evictions within the last 7 years.
 	Medical Collection with an open date within a 12-month period of the time of application is acceptable. 
 	ANY FELONY RELATING TO OR REGARDING Crimes Against Children / Sex Related Offenses / Homicide / Kidnapping / Drug Sale, Manufacture, Distribution (application will be declined regardless of time).
 	Other crimes against person or animals, financial crimes (bad check or identity theft, fraud), other drug, prostitution, and or weapons-related offenses, traffic alcohol-related , all other offenses 
ACTIVITY IN THE PAST FELONY 10 YEARS FROM THE DATE OF THE INVESTIGATIVE REPORT TO THE DATE OF THE CONVICTION, RELEASE FROM CUSTODY OR PAROLE, WHICHEVER OCCURS LAST; OR IN THE CASE OF ANY FORM OF A DIVERSION PROGRAM, 10 YEARS FROM THE DATE OF THE OFFENSE TO THE DATE OF THE INVESTIGATIVE REPORT. (application will be declined)
 	NO Smoking allowed inside any property. 
 	Minimum (1) one year lease. 
 	RENTER'S INSURANCE REQUIRED - Tenants MUST carry Renters Insurance including Landlord or owner in the policy as an additional insured $300,000 Liability
 	Cats and Small Dogs (Maximum of 35 Pounds), maximum of 2 pets are accepted. Landlord must meet the pet prior to the application being approved. Icon Administration charges a nonrefundable fee of $500 for a dog.

Lease terms summary: 
Minimum 12-month lease term, 
Renewal or termination notification must be sent to Landlord two month in advance,
 Tenant must apply for the leasing and be approved, 
Background verification will be conducted (criminal, employment, leasing and financial history will be verified), 
All residents' names shall be listed on lease agreement, 
Written notification to Landlord is required for guests staying 10 days or longer in any 30-day period, 
No sharing and no subleasing of the unit is allowed, 
The unit has two designated covered parking space in the building (Parking Space #374 and #375), 
Tenant will have the right to use 2 (two) designated parking space, and will be allowed to park one vehicle in each parking space. 
Payment of a security deposit is required in the value of one month rental when signing the lease agreement, 
Rental shall be paid monthly in advance each month w/o any notice or demand, 
Payments are to be maid straight to Landlord's bank account, PayPal accepted, or other way agreed with Landlord, 
In case of late payment there will be a 5% late charge, 
Water & sewer is paid by Landlord as part of the HOA fees, all other utilities (electricity, internet, cable TV, phone, etc.) shall be placed under Tenant's name prior to moving in, 
A $750 nonrefundable moving-in/moving-out fee is required to be paid to Icon Mater Association before moving in, 
Tenant shall comply with Pet Policy and its Addendum: Icon has a dog park area, in case of a tenant having a dog there is a nonrefundable $500 pet fee also payable to Icon Master Association, 
Tenant will permit a pet to live on the dwelling after signing and complying with the provision of a separately negotiated pet agreement. 
All pets are subject to visual inspection and approval of Landlord prior to moving in. 
NOTE: Tenant will be responsible to pay for all eventual damages caused by pets to the property - this will include damages identified within 10 days of tenant's moving out to determine if any conditions such as odors or fleas. No pet sitting at any time. No animal in excess of 35 lbs. will be allowed. 
The dwelling will be inspected at Tenant's moving in time and right after Tenant's move out,
 The unit is provided with HVAC-Heat, Ventilation and Air Conditioning System, dishwasher, refrigerator, stove, washer & dryer, under-sink trash disposal, water heater, microwave, 
Signing the lease agreement, conducting move in inspection, and moving in serves as Tenant's acceptance that the dwelling is clean, habitable and all is working properly, 
Tenants assumes the responsibility to maintain the dwelling in same or better condition as it was when moved in, 
Tenant is not allowed to hire maintenance services, all maintenance requests must be addressed/approved by Landlord, 
Tenant is to replace air filters in the unit at least every three months, 
Tenant is to replace smoke detectors worn out batteries and ensure smoke detectors are working and contact Landlord if they are not, 
Smoking is not permitted in the dwelling, Tenant shall comply with smoke policy and addendum, 
Tenant is not allowed to alter or do any modification of the unit, Landlord or his agent has right to access the unit in emergency situations, for repairs, maintenance or to conduct periodic inspections of the unit at times agreeable between Landlord and Tenant, 
Tenant shall buy renter's insurance policy coverage for personal properties and tenants liabilities, Tenant should include Landlord's name as person associated with his renter's insurance policy - LANLORD requires all Tenants to carry Renters Insurance including Landlord or Owner in the policy and additional insured $300,000 Liability, Landlord insurance policy does not include Tenant's personal property and liabilities,
In case the Tenant causes damages to the dwelling, or to Icon Properties, or other residents, Tenant agrees to pay for the required repairs of the damages, including damages caused by pets, 
Tenant shall immediately notify Landlord in all cases of damages or mal functions of the dwelling and its fixtures, 
Tenant and Landlord will sign a detailed Lease Agreement; 
The Lease Agreement will include addenda such as: Lease Renewal, Renters Insurance Required, Move in / out Inspection, Smokers Addendum, Icon Rules and Regulations, Tenant Information Form to Landlord
